This is a great place to live if you want a property manager who won't do their job. If you're looking for a place to live that doesn't enforce the lease in any way, this is the place for you. Most of the rest of the staff are perfectly nice and good at their jobs, but the management office could not care less about your issues. Upon moving out, the management attempted to force us to pay for an extra 11 days on top of our existing lease, despite a valid move-out notice. read more

DO NOT LEASE AN APARTMENT FROM THESE YAHOOS! We've been trapped her for just over 5 years because they keep increasing our rent and adding on things like, pet rent, to the point that we are paying over 2000 per month for a 675 square foot, 1 bedroom, 1 bath apartment. The latest issue is we have a strange odor emanating from our bathroom that is so acrid you can't be in there more than 5 minutes before getting a bad headache and your eyes start to water and nose starts to burn. When I contacted the office this morning, I spoke with an aggressive woman (who didn't give me her name and the turn-over is so high, I may not have even met her yet) who assured me that the vents are NOT connected and there are no vacant apartments in the building. I told her that wasn't the case as my neighbor just moved out about a week ago and there was some men (including Cody, their own maintenance guy) in there in the last few days cleaning the place and fixings things. I believe it's coming through the vent from that apartment or worse yet, it's coming from a hole from the half-assed job they did with the plumbing. Either way, I can't even bathe because of the problem, forget having to be in there to do your business! She shut me down several times during our conversation with, "ma'am, ma'am...." then saying that the stuff I suggested couldn't POSSIBLY be the issue since no apartments have been vacated and the vents don't connect. She finally relented and said she would look into it. I didn't even get the chance to tell her my elderly husband is at home all day and I'm not sure what the long-term exposure to this would be. Well.. FIRST: Let me say that I've been a resident of Park 212 since Jan. 2109, and since that time I've had the opportunity to formulate a reasonable perspective. Renter BEWARE. We lived in Park 212 for 5 years. Now after moving out for a couple months, I feel like that I can finally write an unbiased review based on our personal experiences: Neutral Observations: - The apartment staff change every 1.5 years, most of the staff (non-manager) are friendly and helpful; but for some reason they frequently switch out the entire staff, maybe EPIC Apartment has rotating staff? - The apartment does not upgrade your apartment kitchen appliances even if you are a long-term tenant. - There are continuous improvements to the community but not deemed necessary - such as no intention to build covered parking but apartment spend money in repainting parking lanes, which appear to be narrower over the years. Positive Experience: - No big issues other than the negative experience described below. - Maintenance staff are friendly and professional. - We are pretty luck with having good neighbors. - Occasional apartment gathering sponsored by Xfinity or some insurance company. Negative Experience: - Experience with leasing office managers has always been unpleasant; especially during the renewal time (greater than 100 dollars increase for every renewal) when we request for price negotiation, none of the managers fail to tell us "feel free to leave if you find a better place". - Rodent activities in the parking lot; our car electrical wires were destroyed by the rodents during winter time which cost us $1400 to repair, just be aware! - We have received evacuation notice for placing non-balcony furniture in the balcony; and that was balcony shade and grill stand. - we have received evacuation notice for placing door mat in front of our entry door, the reason is "fire hazard" - marijuana smokers downstairs; hence we get to be the second-hand smoker if we don't close our patio door. - finally, "the move-out drama", we requested for a month-by-month renewal; the first staff we talked to told us month-by-month is not available at the time, however the other options are available, such as 3-month lease; then we asked what about how much is the 3-month increment, she glanced at her book, said "sorry, that's not available either."; we left and returned to another staff the next day, and we were able to do the month-to-month option. This leaves us puzzled. - The final move-out inspection, we were charged with countertop resurfacing fee for what we consider as normal tear and wear after 5 years of usage (see pictures, the spots where you see wood color). The countertop is laminated surface. I'm not sure how can anyone move out without being ripped off by this apartment. read more

