Steve Knght was pleasant to work with at first, but then became very rude, unhelpful, and not honest about costs as time went on. I lived out of town and when his quote for counters came at a significantly larger cost then he originally quoted, would not help me find a suitable replacement for a rental and only guided me to places with no pictures to use. He then CHOSE the counters without my approval and was dishonest about the cost to put them in, asking me for an additional $6k months later that somehow "wasn't on the invoice". From speaking with others in Santa Barbara this is a typical experience. If you choose him, account for 150% or so of the price he quoted you initially. My tenant is also a handyman and was inspecting his crews work. He said he had to be on top of them to mount the cabinets correctly, and somehow storage space and cabinets just disappeared. If he hadn't been onsite I think it would have been very poorly constructed.

The ServiceMaster tech opened a hole in the ceiling and discovered mold had grown on the ceiling joists and drywall. Definitely not what you want to deal with on your first day in escrow! ServiceMaster was instrumental in quickly coordinating the mold remediation and communicating all the costs associated with the remediation/repairs with the seller, the seller's insurance, and us so we could close escrow on schedule. There were many things to handle when navigating an insurance claim and escrow at the same time, and I'm very grateful that I had ServiceMaster Anytime to handle the water damage and repairs so my wife and I could care for our children and focus on the bright future of owning our newly repaired and mold free home!

Bottom line: the work was done well but the subcontractors that Servicemaster hired did not clean up after themselves, leaving a mess that the homeowner had to foot the bill for. Any general contractor should know to do a final walk at each property before signing off on the work done, but many do not do this and mistakes are made, and this was the case here.

I hired Anacapa Plumbing for a residential plumbing project at my property, and unfortunately my…read moreexperience was very disappointing in the areas of management, scheduling, communication, and billing. To start, the work was scheduled to begin on a Monday between 8:00 and 10:00 a.m. I already was not thrilled with such a large arrival window, but I accepted it. What was not acceptable was that no one showed up and no one called. I rearranged my morning and ended up being late to my own job for no reason. There were also repeated communication failures during the project. At one point, I was told the water would be shut off on a Monday, so I had my renters make plans to be away so they would not be inconvenienced by having no water. Monday came and went, and the water was never shut off. Apparently their plans had changed, but no one communicated that to us. When they finally did shut the water off, it was handled in a way that created a completely unnecessary burden. On one occasion, the guest house was without water all day and overnight. On a different day, the main house was also without water all day and overnight. In my opinion, this was avoidable. I had already run the main line to both houses. They only needed to run piping from those lines to the water heaters. That work should have been staged so everything else was prepped first, with the final tie-ins done once the glue had cured, keeping the water interruption to maybe an hour or two. Instead, two families were significantly inconvenienced, and the attitude I got was that this was standard and no big deal. Another issue was professionalism on site. One of the workers was loudly yelling and swearing in the crawlspace, including repeated profanity. This was not a vacant construction site. This is a home where people live. I was grateful my wife and kids were not around to hear it. After the plumbing work was completed, I finished enclosing the relocated washer and dryer area by framing, insulating, and drywalling the space. When I finally hooked up the machines and ran a load of laundry, the room flooded because water backed up and poured out of the in-wall washing machine drain. I called Anacapa Plumbing, and since this happened just a couple of days after they finished the job, I expected a prompt and professional response. I was told someone would come that afternoon. No one came. Then I was told they would send someone the next day. A plumber eventually came while I was at work, stayed about an hour, and left without any communication. Hours later, I still had no idea whether the problem had been fixed or whether it was safe to use the washing machine. I had to call and leave a message to find out. Later I was told it was okay to use, followed by a $270 bill for that visit. The billing was another major issue. The original estimate was around $15,000. The final bill came in at about $20,000, plus the additional $270. That is roughly a 25% increase with no meaningful communication, warning, or explanation during the job. In fairness, I did add a small amount to the scope by having them run about 25 feet of hot and cold PEX with two shutoff valves, but I do not believe that justifies an extra $5,000. For context, I am a General Contractor and have been for 18 years. I often try out subcontractors on my own properties before using them on residential client projects. Anacapa Plumbing was one of several companies recommended to me locally. Based on this experience, I would not use them again, and I would not recommend them to others. P.S. Thorn was nice and a good worker.

