These two, mother and son, are real life Bonnie and Clyde type of team, without the funny and adventurous part: they steal, they cheat, they forge documents, they lie, basically I don't know what they would stop at to make a dollar. We sold our home with them, and it was the worst. They forged our signatures, whited out the expiration date in the contract, stole a home gym, stole valuables forgotten in the attic... I called KW to complain, and nobody gives a rat's behind. Once they get your money, you are nobody to them. Do not hire anybody who has anything to do with KW. That's 3 times, for those of you counting, and I've been absolutely blown away by the level of service. Beth provides an in-depth initial meeting to talk about her services and commitments to you. From there, every step of the way is communicated clearly by Beth or someone from her small team. When I say they go above and beyond, I'm talking fantastic photography and videography of my home, great social media marketing and the ability to get the home featured in local publications. The part that truly blew me away was when her team got 3-4 quotes for everything from the inspection, to a roofer, and everything in between. They got the quotes for me and availability of each service provider and all I had to do was pick one. They also scheduled the appointment on my behalf and someone from the team was there to accompany me. This is NEXT LEVEL. This property management company made sure that I did not get my full deposit back with little trivial things that I wouldn't even know it was wrong. They set you up to fail and then they overcharge you back so they can keep your deposit. They obviously don't have any money as a company run far away. I was with another company in Orlando and due to that company's horrible management, employee turnover and follow-up, I switched to Zeal Realty and have been very happy with them. IRM took over a property I am leasing from another management company about 1 month into my lease…read morewhich was an odd experience overall...Maggie, the property manager, came to the house to introduce herself and see the property for the first time, which was again, an odd experience... But she was has a very friendly, helpful and relaxed personality. Also, Carolina, who supports maintenance requests and Carmen, the operations manager have also been responsive, respectful and helpful - No every management company deserves this type of feedback. What really sent them apart was when I was furloughed from my job due to COVID-19 - I never felt pressured to pay rent (they even waived all late fees and were willing to work out payment plans). While I was fortunate to quickly find a new job, I was never given the impression that I would be forced to move out had my furlough continued longer... They also offer an online portal to pay rent and track rental payments which is very convenient. So far, 11 months in, IRM has been great and I plan on renewing my lease for another 12 months!

They will lease you a beautiful property but your concerns thereafter will not be their priority. Since I have been leasing with IRM investments, there have been 2 out of 3 occasions where I emailed to request maintenance assistance and had my concern essentially dismissed and belittled by their staff. I had a member of the Orlando office tell me that "I am confused." I had another member of the same office tell me that "if all I am calling for is to express concerns about service with a washer, I don't have a reason to be calling." Each time that I have called to ask why I am being addressed in such a way, I am told "there's no emotion behind" the communications as if there is no context to any of these statements and they aren't being rude. In fact, to avoid dealing with their office, I have spent a good amount of my own time and money fixing things just to avoid having to interact with the Orlando office because I have no confidence that they care to help and feel as though I'm not good enough because I can't fix these problems by myself. Most recently, I found myself unsuccessful at fixing a door handle that fell off. After spending hours of my time trying to re-affix the handle back onto the door, I reluctantly emailed IRM to request help with getting the door fixed. To reiterate, I apprehensively reached out to the one's I pay rent to help with a problem that they should be willing to resolve. I feel unwelcome, and as though I am a nuisance to them for being a single person who does not have enough "handy skills" or resources to fix the things they should be fixing. It has never been this difficult or taxing to get help from any other leasing company or real estate firm that I have ever worked with. If you decide to lease with IRM, you will live in a beautiful property but be prepared to justify why you just can't fix "simple" problems by yourself. Be prepared to maintenance a residence that you don't own or be prepared to explain to them why you are bothering them with your small problems because they have more important issues to resolve. I committed to a 2 year lease and feel like I made the greatest mistake of my life. I am living under the roof of a place owned by a business that would rather I shut up and pay rent and that is a terrible way to have to live. I love where I live but I absolutely hate the way IRM has made me feel.
