Everything is either flood or accident. Saw a coach that smelled like mold and mildew turned around and walked off.

Disaster purchasing from them. Do not buy anything. From Pedata RV. They deserve a zero star.

This might…read morehappen because there's new ownership from what the maintenance manager told me at the beginning of September 2021. However, if you're looking for a nice RV park for your friends and family that come to visit, this place is pretty large and well maintained. There is a Junior Olympic pool, a small gym in an upstairs location (that is a little rudimentary and needs some updates especially on their equipment), And to laundromat facilities that will be updated soon updated soon. The outside is gated and the inside has ample room for walking. There's even tennis courts that are used often for pickle ball or biachi ball. I especially like the office and community center area. They are quite large and according to the manager they have music events with dancing and a full-size stage performance. There's even exercise classes, crafts and a professional kitchen and more. Starting at the middle of October 2021 there should be some events scheduled so it will be interesting to see what those will be. Overall, a very friendly and easy-going environment. There are spaces for RV parking and there are park models for purchase or rent. They do fill up quickly; so if you or your family are interested give them a call and reserve.

NO REFUNDS...NO EXCEPTIONS! I am spending the winter here…read more(5months), and came specifically to participate in an organized activity. On January15th, they closed that activity indefinitely. I went to the office and politely asked if I could get a pro-rated refund for February and March, since I cannot participate in the activity for which I came to Rincon. The response was "Absolutely not!" If they cannot provide the activities marketed on their site, shouldn't they be willing to provide a refund? I feel that they are essentially robbing me of $1500. I will not be returning to Rincon, and suggest that others find a different resort, where rational and considerate customer service is provided.

    Prince Tucson

---August 2026 update after we completed our rental---…read more My wife, two large dogs, and I rented the large (30-foot, C30) RV for three weeks starting end of July 2026. We went to Michigan and back -- 4,700 miles. It was the first time any of us rented an RV as well as camped in an RV. Hence I was concerned about many things. YouTube is a great place to learn such things, as well as neighbors and friends. Overall, this Tucson location (Rincon Rentals) is a very good business and staffed with good people. Everyone was very helpful and professional. If you want to quit reading this review, I highly recommend Cruise America if you are new to RVs and/or you don't want to buy. Great value and a decent product. Driving the large, 30-foot RV was not that hard. Be aware that the US interstate system is in bad shape with lots of bumps and construction zones. Bad for all vehicles, but worse for RVs. 1. Driving: It drives and rides just little worse a modern, full size pick up. Stayed put on the road without much issue, even with semi-trucks all around us and windy days. The height, width, and turning radius are the major differences. On the main roads, most of the trees have already been battered out of the way by commercial vehicles. But you definitely have to watch out in neighborhoods and parking lots since many trees are not trimmed to a 12-foot clearance. The width including the mirrors takes up almost the entire travel lane so careful attention is needed to keep yourself centered. Turning radius was my biggest challenge and I often found myself underestimating how much room I needed. It turns VERY wide. 2. Noise and Vibration: Not bad noise at 55 mph, but noise gets exponentially louder as you reach 75 mph...probably 70-80 dB. Some roads in Texas created such terrible road noise that we wore our noise canceling earphones. It was loud like being in the last row of those old jets (MD-80s) with the two engines in the back. It is a home on wheels so there is a lot of shaking and rattling. Make sure everything is secure on the upper bunk or you may find it coming down on you. The noise and vibration is comparable to rental moving vans. 3. Recommended Supplies: Walmart has a large, in-store RV supply selection and prices are the same or better than Amazon. The refrigerator needs to be +-3 degrees side-to-side to work, so buy two sets of leveling blocks ($33 per set at Walmart). Only about half of the campgrounds were level enough. An electrical tester/surge protector ($30 on Amazon) helps verify the electrical hookup is safe. We found widely varying water pressures so get a water pressure regulator ($25 on Amazon). Some campgrounds require an "air-tight" sewer connection, so you'll need an elbow ($16 at Walmart) that attaches to the bare hose Cruise America provides. While not required, RV toilet paper ($8 for 8 rolls at Walmart) is highly recommended so your black water more easily flows. 4. Roof Air Conditioner: The roof air conditioner is LOUD. This is not a Cruise America issue, it is an RV-wide issue since they mostly all use the same Dometic roof air conditioner unit. We ended up closing the bedroom door (that is, opening the bathroom door) when we slept which significantly reduced the noise level while still allowing the cooled air to reach us. I do not think you can do this with the smaller models. 5. Fuel Economy: Fuel economy is rated 8-10 mpg. We achieved 9.1 mpg. 6. Ethanol Fuels: The vehicle engine can run on E85 fuel (15% ethanol), the generator which draws fuel from the main gas tank can only use E90 (10% ethanol) or less ethanol. We found that this was only an issue in Iowa where they sell E80 and E85 at a significantly reduced price. 7. RV Overall: The RV we got from the Tucson location was clean and in great shape with 43,000 miles. I believe it was a 2025 model. Everything worked and we had no concerning issues. It appears Cruise America sells their RVs after they reach about 150,000 miles since the ones listed for sale have about that many miles.

Anyway, there are a lot of permanent homes, mobile homes and a fair number of RV's here. Most people seem to be here for long term stays, so it's pretty quiet. They have a really nice pool, hot tub (although that was indoors), and quite a few activities happening- even transport to different areas of town. The sites are well maintained, with hedges to give you privacy. They do have a palm tree on just about every site that may make backing in a bit difficult for larger rigs, but looks like most people figured it out :) Office staff were very friendly, we added an extra couple of days to our stay with no problem. Water/electric all functional. Really nice holiday decorations from the residents too. They have bocce ball and pickle ball courts too. The Mountain Views are stunning as well. There are many things to do around here too. This place is about 12 mins to the Saguaro National Park- excellent hiking and biking here- and a picnic lunch on a gorgeous December day in Arizona. The Pima flight museum is super close as well. If you get time, visit the Old Town Tucson Artisan Market (about 20 mins drive) for handmade crafts and such. They have a courtyard restaurant (with a resident turtle) that was really nice on a sunny day. Great change of scenery for us, and we will be back for a longer term stay.

NO ONE RETURNS ANY CONTACT AT ALL. How are you supposed to talk with anyone about the park? How are you supposed to apply? How are you supposed to tour the park? All attempted contact was utterly ignored, even when I made it clear I hoped to be a resident. Why the heck do they bother listing phone numbers and e-mail addresses when NO ONE WILL ANSWER OR RETURN CALLS/REPLIES? Absolutely no professionalism whatsoever, and clearly uninterested in welcoming people interested in living there. My advice to those potentially interested in Rincon East: DON'T BOTHER.