I do not recommend this place at all. When you ask for maintenance order, they are excellent about it. They are friendly when you ask to move the date of when you can start moving into the apartment. And they accommodate you if you would need to change unit. Everything outside of that was rock bottom. You send complaints about your neighbors and nothing gets done. I get the feeling that there are some tenants here that get more favorability than others. Also, if you work for a tech company and/or work from home, please stay away from this place! Once tenants hear about it, they will do anything to snoop and negatively impact your mental health. I have brought this up to management multiple times but they will not do anything. I was asked to try to call security. Security could not do anything unless I was physically harmed. I don't know about contacting police. Ever since I have lived here, our devices were breached somehow. Plus, add the behaviors of being followed from one corresponding room to another should be illegal, not it is just everyday living. While the tenants where I had lived were nice to my face, they have backstabbed metaphorically. Do not reveal to anyone here that you work from home! Period! Even when they smile and ask what you do. Last, if you are a person of color and young and female, please carry around MACE. I can't explain it but I cannot go outside into the parking lot or returning home from an errand without someone waiting for me, especially elderly men and women. These are not coincidents. This has happened multiple times. Oh! If you happen to be the lucky one with an above neighbor that intentionally drop things on your head, never mind following you from room to room, please see how you can bring this up to manager and the police. Again, not normal everyday living. The key is to somehow prove malicious intentions that exist. I would also like to add that the tenants here at least at the unit where I live seem discriminating. If you are an Asian female, please do not rent here. read more

Decent no-frills apartment. Pleasant enough community, but really nothing noteworthy. The apartment is basic as it gets. Cheap appliances: My oven has never worked properly in the 2 years I have lived here. Fridge freezes anything left in the back, and things in the door are never cold enough. Cupboard space is at a minimum, and when we moved in had a terrible odor that has taken us many many many boxes of baking soda and several scrubdowns to tolerate. Countertops are original from the 80s. I do love having a washer dryer in my 2 bedroom unit, and have zero complaints about the maintenance staff who keep the place looking good. They have always attended to any issue we have had. With that said, I get to the reason I give them two stars. I have lived here 2 years. Enjoyed it, no complaints, no issues, always a decent tenant. Boy was i shocked when I opened my lease renewal invitation. The first year my rent was increased by 20%. 20%!!! Ok, I rented for a great deal and didn't complain. My real issue is that this year my options are much more scary. I was provided with a notice that I could renew for a year with a 15% increase, or pay almost $5,000 a month if I choose to go month to month. I don't know about you, but I feel like this is coercion. This is absolutely a strong arm attempt to pressure residents into staying for another year, knowing they cannot afford an extra $3500 a month to not sign a year lease. The office will be very kind to you when they explain that it is the management companys doing, and they can't do anything about it. However they would be able to discuss a shorter lease if that is what you would prefer. At what expense I wonder? Based on my experience over the last 2 years I would have highly suggested these apartments. The staff is friendly and attentive (although always changing) and the grounds are well kept. However the greed has left a terrible taste in my mouth. I am unsure if I am going to stay or go, submit to their alpha dog style tactics or move out on principle. I would like to simply warn the next person about excessive rent increases. read more

Very poorly run & incompetent administration. I wouldn't trust any thing the manager Jennifer or staff Patti has to say. Ms April is the only staff that treats you with some respect. I signed up for a 10 month lease & stayed at this place for 9 months. I paid for my last month although I did not stay at this place because that was the only way you could get your deposit back. I moved out April 23rd & It's now June 27th. Even though it's been 2 months since I moved out, I still haven't received my deposit or any portion of my unused month rent. I guess they are hoping I'll forget. Every time I call magically they are always busy or Jennifer is not in the office. & finally when you get through to them they talk to you as if you were there worst enemy. I was thinking it was just me that they were being rude to but looking at these reviews apparently this is a pattern. Still waiting for my deposit & unused portion rent. I'll update here eventually when they return my deposit. Let's see how long they take. read more

It's been 2 1/2 months since I've been here and it's been great so far. Move in was fast and easy! Lauren in the leasing office was patient with me and was very helpful :). Not sure how moving out will be but hoping it would be a smooth transition when the time comes. The only complaint I have is the dog park. Did not know how tiny it would be :( I have to find a nearby dog park which I dont mind but it was explained to me as "large" but my pup definitely has jumped the fence! But its alright. Cant have everything! Love the people and the office staff, thanks park 212 for a great first experience in getting my first apartment! read more

Lived here for a year, quiet place for the most part. Office staff clearly have no communication between themselves, tried to accuse me of not paying my utilities when I paid it a week early but the girl forgot to put the payment down. Also I lived on my own with my cat who has never once peed or sprayed on the carpet. When moving out I had them inspect it while I was there and everything checked clear. Then got no deposit back saying there was pee on the walls, and I know for a fact there was no pee anywhere in my apartment from my cat. Just another way to collect money. read more

