From the moment that we set foot in the sales office of Brightland homes (then Gehan homes) we were amazed at the level of communication that we received. We started our build back in December of 2020 and our home was done in exactly six months, in June of 2021. We had two home inspections done by an independent inspector, and although no major concerns came back they were very prompt and attentive to our warranty requests. Even after our home was finished the on-site manager kept in touch with us and kept communication open. A few minor issues came around (nothing major, just some caulk fill-ins and paint touches) and they were always very quick to respond. Fast forward to today, when I discovered that I had a leak on my water main. Within ten minutes they had sent someone out to fix it up, and even though it was technically out of warranty they still took care of it because it might not have been installed absolutely correctly. In this day and age of houses being thrown up every hour and subpar standards and practices, I'm so thankful that we've gotten so lucky these past few years. I can't recommend Brightland enough, and I hope that everyone has an experience as pleasant as ours! read more

This used to be Gehan homes a predatory sorry excuse for a builder that built homes that werent EVER suitable to be lived in. Lies were told houses were falling apart right at move in. Ant infestations, cracked foundations, gardens full of rocks and trash and soda cans that no landscaping would survive in after planted, visibly literal wavy drywall hallways, nails popping out everywhere, walls cracking across entire rooms, the entire house plumbing flooded our first night in our house when someone tried to shower. Water came from tubs and toilets and flooded the house. Light fixtures werent hung evenly over bathroom mirrors, tried to open a window and spring popped out and almost cut my finger completely off!! Ants infested our house from day 1 until we moved out. Was told the community pool would be put in the summer we moved in and it still wasnt put in 7 years later. The project manager of the community lived in the neighborhood when we moved in and he built his house completely to obviously better standards and even took landscaping plants and trees from other properties to put in his own yard. The houses started falling apart so bad people were showing up at his house and he moved completely from the neighborhood because of it. They were giving loans through bank of america to people who shouldnt have qualified and kept these people approving move in nspection walk thrus aggressively threatening to pull out your approval if you didnt!!! From the beginning, constant fighting with this builder to simply do what most would consider ethically correct. Any possible shortcut will be taken with Brightland and they'll say whatever it takes to avoid any additional costs. In my walkthrough, there were about 50 items missed that I would have been stuck with had I not caught. Interesting that this was their approach versus the builder flagging it before I even got there. Even after marking it with tape, I went back and some of the tape was removed and the damage was not fixed- requiring me to mark it a second time. Builder lied and said the cleaner must have removed the tape. At my one year inspection, the builder tried to tell me the water pressure was not a problem and that I should just not add a pressure regulator- despite my inspector flagging this- twice. Tried to sell it as a negative if I add a pressure valve. The plumber laughed at that and immediately said Brightland just didn't want to pay and that it could have done damage to my home long term. Once again, Brightland will do anything to cut corners and avoid paying anything extra- even when they are clearly liable. Now, fixing my own nail pops because apparently Brightland doesn't cover that in their warranty lol (even though almost every builder does). read more

