Now we have peace of mind that we will be taken care of if and when needed. And the membership price for plumbing/electrical/HVAC is pocket friendly. We also had John C come out and look over our plumbing. Our biggest concern was our water pressure. John explained what we can do to fix the issue and was able to come back the next day to install a brand new water booster pump. He also installed our new shower head. AVOID Michael & Sons (M&S) After more than 20 years as a loyal customer, this has been one of the most mentally and financially stressful experiences. M&S performed defective work, failed county inspection, and did nothing to rectify their faulty, malfunctioning work. In July 2025, a leak in my basement ceiling led their restoration team to open the drywall and discover a drain pipe installed with the slope inverted--meaning water literally had to flow upward to drain. Their own technicians confirmed it was installed incorrectly. When I reviewed my records, I found that Michael & Son installed this plumbing during my prior basement remodel. I also located the Fairfax County inspection report rejecting the work at the time and requiring the drain lines be reworked due to improper slope. (but clearly M&S didn't). Because this defect was never corrected, our basement suffered water damage and mold contamination. Despite providing the contract, inspection report, and documentation, the company has refused to take responsibility. After months of unanswered emails, shifting explanations, and no resolution, I've had to take legal action; a huge expense on top of what I've already paid M&S. Extremely disappointing from a company that markets itself as family oriented and quality workmanship. read more

Toilet leaking through ceiling . explained that since it's a Sunday could they come out and resolve same day. Not a problem for $169.00. Technician walks in sees the ceiling in disrepair and buckets catching water. I asked if he was equipped to resolve the issue today. I told him the flange was replaced last year and automatically he attributed the issue to that. Then quoted a "leak exploratory fee of over $260.00 and explained the $169. Was just so he could come out. Then isaid how do you know if the issue isn't more than the flange, he then says if he has to cut open the ceiling and snake toilet or replace pipes that would be over $1,000. I didn't even bother to ask if they would replace the drywall after cutting open. So when calling in the customer service person should tell you that just to come out and look at the toilet not even do any real troubleshooting would be the $169. To actually solve the problem could potentially be $1,000. read more

Absolutely awful company for HVAC. Tried to sell us a back up for our heat pump when they came to do maintenance on our AC. We don't have a heat pump so obviously they didn't to any maintenance on our system or they would know that. the customer service person was unbelievably rude. They said they'd provide a refund. Review: I had the HVAC ducts in my property cleaned by Michael & Sons on July 1st and they charged my credit card over $200 more than the agreed to price. I have sent the company multiple e-mails over the course of 11 days in an attempt to have the problem resolved without success. My hope is that the public review encourages them to take action. I had been a loyal customer for many years and used Michael & Sons at both my properties. I understand that errors can occur, but expect companies to correct issues rather than ignoring a customer. 7/12: Michael & Sons continues to simply state that my e-mails are being forwarded, but no one has corrected the issue. Fellow homeowners - I would encourage you to think twice about working with a company that overcharges then refuses to correct the issue. 7/20: Michael & Sons stated I would receive a larger refund because of the concerns then changed their mind. My husband and I cracked our toilet late on a Sunday evening while unsuccessfully trying to go a DIY project on that toilet. It was late but we needed help and a toilet. We called Michael & Son (who many years ago had helped us on a plumbing issue when we lived in the city.) We reached someone at their Dispatch and soon we heard from technician Michael B. (as told, not THE Michael in the company's name). Michael contacted us and showed up not too long after that night as agreed. He arrived, quickly assessed our issue and confirmed that he would return the next morning to do the work. We ordered a new toilet at a store nearby as needed and picked it up the next morning. Michael showed up on time and had kept communication with us by phone and text during the whole process. He quickly got started and within less than an hour was done. He had removed our old toilet, taken it away and had successfully replaced it with the new one. Michael was knowledgeable and had remained courteous and professional from start to finish. We were so happy to have a good experience and a working toilet again. No problem with service provided. Big problem with the exorbitant price. I have used M and Sons for plumbing work for 20 years. This was because they were competent and charged a reasonable price for the work done. However, this eccentric business model, which obviously earned my loyalty, has been abandoned by M and Sons. This time I was shown two prices. The first was certainly high enough (competent plumbing is not cheap) but not outrageous. However, in order to pay this price, I would have to enter a subscription contract under which I would need to pay M and Sons on a continuing basis into the future - regular monthly or annual fees quickly amounting to hundreds of dollars - whether I needed their services or not. The second price I was shown was much higher than the first price and clearly excessive for the work done. This was the price I had to pay in order to forgo the opportunity of agreeing to pay M and Sons on an ongoing basis for nothing I needed or wanted. Kind of like having to pay a lawyer an annual retainer in order to pay the regular hourly fee when work is needed. I anticipate that this new business model will soon make plumbers as popular as lawyers. So, after many years as a loyal customer, I am done. I will never call Michael and Sons again. read more

After checking in with the estimate, which would've been somewhere around $200 to $300 to replace the washer in the shower. He took the entire shower components out and cut a hole in the back wall of the shower and replaced the entire shower assembly. Unnecessary and should not have occurred. read more

Hank Skipper did an excellent job troubleshooting my 1952 era wiring. He found the fault in a living room outlet that caused the kitchen lights to stop working. He gave an estimate and charged exactly that amount. While he did his work, I was installing a Ring floodlight. I was having issues with the old junction box. Hank noticed and gave me free expert advice on how to install it better and easier. read more

I called Michael and sons to repair my hot water heater. The technician told me that the switch/breaker was bad and was built into the tank and could not be replaced. He shared my only resolution was to replace the tank at a cost of $4200. I only called them because it was a Saturday and my normal warranty company was closed and I needed help immediately because I had an infant in the house. The tank went out again immediately after the tech left. We moved to a hotel for the weekend for hot water and called my normal warranty company today to come out. Not only did I not have to replace the tank; but, they replace breaker ... evidently it was not built into the tank! Shame on you Michael and Sons! read more

This was Angel Ramos' second time coming to our house to inspect our heating and cooling. He's been great both times! In the winter, he cleaned our furnace and found a book of instructions that had fallen into the unit. We had just bought our house and we were so grateful for that! This time, he returned to inspect our AC and was able to add a surge protector that we requested. When we had multiple lightning strikes within a fifth of a mile earlier this week, followed by 15 hours without power, I was so thankful for that surge protector! I really appreciate his patience. I've used Michael & Son Services for years for both my Property Management Company and my personal home, and have always been impressed with their very fair pricing and the quality of their work, but I don't know what's happened since the last time I used them, Their hourly rate is ridiculous! They charged $325 an hour for a simple fix yesterday. A new shower cartridge which should've been about 230 all-in cost me $538. I will not be calling them again unfortunately. They used to be the only fair Plumber out there and it sounds like they may have been bought out and joined the ranks of the other greedy plumbing companies.