This review will be completely useless to the newcomers, because I assume that a lot of things have changed since I left. I moved to Park 212 in 2007 and stayed 5 years. Those were the best years of my life! I absolutely LOVED everything about this apartment. I loved Pam and Charles who were super nice and friendly, I loved taking a walk in the area at night, breathing the fresh air. We lived at Park 212 with our pups from 2017 - 2018. Across the board, it was a fantastic experience. The property is very well kept, the neighbors are kind, the amenities are great, and the staff is always kind and helpful. GREAT option for pet owners. Because it is a pet-friendly property, there was a little issue with owner's not picking up after their pets, outside. Park 212 implemented a DNA testing (at no charge to the owners, just a simple saliva swab) that hold owner's accountable for picking up after their pets and from that day on, it was never an issue again. In the entire year that we lived there, we never experienced anything to complain about.... the only reason we moved was to be closer to our jobs in the city to cut down our commute. read more

Honestly they rip you off at this apartment complex and after hours maintenance is terrible and unreliable. This apartment truly practiced the old " Bait n Switch" method on me. They only told me how high move in costs were AFTER they got a hold of my $400 deposit. One leasing agent said that she would get a check refund to me right away but another leasing agent said it could be TWO WEEKS. Now if you don't mind letting strangers hold onto hundreds of your dollars--- and then switch up the lease deposits on you-- then by all means---have at it. I really think that this company has too many cooks in the kitchen. Everyone with a different story ,, and a blatant disregard for how much not having access to their funds can effect an individual. read more

Crappy place to live. They never maintain the washing facility so if you don't have a washer or dryer in your apartment good luck. I had to call the company that they rent the washers to have them fix it, which is not my job. Also when I moved out they sent me a refund of my deposit for $18 when I gave them $1,261 when I moved in. Why even bother when that's so clearly a slap in the face? Just keep the money and right off as another ridiculous charge. The hallways always smell like wet dog and they hardly clean them so having guest over is embarrassing. Also there's a female employee in the office who is always rude and they all seem sneaky. So be aware. And when I tried to renew my lease they tried to increase my rent by $200-$300 dollars. For an old one bed one bathroom apartment? Not worth it at all. Only good thing I can say about this place is they have lots of open parking. read more

I've updated my review after being contacted by the manager and receiving a few facts for the very first time. She was upset that I left a bad review despite the fact that I was given what I was owed, and said it sounded like I was going to leave a bad review regardless. It's true. I was. Park 212 is an average apartment complex. Not an awful home but nothing special. They lost stars due to the fact that I was ignored for a month, their rent increases are very steep, and the fact that had I not been persistent they would've pocketed money that was rightfully mine. If I had never received that money owed, I would've left a 1 star review. I lived at Park 212 for about a year and a half. It's a pretty decent complex. But the struggle to receive anything resembling customer service after moving out has left a bad taste in my mouth. I received my deposit refund in the mail, only to realize that $100 of which was unaccounted for, and the description of what was cleaned or replaced for $145 was confusing. I spent a month trying to reach someone. Apartment manager claimed that she hadn't heard from me until the day we resolved things. This is untrue. I started with emailing the office, and they ignored me where they had always been responsive in the past. Eventually I called and they gave me the corporate number to call, which they could've easily done in response to any of my 3 previous emails. I called that number on 4 separate occasions with no answer, and no response to a voicemail. I tried emailing the corporate customer service email fully expecting to be ignored, but actually received a prompt response. After first insisting I was mistaken, it was discovered that there'd been a mistake and they found where I was owed $100. Not only that, but the cleaning service had estimated $145 but only charged $90, and I was owed another $50 that the manager never mentioned. Both of these amounts were attributed to "bookkeeping errors" that were only found by the person at corporate, not by the manager. Other than that though.......... The application process was pretty standard. We had to pay an additional deposit because I had no rent history. We didn't get to see the unit right up until our initial walk through. Unfortunately the unit was dirty when we moved in. Their "brand new carpet!" had what looked like ceiling popcorn on it. It obviously hadn't been vacuumed. The "brand new stove!" had been scraped up during installation, and metallic paint shavings sat on the counter top. Smelly puddles of cleaner were pooled inside the fridge. The cupboards were dirty and a NASTY layer of food was discovered under the tray in the freezer. The staff seemed surprised when we told them and sent someone to clean the next day. There was an unexpected amount of wear and tear/scratches on the toilet, medicine cabinet, bedroom door, balcony overhang, and fridge. The single bedroom unit was small but comfortable so long as you don't have too many belongings. Every appliance in the unit is as cheap as they come and everything else is outdated. Simply using the microwave could trip a breaker. If you aren't sure to leave your window cracked at all times of the year you will have a trench of moldy water on your window sill due to cheap windows. Third floor gets hot. It's hell in the summer but saves money in the winter. The walls are thin and you will probably hear your neighbors going at it at some point or another. But other than some general noise we never had to file an actual noise complaint, and nobody filed one on us. The building is controlled access. You have to let your guests in at the front door. For the most part the complex felt very safe. Though the communal areas aren't cleaned very often and the carpeted stairway can get nasty. Their little pool is nice to have in summer. Overall the grounds are pretty and well-kept with lots of trees. The location is great for public transportation. The park and ride is at the end of the block, and the Swift and other bus lines are also within walking distance. Easy to get to ECC. There is always plenty of free parking. Over all the office staff was nice when we spoke in person. They're happy to help with normal stuff like maintenance requests. The maintenance workers are a mixed bag. Some are cool but some are a bit disrespectful and unhelpful, and none of them can caulk a bathtub very well. Rent went up 14% percent after the first year, and I'm confident that trend will continue for a while. I know the greater Puget Sound area is in high demand. But I'm pretty sure their complex was never at capacity and they continued to raise rent just because they could get away with it. In summary it was a good home, but the end of the experience was frustrating. I would not recommend Park 212 due to the dingy unit, steep rent increases, terrible customer service after moving out, and the fact that getting them to admit they owe you money is comparable to pulling teeth. read more

