    Small lot!  Charged a $12K lot premium and had to relocate the air conditioner.  There is not enough room for a whole house generator!

    Brightland Homes gets ZERO stars! My experience with this builder was awful! I did not complete the build process and cancelled my contract at dirt because I did not want to spend $400K on a house that did not make sense for me to buy because of an overpriced, money hungry builder. I was relocating to Houston TX from Charlotte NC and was looking to live in the Balmoral Community. My Realtor suggested the community and I absolutely loved it as the community itself checked a lot of my boxes given the proximity to the airport and to downtown. However, I went with the wrong builder. Upon being introduced to Brightland Homes, I thought they would be the one to build with. I was proven wrong. From the start, the sales agent was over talking me and rushing me into the contract in which he stated that I had to get done that day because the house that I wanted to build only had "one" lot left that could accommodate it. The lot was in front of a retention pond in which there was a $12K lot premium being that the house would have a brick back and an iron fence. Aesthetically, it looked nice so I went with it and signed the contract. As I was signing the contract, I was given information about incentives which included a $15K towards design center options. I was told that there would be a 25% design center fee and that if I go over the $15K that I the overage would be applied to the overall price of the home. I was under the impression that if I went over the $15K incentive, I would have to pay 25% of what I went over and the rest would be applied to the price of the home. The building process was not explained to me properly as the sales agent was a fast talker. He was telling me about the incentive and what I needed to do with the money. Some of the upgrades he was telling me that I needed, I declined because I did not want the house to go above my budget. Not one time did he ask me if I understood the design center. Prior to going to the design center, I was also under the impression that the model I was building was a 4 bed with 3 full baths as my realtor took a video of the home and indicated that it was included. It turned out the the additional 3rd bath was not but I wanted it in the home. I ended up paying to have the 3rd bathroom added and the design center "incentive" went up to $18K. I was under the impression that as an incentive, I had $18K that the builder was given being that I chose them to build with. Upon going through the design center and getting the options I wanted in the home, I was careful not to go too far above the $18K. I ended up spending only $2K over. I was then told that I had to pay 25% of the $20K. I was taken aback and expressed by discontentment because this is not what I understood. I then got on the phone with the sales agent who then explained that I indeed had to pay the money. Being that I had traveled to Houston from NC, my current home being on the market, I decided to pay it. At this point, I am $11K in this build when I thought the earnest money and structural deposit was the only thing I really had to pay! I was highly upset. Fast forwarding to the pre-construction meeting, I learned several new disappointing facts about the build. The lot could not accommodate the air conditioner on the side and I would not be able to get a whole house generator for the same reason...a small lot. I was told that I would not be able to walk by or mow around the air conditioner if I place it on the side. Here I am being charged for a lot premium and running into these kind of issues. On top of that, when I went through the design center, I learned that gutters would not be placed all around the house, only the front. My question was, as many storms that come through Houston, there would not be gutters around the whole house?! This was an expensive expense that I could have opted for in the design center or have it done after closing. I opted to have it done after closing. Needless to say, this was a major red flag because without gutters, the foundation of the home could be ruined. I was also told at the pre-construction meeting that I would need to remove the oak trees in the front after I close because they may cause some issues in the future due to getting too big and that as they grow, they would be more expensive to remove. At this point, I was done! Here I am building almost a $400K house and I have to do a lot after closing which is going to cost me lots of money! I expressed my discontentment with the process to my realtor and sales agent and told them that I wanted to cancel my contract and that I wanted all my money back. I don't have enough characters to document my full experience! I was denied my refund and was laughed at by the sales manager when I stated a reasonable remedy! STAY AWAY from Brightland!!!!

    I moved in my home in The Oaks in Red Oak and was promised that the yard would be cut and the shutters and door color would be corrected as they are different colors and not even close to looking the same. nothing has been done but runarounds. I've spoken to a manager and nothing has happened but empty promises. I should have gone with Bloomfield or History Maker as a builder. Also the garage did not work and I had electrical issue... all had to be addressed by warranty of course.

    I am beyond disappointed with the process and the quality of this builder. The moisture barrier had holes in it before they poured the concrete. Moisture barrier prevents exposure to ground moisture that can cause concrete slabs to degrade faster. They had Friday through Sunday to fix the moisture barrier, they did not do this and then the slab was poured on Monday. They also put the floor outlet in the wrong place, which will require the slab to be busted up so that it is put in the right spot. This could have been easily prevented if they would have looked at the plans. The other issue we have is that we were not informed of how small our backyard would be. We are also disappointed in where they are placing the fence at the back edge of the house; we will have no privacy along the sides of our house.

