The Payne's Harbor View Inn exceeded expectations. The staff was helpful and very friendly. The atmosphere was welcoming and the place was pristine. My wife and I stayed at Payne's while visiting Block Island with a group of people a month ago. We thoroughly enjoyed and appreciated the beautiful structure and room (#1) as well as the owners Carmen & Kevin and their small but pleasant staff. Just a lovely place. This is a perfect get away, peaceful, close to beaches and restaurants (Go to the Oar for Mudslides). I intended to write this review when we first got home, but it slipped my mind. Stayed at Payne's Harbor View Inn over Labor Day weekend! The staff was friendly and attentive. There is a place to leave luggage if need be until check in time. They offer complimentary beach chairs and towels for their guests. The inn itself was so charming, cozy and inviting. The location is convenient and the views breath taking. There is a common area living room for guests to gather in and relax. Each guest room has its own unique decor and charm, exactly how an inn should be. Lots of attention to detail. There's front porch sitting and back deck and lawn seats to just sit back, relax and for a simple moment in time, not have a care in the world. The dining/breakfast room was a fabulous way to start our days on the Block. The dining room is bright and airy with the island breeze flowing through the wide open French doors that lead to the back deck where you can sit and take in the views of the boats in the harbor. They offer a complimentary breakfast consisting of coffee/tea, juices, mimosas, bloodymarys, bagels, toast selection, eggs, yogurt with fresh fruits and granola AND the most delicious freshly made warm donuts from Payne's donuts. Visited Block Island and stayed at Payne's Harbor View Inn. We went away for four nights and never slept a wink. It was romantic with the breeze blowing in from the ocean and bed was anything but squeaky. It made for a stealthy calorie burning evening and no one even knew... besides the cleaning crew. My husband and I stayed at Payne's in early June. The Inn is in a beautiful location and is very charming and well kept. The rooms are clean and spacious. Stayed here with my husband for my birthday and I would definitely recommend it. Very close to the airport and only about a mile or so walk into town. You're far enough away from town so you don't have to deal with drunks but you're within walking distance of several restaurants, or you have the option of eating in-house. We didn't eat anything from the menu b/c it wasn't all that impressive. Everyone raves about their sushi but most of the rolls had cream cheese or cilantro in them - cilantro? We didn't get that. We stayed in Room #4 and it was very clean with a wonderful view. Even though it had that B&B feel, we didn't feel like we were sleeping at our grandmother's house. No a/c but you don't really need it with the harbor breeze. There was some kind of buoy sound every 10 seconds that was kind of annoying but once we turned on the TV, you didn't hear it anymore. Loved that they had Dish TV to unwind to. Breakfast was nice too, house-made donuts that were to die for. Excellent location to get you away from the busy-ness of town and would definitely stay there again. read more

I stayed here for a long weekend and was definitely blown away. The Inn was very well kept, clean and gave you that home away from home feel..the staff are extremely attentive, hospitable and genuinely happy to have you there. It was in a perfect location not too far from the town and ferry, also walking distance from the beach. Not to mention the view from the patio in the back was absolutely stunning. The room I stayed in was great and in the mornings they had pretty good continental breakfast including cookies and coffee/tea in the afternoon in the dining area. Will definitely be coming back here, this Inn made my amazing Block Island experience so much more memorable. read more

My wife and I visited Block Island for a weekend wedding. The venue hotel was booked so after researching options, we decided on Payne's Harbor View Inn and so thankful we did ! It was perfect in every way ! The Inn itself has the charm of a historic Inn along with all the modern conveniences. The room had a wonderful view and was very comfortable as were the parlors for simply enjoying a game with friends or sitting for an early morning read. The dining area was nicely designed for great views, while enjoying the wonderful breakfasts prepared by Andres ! Furthermore, the Inn was clean throughout. What was most notable during our stay was the hospitality of the Innkeepers, Carmen, Kevin along with Andres and staff. We were warmly welcomed upon our arrival, and felt at home throughout. Their flexibility was also greatly appreciated...thanks to remnants of Hurricane Ian hovering over us, our two night stay turned into a 5 night retreat. Payne Harbor Inn will be our go-to Inn on Block Island from this point forward ! Thank you ! read more