When I began looking for an apartment following some recent life changes I was prepared to hate everything I looked at and everyone who showed it to me. I was right until I stopped at Park 212. Everything about the property is a cut above anything that can be found in a comparable price range. My favorite feature is that the entrance to the apartments are all connected in a keyed, indoor breezeway. This makes for a very quiet place to come home to but also an added level of security which I appreciate when my kids are home. I could go on about the property which is more than adequate in every way but the real reason I'm writing is because of the staff. ALL of the staff but Lauren in particular. Everyone I have dealt with has been incredibly professional, courteous, honest and attentive. I don't think I've waited more than 45 minutes for a response to an email. Lauren however was unlucky enough to find herself processing my application and gathering documents from me while I was less than pleasant and she could not have been more kind and helpful during a particularly tough time for me. I moved into a 2 bedroom apartment at Park 212 on the 1st of August 2016, and am really pleased with it .. equipment, carpets, space, bathroom etc. The management are extremely helpful and have assisted me in moving heavy 'to be assembled' furniture into the apartment. Updating my review. And wish I could give it no stars. I hope the property owners contact us because we have been reaching out. We also have contacted multiple tenant agencies after our 6th 10 day or 3 day eviction notices for aggressive retaliation reasoning. All which started with our living space being unsafe due to 2 by 4s being dropped on our patio where our 12 month old plays (with out warning). We complained. Were not respected or listened to, and further more told to watch how WE spoke after being verbally assaulted by their contractor and later their property manager who came aggressively knocking our front door and insulted me for being 7 months pregnant and hormonal. Fast forward to now we just received a 10 day notice about other occupants not on the lease living here. My husbands divorced parents visited and stayed maybe 2 nights each a month apart. My Aunt is coming for thanksgiving and now we are uncomfortable being in our own living space we pay rent for. This has gotten out of hand. Furthermore regardless of that they say we NOW have an household of 4, we rented the apartment when I was 5 months pregnant and had a 12 month old. We were more than honest about that and 3 1/2 months left our lease the manager Nicole Heins decided we can't have 4 occupants. She wasn't the manager here when we rented so maybe that's the issue? She seems to not know much about tenant or landlord laws. I'm currently in college studying to be a paralegal so, let's just say this has been practical research for my career. But a stressor for Our small family. I don't even feel comfortable taking my children for a walk around the complex anymore. Something has to be done about this. And we will certainly be making every effort to legally do so. We also can't wait for March 1st when our lease is up! read more

I am a current resident who has lived here for 3 years and In those 3 years I've never had any issues with my unit or the staff at the leasing office. The apartments are pet friendly and provide poop bags and trash bins all around the property, being so close to the hospital when the power goes off you're always assured your power will be on sooner than others,not a major crime area and having dicks drive in within walking distance is premium!!! read more

