I only gave them a 1 because I had to give them something. Dont do it!!! I cant tell you about their homes - i didn't get that far. I made an appointment on Sunday. Picked out a lot, floorplan etc. submitted a app to the finance company. By Tuesday Rhonda had sold the lot out from underneath me to someone who had cash... really, she didnt even give me the option to put ernest money or anything. So my suggestion, if you dont have cash. Dont expect to have a lot. Very awful business practices. I guess now im glad i didnt do business with them. If this is how they treat people!! read more

I could write a novel I'm sure. But I'll boil it down to the major (truncated) points. 1) They promised to finish/create a park in an open lot in the neighborhood, grass, benches, swings, irrigation. It was left dirty and empty. 2) They left the neighborhood with areas lacking sidewalks where they clearly should be (even according to city safety codes). 3) Their workmanship is sub-par. They had not planned for draining appropriately and after numerous attempts at getting them to fix my lawn issue, they've stopped responding entirely. I'll be getting legal help now. 4) I've found bottles and soda cans, various plastic trash items within my attic, and in my planter, in the dirt around the house. All in all, just a pump and dump kind of builder trying to take complete advantage of Austin/Texas' growth. Remember the age old lesson when it comes to buying a home, don't fall in love with it and consider it a business transaction, as that is what it is. Otherwise you'll overlook issues that will give you massive headaches and cause you to incur extra costs. Best of luck to you all that are considering buying from Pacesetter. Notice, they even took down my inquiry on their instagram about when they were going to finish their work, and blocked me so they wouldn't look bad. Way to address the issue! My parents just bought a house, for me to live in while I am finishing school, with Pacesetter Homes in San Marcos, Texas. We worked directly with Lindsey Kostelecky and she was amazing! My parents could not be there the whole time, because they live back in Houston, and I am less informed on what it takes to buy a house, but my experience was A+++! She was extremely personable and didn't try to sell me anything extra or talk me into something I wasn't looking for. She made the entire process easy and stress free! My wife and I bought our first home from pacesetter and so far our experience has been terrible. They tried to change the purchase price after we had signed the contract and had already given them the $2k down. We negotiated but we still ended up paying more. Very unethical. Once we got started building our construction manager, Nicholle, barely communicates with us and makes it seem like everything we bring up is a nuisance. We are projected to move in in July and I'm not even excited. This whole process has just been a headache. If you are considering buying a home with pacesetter, DON'T!!! Look at other options out there like Pulte or Dr Horton. I wish we would've done that!!! read more

Scam: Service First mortgage company will sell your loan before the first payment. Basically means that even though they give you a credit at closing, they give you an average rate (and just toss your loan to a random company you dont get to pick. Feels like taking their credit just was upfront compensation for "we'll just do whatever with you" later. I feel like there are better rates and credits available anywhere but was told they were preferred by Pacesetter...for what exactly? read more

We bought a brand new house (2014) and have observed multiple problems (When putting up Christmas lights there was a giant hole in the roof, for example). Getting someone to come out to have a look was a nightmare, we often had to get a 3rd party repair man to fix the multiple problems. Pacesetter refused to support in any way, despite their "warranty". Now my family and I have a black mold problem, which he tried to address in 2016. We sent multiple pictures, details, requests for support, but were ignored. Now in 2019 we're seeking guidance and the "Support worker" was not only rude, belittling, and short with me, she was also not helpful at all. Basically telling me to figure it out, even though I have many documents and pictures from requesting services in 2016. I could go on, for example our hardwood cracked and there was a huge hole in our kitchen about a month into purchasing. The worker who came to fix it almost laughed the whole time at how poorly the house was built. read more

If you buy a Pace Setter home make sure all the repairs are completed before they leave or you won't get them to come back. One of the new homes that a first time homeowner moved in to has a cracked shower pan. When she called the construcrion manager Ruben he asked her if she dropped a shampoo bottle on it. The hoises look nice but looks can be deceivimg. There are several of us here at Bunton Creek that have problems with our homes and they won't come back to repair them. They are like several used car salesmen, no service after the sale. They also set several of us up with the Kyle PID fiasco. read more

Pacesetter built my home, and I could not be more satisfied. There were a number of different plans to chose from and customize. We chose the Sawyer plan with boxed out windows and did a fair bit of customization. We had the house built from scratch and everything went great. The only slow downs in construction were due to inspection and permitting delays due to the massive growth in the area. I can't fault them for something they have no control over. After 6 months, one of our trees died and they came out and replanted the tree! The only other issue we had was some caulking around the tub was peeling, and they sent someone right out to fix it. So far, they have been very responsive to the few warranty requests we have sent in. read more