If I could give this place less than zero stars I would. Me and my friends came here for 3-5th of July for the holiday hoping to stay in this beautiful location to enjoy the 4th. We were immediately denied when the "owner" looked at us and said that only 2 of the 4 of us could stay. We were originally told that 4 of us could stay in the room but when we arrived we were told only 2 could stay. This left me and my friends stranded on the island at 9:30 at night for the holiday weekend with no ferry back. This was very rude and disrespectful. We are 21-24 year olds with nowhere to stay on the island with no remorse from the owner. I do not recommend this place unless you are looking for disrespectful, in humane service. I am not sure how to comment on the owner's comment on this post but much of what was said was not true. We called prior to check in to say that we would be late to check in. We were told that it was perfectly fine and that our room key would be "in a basket inside of the inn." We showed up with 3 girls and 3 males the 3 males were there to assist us with our bags because they are our friends who were staying near by and we didn't think it would be a problem. The owner did not ask us if they were intending on staying with us he just assumed that we were all trying to stay there, which was not the case. Also we were never told that bringing alcohol would be a problem or something that would cause us to be judged for seeing that it is a very big party weekend on block island and we have stayed at locations before. Saying that we smelled like weed is very discriminatory to us just because we are young adults, also the owner that commented on this post was not the one that was there when we arrived. We are also 21 and never refused to present our IDs, I personally was never asked to present my ID. This did look like a nice place to stay and I wish we got the chance to stay before being discriminated against. It should be known before booking that you do not want a younger crowd there for reasons like this. We are still young adults who were left on the side of the street at 9:30 pm with no place to stay on the holiday weekend which is inexcusable in itself. read more

Pros: Breath taking view of the lake, especially at sun set. The atmosphere is romantic and relaxing. They offer indoor, porch and lawn seating. The rolls were average sized, definitely enough to be filling. Their sushi platters are beautiful and unique, each one is like a sculpture. Their ingredients were flavorful and fresh. All of the rolls we tried were delicious and savory. Also, the staff was always smiling and good-natured. Cons: They were understaffed and service was a bit slow. Also the food was on the expensive side, but so is all of the food on the island. They have a limited menu and most of their rolls contained the same basic ingredients. Recommendation: If you are on Block Island and looking for sushi, definitely give this place a try! Not the best sushi we've ever had, but one of the best experiences. read more

Just 2 of us, but when we offered to be flexible on our room, they upgraded us to the best room in the house : a huge room #10 on the 3rd floor , with private balcony overlooking the ponds, harbor and ocean to the east. This is a mix of old and new, looks like an antique and is finished with antiques but is actually newer build. Staff is lovely and the owners have authentic family history here on block island, which is really wonderful. Home cooked donuts in the dining room are to die for - they sell them down the road and people line up to get them , but guests can have them for free. Just a few comments which account for the minus 1 star: we do have windows on 3 sides, some cross breeze and ceiling fan, but you can't get around the fact that the room can be hot and sticky at night with no AC. And the toiletries are pretty bare bones - disc sized soap . But watch my video of the birds at dawn - watch the view and listen to the early morning bird song amidst the crashing waves of the ocean. We stayed here for one night and had an awesome experience. It was an easy bike ride off the ferry and close to everything. It was very clean and the owners and staff were very friendly. We had a king sized bed that was very comfortable and the room had a ceiling fan and another fan available so it was comfortable to sleep. Continental breakfast includes Paynes Killer Donuts aka the best donuts ever. Awesome place, totally recommend to anyone coming to Block! read more

Sushi, pizza and ravioli?? That ought to tell you something about this place. When they told us the lobster ravioli was not available with lobster sauce but the could substitute mushroom gravy? I should of known then to leave. Instead I substituted for a onion and goat cheese flatbread pizza. It was inedible. Ordered dumplings for an appetizer and had to ask our waitress twice for silverware. I would avoid this restaurant.
