I have 20 years of perfect rental history except a corporate landlord who overcharged me in 2021 for a half months rent I did not owe (and many others, theres a class action suit pending). I make twice the min yearly. They refused to rent to me unless i paid money I don't owe to the company who we're collectively suing. Worst part, they kept me on the hook for a week doing tasks like they might approve me- a decline would have been so much better. I sent them W2s, lawsuit paperwork, reference letters from my current property manager...on and on. They took my $400 via EFT but are sending it back via paper check "hopefully within 7-10 days". They also monopolized the loft situation in Oakland- I say this to say they're greedy, not for the people and if I knew then what I know now I wouldn't even have applied. In summary: Neighbors are really excellent. Management is hit & miss. Units have quirks that may or…read moremay not be something you can live with. Working from home is OK if you have a unit that isn't a greenhouse, but you won't want to invite most clientele over to your space. The neighborhood has issues with illegal dumping and drug users. The trains are comically loud and will definitely be noticed by people on the other end of your phone convos. Great for pet owners, if you don't have a unit that gets unhealthily hot (like most facing 47th). I lived here for a few years until the pandemic brought big changes to all our lives. I wanted to make sure to review because I recall seeing so many red flags when I first looked at this place -- a URL on email addresses "fdcollins" with no website to match, a company named "Proper Management" that had little to no online presence... I had to do a ton of research to assure myself it wasn't a scam. It is not a scam, everything was fine. Francis D Collins is the property owner and Proper Management is the company created to manage properties owned by Collins, I believe. Svend, the offsite manager that sent our bills and answered the office phone, was excellent -- always replied to our emails quickly and was attentive. Resolved issues quickly & efficiently. Jay, the onsite manager (but not a resident), was not that great, but he wasn't the worst. He would fix things, but not necessarily quickly. We were having such a big problem with the sun in our unit, we bought materials that we could install ourselves but needed permission to do it...Jay didn't give permission and did eventually install it, but he took our materials and did not use them all nor did he return them, so we just lost money on that. (He promised to return the unused stuff, he just never did). Jay also did kind of lame things to blight the street in front of the property like tear out the plants and just leave piles of dirt instead. That was especially disappointing because when we moved in Jay and Nolan said that they were working to improve the greenery and had just planted trees. I thought the flower gardens near our unit was their work, but it turns out it was various neighbors that were later told to rip them out, but the management did not do anything with them afterwards...just let them grow weeds and attract garbage. At least the gardens kept some of the street crazy away. He also left an old car parked out front, taking up parking space close to the units so that we had to walk farther to get in, which was occasionally uncomfortable. It attracted criminals and was eventually stolen. I'd say that the exterior attractiveness of the property went markedly down while we were living there, as a direct result of their decisions, and because of that, more street wanderers would come around. Originally I thought I might have clients over, but it became too embarrassing & uncomfortable for guests. The units at Dutchboy are all unique. Ours had its pros and cons. The totally open layout was a dream, as was having the tall ceilings. The water and power were always reliable. The bathroom was surprisingly small. I (5'7" 150lbs) often showered standing sideways (facing the curtain or wall), because the shower was so narrow. The sink was so close to the toilet that my knees were under it when sitting and I could rest my chin on the sink. But the worst by far was that there was only one small ground-level window that opened, but two large clerestory windows that face the sun all summer long baking in the heat. With no vents, the heat would get trapped and it was 90 degrees in our unit until 10pm. It's too dangerous to leave your door open and walk away, but even sitting next to the door with it open for hours, it couldn't circulate very well because the unit was 50' deep and the window was 2 feet from the door. When wildfire season strikes, it's really unlivable. We had to move out partially because of this. The unit wasn't that clean when we moved in, even after we asked and they agreed to do the floors...for example the bedroom area had beams that were coated in dust. They cleaned the carpet, but not the concrete. I did a thorough cleaning myself before moving in and found a thick layer of dog hair in the broiler drawer under the oven. There was some trouble with drug users camping and cooking on 47th...fires, explosions, pests/rats, endless garbage, hit & runs, crazy behavior on the street, fights, etc. To their credit, the management worked really hard to stop the whole thing, as did a lot of the tenants, and eventually it did mostly go away before we moved out. Best thing was the neighbors. They all had a great attitude and liked to help each other out. The neighbors aesthetic touches on the outside of the units were what make the place really special. Large metal sculptures, potted plants, unique patio furniture, adorable pets...all really take the edge off the stress of city life.

