Check the dates on their reviews; most are old…read more I called and scheduled a free estimate. A day later, they rescheduled because one estimator was out of town. The new appointment was for the next week. When the day came, NO SHOW. I called and the lady told me that their other estimator was in Florida and asked to reschedule again. I said no thank you. How can they not even get estimations scheduled right. It's your first impression with the customer. Also, if someone is dealing with a basement flooding issue, this is not the kind of response you'd want to deal with. Do not recommend.

Received an estimate and paid over $10K to waterproof basement (foundation leak) in February 2016…read more Biggest sell was the "Lifetime Guarantee" for materials and workmanship. Flooding immediately from the garage door. They refuse to fix it because Anne Arundel County installed the grate in front of the garage door, with a drain pipe leading to a sump pump just inside the garage. After 6 years of floods, I finally recognized the problem: Action had removed the drain pipe and replaced it with drain tile that cannot handle heavier rains, causing the grate to overflow and flood the garage. Action never documented their visits, so this summer I tried something different: I made an appointment saying I had additional work, not warranty work, done. When the inspector showed up, I let HIM identify the problem, pointing out the issue was the drain tile that replaced the County's pipe can't handle the load. The inspector then refused to honor the warranty--again--but offered to have an Action foreman and crew come out and "fix my problem" for $1,000 cash. Still nothing in writing. Wondering how "corporate" was implicated (was this unofficial policy--avoiding honoring Lifetime Guarantees, potentially saving tens of thousands in repeat work?, or would the owners be upset that its employees were performing unpermitted and unauthorized work for untaxed income?). I received a text with the name of the foreman coming on the weekend and waited. They arrived in company trucks and uniforms. I took pictures and told them to leave. I went to the police station and tried to file a complaint but they said to report it to the MHIC first. I did and, again, waited. Today, the MHIC rejected the complaint as being 3 years past the original work. Time to file that police complaint and hire an attorney. DO NOT RECOMMEND.

I called the 800 number on Nov. 3 and it was clear that it wasn't an office but some manner of call service that plugged me in with another individual. The gentleman was pleasant enough and said that a tech would call me before EOD. I received a TEXT from Abi, not a call, at 6:08 pm. I never had someone text me instructions about a potential home visit before but, as I'm desperate for repairs, I went with it despite my reluctance. I asked in the text to have the tech please share their license and credentials. I don't know these people. I just needed to know who I'm letting into my home. I received a call from a gentleman I assumed to be the owner or operator who took umbrage at me asking for the credentials of the tech, and proceeded to call it "weird" (that is the word he used) that I'd ask since, and I quote, "all we're doing is an estimate." I don't care if you were building the Ark of the Covenant divined by God himself, I am not letting someone in my home without knowing fully who they are. Call it paranoia, call it weird as that person did, but they can take that attitude and go the other way. I'll find someone else.

AVOID Michael & Sons (M&S)…read more After more than 20 years as a loyal customer, this has been one of the most mentally and financially stressful experiences. M&S performed defective work, failed county inspection, and did nothing to rectify their faulty, malfunctioning work. In July 2025, a leak in my basement ceiling led their restoration team to open the drywall and discover a drain pipe installed with the slope inverted--meaning water literally had to flow upward to drain. Their own technicians confirmed it was installed incorrectly. When I reviewed my records, I found that Michael & Son installed this plumbing during my prior basement remodel. I also located the Fairfax County inspection report rejecting the work at the time and requiring the drain lines be reworked due to improper slope. (but clearly M&S didn't). Because this defect was never corrected, our basement suffered water damage and mold contamination. Despite providing the contract, inspection report, and documentation, the company has refused to take responsibility. After months of unanswered emails, shifting explanations, and no resolution, I've had to take legal action; a huge expense on top of what I've already paid M&S. Extremely disappointing from a company that markets itself as family oriented and quality workmanship.