    Fridge access is limited door can't open fully

    Casinas at Gruene NBTX. Avoid. Started by revising closing cost disclosure to try and sneak in a $1400 HOA Appraisa. Funny (not funny) thing is the builder offered incentives to use their lender. The Hoa appraisal is to ensure the builders standards meet those of the lender???terrible experience. no quality control. I'm not just complaining about todays shoddy workmanship, I bought a Brightland home. I'm talking about simple qc that could prevent a bad experience like ours. our house came with a w/d. the donkey that installed it removed the water softener drain to install washer drain hose. we woke up Saturday am to flooded house and had no idea where it was coming from. garbage disposal was seized up with tile grout. frameless glass shower has a step down about 2 in. the glass installer hung the glass over the bathroom floor instead of pushing back so that water falling down the glass went into the drain instead of the br floor. one entire wall of outlets was tied to a switc. the only way to get power is to leave the switch on. the put a can light under the ceiling fan. solution was to replace the fan w another can light right beside it. Sprinkler system did not work during inspection, was told it was off due to water restrictions, moved in and no sprinkler system. Turns out it was missing a key wire, had to trench the yard 60' to install. Did not even clean house prior to closing most of the problems could've been prevented if Michael (builder rep) would've done some qc. Lazy Strongly suggest avoiding Brightland Homes, Casinas at Gruene and most importantly Michael!

All they care about is turn and burn and make as much money as possible. No customer service what so ever. We have been fighting for years to get Chesmar to acknowledge they had lack of quality and fix their mistakes. We have gone through numerous construction managers, vice presidents, and even talked to the CEO of Chesmar. They don't care. They would rather blame, make excuses and ignore the problems instead of making it right. Their workers told us they hired inept people off the street during covid and they no longer use half their suppliers. Hmm I wonder if they had sloppy work? Wouldn't you rather quickly fix problems and keep bad reviews like this from popping up? When we got the house there was pee on the floor by the toilet so I guess the construction workers didn't respect our house it wasn't professionally cleaned before we were given keys. There were fingers prints all over the windows 12 feet in the air also. Not something you would get if you bought a new car. We had a construction manager whose previous profession was a plumber not check the overhead pipe connections and turn on the water and leave for the weekend. Oops the pipes weren't connected and flooded the house. We had another construction manager order the wrong replacement door knobs twice when I was as specific as possible. I shouldn't have to do their jobs! They still couldn't install knobs correctly as the brand new knobs have scratches all over them. The second VP said well they probably used a power drill instead of doing it by hand so they keep getting scratched up. We have walls that have texture, but still need to be painted all over the house. I guess Chesmar considers that a completed house. There is black tar on the outside of an upper story window. We were promised in writing for an extra box of flooring since the attic supplies had a multiple floor pieces that were cracked. Dry wall repairs in the garage and bathroom still haven't been completed. There is a master bath towel holder that came off the wall. We only used two small hand towels on it and the cheap plastic anchors they used pulled out of the dry wall. The construction manager's response is to blame us that we pulled too hard is the only way they would come off the wall. Why am I constantly tightening down most of the hand, shower and toilet paper holders if this never happens? Also why do youtube videos and metal anchors exists if cheap plastic drywall anchors is all that is ever needed?? Excuses is what that is. The house has the most aggressive soil grading I have ever seen in a house, but they screwed up the one side so a pool of water sits whenever my neighbor runs their sprinklers or a rainstorm comes through. Their original response was if the water goes away in 3 days its fine instead of fixing it. We have unpainted siding still on the side of the house. The back door paint was chipping since we got the house. The answer was doors will chip at some point so what's the point in repainting. How about you fix it once, we agree the house is finished, and if it happens in a few years then it's on me? The upstairs insulation says it needs 11.2" initial and 10.4" settled to meet the thermal engineers R38 value calculation and the VP and construction manager acted like no 8" is fine in multiple places. I show them the sheet it says 10.4" and is circled to meet the R value. Oh I guess we are wrong, but they haven't fixed it yet. You have to push and push to get anything fixed. We had about two pages of other defects that we did get fixed after pulling teeth to get them to come out and reexplain all the problems to 3 different construction managers, 2 VPs and a customer service person. Lots of turnover, demotions and firing from incompetent people. We talked to Don the CEO and asked him to come see the house in person and tell us to our faces this house was up to Chesmar's standard and he said he couldn't be bothered to come up from Houston and he was sure his people were doing a great job after giving a long list of problems that needed to be fixed. We tried taking them to court and they hid behind their contract that says only arbitration. They would rather pay lawyers to deny us then just come out and make it right. I understand oops and mistakes and if they promptly fixed the problems I wouldn't have given a review. It has been a nightmare of what should have been an exciting milestone of buying our first house. Thanks Chesmar. This is the company that says "setting a higher standard". I would hate to see what they think the regular standard is...