Please, buyer beware. This builder changed its name from Gehan. Very difficult to deal with, this is a builder that in no way attempts to please you. Everything was a battle to get them to fix issues. On our 11 month warranty we noted grout coming out of several tiles. They claim to only warranty defective materials or poor workmanship. They wouldn't fix the issue, I guess they assume I got down on my hands knees and dug the grout out. Believe me, this is just one example of several issues. Brightland Homes gets ZERO stars! My experience with this builder was awful! I did not complete the build process and cancelled my contract at dirt because I did not want to spend $400K on a house that did not make sense for me to buy because of an overpriced, money hungry builder. I was relocating to Houston TX from Charlotte NC and was looking to live in the Balmoral Community. My Realtor suggested the community and I absolutely loved it as the community itself checked a lot of my boxes given the proximity to the airport and to downtown. However, I went with the wrong builder. Upon being introduced to Brightland Homes, I thought they would be the one to build with. I was proven wrong. From the start, the sales agent was over talking me and rushing me into the contract in which he stated that I had to get done that day because the house that I wanted to build only had "one" lot left that could accommodate it. The lot was in front of a retention pond in which there was a $12K lot premium being that the house would have a brick back and an iron fence. Aesthetically, it looked nice so I went with it and signed the contract. As I was signing the contract, I was given information about incentives which included a $15K towards design center options. I was told that there would be a 25% design center fee and that if I go over the $15K that I the overage would be applied to the overall price of the home. I was under the impression that if I went over the $15K incentive, I would have to pay 25% of what I went over and the rest would be applied to the price of the home. The building process was not explained to me properly as the sales agent was a fast talker. He was telling me about the incentive and what I needed to do with the money. Some of the upgrades he was telling me that I needed, I declined because I did not want the house to go above my budget. Not one time did he ask me if I understood the design center. Prior to going to the design center, I was also under the impression that the model I was building was a 4 bed with 3 full baths as my realtor took a video of the home and indicated that it was included. It turned out the the additional 3rd bath was not but I wanted it in the home. I ended up paying to have the 3rd bathroom added and the design center "incentive" went up to $18K. I was under the impression that as an incentive, I had $18K that the builder was given being that I chose them to build with. Upon going through the design center and getting the options I wanted in the home, I was careful not to go too far above the $18K. I ended up spending only $2K over. I was then told that I had to pay 25% of the $20K. I was taken aback and expressed by discontentment because this is not what I understood. I then got on the phone with the sales agent who then explained that I indeed had to pay the money. Being that I had traveled to Houston from NC, my current home being on the market, I decided to pay it. At this point, I am $11K in this build when I thought the earnest money and structural deposit was the only thing I really had to pay! I was highly upset. Fast forwarding to the pre-construction meeting, I learned several new disappointing facts about the build. The lot could not accommodate the air conditioner on the side and I would not be able to get a whole house generator for the same reason...a small lot. I was told that I would not be able to walk by or mow around the air conditioner if I place it on the side. Here I am being charged for a lot premium and running into these kind of issues. On top of that, when I went through the design center, I learned that gutters would not be placed all around the house, only the front. My question was, as many storms that come through Houston, there would not be gutters around the whole house?! This was an expensive expense that I could have opted for in the design center or have it done after closing. I opted to have it done after closing. Needless to say, this was a major red flag because without gutters, the foundation of the home could be ruined. I was also told at the pre-construction meeting that I would need to remove the oak trees in the front after I close because they may cause some issues in the future due to getting too big and that as they grow, they would be more expensive to remove. At this point, I was done! Here I am building almost a $400K house and I have to do a lot after closing which is going to cost me lots of money! I expressed my discontentment with the process to my realtor and sales agent and told them that I wanted to cancel my contract and that I wanted all my money back. I don't have enough characters to document my full experience! I was denied my refund and was laughed at by the sales manager when I stated a reasonable remedy! During my 11 months home inspection, I found out about falling insulation and mold in the crawl space. Brightland refused to treat the mold and fix the insulation. Around 8 houses in my neighborhood having mold issue and all are under one year warranty. We are paying between $5k to $22k for the mold treatment and encapsulating crawl space. This is not our fault but force to pay huge amount to fix the bad material or bad installation by Brightland. read more

I moved in my home in The Oaks in Red Oak and was promised that the yard would be cut and the shutters and door color would be corrected as they are different colors and not even close to looking the same. nothing has been done but runarounds. I've spoken to a manager and nothing has happened but empty promises. I should have gone with Bloomfield or History Maker as a builder. I am beyond disappointed with the process and the quality of this builder. The moisture barrier had holes in it before they poured the concrete. Moisture barrier prevents exposure to ground moisture that can cause concrete slabs to degrade faster. They had Friday through Sunday to fix the moisture barrier, they did not do this and then the slab was poured on Monday. They also put the floor outlet in the wrong place, which will require the slab to be busted up so that it is put in the right spot. This could have been easily prevented if they would have looked at the plans. The other issue we have is that we were not informed of how small our backyard would be. We are also disappointed in where they are placing the fence at the back edge of the house; we will have no privacy along the sides of our house. read more

Buyer beware of Brightland due to poor quality. This is our 4th home purchase and by far our worst experience ever. Closed in May 2024. Walked into brand new home to find a large amount of standing water on floor. Kitchen window leaking. Brightland eventually sent a rep out who stated it was the lack of seep holes in the brick. he added two more and left. on 11/9, two additional windows with large amounts of water on the window seal. Including the original window. Flooring is pulling away at the seams and Brightland will not assist. In less than 90 days, have made approximately 20 warranty claims to poor quality and broken items in their homes. Brightland spends more time pointing the finger and deflecting rather than supporting the customer post close. Beware if you have any issues that arise post close. read more

