    Disputing my Late fee email chain

    I rarely leave public reviews, but my experience with Acora Management has been been beyond frustrating and unprofessional, and I feel compelled to share it to help future renters make an informed decision. I've been a tenant at Arcadia Palms since 2023 and recently moved from a one-bedroom to a two-bedroom unit. Despite doing everything on my end to coordinate the transition, I was hit with unjustified fees -- including a "late key return" charge. This issue began on May 12, when I toured the new apartment with a leasing agent named TJ, as documented in our text correspondence in the first picture below. After expressing interest, I asked how long tenants typically have to move between units. TJ stated it's usually about a week. Based on this information, we completed the paperwork, and Bridgette (the property manager) asked when we'd like to move in. I confirmed we'd like to do so over the weekend that being May 30th - June 1st and paid a prorated rent accordingly as both my fiance and I work 8-5 on weekdays. This is shown in messages provided below through AppFolio, their official tenant communication system. On Friday, May 30, we received our new keys from another employee, Zeus. To be sure, I reconfirmed how long we had to move out, and Zeus echoed the same timeline -- a full week. Based on these multiple verbal assurances, my fiancé and I began moving over the next few days. However, on June 2 at 12:26 PM, I received a message from Bridgette (see screenshots) insisting the keys be returned that day. Naturally, I was confused, as both TJ and Zeus had assured me I had until June 6 (1 week from picking up keys). I responded to her message immediately -- and received no reply. Soon after, I noticed late fees were added to my account (screenshot below). I brought this to Bridgette's attention and visited the office in person. She claimed my message never sent through AppFollio, despite me showing her the timestamped proof directly on my phone. I found this extremely questionable. Even after providing documentation and screenshots supporting my timeline, including our lease agreement in the email chain (which makes no mention of move-out timing or penalties), there was zero attempt to show flexibility or take accountability for their lack of clear communication. This is not just about a single fee -- it's about being treated with fairness and respect toward tenants, something Acora Management seems to severely lack. Unfortunately, this was not an isolated incident. Earlier in my lease, I was charged repeated late fees even though I had automatic payments set up. After raising the issue, I received no clear explanation -- just a generic apology and a waived fee (screenshots from email exchange with Bridgette below) There are also serious safety and operational concerns that have gone unaddressed despite multiple complaints. For example, the main gate has no dial pad entry, making it nearly impossible for delivery services like FedEx, Amazon, or UPS to access the property. I had an important package from my employer returned twice due to this. When I raised the issue, nothing was done. I have spoken with other tenants of the property have even gone as far as to send the property manager links to amazon for purchase of one. More concerning, there have been at least two incidents involving homeless individuals entering the premises, swimming in the pool, and loitering for extended periods. In one case, I personally witnessed a woman trespassing and urinating on the premises. Acora Management never notified tenants or followed up on my report. Photos provided of email, homeless person and today there remains a pee stain on the sidewalk Lastly, tenants should be aware of a persistent cockroach infestation. I had been warned by a friend who lived here two years ago and encountered the same issue. Upon moving into the ground-floor unit, I took precautions by treating the apartment, yet I still encountered roaches shortly after moving in. In conclusion, my experience with Acora Management has been marked by poor communication, lack of transparency, and a disregard for tenant concerns. If you're considering renting here, proceed with extreme caution. Get everything in writing and be prepared to advocate aggressively for yourself -- or, as in my case, involve legal counsel for basic resolution.

    Poor communication & surprise fee hikes. Their pricing is not transparent at all. Prepare to get hosed.

However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN!