When we considered moving here, I could not find much about these lofts online; this has prompted…read moreme to post, as there are several units recently rehabed and available for rent. Neighbors: These really get 5 stars. In this repect, this is a great place to live. Several of the residents/artist have been here for a long time. Neighborhood: This is no doubt the industrial section of East Oakland. In this location we see very few problems. Because 47th is a dead end here, we do have a couple of homeless on the tracks and we have trash dumping and occasional prostitution. This is becoming much less as this place becomes more habitated on the 47th St. side. A few of us on this side have made it a sport to chase these people off and consequently it is a much less desirable place for these activities. In speaking with the long time residents they also say that there has been next to no crime within the warehouse property. I think the most recent, a few months, ago was a car break-in. Management: They get negative stars. In over 20 years of renting and/or owning, these are the worse people I have ever dealt with. Francis D. Collins owns this property and I have not been able to get a call back from him to see if he is truly complicit in the deplorable attitude of the Proper Management staff. Some long time residents confirm that if you have a problem here, like something that needs repair, they will pretty much tell you to go f*ck yourself or just ignore the request. We have had a serious problem in our place, one that legally has to be fixed and the Proper Management staff, very unsavvy in landlord/teneat law, has told us the above. It has taken calling in the city to have this repair done. (Note: We made our request 4 times) If you are looking into these places know that the rents are all over the board. What we pay around 2K for, our neighbors, in the same size space whom have lived here for only a couple months longer, pay 1600. We were able to negotiate down from the original per month price they were asking. Less the management, it is a very cool place to live with great warehouse space. I have to assume and hope that with all the work going on here that Francis and Proper Management will figure out that you have to be accountable and repectful to your tenants, not just collect the rent.

I lived at 1200 Lakeshore from 2020 to 2023, and while the apartment itself is beautiful with…read morespacious units and great views, the overall experience was far from perfect. The neighbors were awful--racism was rampant. Once, in the laundry room, my partner was loading a dryer when a woman literally pushed her and said, "residents have priority," clearly assuming she was someone's maid. Another time in the laundry room a different woman asked her "what are your rates?" And when we said "we're your neighbors!" She didn't even apologize she just gave us that "oh you're being too sensitive" look. That kind of behavior was shocking and completely unacceptable. I also had a Mexican flag and a BLM flag on my balcony, and the property manager passive-aggressively asked me to take them down for "drone photos of the building." When I asked when this would take place so I could put the flags back up, he got nervous and mumbled something about needing the building to look "uniform." It was clear the flags weren't the kind of "uniform" he had in mind. While this isn't directly the building's fault, it absolutely must be mentioned: the area is not safe at all. In the three years I lived there, there were three murders within just a couple of blocks. No joke--check Oakland crime stats if you don't believe me. It's a very dangerous area, which only adds to the list of concerns. 1200 Lakeshore is a lovely building on the surface, but between the hostile neighbors, management's sketchy priorities, and the unsafe neighborhood, it's not the haven you'd hope for.

