    This nightmare of an experience started in April of 2025 when I received my keys and went to my new…read moreplace in Longwood that the property manager said was previously "Professionally Cleaned" the previous day in which the terms 'professionally' and 'cleaned' can be 100% up for debate, check out the pics!! Accumulated grime on the appliances, the light switches hadn't been cleaned in years and in the master bathroom, there was a peculiar stain where the toilet paper handle was, but the worst was that someone turned the blinds around (to the clean side) in the master bedroom where it had not been cleaned in YEARS. Look at the pic...so gross. When I contacted the company about the property manager, Chelsea was dismissive, said she was there while the place was cleaned and nothing came of it. I was told I signed the lease for the shape of the place to be "As Is". "As Is" will be a phrase that I will use toward the end of this account so please keep reading :-) Shortly after, I had severe AC issues (would stop cooling at 78 degrees then go back up) where the first attempt where a company came over, inspected the unit and I was told "this is just how these old ones are in this complex there's nothing we can do". It was getting to 81-84 degrees in the place, I was miserable, I was feeling ill. At this point I made multiple requests and there was condensate line backup but they were afraid to make a cut in the piping since the piping was 'shared' by other residences. I ended up doing some research online and found the owner of the property (information not given to the renter from FRI). I wrote the owner a letter telling him what was going on (because who knows if this entity that is supposed to be a management company tells the owner accurate info?) and he contacted me back and Florida Realty Investments now found out that I contacted the owner. Resolution moved pretty fast after those occurrences. Interesting how that works out....I even had to show pictures of me draining the water so that the valve wouldn't be triggered to stop the unit. *Fun While Renting: 101* After that everyone on that side was a little more friendly than usual, even if it came off robotic and manufactured. I did have a water issue around the holidays where they had to replace a 30+ year old water heater, so there was that. In the new year I had a found a new place and HALLALEUYAH I was getting out of this place. Was I in the clear though? Unfortunately not. I refused to have anyone I didn't know inside the residence while I wasn't there so I had to be present for realtor showings with potential future renters. Most of the realtors were nice and very friendly, I will highlight Betty as she was nice and great with communication. There were multiple times though, that I had to adjust my work schedule and the showings would be a 'no call no show'. The worst was a late showing, the potential tenant showed up, the realtor, his name was Anouar Elmoujahed, did not show up even after texting everyone "I'll be there in 20 minutes". This guy didn't even have the gumption to let me know he wasn't coming after all. Total "pRofEsSiOnaL' to say the least. I told this potential tenant the facts of all the problems I had and she made up her mind to not go forward then and there. Oops. Oh, and I did that on multiple occasions, I was raised to be honest and fair, and if a potential tenant asked my why I was leaving after less than a year in the residence, I told them. Also in talking to the realtors who were pushing the place they had NO IDEA of all the problems I had, which I guess protects them, and they can't be responsible for info they don't know. They even scheduled showings the day I was turning in the keys! The right hand doesn't even talk to the left hand at this place. I'm writing my account of my dealings with Florida Reality Investments and their people so that others can make an educated decision that fits best with their residential goals. Based on my experience, and In my opinion, they are an "As is" organization with "As is" people with "As is" professionalism and an "As is" set of ethics and integrity. Do not engage with a relationship with this company.

    We had to temporarily move out of state for work for a few years. Instead of selling our home, we…read moredecided to rent it out. To this end, we contracted with the company "RentWorks" to be the property managers for our home in Avalon Park. They were the property management division of the Century 21 agency in the same location. Jerry, the agent my wife worked with was amiable enough, but seemed a bit flighty - though this seems to be a common trait among Real Estate Agents. He delivered on his promise though, and found us good tenants in just a few weeks. And then it all went downhill. At some point over the next year, Rentworks became Selective Realty. As I understand it, Jerry departed the company, or was otherwise no longer working in the Property Management division. As will happen with homes, some small issues came up over the year. The agent we dealt with was slow to respond in communications, and came to us with stories that would change from one conversation to the next. Since we are out of the state, we rely on the agency - who IS local (less than a five minute drive away) to be our eyes and ears on the ground. The worst issue we have had with them is them charging us for repairs that they have made, but never received our authorization for. The first instance of this was last year when the tenants became concerned with some water seeping in near the back door. The back porch of the house has always been damp, so this was not completely unexpected. But before permitting repairs, we wanted a handyman take a look and provide an estimate. Since we had recently parted ways with our other handyman, Rentworks/Selective Realty said they had one that they usually used. They were sending "American Pro Maintenance". We would later look up this company, and only be mildly surprised to notice that the address for "American Pro Maintenance" was the same address as Selective Realty and Century 21. The handyman was instructed to visit the premises, inspect the damage and report back his recommendation and estimates. Depending on the severity, we would decide how to proceed, or if it was even necessary to proceed. A day goes by, and no word back from Selective Realty or their handyman. A few days go by, and nothing. No response to our communications with them either. Finally after a few weeks, we hear back from them. The handyman had performed the repair and the fee would be taken out of the rent. Wait. What? The tenants were worried that they would be held liable for the damage, and they and the handyman decided it was necessary to perform the repair immediately. They charged us $220 to install a weather strip ($15 from Home Depot). We asked why we had not been notified as he had been instructed, and just kept getting the same line back about it having been "an emergency". Even if it had been absolutely necessary, a two minute phone call from any one of the involved parties should have been made. Selective Realty offered no excuse and no apology, only acknowledging our instruction that NO REPAIRS ARE TO BE MADE WITHOUT EXPLICIT AUTHORIZATION IN THE FUTURE. And yet, here we are again... With another fee for a repair that we never authorized. When we received our rent payment, there was money missing. Checking with the agent, we learned it was for a lock replacement. $150 for a lock replacement ($50 from Home Depot). At first we were told that it was the back door, and the agent wasn't sure if the key had been changed. Then the story changed to it being the front door, and confirming that the key had not been changed. Once again, no excuse and no apology. Well, I'm sorry. I'm sorry we ever hired this company. All we asked for was to be notified of issues PRIOR to repair. In both cases, we WOULD have authorized the repair, but we were not given the option. In short, Selective Realty got us good renters, but has been a terrible property management company. Look elsewhere for your property management needs.

My unit remained vacant for three months without a tenant or any discernible progress. My calls went unanswered, and I had to repeatedly contact her via text messages, to which she would typically respond two days later. When I brought my concerns to upper management, she attempted to rectify the situation, but unfortunately, it was beyond repair. Ultimately, I had to terminate the agreement. I then engaged a management company that proved to be exceptionally proactive and communicative. They successfully identified a new tenant within a week, and the tenant moved in the following week. It is truly regrettable to operate and work in such circumstances when one cannot conduct business professionally. I have unfortunately expended my time and resources by placing my trust in a central Florida management company that proved to be untrustworthy.

We told him some homes we were interested in and he brought other great candidates -- he took us through all of them, but we just could not find something in our budget. My wife and I thought we would have to wait a few months until something else came in the market, but maybe a week or two went by and Steven found a new build that was almost completed -- it was not even listed on any of the big websites (Zillow, etc.). He negotiated our home at our budget and even got the closing costs to be COMPLETELY covered -- we were actually paid a large sum of money at closing when we got the home with NO money out of pocket. This man was on top of everything -- he was an amazing asset to this process. My wife and I felt confident and well informed. In the midst of the home buying process, my wife had our first baby and Steven sent us a card and gift card for our baby -- he didn't need to do that, but he is is a good man. He even gave us a custom made house warming gift that we absolutely love! If you want a great realtor who will do the hard work and help you get what you want, Steven is the man.