We have taken off days of work only to be stood up. When it rains water streams down the front wall of our house through the middle of a light switch. We reported this around 11 days after we closed. Over 2 years later, it has not been fixed. We avoid turning our living room light on bc we are worried of being shocked. If it is a bad storm, it rains inside our house. We have experience with the Oaks area in TX. Brightland needs much improvement within their team starting with the salesperson. She wasn't knowledgeable, always had to ask someone else about the smallest things. Then Lisa Varano of the mortgage team sent us a disclosure to be signed within hours of the deadline or closing would be pushed back. We had to review it and asked questions that no one answered until it was too late as we weren't a priority. Brightland then decides to exercise a closing date fee of $1000. So be careful dealing with this crew. Other than that the builder worked with us and made the final product presentable. read more

After noticing one of their homes on Zillow, I went to the site and sales office in Arlington today. The person there, Gary, began scolding me for not approaching him with the right etiquette. All I said was that I wanted to check out the home on such and such address. He was puzzled by this and said "ok, for what?". My response was well to look at it and possibly buy it. To which he said you cannot walk in and demand keys. I assured him that is not what I said or even meant. The conversation recovered a bit as he showed me a similar model next door, but he made it sound like it was unheard of for a walk-in to want to see a particular home that was on a website like Zillow. He never dropped the "so this must be your first home buying experience" tone. This was ironic too because I am 50 years old and my current home is worth more than the house I looked at :) My wife and I are considering downsizing, but we are skipping homes by these guys. read more