For the most part I have been satisfied with the home but the longer I live here the more I see how Pacesetter left things unfinished, like no metal flashing on my roof. I have been told that it is a standard practice to put metal flashing. I also got wrong information from the sales person about what I could and could not do on my property. Live at Chaparral Crossing and love everything about the place, minus the road 969 that goes to 2 lanes for some reason. Hopefully the county will add lanes. I'm far enough away from the city that it's quiet yet close enough to get to work East of downtown in about 15-20 minutes. We started our building process in Avalon in early December and moved in mid July. I was about to sign a contract with another builder in the community but decided to look at pacesetter just in case. Diane was probably the biggest reason we built with Pacesetter in the beginning. She was helpful giving us pricing and estimates of what features may cost in the design center (others won't even give a ballpark which is scary when you are on a budget) and she was not pushy making us feel very comfortable. My realtor was pretty bad so Diane probably did more work than she should have for my process. Throughout the process we were given updates. The timeline was pushed back a few times because of weather and others personal issues. There were a few oversights in the beginning but Denny always did his best and made it go the buyers way when he could. You can tell he cares about his properties and the buyers. After a few months we still love the house and the neighborhood. Denny and Diane are still are welcoming and happy to answer questions we have. We would pick Pacesetter if we did it again. read more

My wife and I bought a Pacesetter home in Knollwood on the Colorado back in April of 2016. It took 8 months from contract to move in, which worked for us. During the building process, there were several issues that came up. A few examples, workers left chicken bones, huge globs of spit and other food debris around and but for our insisting things be cleaned up, those things would have gone unchecked and ended up in our walls, under the carpet, etc. Also, the shower pan leaked, creating about a 20 ft radius of SOAKED framing wood. Pacesetter's solution was to put KILZ (so they said but it may well have been white paint) on it while it was still so wet you could squish water out of it and forge on with drywall. Uh, no. We insisted they stop and put blowers on it to dry things out. If you buy from them, be prepared to need to do site visits often, if not daily. The folks they hire don't give one iota about your new home. That being said, once complete, we have been pretty happy with the house. There have been some minor issues - tiles cracking, rust coming through the paint on the exterior flashing - at this point, we've stopped filing warranty claims because it takes THREE home visits during business hours to get a claim approved and repairs done. Who has time for that?? But my biggest issue with Pacesetter has been living in the neighborhood while they continue to build around us. Their crews are reckless and don't care at all about the people already living in their homes. Not only do they start banging, backing load trucks and blaring music before 7 am (prohibited by city ordinance), but they leave their trash all over the place, and have hit and dented my vehicle (leaving no note or acknowledgment of the damage - Pacesetter has ignored my requests for compensation). While building the home next to mine, they severed my internet/cable line (again, no acknowledgment despite an obvious naked cable torn out of the ground). They also drove trucks and other heavy equipment over my lawn (new sod I worked tirelessly to get established and spent a fortune on to water over the summer) leaving large ruts and low spots that now flood. Several times, their trucks have dumped sand in my yard when turning the corner (enough to smother my grass) and most recently, they've jumped the curb on my corner lot and left a GIANT rutt (about 8 inches deep, 8-10 inches wide, 10 feet long) in my grass. Again- NO ACKNOWLEDGMENT! Each time, I have to find the damage myself, contact the builder and then there is little to nothing done about it. Once, they had guys plop down sod over the rutts and my muddy, squished grass with no prep work at all. That was the "fix." Everyone knows living around construction is a challenge, but the least they could do is hire contractors that give a crap about people's homes and property. If not that, then fix the stuff their contractors screw up. My neighbors have had the port-a-potty fall over in their yard twice! You'd think after the first time, Pacesetter would have relocated the port-a-potty onto an empty lot at least. They also went 4 months waiting for a basic formica counter top to be installed. I'd give the building process 3 stars and the home 4 stars but the company's "not our problem" approach after the sale is final gets negative stars. read more

