I told everything from beginning to end. He stated he would get back to me to have this corrected. Today 6-2022, I have not heard one word from this company. I sincerely wish all service providers and contractors operated the way Mike's operation does. This is a well-oiled machine with a commitment to quality and a pride for getting the details right. I highly recommend Mike and Arrow Masonry for any brick, block, and cement sealing and repair work. We were in year 8 of our split-face block's 10-year sealant life expectancy. In preparation for a re-seal, a major building expense, we did some preliminary shopping and received 4 quotes last year. Mike's quote wasn't the cheapest and it wasn't the most expensive. However, his command of masonry and ability to call out the details was impressive. He and his office (shout out to Patti!) were highly responsive as well. Our Association felt the most confidence in Mike's quote and decided that when the time came, we would go with Arrow Masonry. This year, the units in our building experienced 3 leaks above 3 different windows within 120 days. Time to accelerate the sealing job! We were able to get Mike and his crew scheduled to come out within 2 weeks. The crew showed up, on time, at 7 AM sharp and worked through 5 PM each day. It took a total of 4 days to get the job done. After each day, they cleaned up the entire site as if they were never there. This was greatly appreciated. Steve, the foreman, and the rest of the crew were incredibly professional, knowledgeable, and addressed a lot of extra details that we did not even ask the team to address. They repaired our front steps, unprompted, and did a high quality overhaul of the flashing on our rear balconies to help prevent runoff down the exterior block below each deck. I did a final review the day after the job, loaded up a photo album of small adjustments that had to be made, shared with Mike, and he had the crew out in 24 hours, a Saturday morning, to wrap up all the final details. They really knocked it out of the park! Our Association could not be more satisfied with the job and the experience. We will happily use them again when the need arises.

Scheduling the work was tricky due to the weather (spring time in Illinois, go figure), but they were able to fit me in a few days after I first called. Their staff was fast, quiet, and clean. The work they did turned out amazing. I didn't pay a penny over my quoted price and they couldn't have been nicer. I even sent them over to give a quote for a friend who lives near me. Great work, honest contractor. Thanks guys! You will be my go-to sealers from now on!

I was referred to Jim McGuire Sr. by a company that had done some parking lot paving work on my…read moreproperty last summer. According to them theses guys had the manpower and the equipment to do the seal coating work that I needed. I took estimates from other companies as well before I settled on TOPCOAT SEALERS who also happened to be the most expensive. Mr. McGuire had quoted me a price higher than the others because he claimed that he used better material, better equipment (he sent me specs of the equipment he'd claimed he'd use on the job) and more manpower to get the job done right. I was sold on his sales pitch. We agreed that as soon as the weather would cooperate, I would use his services (this was in mid August). On the day I was going to sign the contract he sent me his son Jim McGuire, Jr. I was under the impression that Jim Jr. was helping his father. Little did I know that Jim Jr. would take over the job, and that's where the problems begun. With Jim Jr. we agreed on which days of the week the job should be done so as to not interfere with the businesses on my property (the property is a 5 acre strip mall), and in how many segments it should be done. Jim Jr. showed up on a Saturday, like we had discussed, and I appreciated that and he told me he'd try to finish as much as possible because he wasn't sure if rain would come. I thought he'd be there that Saturday with his father's crew, but instead he came to my property with his best friend from childhood and a guy his father had fired many times before (I found this out later). They did the crack filling in one day in the back of the building. He came back the next day in the morning and when I arrived later in the day to check on his work he had done the seal coating in the back of the building (1 coat only) and started with the front of the building, which wasn't the we had originally planned. He didn't come back to complete on Monday, Tuesday Wednesday (gorgeous days which we agreed on) because I was not a priority to him because of his other obligations. He came back on Thursday, very late in the morning 10 am with an insufficient amount of employees (himself, his best friend and a very sick third guy who was throwing up). He blocked both of my biggest tenants entrances into their parking lot, which is a big supermarket AND THEY DESPERATLEY NEED IT!!!! than he and his few employees took a lengthy 1.5 hour break at McD's, and when he discovered that he had no materials to complete the work, he took another 1.5 hours to get the material and come back! After all this there was no time to do anything. THIS WAS THE DAY THEY SHOULD'VE BEEN DONE! It was terrible for me to endure the criticism I was getting from my tenants, especially the supermarket owner regarding the blocking off of the parking lot and the fact that he'd smoke all day with one hand and spray material with the other. I also realized by watching them work that their equipment was garbage, non of it worked right and it was a far cry from what the father had promised me (squeegee didn't work properly, neither did the sprayer). He blocked off the supermarket parking lot for 2.5 days and cost my biggest tenant a lot of money and aggravation. I realized eventually that Jim Jr was his father's spoiled son and that he was running his own operation on the side. I called his father Jim Sr., and complained. His father said that he would send his own crew on a Friday. I went to my property on that Friday only to realize that he lied to me, I found Jim Jr there again with his pathetic crew. I asked Jim Jr, why he didn't have a bigger crew to complete the job sooner. Jim Jr. responded that "you don't make money by having more people on a job". I WAS SHOCKED! At this point I had made a down payment, I wanted them to open the parking lot desperately so I wanted them to complete the job and get the HECK OFF MY PROPERTY!!! In addition, the parking lot didn't get striped properly because he didn't have a guy to do the striping that day so he pulled a guy from another job and this guy was pissed, very angry, and so he didn't complete the job. After all of this ordeal, they finally finished on Monday, mercifully, a second coat that they promised to put was never done but I wanted them out of there, CAN YOU BLAME ME? Logically I complained to Jim Jr.'s father the following week and he said that he was not proud of the work his son had done and that he was retiring anyways. RETIRING ANYWAYS????!!! Please take a few seconds to review the pictures because I can write as much as possible but the pictures will show the quality of work these buffoons did. Jim McGuire Sr, and Jr, are big talkers, they're liars, they are dangerously incompetent, and they shouldn't be trusted to complete a job competently. Think twice before you hire them.

I ran into Brothers Welding Work guys by chance when I saw them putting up a iron fence next to my…read morefriend's yard. At the time I was deserately looking for a iron contractor to redo my front steps/porch from concrete to iron. I had requested estimates from 5 other contractors and Brothers was the most reasonable and lowest. I was a bit hesitant since they only had 1 review on yelp but I decided to take a chance since Francisco (one of the Brother owners) seemed very genuine and sincere. Well, my intuition paid off. They always came on time and unfortunately for them, they picked one of the hottest weeks in chicago to be working outside but they worked all day everyday without any complaints until the job was completed. Francisco was very attentive to every question or suggestion I had for him. I am very impressed with the integrity of this company and hope the best for their business in the future. I will definitely be recommending them to anybody and everybody!