I am a real estate agent and normally do not leave reviews for new builders but Brightland Homes at Estate at Eagles Landing deserves a review. Throughout the process they didn't have good communications with myself as the realtor but they did with my clients. This I wish would change as I am a hands on agent and want to be at all the appointments to assist my clients. The inspection found few items that needed to be done and our blue tape walk through wasn't that bad either. All this means is that the build was a good one in my opinion. There were no issues with the house after Hurricane Beryl either. Getting ready to close Christine and Mariela were rock stars and got us all the documents we needed within a half hour. They were amazing! Their title company Brightland Title was the same way, right there assisting my clients get what ever they needed, pushing their lender who was very lacking and took pressure off us during the process. Beware Brightland Homes / Gehan homes. In two years they have not honored their warranty as of yet. Their thing seems to be ghost, stall, repeat. Unfortunately I can't rate Brightland homes / Gehan homes well. We have been in the Hawkes Landing home since 2020. In fall of 21 we submitted our 11 month warranty work claim. We heard from guy named "Tim" - no last name, no email - who was our rep. He came by the house, agreed with our issues and said we would have people schedule work with us. That was January '23. We have left multiple messages and texts since February, but no communication until we submitted a BBB complaint. Within a couple of days our guy contacts us to do the same walk through as before. This was in June. I have tried to contact this person again, but ghost town. It has been two years now since submitting for our warranty work to be done, and all we get is ghosted. Casinas at Gruene NBTX. Avoid. Started by revising closing cost disclosure to try and sneak in a $1400 HOA Appraisa. Funny (not funny) thing is the builder offered incentives to use their lender. The Hoa appraisal is to ensure the builders standards meet those of the lender???terrible experience. no quality control. I'm not just complaining about todays shoddy workmanship, I bought a Brightland home. I'm talking about simple qc that could prevent a bad experience like ours. our house came with a w/d. the donkey that installed it removed the water softener drain to install washer drain hose. we woke up Saturday am to flooded house and had no idea where it was coming from. garbage disposal was seized up with tile grout. frameless glass shower has a step down about 2 in. the glass installer hung the glass over the bathroom floor instead of pushing back so that water falling down the glass went into the drain instead of the br floor. one entire wall of outlets was tied to a switc. the only way to get power is to leave the switch on. the put a can light under the ceiling fan. solution was to replace the fan w another can light right beside it. Sprinkler system did not work during inspection, was told it was off due to water restrictions, moved in and no sprinkler system. Turns out it was missing a key wire, had to trench the yard 60' to install. Did not even clean house prior to closing most of the problems could've been prevented if Michael (builder rep) would've done some qc. STAY AWAY FROM GEHAN HOMES! This is the 3rd time I have to write a bad review for them. The first time was concerning their 11 month warranty, which took them almost 2 years to complete all the warranty issues. It was painful to have to remind them a few times a week for months to get our list of warranty items fixed, or to even get dates on when they would send contractors out. The second one was about the AC line location. According to code, the AC line is not supposed to be in the roof decking. As workers were getting our roof replaced due to the hail storm earlier this year, they accidentally hit the AC line with a nail. The AC repair was well over $800 and we have NOT heard back from anyone at Gehan homes. Customer service is horrible, their houses are so poorly built that I have no adjectives to describe - it's beyond awful. I have been living in a Gehan house for a year now and there isn't a single day I don't regret this decision. Just like another reviewer here, I am just hoping I can stand living here for a few years more so I can sell this house without losing much money. Our first series of headaches were at move-in. During our final walk we pointed out several issues with the house and got their promise that they would all be taken care of. I of course contacted Gehan first and was told we are out of their warranty period and to contact Home of Texas, who hold warranty from years 3-10. Trying to get a hold of Home of Texas has proved challenging and I have yet to speak to someone. I was also told by Gehan to contact the roofer, Quick Roofing, which I did only to be told that they only have a two-year warranty on the roof and would need to come out of pocket for any repairs. What reputable builder would use a roofing company that only has a two-year warranty on their product?! I have tried calling Gehan again several times and left messages to speak to someone in their warranty department only to be told it is no longer their responsibility via email. As the builder, I feel that it their responsibility as it is ridiculous that a home that they built that is 4 years old has a leaky roof and cracks in the ceiling! If I could give less than 1 I would. Don't be fooled. Brightland Homes, formally Gehan is probably the worst decision you could make when it comes to home builders. We owed a KB home before this and they were always so great and responsive! I've contacted Gehan many times in the past month about issues we are having with flooding in our backyard and have received zero response. Their lack of planning has us stuck in this horrible situation. Our house is situated almost on a corner lot and we actually share fences with 5 different neighbors. We knew that obviously before buying our home and were ok with it. Why? Because we trusted Gehan. Come to find out, after having other contractors come to our house to help us figure out our situation, Gehan built our house 5 FEET lower than all the houses around us which, after EVERY rainstorm causes our yard to flood as everything drains into our yard. With the contractors we've had come out to give us advice, all stated that either Gehan should have leveled our yard, AT LEAST, or install french drains knowing that the houses around us were built at a higher elevation. I NEVER write reviews but this whole situation has been so terrible and I wouldn't wish this on anyone. Once you close on your house, that's it! Good luck with getting anyone back for your 1 year inspection. If you do, great, however after that, silence! It is truly disheartening knowing that people can be treated this way. read more