No worries, that's reasonable. Heck, it can be any day, just do what you promise. Monday nothing. Tuesday nothing. Call Wednesday. Says I'm really busy, No apology until I call them out on what they promised. I didn't set the expectation, they did. I tell them, if we don't even have a contract and you're being like this, what am I to expect? Next day, I get a text about the room to be done, is it upstairs or downstairs, and the bathroom, is it being done? I'm totally confused, we never spoke about a bathroom and the room is upstairs. I get the quote finally. It's ~$30k more than another quote I got from a 5 star Yelp business. WTH. Looking deeper into the quote, it's talking about terracota tile and grout...we never spoke about that, we spoke what I already have downstairs, which is laminate. They even stated, that's a manufactured piece we can't get anymore but we can get something close to match. Don't always believe Yelp reviews, but I'd believe this one.

A few days before my property went on the market, Christine and her husband got to work. They spent two full days "dressing" the house. Christine obsessed over every tiny detail. Furniture came in and then came out, pictures in pictures out: It was a frenzy of activity, finding just the right pieces for the space. If you're reading this review because you're deciding between companies to help you out of a moldy situation - stop looking, do yourself a favor & hire Pearl Bay. Other companies in the area had me running to other testing companies like some sort of shell game, adding more work (& stress) for me. Mark from Pearl Bay had decades of experience and it shows. His consult with me was refreshingly honest & he told me that I didn't need the 'dog and pony show' of the other competitors. He was right - while other companies I called gave me the run around - Pearl Bay was no nonsense & a breeze to work with. Adam & Evie, the two staffers I worked with most, were absolutely stellar - always easy to reach & talk to - wonderful people with tons of knowledge. I can't think of any other company that has gone to such lengths to help me. When I couldn't find a single storage unit in the area, Evie at Pearl Bay offered to help store my items for me. Not only did they do a phenomenal job - they actually went above and beyond & made my life so much easier during a difficult time. The folks at Pearl Bay were quick to help remove our friable asbestos material. While I'm not an expert on asbestos removal, they did seal the furnace closet, applied a substance to wet the material, removed it, and heap vacuumed the whole space rapidly and thoroughly. They worked much more efficiently than another in-town asbestos removal company, the workers even removed some extra drywall material used on the base of the furnace platform at no cost and were extremely respectful of our house and time. Unlike the other unnamed company, the folks at Pearl weren't checking their phones, sitting in our furniture to eat lunch and leaving rings on our solid oak credenza where they decided to set down their sodas, oh and we didn't find soda bottle tops in our front yard. Also, Pearl Bay did the job faster and more affordable than the other folks. Evie was great and easy to work with. Super helpful folks. read more

The deck fascia, supporting beams and headers, all needed to be repaired or replaced. After several bids from various general contractors, Jean-Claude with RHC gave the most thorough and comprehensive bid. He took the time to explain and break down the process of each scope of work. The 5 scopes of work were then priced separately allowing us to decide according to our budget and needs. Although not the cheapest bid, it was worth getting the job done right. The Ranch Hands Construction crew were competent, prompt, hard working and respectful. Obviously RHC take pride in their work, going the extra mile and paying attention to details. It was refreshing to see camaraderie and teamwork amongst their coworkers. After their initial work, we hired Ranch Hands to reroof a backyard cottage, and rebuild the railings on our front deck. As an extra bonus, John is a general contractor and we ended up hiring him to paint the interior/exterior of our home and do some electrical work. There were a few setbacks with painting and electrical, however, it happens with a big project as a lot of different workers and trades are involved, but John would always own up to his or other people's mistake and make it right.