We moved to the Icon @ Park in August 2010, and totally enjoy living here. We love the design of…read morethe building, and the interior finishes are for the most part tastefully selected, with the possible exception of the fully carpetted floors throughout, since the modern feel of the unit would be enhanced by different flooring slections, particularly in the living & dining areas -- but it's a rental after all, so I understand the cost implications of repairing/replacing hardwood or bamboo flooring, vs. cleaning/replacing carpetting. There is also an issue with cheap drawer tracks in the kitchen drawers that bugs us a little, but they are servicable, although flimsy. A new management team was brought in during the fall, and they have been very responsive to all of our requests, and as far as I know, to those of our neighbors. We also love the location, for several reasons: 1) We are a short drive to the Bay Bridge, and can be in downtown SF for shopping and museums in as little as 20 minutes. 2) There are a few dining establishments within a short walk that we enjoy, including Cafe Biere, Arizmendi, Lane Splitter, Miyozen, and Los Cantaros -- as well as two of our favorite places for brunch, Brown Sugar Kitchen, and Rudy's Can't Fail Cafe -- the latter being only one block away. 3) Emeryville itself is a really cool place, with a diverse mix of residents; a lively arts scene for a city of its small size, and a city government that is very supportive of the arts; fun and funky architecture, from warehouse-to-loft conversions, to newly built Euro-inspired loft and condo buildings; and a surprisingly large number of employment opportunities considering its size. Yes, there is a crematorium on the back side of the block, but our deck overlooks it and it doesn't bother us in the least -- in spite of their 24 hour working hours Monday - Friday (although admittedly, we do enjoy our deck more on the weekends, when the din of their smokestack blowers is absent). Also, I haven't seen any of the dust or soot one reviewer mentioned, and again we overlook the facility in question. I should also point out that we actually experienced far more city noise when we lived in SF, and we have NOT noticed any of the typical city soot and grime on our windows and sills here that we had elsewhere, so this we find the Icon @ Park far more quiet and clean in comparison to our previous urban living experiences.

Still, she follows the lead of Robyn.......that part. When I complained to her about a rude worker she told me it was my fault THREE times! He was her favorite so it was me that started the whole misunderstanding because 1) I was having a bad day 2) I was projecting 3) He was matching energies! IN MY HOUSE!? REALLY? MMk. No incident report, and an apology that lacked sincerity. Several times she has treated me with dismissive energy while she pets her dog. Many time she has had to apologize for just being rude in her delivery or understanding of ANY situation THUS far. Overall, she has a mean disposition towards those that shine light because she has no accountability. NONE!! The management could use some training in their own systems. There are clear conversations that took place that management "cant seem to remember". In the meantime I have a late fee of over $80, but I handed a rent payment ON TIME TO MANAGEMENT! I HAD TO PAY WITH A CHECK BECAUSE AUTOPAY IS NOT AVAILABLE ON MY ACCOUNT AND I WAS NEVER TOLD THIS!!! Ok, I pay, so why a late fee? How come Robyn has not contacted me about HER mishap? They seriously expect me to go from ledger to ledger, calculate what is owed and write a check every month just to get a late fee anyway? I asked for the email of the Regional Manager...still waiting. It's far enough away from Lake Merritt that you don't get constant foot traffic, but it's still close enough that you can easily enjoy it whenever you want. It's about a 7-minute drive to Lake Merritt, and you can also walk there if you enjoy longer walks around the neighborhood. I used to go there often just to walk around the lake. There are also several grocery stores nearby within walking distance, so the area definitely isn't a food desert. I actually lived on both sides of the building, one unit facing Hollis Street and another facing Peralta Street. The Hollis Street side does have larger windows, which is nice for natural light, but personally I preferred the Peralta side. Parking can be a little tricky like most places in Oakland, but there's usually plenty of street parking on the parallel streets. Just make sure you pay attention to street cleaning days because you will get a ticket if you forget. The biggest downside is that the walls are very thin. You can definitely hear your neighbors. However, when I did have an issue once, I simply spoke directly with my neighbor and she was incredibly kind and understanding. The walls are just that thin. There was no hostility at all, and honestly it helped build a sense of community. During my time there, I really felt like I became part of the building's culture. The last week I was living there, new management took over, and I had the chance to meet Daniel. Even though I was already in the process of moving out, he went above and beyond to help me. I noticed improvements being made right away, the common areas were being repainted and refreshed, and he was clearly putting effort into bringing new life to the building. There was a small delay with my deposit check, but Daniel stayed in communication with me the entire time and made the process smooth. He even helped follow up while he was sick with the flu, which I truly appreciated. That level of professionalism and care really stood out. I was honestly sad that I wouldn't get to experience the building under his management because it felt like the place was finally getting the fresh energy it deserved. It's pet friendly!!!