2021APR20. So, we just purchased a home in Woodland Hills, Willis, TX. I am in the early stages and will try to keep posted. This is a planned community and I knew that the restrictions would be measurable. I have lived in both non-restrictive and restrictive and so far....I hate to admit the restrictive neighborhood is more appealing. If this was a acreage setting I might lean the other way. When you buying a home to build, expect road bumps, delays, price changes, etc. Do not expect a tight 45 day window because there is just to many variables. I did have a 30 contingency on one home and Gehan Homes wanted a closing date. The information was provided and that was it so far. We are lucky that we have another home, a very cheap home in non-restrictive neighborhood, to reside in until the home is built. If we did not have this home, having some place to live until the house is built would present a problem. So, the reason we went with Gehan homes, one we liked the homes, second the price was reasonable (In the beginning) compared to other builders and finally the neighborhood, build by the Howard Hughes family, is just a wonderland for kids. Did the price change....yes!! From what we started to what we got the price shot up big time. Keep perspective, we just went through Texas Freeze Storm, COVID and price of lumber just shot up. They took away the HERO's package...which really UPSET ME but we were in need to a bigger home and other option was even more expensive. However, GEHAN if you want to get FIVE STARS give me my HERO package. This is how it works: 1. Pick home 2. Pick lot 3. Home ...pick all the options you want. As you start picking options the price goes UP !! 4. The be ready to pay right then....cash or check or debit card. You have to pay a percentage of options. 5. Then comes the design center. Here expect to pay out more money. The price of the home goes up and you have to pay percentage right then. 6. Next was the electrician, where we told where we would want electrical outlets, CCTV, Internet, home runs (I had extra placed because one just is not enough--if it get damaged good luck) and I had a 200 amp breaker box with outlet for generator in garage placed--(emergencies)...... I believe our percentage-bill was like 6,600.00 by debit card. And that amount was the with the base flooring but we had nice shelving and counter tops, etc placed. We found flooring outside we are going to place after home is built. And, of course price of home goes UP!!! 7. Our next meeting is with the Builder, which will not happen until the permit is ready with take 40-60 days. This wait is due to storm and COVID delays and city back-ups. Don't be in a hurry. In the mean time we go up to Willis and enjoy the forest and neighborhood. It is really nice up there. We do picnics. They can't even install basic items like windows properly. Poor workmanship in everything like plumbing, hardwood floors, brick wall, HVAC. No response to warranty requests. Like many reviewers, we also have multiple warranty submissions that are unanswered, emails and messages go unanswered, unfinished construction is claimed to not be "under warranty", and when you ask about their lack communication they have the audacity to insinuate that you are the issue. If you make the brave unfortunate decision to move forward with them , please do your due diligence, speak to homeowners that have already closed in your neighborhood because I can guarantee you will find plenty of feedback such as mine. Some rooms do not receive AC. Some restroom fans do not work. Had to buy a new lock for the garage door handle due to never receiving a key. House is not even finished and I have had multiple issues . Don't recommend . Was assured three car garage would fit on the side on the lot we picked . Then it came time to start and that was not going to work . So it's front car or nothing . If you ask for the smallest change it is a huge deal! Just go with another company. read more

Brightland - Gehan Homes, PEOPLE LISTEN, GEHAN BUILDS SHODDY HOMES. I purchased a home and the exterior brick started buckling, crumbling and falling to the ground. I hired a professional inspector with nothing to gain. Inspector noted the cause of the damage is the lack of properly sized and located masonry wall expansion joints. The expansion joints had to be widen and new bricks repositioned and re-mortared. This cost me $1,500 to do plus the cost of a reputable inspector. I purchased this home as a spec home in 2011. In addition to this, the front porch bricked archway is improperly curved. The curvature of the arch is not sufficient for a self supporting brick wall arch and is considered a safety issue. I also had to hire someone to redo the ceiling of the front porch because the boards we're starting to bow and come apart and this too was a safety hazard. Too many items noted with shoddy work to mention here. I paid top dollar for this home and I expected top quality workmanship. Instead GEHAN hired cheap labor who didn't care and probably did not have the expertise to do quality work. I contacted Gehan and spoke with Cesar Figueroa, Customer Service Manager for Gehan Homes, to which he came out and determined no foundation problem but let me know they do not take responsibility of the shoddy work and refuse reimbursement. I feel since they expected and received top dollar for the home and the work was not up to par as it should be, it is their responsibility. My advice is this---DO NOT PURCHASE A GEHAN HOME and if you do so, hire a inspector before the house is built and have him inspect every step of building. It is ashame that Gehan takes advantage of customers who believe and trust them. Gehan is like predators who want high dollar for their crudely built home that ends up falling apart brick by brick. Thank you Gehan, for cheating me out of a quality home to which I paid you top dollar for. read more

IF YOU CARE ABOUT THE SAFETY OF YOUR CHILDREN, DO NOT BUY A GEHAN / BRIGHTLAND HOME. They have thrown in a basic playground in my community right next to the street with nothing blocking kids from running over to the street. There are almost daily incidents of cars having to suddenly stop because a kid ran out of the play area. Despite repeated requests Gehan has not done anything to address the issue. The residents are just asking for a basic fence between the street and the playground but $5K is too much for Gehan to spend. They haven't even bothered to visit the playground once to understand the seriousness of the issue. They want the residents to vote and take care of it once they finish construction and selling of all the phases which could be 3-4 years out. Meanwhile, this is a disaster waiting to happen. read more