I was looking at a specific area to be close to family. I came across Chesmar in this location/neighborhood. The model was beautiful, welcoming and looked like well invested in. Quality workmanship and great finishes. It all seemed amazing. Even the warranty and promises after purchasing one of their homes. The sales consultant was great. She was very informative and available when needed. I went forward and purchased a home that was being built by Chesmar. I must say at the time I purchased, home prices were at an all time high, so I did pay more than expected. When I reached out to the head person asking about a upgrade that I paid for that was "not available" at the time of install, he threatened me that he would give me my money back if I wasn't happy with Chesmar. Crazy right? Here I am thinking ive made selections and paid for them, now they are not available and this guy is threatening me? Never the less I chose another selection and moved on with the process. There were a lot of ups and downs through the process. When It came to loans, they push for their chosen lender with incentives and so fourth. I did attempt to use them, however the rep was not professional and deterred me immediately. Upon closing you do a walk-through and note all the issues with the home. We did this and marked numerous items. I was promised they would all be fixed either before the closing or after. Some were, some weren't. This is where it really goes bad! After closing you do not hear from anyone again. They sell you on this warranty, but then when you report something they come up with a reason they aren't fixing it. It is never Chesmars fault. Always the home owners. Bad grout - They tell you "you should just calk it"? What? I should calk it? You built it. You fix it! Tile finishes coming off - They tell you "its cosmetic", its not under warranty? What? This is a brand new house? Dead Trees - They tell you not under warranty, call a specialist for trees? What? You planted a dead tree? Change it? Re-calls on Items they installed during the build - They tell you to call them? Why doesn't Chesmar do it? You installed it? You purchased it? YOU FIX IT!!!!! You email management NO RESPONSE You open warranty tickets - They say its not under warranty and blame you! They take no responsibility for their poor workmanship, cheap materials and lousy work performed by their subcontractors. Its unfortunate that I am not the only one that feels this way. 26 homes on my street, 25 families that have issues and get the same run-around. Now imagine this! My house is 6 months old! Issues that haven't been resolved, paid more than its worth, now they are selling the exact homes across the street for $100,000.00 less! What a slap in the face. I understand the market has taken a shift, but to value our homes $100,000.00 less is ridiculous. Makes you think how they screwed you in the first place. And if I overpaid so much, FIX MY HOUSE AND THE REST OF THE NEIGHBORS PROBLEMS! If you looking to go with a Chesmar home, defiantly weigh your options. They do not stand behind their work, their word, or their warranty.

We loved the homes and decided to move forward with the purchase of a new construction. Bert, our sales consultant was a joy to work with. He did a great job of making sure we got every customization we could ask for. This all changed when new management was introduced. It also forced Bert to resign. From the point forward our experience changed dramatically. Bert was kind enough to let us know in advance that he was leaving, but I was surprised that Trendmaker did think to contact us in advance to let us know that there would be a change in management and ensure that the transition would go smoothly. What happened instead was the Rhonda sales consultant, Rhonda, gave my real estate agent a call to ask what is going on with the home. Baffled my agent said that she should know not him. Rhonda also calls me to ask what is going on with the house and she repeated what Bert had already told, which was that they could no longer provide customization. Keep in mind that my wife and live in California and have already made two trips to Austin to finalize the customization of this home. Thus we were a bit stunned at the nonchalant attitude expressed by Rhonda when we told her we would not move forward without the customization that Trendmaker agreed to provide us. Rhonda said she would provide us a cancellation order. My wife asked if I received it but it turned out that Rhonda has put in random emails and sent the info to the wrong people. We asked her to correct this to avoid sending personal information to strangers. If that wasn't crazy enough she misspelled the email the second time and once again likely sent the info to the wrong person. The lack of attention to detail is stunning. We asked for our earnest money to wired back to us. However, Rhonda said they couldn't do that and it would 3 weeks to get our money back. That is funny to me because we wired them the money and they needed it very quickly to secure the lot. They couldn't provide us with the same courtesy. A week later I get an email from their electrical contractor. He is following up on some custom work. I was surprised that Trendmaker didn't even notify him of the cancellation. I asked Rhonda to let all the other contractors know because it wasn't my job to do that. I'm not sure if she did because I never received and apology or response from her. Speaking of a lack of response. We wanted to install a pool during construction to make it easy. Trendmaker only allows you to do this with one of their vendors, Laguna Pools. Jeff met with us to talk about our options and then basically stopped emailing us. To this day I still don't know what happened. My suggestion is to avoid using this new home builder. They have poor management, lack of attention to detail, and disgraceful customer service.