These are, hands down, the worst apartments we have ever lived in. Our carpet wasn't cleaned before we moved in. It smelled of urine. It was disgusting. Our toilet didn't work, and still doesn't. The maintenance man was rude when he came to "fix" it. He told us that we couldn't flush toilet paper. That isn't a joke. Don't get me started on the smoking. People smoke in their apartments when this is supposed to be a smoke free community. They are always doing some kind of work in a near-by apartment, and they are so loud and inconsiderate. It amazes me how many people move in and out of her each week. There is constant stomping up and down the stairs. It is such a loud complex. There is no peace. You should hear them taking large appliances up and down constantly. You'll want to scream. I don't know what's worse, that or the rude tenants who jump and stomp. The insulation is nonexistent. It's freezing during the winter. The windows are so old and poorly installed that you can feel cold air coming in constantly. This causes condensation to build and make mold. You'll be cleaning this up every other day. The hallways are dark and they always smell awful. There is no ventilation. This place is overpriced, like everything else in Washington. I can't believe how much you have to pay for such poor quality. They now have new management and they are awful. Rude and ridiculous, to say the least. They love to cause constant inconvenience to the tenants. Stay far away from this place. read more

I would not trust anything the apartment management has to say. We had a similar experience to Sara A with shady, untruthful management. We had to rent without seeing the apartment first. They put us in a stinky apartment which they could probably not be able to rent otherwise. The manager we dealt with, Erin, seemed extremely nice, but claimed there was just a slight cat smell and blamed us. (We don't have a cat). When we tried to work out a lease termination, she agreed to do it, but only started the process when we threatened to turn it into a legal process. First thing is the packages. They like to write the room number on the boxes. Sometimes I get something for someone else. It's make me really annoying and upset. And the office hours at the website is different. I told them lady time when I missed to package which I need immediately and need to wait 3 days later because they closed for holiday and I thought they changed, but they didn't. Same thing for today, I went the office at 5:08 pm today because the close time in the website for Saturday is 6, then I found they closed. The package is important because I need it on Monday. But I missed it. In addition, they added the building number with alphabet. It is very easy to find the alphabet but it hard to see the building number because it printed in light grey in a white background. The alphabet is not part of the address though. It caused many problems with getting packages because they cannot easily find the building number. I think the building number should be clear to see, a alphabet label is fine but should not clearer than the building number: 7305, 7307, etc, like the office though, 7300 is very clear. Last, the people who work in the office are not understandable and patient. For example, when I renewed the lease several months ago, they said I can choose an upgrade. I picked one and they said the work will come later, but no specific time and even date. I think every work should be scheduled. What if they come and knocked the door but I don't hear because I am sleeping, and they thought no one in the room then they come in? They didn't even give me a specific date so I give up the upgrade. I have been living here over five years and disposed a lot. They do add many things though: some activities such as barbecue, but the stuff changed a lot, and make many mistakes. Last year I was given the documents about the lease two times because of a mistake. This year when I renew, the first electronic document I got was with the wrong name and wrong date. I told them the mistake and they still got my name wrong. Then I went to the office, the lady there asked me what is my name and finally changed it. They even not able to find out what the correct residence name is!!!!!I always remember the time I moved to the apartment, I had many questions, the girl who worked in the office was very sweet and helped a lot, her name is Sharica. And at that time, the three ladies who work in the office are very efficient. At least they didn't make mistake about my lease. And I got problem once with the broken toilet bowl and they told me when they will come to change, and come in with the time they told me, not like these days, they cannot even give a clear date when they are going to change something. read more

I cannot believe that i am giving this place a star. This is the absolute worst and the most horrible place that you can ever live. You would rather to be homeless than being here. Renters be aware! Hidden fees are everywhere. I had a one year lease with this apartment and it has been absolutely nightmare. It has the worst management possible. Manager Jennifer is the worst. Do not live here trust me! It seems nice and awesome but they will lose your rent, they will charge your account with unnecessary charges and expect them to be paid immediately even though in the lease agreement there is NOTHING stated about these charges. They claim they are a "Non Smoking" community but everyone smokes cigarettes and all the employees that live there smoke while they work. You will have beyond noisy neighbors and they will do nothing about it. If you are smart and not looking to waste your money DO NOT MOVE HERE! Lastly their security deposit cost an arm and a leg and the complex is just OKAY. Please if you are thinking about signing a lease here do not because they will screw you over. read more