We went with Chaparral Crossing because we liked the alley way parking. We also like that we can build a carport for our truck & trailer. Now days you can't get a garage deep enough for a 4 door truck, so the option to build a carport and be able to protect our vehilces from the weather was a plus for us. We have bought many different homes in the last 30 plus years. This is our retirement home and we could not be more pleased with the end product. May 2014 my daughter and I walked through some of the homes being built and looked in the widows of the models; we were very impressed with the Jasper floor plan. I liked the master bedroom being on the first floor, the game room upstairs, and the full patio upstairs outside the game room. But the most attractive feature of the house was the stained concrete floors. We left without thinking much about buying at Chaparral Crossing. As a first time home owner, I was really disappointed by the bidding of resale homes and having to endure the stress of whether "my bid" was accepted or not. I had a time frame to get out of my apartment, so the whole bidding process was more than I really wanted to tolerate. I went back to Chaparral Crossing and met the sales agent, Danielle Lipari. I walked in and told her I want to buy a house and plan to leave with a contract. Humored, she thought that we should at least look at the models; needless to say I walked out that day with a contract for the last Jasper model in building process on the block; this was mid-June. Danielle was faithful in keeping me informed about the progress of the house with a call every Wednesday. What I really appreciated was the relationship she had with Jason Moreland at Service First Mortgage. The mortgage process was painless to say the least, they made sure I was well informed about the whole process. My lease on the apartment ended on August 13, I closed on the house on July 31 and moved in August 2. Sergio, the superintendent, was also very helpful during the final walk through and assured that all concerns were addressed before I moved in. The surprise came when the appliances were delivered and I received the stove I wasn't expecting to get; yes, the one in the model I really liked. I just closed on my home at the Star Ranch Community in Hutto, TX, and I'm very happy with the whole process. I had a contract with another builder when I curiously decided to check out Pacesetter. I walked into Rebecca at the sales office in Star Ranch and by the time I left the community I was sending notification to the "another builder" to cancel my contract. Rebecca first gave me a very informative presentation about the community and future plans, supplementing it with a nice map on the wall. She then asked me questions to understand my needs in a home. With my responses, we were able to narrow it down to one home. We drove to it, and I ended up getting it. Rebecca caters for your needs unlike other home sales specialist who just want your signature on paper so they can move on to the next deal. That's what I thought of the "another builder" after this experience. Jim, the foreman, is a thorough gentleman. He is hardly ever in a hurry, making sure he answers all your questions, explains all the home features, and follow up promptly on any pending items. And may I also recommend that you give ServiceFirst Mortgage (The preferred Lender) a try. Jason Moreland and Jody Arp are two thorough people who will get you the best deal out there. read more

We bought a Pacesetter home in Knollwood on the Colorado River. If you are thinking of using Pacesetter as your home builder, run-don't walk- away from that idea. We watched the construction closely and got several items corrected, but Pacesetter cuts corners wherever they can. After 6 months the backyard fence is falling down and they just said they don't warranty fences. We had to add $14,000 worth of upgrades to make the house livable. my husband and I actually went to home depot and bought some insulation to put in walls they had not planned on insulating. I could go on and on about what they didn't do and won't back up, but you get the idea. Pacesetter is a terrible choice for a builder! read more

I really enjoyed the craftsmanship of the home as well as the artistry. I will say I had a negative customer experience. Pacesetter did not value my hard earned dollars or time. My lending was delayed and my contract was cancelled due to a communication breakdown. Pacesetter felt that my lender was not providing timely updates. Pacesetter did not reach out to me for assistance or resolution. They ruined my holiday and that of my child with no hesitation. I was told a manager would reach out to me and they never did. I am waiting on my earnest money refund patiently. They did not value my business. I think another buyer was identified. They chose quick return. I suppose the sales rep was seeking end of quarter and end of year goals at my expense. Sometimes you can delay a bonus to earn a life time customer versus a quick transnational sale. I loved the home but was disappointed on the treatment I received. read more

Did not honor his word to complete the items that were left undone; never showed when he said he would; complete lack of professionalism and work ethics. We are currently building a Pacesetter Home in Star Ranch, in Hutto. The process has been so smooth and easy. We began our journey to building a new home with another builder and it was a nightmare. We met with Rebecca at Star Ranch and immediately knew we were in the right place. Everything was laid out up front with what could and could not be done and that was a complete 180 from the previous builder. Once the building process was about to begin we met Jim, the construction manager, and he has been great to work with. He calls me every Monday, as he promised, with the weekly update on our house and when we go out to check the progress, they are right on schedule. We hired an independent frame inspector and he was very impressed with the construction of our home. He told me that in his 20+ years of inspections, only one other home had a better report(and it was a fully custom home). He left me and my wife with great confidence with the job Pacesetter is doing on our home. We have about one month to go until we close and we can't wait to move in! read more