Our sales rep Matt kept reassuring us that everything would get done. He is just as involved as David. The number of sorry excuses we got during our build process still boggles my mind. Don't buy a one of their homes unless you want to deal with the shaddiest group on this planet. Paid over 400K for a 150k quality home.

Communication was spot on as was viewing and purchasing the piece. HOWEVER, trying to coordinate someone to come out to measure and fabricate the piece has been horrific. I've been calling for two weeks straight leaving messages, sending emails, etc. to no avail. My cabinets are installed and I'm in need of a countertop, but no one is calling me back. I'm kicking myself for paying for everything up front and now being left in a lurch. Super uncool.

I understand that we're in a strange time (global pandemic and all), but if your business remains open, set proper expectations and follow through with communication. Simple enough, right? After measurements had been taken, we were not contacted to set up install. We attempted multiple times to schedule installation, and finally we were given a timeslot a week and a half later. Prior to the installation date, we were never contacted for confirmation or to set expectations. After following up on installation day, we were informed that the installer would arrive between 8am-12pm....the installer arrived at 7:30pm. At no point was anyone able to give us an answer about when we should expect install. Super frustrating and unprofessional. To top it all off, our countertops were installed with jagged edges, poorly caulked, and one of our sinks was cracked underneath. Our new cabinets were also scratched. Not a word from the installers about any of the damages, as our plumber discovered the sink crack days later. Unless Empire can find better communication skills and subs for their manual labor, find a different business to work with.

    We bought a new home in the Railhead subdivision in Cedar Creek, TX, and as Mustang Plumbing was…read morethe contractor who did the construction plumbing, we called them to install a softwater loop so as not to void the home warranty. The quote was $2,700 and we agreed. The plumbers came out and the first thing I heard was "we're going to cut some holes inside your home to see where the main water line comes up through the wall." I said, "Just go up in the attic space and see where the main line comes through." "Let me call the office." was the response. So they went up in the attic and found it. (holes in interior walls avoided) Then I was told, "You have a septic, so we're going to dig a 4foot wide and 4foot deep hole and fill it with rock so the soft water drain wouldn't mess up the septic. (to be honest, there's some differing opinions among plumbers about this, but I wanted to err on the side of septic maintenance and agreed) So they dug a hole and it was about 1 1/2 foot deep, and called it good. (I called the company and they sent 2 guys out to dig it deeper as per their own specs and they did the deed) HERE IS THE PROBLEM: They cut holes in my garage walls to drop the line from the attic (which they had to do and I expected it) and as they were leaving I said "When will you come back and patch the drywall?" They said "The shop will call you to schedule it." So I waited a day and called the shop. "WE DON'T DO DRYWALL REPAIRS UNLESS IT IS FROM WATER DAMAGE" I said, "yeah, but you guys cut the holes." "SORRY, WE DON'T DO THAT." So I had to fork out $200 to have THEIR holes repaired. When it came time to settle up, I asked to have $200 deducted from our bill, for the repair of the holes THEY cut in my wall... "SORRY, WE WON'T DO THAT" was the response. NOWHERE IN OUR DISCUSSIONS WAS THAT BROUGHT UP. (Thank God I kept them out of my house as patching and texturing would have been more expensive!) So, be aware.

We had an…read moreextra box and laid it back down knowing we were going to need to address it later since Wilshire said it wasn't a foundation issue. Took bout 40 mins including taking the tile to the trash to rip the area off. Full tiles were popping up. Sometimes 4 at a time. This is just ridiculous and now I have to finish scraping this packed down powdery crap. Horrible tile work. Just horrible.

    When a pipe burst, I had to do a ton of demo work to clean up the mess…read more I had a bunch of problems with my house over the last 12 years I've lived here... and they wouldn't transfer the warrant to me since I wasn't the original owner. Which meant I had to pay out of pocket for all their BS. In doing demo this last time, around my first floor... Found literally 100+ beer cans in the walls -- instead of insulation in places. Found lots of fast food wrappers, Gatorade bottles, and trash bags -- instead of insulation in places. Found a lot of places missing insulation... sure insulation settles, but seems there are whole sections between exterior wall studs where there didn't appear to ever be insulation. Unclear if the pipe would have burst if it had been insulated properly. Found a place where they used the wrong sort of 2x4 for studs, causing my upstairs floor to sag by about 2 inches -- now that has to be re-done. These guys will cut every corner. What they sell you is so poorly done, and the work is done completely unsupervised -- it sure won't hold up.
