The HOA managers that i've experienced in Rocklin have been, on average, mediocre. One of the first…read moreones we had was overly nit-picky on everything. The one after that was pretty much non-communicative condo-wide, but she always got back to me on my individual questions and concerns. The current one, at least per her voice mail greeting, sounds like she is fresh out of college. The jury is still out on her overall performance, but I left her a VM with a question regarding over the lights over our garage (the bulb specs from the 2001 newsletter are pretty much end-of-life'd today and needed guidance so to maintain uniformity...it's been three weeks and still no return call). The worst part is the new portal they are using. The portal itself is fine and easy to navigate, but even when you have actual questions and concerns, they CLOSE it out without even responding. If they wanted the portal to be a one-way conversation only, then they should not allow you to submit questions, concerns or requests. My guess is they want you to call them. Huh-lo! It's the 21st century! It makes me wonder if there aren't any better HOA management companies out there and why our board insists with this one. Dues have increased immensely yet what we get for our dues has decreased. They also apparently want us residents to ensure only one car goes through the very-slow-to-open-and-close gate at a time, even if there are tailgaters behind us or people just sitting at the gate waiting for someone to buzz them in.

I looked over my lease…read morebefore agreeing to rent, but I made the mistake of not looking over the HOA rules and regulations. To put it kindly, I've never lived in a more micro managed community. It is not kind to younger residents (meaning under 40 years old). If you are planning on living here, READ the entire rules and regulations and be aware that every single rule is enforced strictly, 24/7. There is security riding around here all the time. However, they are really nice. It's the other residents you have to worry about. You're not allowed to have floaties in the pool. A resident called the security officer to report that we had floaties in the pool. It's a ridiculous rule and a ridiculous infraction to report someone on. Frankly, I am starting to regret signing a lease here which is sad because this place had so much promise. I would not recommend to anyone. I would give this place 2 stars just because the amenities are great and I really like the unit I live in. Nothing else.

No insurance will insure this disaster. There's dry rot and termites just walk around and look up. There's water damage and mold. Trees fall down because they haven't been taken care of. They don't have the reserves to fix anything and it would take a hefty assessment that wouldn't be worth the property. Think Florida.

Or like oh they did something with zero benefit that took 2 minutes... half hour minimum at 185$ an hour. What a rip off. Look through the fees yourslef, some of these never actually even happened, like they are charging us for mileage and "mass communication"... for an site visit that the vendor cancelled on- said they needed a permit for the drone... and we never asked for the "additional work" to be done, they just found ways to charge us extra. https://drive.google.com/drive/folders/1N0p6t9nKacYrM5ecnBdHWaXLgNwQ9528?usp=share_link I put links to our contract and their "additional price schedule" so you can see the fees that they try to hide. We would have been better off managing the property ourselves. Could get a PagerDuty account for 5 users for FREE, and hire a handyman for cheaper than they would pick up a phone. One time I called them to take care of an issue, and then they called me to take care of it. Literally paying them to have me deal with the issues. I thought we had the worst management company before we hired RealManage, and they managed to set the bar even lower.

This is a typical scenario in my neighborhood…read more "I keep inching my ancient, tired, resistant legs in the direction of the younger woman that seems to be running away from me, ever continuing to increase the gap between us. I have been chasing her for more than four blocks now but with those much younger, stronger legs of hers, she seems to be decrepitly quick, continually evading my advances. A block back she sat a moment in her walker resting her supple limbs while giving me a chance to gain ground on her. Even though my stamina was beginning to wane, I forced myself on, driven by the ludicrous notion that I would be able to catch her." "Just as I begin to think my goal might be attainable, she gently pulls her frail little body back up on her feet and continues to edge forward again. Her white, over bleached tennis shoes doubling the speed of my old scuffed up black oxfords. Within minutes she is half a block ahead of me making me feel old and feeble. Discouraged and once again defeated, I slowly ease my creaking body down into the seat of my walker overcome with self pity. I hope she has breakfast ready before I get to the house." "Suddenly, I see Mr. Barnes jogging toward me with his cane. Even at my stately old age I cannot figure out what kind of nut case jogs with a cane. Moments later he ambles by quickly greeting me with a broad toothed smile and a wave of his hand." It is nice that we still have secure laid back places where even the old and decrepit can feel safe to wander around in their neighborhood. If they get bored they can swim in one of the two swimming pools or play tennis on one of the two courts. In addition there is indoor shuffle board, outdoor shuffleboard, horseshoes, and a pool table. The entire community is made up of single unattached homes. The exterior painting, roofs, and the front yards are maintained by the homeowners association which seems to be a pretty good bargain. The neighborhood feels like you are in a large park. Everything is impeccably maintained, even litter seems to vanish the moment it hits the ground. The only problem I seem to have with the neighborhood is that there is always the few that cannot seem to stay out of other people's business. You get that with most neighborhoods but when you throw in the age factor it seems to magnify the problem. I would say the neighborhood is predominately women. Even if there was a man in the house when they move in they tend to die earlier than women so after a while they seem to disappear. I have nicknamed the neighborhood the 'Stepford Husbands". Unfortunately, all the people I used in this story have since died. The old guy was over a hundred years old. When he married his wife seventy five years ealier, he was looked down upon for robbing the cradle. Fifteen years does not seem like much when you are a hundred years old and she is eighty five.

