Gary and his team took our house down to the studs, destroyed and rebuilt the back 1/3 of the house to replace a crappy patio foundation that had been closed in at some point by previous owners, and added a second level. From the get-go, we had a stellar experience with Gary. During our introductory meeting, he spent as much time as we needed talking with us about our project, his process, and the way he does business, and did an exceptional job of setting our expectations up front. His ballpark estimate was right in line with the other bid we obtained, which immediately gave us confidence in his estimating. We signed with him without hesitation. About a month before the project was set to start, I realized I had completely lost my mind ... it was a *terrible* idea to move out of my home for 7 months. I was too chicken to call Gary on the phone, so I sent him an email telling him that I thought we should delay the project for at least 6 months because I just couldn't deal with it. Like the best therapist, Gary listened with compassion and then broke down my monumental, paralyzing mountain of stuff that had to be accomplished into its most basic elements. "I know it doesn't feel like it, but you're almost done with the hard work," he told us. He sent a list of what we needed to do, with deadlines (this is something he did countless times during the project, which was great!), and helped me get a grip. Much to my husband's relief, the project proceeded as planned. Did I mention that we expected to be out of our home for 7 months? Gary finished almost 2 months early. How? In my opinion, it's because he respects and watches out for his subs, and they return the favor by moving mountains to get stuff done for him. It was truly a joy to watch -- at one point during the project, one of our neighbors remarked that there were almost always people at our house, and they were *always* working. Speaking of our neighbors, living next to a project like ours can be a nightmare. Gary walked the neighborhood before the project started, talked with our neighbors about what to expect, and left letters with each neighbor with his personal contact information. I know of two times during the project when neighbors had complaints ... in both cases, Gary immediately -- and very diplomatically -- addressed them. Now that we're back in our gorgeous "new" home and we've paid the last bill, Gary's level of service hasn't faltered a bit. We've reached out to him with a couple questions and issues, and he has responded immediately, reached out to subs or vendors as necessary, and obtained exactly the "fixes" we believe are necessary - at no cost to us. The workmanship throughout our home is absolutely gorgeous, and the materials are of excellent quality and exactly as specified by us and our architect. He even added a number of "Gary-isms," such as rebuilding a fence for us (not in the contract -- we had planned to have him reinstall the old fence) because it faces the street and the old fence would have looked terrible against our shiny house. I can't recommend Gary and Urban Home Builders enough.

We found their gorgeous home in Central Austin when looking at another one of their listings and even though it was still under construction, it just had that WOW FACTOR when we walked in! My husband and I just had to have the home and were so excited that we put in an offer before it was even listed for sale! Chester, Macon, and Keith were so kind and so wonderful to work with. My husband and I had some issues with our lender who kept trying to move the close date around and we were so grateful that Greater Austin Builders were so willing to work with us during such a stressful time. When we did our walkthrough, Chester and Macon were so wonderful to point out all of the amazing details that we didn't even realize our house had. They really have an outstanding high quality build and make use of every space possible. From the details of only using high quality paint, to using the more expensive finishes to make the house really pop, to even building a gorgeous deck and staining it close to 5 times so it would look perfect, as well as thinking of every detail we might want such as areas to wire in surround sound, soft close cabinets, top of the line appliances, epoxy on the floor of the garage, shelving in the garage, hardi plank siding, painting every tiny smudge and being more critical than we were, as well as putting in the best sod (most expensive) and even letting us pick our trees....these guys were AMAZING!! As this was clearly the builder's error, I reached out to the warranty department, which was extremely hard to get a hold of as they rarely pick up their phones or answer their emails. Finally, they got back to me with a flat out no without even having looked into the issue. Why have a warranty policy at all when you're not even remotely honoring it?! As a homeowner, I am outraged at their complete lack of responsibility and professionalism. Stay away from Milestone if you're looking to buy a house!

We've been in the house for only a few weeks but the nightmare has already begun. The biggest issue right now is that when it rains, our backyard turns into what I can only describe as the bank of the Mississippi River. We paid a $9k premium for a corner lot because the houses in VISTAS AT AUSTIN are only 5 feet apart. Our backyard was soaking wet on our pre-close punch walk. We were told that was because they had been running the sprinklers for the new sod. I'm no engineer, but I could tell that didn't make sense. When we did our final walk the day before close (a week later) the back yard was still unusable as it was so wet, muddy, mushy, etc. I brought it up again and was given the same answer. Brought it up to Milestone "un" warranty and they were useless in helping. It's been nearly a week since I turned in that warranty and no one has come by to try and figure it out. To rule out the sprinkler issue, we turned off the sprinklers at the control module. Checked at 24 hrs and 48 hrs after and the yard was still wet, muddy and unusable. It rained this past weekend. We happened to go out on the patio and to my absolute horror, I realized our backyard had standing pools of water. I put in the warranty request and followed up a few days later. They said call the person who did your final walkthroughs with you. I did, but to no avail. He called and said he would come by. I talked to him last Friday and explained the issue with the drainage concerns I have. He said as long as it can dry within 48 hours, then it is not an issue. He also said the neighborhood is built to drain in the direction of my home, so I will have lots of water in my yard when it rains and repeated the nonsense about (basically sucking it up) the 48-hour rule. Jared G. I know you monitor this page. Dean has my contact information. I want to hear from someone at Milestone corporate office ASAP. I have already filed a PIR with the Attorney General's Office and TDLR for all documentation and/or complaints related to Milestone Community Builders, LLC, Milestone Community Homes, Inc and GJ Holdings LLC to better understand the extent to which these issues exist and to better understand what, if any, corrective actions have been taken to help Milestone operate in a way that is fair to consumers. Milestone sold me a home, with a $9k lot premium, that Milestone knew would flood every time it rained. At least that is what one Milestone representative has shared with me. Jared, you can look at the pictures for yourself. I also have videos if VP Greg would like to see them. I hope we can reach resolve soon I have avoided putting names in this review to avoid appearing to go after any one individual at Milestone because this seems more systemic, rather than isolated to one or two individuals. The reviews here on Yelp provides a wealth of potential witnesses who have also been victims of ill and concerning practices at Milestone. I have retained all communications and other documentation with all Milestone employees. In consultation with my advisors, we are preparing letters to go out to Garrett Martin, Alan Topper, Richard Topper, Castletop Capital Partners, and GJ Holdings, Milestone executives and sales members, and city of Austin code compliance requesting evidence be preserved if Milestone keeps refusing to move expeditiously to resolve this matter. It seems to me that injunctive relief is the only way to prevent further harm to others. I look forward to hearing from Milestone.
