I was immediately impressed with her communication skills - she answered the call, gave me a specific time when she would call back and then did exactly what she promised. She also provided a wealth of knowledge about the area and immediately followed up with very sound advice on how I should proceed. As an investor who owns more than 30 homes, I was instantly impressed with Susana and continueto be more and more impressed as we move through the process. She's full of great local info, have profound real estate knowledge and have persuaded me to not buy certain properties that looked good on paper. I believe she is more concerned with my having a successful experience than just selling me a house. I would recommend her to anyone.

My experience with Howzer has been quite positive, and I find their services to be dependable. (Phew.) One standout individual from the team was Cyn, who provided exceptional support during a period of anxiety about securing good tenants for the three vacant units. She not only eased my concerns but also successfully found excellent tenants--one of whom has even developed a friendship with my cousin, who lives in the other unit. The only minor issue I've encountered--an occasional visit from a neighborhood cat on our porch (as seen in the attached picture)--is clearly beyond Howzer's control. This slight inconvenience did make me think about lowering the rating, but upon reflection, it seems unfair to hold them accountable for this. So: if you're searching for someone to effectively balance proficiency with a genuine care for clients--even from a distance--Howzer Property Management gets my vote. (I've used a couple companies in California and those don't compare; I don't mean this as an insult but the customer service at Howzer made me feel like I slipped back in time and got very high touch customer service at Nordstrom's in the 1980's.)

My wife and I were searching for a north-of-Boston home while living on…read morethe West Coast and Rich made the process SO much easier. 1) Great communicator with excellent attention to detail 2) Great at anticipating questions and getting you in touch with good professionals for different parts of process (home inspectors, RE lawyers etc) and helping you find a good one. 3) Great at raising questions that a home listing won't tell you (what is the home near/not near? busy street?) 4) He's not just firing his own ideas at you, he listens and works with what YOU want. If you're an engineer type like me, he'll give you a spreadsheet market analysis, if you are are more mood and feel, he will speak to that. 5) Great negotiator 6) Super punctual and responsive, we pulled off a 30-day closing window which wouldn't have been possible w/o Rich's professionalism I could go on. So glad we found him.

He worked diligently on our behalf from the time we hired him as our agent through closing. In that time we saw quite a few houses and made several offers, but not once did we ever feel pressured by Rich - he very much works for his clients and is not at all pushy, which we sincerely appreciated! DO NOT HIRE THEM!!! They were highly incompetent in almost every aspect of our move. The truth of…read morethe matter is that they are taking advantage of the elderly and people in vulnerable positions. Let me explain. I am disabled. My mother works all day. My Stepfather passed away in 2017. Our Large Estate was too much for us to handle on our own. We needed a clean out done (lots of junk) But also needed movers to help us pack what we would be taking with us. They claim to "Do it all!" Boy they sure do! They'll DO you alright. DO ya right in to the dirt pal! Don't get me started on their cleaning expertise. The place was so clean it was spotless almost as if our possessions weren't even there! Oh wait a minute, that's because they weren't! They'll clean you right out! They come in and under the guise of helping you pack, eye ball all of your belongings and decide what they will keep for themselves to sell off and what junk they will wrap up and send off with you! My mother can not believe how many of her precious things were not packed and mine too. The owner Ingrid wrapped up my stepdads ashes! His ashes! The one thing my mom said she'd personally bring with her they packed up. and very disrespectfully at that. Thank god my mom saw them in the box on the floor. Ingrid then tried to convince me that I did not need my rolling closet that was like 100$ I assured her that I did need it. Guess what! She decided I didn't! She kept it! My moms reclining chair. They took it! My mom flipped and they brought it back. The back that had been damaged previously was already fixed!!! They played it off like that was a favor.. lady had our chair fixed and never told us about it haha! Sounds more like it was getting ready to be sold rather. Plenty more went wrong here I won't continue. Ok I will. They took my tools and my brother had to go retrieve them. He approached a guy on the truck. The guy pretended he "Didn't see NO tools!" His words. My bro spotted them behind the guy. GUY was blocking/hiding them with his body! Furious and befuddled that the jig was up the guy threw them at my brother. Not only did they poach anything of value that we didn't specifically say pack. They were highly disrespectful with the things they packed for us and super gentle with everything in the clean out. I mean it's almost as if the trucks were swapped and we got the clean out truck and they kept our possessions. I mean the truly disgusting and despicable part of it is that the place pretends to be a beacon of light in a tough time. Like especially after grief or a death apparently or a loved one too old to take care of themselves. They cater to retirement homes and estate sales etc..etc.. I'm disabled but I'm only 26 and am able to tell you all what happened. I can't imagine how many sickly and elderly people these folks must have Swindled that simply can't speak on it. I mean retirement homes for goodness sake. From a hypothetical stand point I could easily imagine an elderly woman saying "hey where's this and where is that?" But everybody just thinks she's old and crazy and never had a radio from 1936 or maybe she even thought the year now is 1936 so like who would really care right??? Nobody would care that's who and that's exactly what New Leaf is counting on. Their counting on that very sentiment all the way to the bank!!! How do these folks from retirement homes feel I wonder. That their stuff was taken. It was (hypothetically but entirely possible) an old person's that probably can't use a computer and give a review or they're dead and buried and rolling in their grave. Not able to say how mortified they are that their possessions were hawked and sold and everything was handled with utter carelessness. My mom had to write on the boxes with a sharpie because even their stickers were cheap. They would fall right off and wait here's the shocking climax...even more stuff got mixed up and "lost" ..cough "sold " Not to mention this was not a cheap service. So we essentially paid to have our items stolen from us and sold elsewhere for a profit. The term from Seinfeld "double dipping" comes to mind.

This is the easiest review for me to write. My father needed to move to a senior-living apartment…read moreand we were overwhelmed by the logistical challenges (only some furniture would go with us to the new location, significant decluttering and downsizing, cleanout of the old home). I am so glad I called New Leaf. Ingrid and/or her team: 1. Came over for an in-home consultation the same afternoon that I first called. 2. Devised an action plan on the spot that accommodated everyone's schedule (especially important for me as I was bouncing between MA and NY). 3. Did a perfect job of pre-packing / decluttering on a selected day before the move - always involving my dad in decisions on what should come with him and what could be donated / recycled. 4. On the moving day - coordinated seamlessly with the movers (who were fantastic) and operated with dizzying efficiency to completely set up his new apartment. Our moving day started at 9am, by 1:30pm we were relaxing in a completely finished, beautiful new apartment. 5. Efficiently completed the clean-out of my dad's old apartment the next day. What I admire most about Ingrid and New Leaf is that, while they are almost scarily efficient, they are also extremely empathetic, laser-focused on getting buy-in for any decision to downsize belongings, and even have a bias towards keeping furniture / belongings. For example, I didn't think that an armoire at my dad's old apartment would fit easily in his new place, but Ingrid convinced me otherwise. Not only did it fit, it ended up being the perfect storage area for some important papers, paintings and photo albums that we wanted to keep. Corny as it sounds, New Leaf Transitions makes the world a better place. THANK YOU!