After signing the lease, I've had some issues. For your prorated first month rent, they require a third party voucher- rent money. I went to Walmart and took care of it 2/26. Kept getting emails about needing to pay but no follow up when I emailed back. 3/16 I call and they say the payments no where to be found. Sent my receipts and reference number in. No follow up from HR. Move in day, the money still hasn't been found. I can't get the keys till it's "paid". I went back to Walmart and called cash-free (the company Walmart uses as a middle man for rent money) 3 times. Verified my information, the Home river account, and that the money was successfully deposited. Tried to call propertyware (the rentmoney people) who says they can't support tenants, have home river call. Since It was a weekend, no one at home river was available to help. The property manager asked if I'd pay from their resident website to get the keys "just till we get everything figured out". I was moving from out of state and had no where else to go. I was desperate, so I paid. The property manager peaced out and said she can't help, to talk to the resident coordinators. It's 5/12 and nothing has been resolved. I have called and emailed someone from home river almost every day since 3/16. Still have not received my money, a credit to my account, or any information. For months it has been "we will have accounting look into it". Today I get an email saying they can't find it or help me- to contact Walmart. Despite having documentation of payment, the funds deducted from my account, and doing all the leg work, I still don't have my money. I've been asking the "resident coordinators" to escalate this since march. Nothing. As for the apartment? It's okay. My refrigerator is missing parts so it doesn't actually cool. Had to throw away a bunch of groceries because of it. Maintenance got out here pretty quick but had to order parts. My experience w that has been great. If I got my initial money back I'd be more inclined to leave a good review but at this point it looks like I am headed to small claims court.

Prices seemed to be subsidized out of the budget for members to enjoy low prices. Now prices are like 5X what they used to be including beer pitchers are $10 and $16 for craft pitchers!!! Really? More than most restaurants and breweries charge. No longer fun or a value. Even their Happy Hour prices are quite high. I come to swim/exercise and use the gym/workout room. No more food/drink due to absurd costs. NPMA I hope this review is like a survey card and leads to changes.

If you're considering moving into this community, be aware that the HOA seems more focused on…read moregenerating revenue from parking violations than actually improving the neighborhood. As someone who has lived here both as a renter and an owner, I've seen firsthand how inconsistently and unfairly the parking rules are enforced. The security patrols don't seem to prioritize actual safety. Instead, they spend their time targeting street parking, especially in high-traffic areas like near the charter school. I recently had a plumbing issue in my driveway, which I notified the HOA about, and had to park on the street temporarily. Despite this, patrols documented my car every single day for three weeks. A few years ago, when my niece moved out, I was actually required to provide proof of her new residence just to avoid a parking fine after a short visit! Meanwhile, I've walked around the neighborhood and seen utility trailers in driveways and an unregistered car parked on the street so long that leaf debris has built up around its tires--yet those violations don't seem to get the same attention. When I complained about the selective enforcement, management insisted that the rules are applied fairly. However, after speaking with several neighbors, including those who are ADA-qualified, as well as Eastern Indian and Black residents, I found that many have experienced the same kind of excessive monitoring and unfair treatment. The double standards and lack of fairness in enforcement are frustrating. If you're looking for a community with an HOA that actually works for its residents rather than against them, I'd think twice before moving here.