    I don't even know where to start, other than this has been the absolute worst experience I've ever…read moreencountered with renting a place. I've never written a negative review before, but this one is well deserved. We initially secured the condo via a signed contract back in 03/25 directly with the landlords after we toured the property and were assured the place would be fully furnished when we moved in on 01/12/2026. A few days before we were due to travel to AZ, I got a call from a property manager (Andrea Robidoux) who works for Fort Lowell telling us that she would managing the lease. I didn't think much of it at,the time, but right off the start, I had to pay a $50 background check fee that I didn't plan on given that I already had a signed contract, then I had to correct several items in the lease agreement including the correct exit date of 04/12/26, which I was told (by Andrea) that I had to accept 04/30/26 (even tho the original contract clearly states 04/12/26) and that any remaining days not used would be refunded but only to find out AFTER the fact (when I called Fort Lowell directly) that I would held liable for the entire month of April even if I gave a 30 day notice and left on the 12th of April. The real problems started when we met Andrea at the property on the scheduled move-in date. That's when we realized that this was Andrea's first time actually seeing the condo (we know this because she told us so and we had to direct her by phone where to go when she arrived at the complex). When we all walked into the condo, there was a VERY nasty odor (more of a stench) that can be smelled before you even enter the front door (it was so bad that Andrea had an asthma attack and had to go out to the balcony for some fresh air to finally breath normally). Then we saw all the obvious issues such as carpet stains, the dirt everywhere, the dust accumulation on all the windows/blinds, ceiling fans, fixtures, etc.. After Andrea left (without going over anything in the condo and without providing any documentation such as an emergency contact list, association Bylaws, move-in check list, etc.), we began to notice many more issues such as Clothes dryer not working properly (exhaust vent blocked), refrigerator ice maker not working, dishwasher drawer broken, fireplace not working, HVAC making LOUD noises and not working properly, the only couch was heavily stained from grease/dirt, tiles in both showers were stained black from grease/dirt, leaking kitchen faucet, cracked bathroom sink, stains and hair on bed headboard, broken vacuum cleaner, only 1 working smoke detector and none in the bedrooms (against code), anything that can be touched in the kitchen was sticky & very greasy, major dirt under all the beds & around night stands, trash in the garage, etc... Additionally, there were many missing essentials such as absolutely no started toilet paper, napkins, cleaning supplies, no complete sets of dishes/glasses, no bathroom waste baskets, no salt/pepper shakers, no broom/dust pan, no mop/pail, visible stains on some of the bed sheets and all pillows had stains and nasty odor, no mattress protectors or mattress pads or pillow protectors (disgusting and against code), no working vacuum, etc.. We contacted Andrea and she advised us and even encouraged us to go and purchase what ever we needed that was missing including a vacuum and assured us that we would reimbursed so we purchased only the necessities and we spent the next 4 days cleaning the place only to be told afterwards that we will NOT be reimbursed for the $200 vacuum and the response I got from Andrea was "it's not my vacuum". We have caught Andrea on many occasions either blatantly lying to us or she is REALLY forgetful because she's managing so many properties and can't keep track (I believe it's it a little of both scenarios) I even scheduled a meeting with Andrea and the landlords to review all the issues and request that they refund the cost of the vacuum, remove the $350 cleaning fee since we actually did most of the cleaning and provide a small reasonable reduction of the monthly rent because the property was not what was originally agreed upon, but they refused all of it. There were many, many more issues not mentioned here (all fully documented), but bottom line, Andrea (and Fort Lowell Management) didn't do diligence by verifying condition of condo prior to accepting to manage this property which resulted in us dealing with major issues in what was supposed to be our vacation time. Stay as far away from this company and specifically Andrea Robidoux. Additionally stay away from any properties owned by WILLOUGHBY INVESTMENTS AND SERVICES, LLC (landlords).

I'm at her at a property near the Biltmore that she has the property manager for, and she was accommodating as I was running late from a work meeting, which I appreciated. From the get-go, she was not friendly or pleasant at all, but honestly, that wasn't a big deal because I knew we wouldn't be interacting that frequently once the lease was executed. After applying for the property, she spoke with our references and immediately sent us a lease to sign. On that lease, the security deposit was more than what she told us, there was no outline of the utilities breakdown, a weird section calling out my husband's employment. We asked for clarity to which she responded "we will not be responding." And then she never answered a call, email or text again. Completely inappropriate and unprofessional.

I rented a house from her for 3 years in Ahwatukee. I paid my rent on time every month. I took very good care of this house. I took care of it as if it were my own. I paid for many repairs. A new screen door that My dog had broke. Which i left in the garage. I had a painter come and fix all walls where there were scratches and damage. She charged me to repair. There was a shelf in the fridge broken and a handle to one kitchen cabinet broken upon my departure. Cindy Stockwell deducted over $1400.00 from my deposit. This was completely dishonest and excessive. She charged for cleaning of curtains because they had dog hair on them. Well when you allow 2 dogs to reside, sometimes there is dog hair after 3 ys. she charged for the screen. She said a cabinet in the bathroom was broke....this was a blatant lie. She said paint needed touching up. The house needed to be painted when i moved in which I have pictures of. She kept a $300.00 cleaning fee which i agreed to but that was not enough for her. I warn anyone who considers renting from her. not to. Really sad that people like her continue get away with this conduct. A real shame. Pls do not ever rent from her. You will be sorry like me. I have many witness to how the home was left including pictures and receipts but she would not even answer me when I contacted her and called out on this. Beware or you will be sorry!
