I live in their apartments that are in Coolidge and really the maintenance service is too bad no matter how much you ask them to repair something on the page they process the request but the technician never arrives ... The pipes are always blocked and do not drain and leave you waiting around a week with the pipes clogged .... I do not recommend them they are not suitable for living read more

This is by far the worst place I have ever lived in my adult life. There is absolutely no communication here what so ever!!! The water has been turned off twice this month with no advanced warning so far. And when I've called the office they are either clueless or they don't answer the phone at all. The on site management is a very bad joke. He doesn't answer his door or texts when there's an issue. If you want any peace of mind at all in a place you call home I strongly, strongly suggest you go elsewhere. read more

These guys are running some type of scam. We moved in and only stayed for like 3 weeks do to bug infestation and my kids would wake up with random bug bit (might have been from the neighbors who we heard were very dirty). Anyway, we moved out and have been waiting for our deposit back. After 2 months we received a letter showing they are keeping our deposit. Let me explain our experience here... once we were there singing the contract we looked around and included things like; paint not done in the kitchen, the metal door was damaged, range hood was not working, roaches were already present, door pads were cracked, faucet was leaking and the toilet was not flushing properly. The building management were able to fix the faucet and the toilet also pest control was called twice, everything else was suppose to be submitted to get fixed but nothing ever happened. We started to notice other small things like a few blinds were already damaged, lock to bathroom door was not secured and with a simple pull it would open even when locked, a knob for one of the bedroom door was broken and you weren't able to lock it, a few outlets were not working and to top it off neighbors were smoking week everyday which made the apartment smell. All of this was reported to building management and said this would be taken care off, again none of that happened while our stay there. So let me just add once again, we only stayed for 3 weeks. Our deposit was taken from us and the breakdown on what they took our deposit was for 2 sets of blinds, apartment cleaning (which we left spotless), and another "vertical" blind set. This is a bunch of BS. A few more things I would like to add, we had mailed the deposit to them and they couldn't find it. We sent it via USPS Certified Mail, we paid to track the letter and have a signature upon delivery, again they were not able to find it for 2 weeks. We reach out to them that we had mailed it via certified mail and then after a day or two they acknowledged they had received it. Peak Investments is not well managed and just took our money with no reason for them to do so. If I could sue them I will. read more

To start off, I feel bad that this company purchased the apartment complex that I was living in and took over my lease. They took over the property and a buuuuunch of expensive plumbing issues arose. That being said, I would never rent from these guys again. Back in November, we had the upstairs neighbors toilet leak through our roof which caused a 2x2ft hole in the ceiling. Maintenance came out and looked at it and then left the massive hole in our roof until we moved out end of February. A month later, poop water started leaking out of the roof in the other bathroom which was never fixed. Then our laundry machine started flooding our apartment every time the upstairs neighbors did laundry. While these issues aren't their fault, the fact that NONE of them were fixed in almost four months is. Fast forward to move out date. We gave our notice on 2/5 that we were moving out at the end of the month and we're told the same day that it wasn't a full 30 day notice so we would be charged prorated rent for the next month. That would seem perfectly fine except for the fact that our next door neighbor was allowed to move out with 3 DAYS NOTICE with no penalty after one leak in their place. This place is run by a bunch of children that don't know what they're doing. I hope this never happens to anybody else. read more

If you are considering doing business with this company you should collect payment at the time of service. They will call you out for service at their properties, no maintenance on site so they will give verbal authorization over the phone when approving the bid. I should have known when they didn't require proof of insurances or a w9 that we weren't working with a legitimate tax paying company. We are a small family owned business who took their word because a previous tenant of theirs works with us we thought we could trust them. When payment is due and you try to collect they will ignore you for months and then when you finally get under their skin the owner will then call you in the absolute most unprofessional way. She will yell and not let you speak. Tell you that you are lying etc. and put the blame on the contractor saying that there is no approved written bid. How can we get approval at 2am when their office is closed and their unit is 2'' under water damaging the structure? GET EVERYTHING IN WRITING OR DECLINE SERVICE!!!!! read more

Peak Investment Properties is TERRIBLE! Do not sign, lease, or work with them. They will not work with you on anything. Rented from them for a year and it was the worst experience I have ever had. The house was rented with the expectation that things would be fixed prior to move-in and were never fixed. Any time anything went wrong it took an eternity for them to attempt to fix it. The biggest nightmare came when trying to move-out. Was notified they were selling the house which obviously meant moving. However when trying to contact them about our exit date they refused to acknowledge any means of communication. Ignored ALL phone calls, emails, everything. Waited over a month and they NEVER communicated as to the status of our ability to leave. We were basically prisoners. Moved-out the day before the lease was ending, cleaned the entire house better than it was at the original move-in day, even turned in the keys early, and still got F*ed when it came to security deposit. read more

I am a neighbor in the area of a property they (non) manage on 37th Street in Phoenix- the property has (6-7 individual units) has not been maintained in almost a month - there is trash everywhere - on the grounds in the street - trash cans have not been picked up since mid August and there is a PILE of unencumbered trash that grows daily - it has vermin, bugs and smells I contacted this management company they said they just found out there was a unit abandoned - what the hell took so long????? DO NOT SIGN LEASES WITH THIS COMPANY! There are no communication skills between the investment manager and the property manager in regards to maintenance requests and their tenants. I have had a hole in my ceiling/roof for 2 weeks. I originally called the leasing manager several times and left several voicemails but no one would call me back. So I reached out to the property manager who said her husband would fix it same day. Long story short, it still has not been fixed so who knows what it growing up in the roof and what we are breathing. When i called and escalated the issue, the leasing manager said it was not an emergency and they will get to it when they get to it. I will definitely not be resigning my lease. read more

So I have been a tenant with Peak for almost a year and a half now. Yes there have been things that i do not care for, however i have learned that will happen most anywhere. Rosena in the office has always helped me and has continued to work with me. I think what most people dont understand is this is a property management company, meaning they only manage the property, they have to answer to the owner, so that's why at times it takes forever to get a response. But in the end they get it done. I had a swamp cooler and it was a rough summer last year but they have since given me a brand new ac unit and came and took out the old vents, all in a timely fashion and before the deathly summer hit. So for me I am happy and as far as i am concerned I will continue to rent from Peak and also continue to recommend them. read more

For anyone out there who is looking to rent a property I highly recommend that you not only don't go near Peak Investment, but run screaming the other direction. The landlord at Maryland Manor screamed "Fuck you" and slammed my apartment door in my face during the exit walk thru. She is on drugs and apparently the manager Rosina is not concerned about how her managers treat the tenants. When i told Rosina about my encounter, she acted as if this was not the first time she had heard that about Sue. So i thought i would have a better experience with Rosina; however she ended up being no better. Sue (just to spike me) didn't post that my apartment was for rent so i wouldn't get a break on the full months rent that I had to pay for a month i wasn't living there. I told Rosina about this and she didn't do anything about it. I dropped off the mail key and somehow "no one in the office has it". Finally I got the bill for cleaning the apartment and they charged me for normal maintenance like touching up paint etc. read more
