OPEN AIR RV RESORT - SPICEWOOD, TX I would like to formally voice my concern regarding Open Air RV Resort in Spicewood, Texas, a property within the Castle Park investment portfolio. Frankly, I am concerned that Castle Park may not fully realize the value and potential of this property. The resort is located between two luxury communities with multimillion-dollar homes and prestigious 18-hole golf courses. Directly across the road, the new Thomas Ranch golf course has recently opened. As part of that development, extensive brush and tree clearing has opened up absolutely stunning views from many of the RV sites. You can now clearly see the river flowing into Lake Travis. The location itself is exceptional. The resort is close to Stone House Vineyard, Spicewood Vineyards, Marble Falls, Johnson City, Stonewall, and Fredericksburg -- all highly desirable Hill Country and wine country destinations. It is also conveniently located near Bee Cave with its shopping, dining, and entertainment. My husband and I travel full-time in our motor coach and spend approximately 3-4 months each year in the Spicewood area to visit our daughter and grandchildren. We have stayed at Open Air several times over the years and are currently at the resort for a short stay. Unfortunately, each time we return, the condition of the property has deteriorated further. We understand that multiple managers have attempted to operate the resort, apparently with little success. We have also heard repeated concerns regarding the lack of financial support for maintenance and operations, as well as poor compensation. If true, that would help explain the ongoing turnover. At this point, the condition of the resort is beyond disappointing. Quite honestly, if you saw the property today, you would likely be embarrassed by its appearance. The bathrooms are not being properly cleaned, the pool is poorly maintained, the playground appears dilapidated, and there are massive fire ant mounds throughout the property. Fire ants are not just unpleasant -- they are dangerous, especially for families and pets. In addition, the grass throughout much of the resort is knee-high, which creates both safety and fire hazards. There appears to be one employee genuinely trying to maintain the grounds. He was kind enough to clear around our site with a weed trimmer because the mower is apparently broken down. This raises an important question: Is the resort simply not being provided adequate maintenance funding? The frustrating part is that this property has enormous potential. With proper investment and upkeep, Open Air could easily attract higher-end Class A travelers with significant discretionary income. The views from many of the sites are now incredible due to the new golf course development across the road. To put the surrounding area into perspective, memberships at that golf club reportedly start around $50,000. There is also a new distillery opening nearby, adding even more appeal to the area. My husband and I will be leaving Friday, May 15th, and plan to return near the end of October. We would genuinely love to utilize and support this resort long-term, but in its current condition, it is becoming increasingly difficult to justify staying here. This property should be a standout destination in the Texas Hill Country. Right now, unfortunately, it is being neglected. read more

Great place to stay! The park is clean and well-maintained. The Club house and pool are very nice. The staff and residents are friendly and helpful! This is a great place to bring your family or to enjoy a quiet time on your own! I will definitely return! read more

Pool was closed, no notification prior to arrival or at check in. Only one fishing pole was available at the fishing pond, mo lures or bait. Everything is run down. I wouldn't call this a resort. If I would have known about the pool closure I would have cancelled the whole stay. What a waste of time and money. read more

Minty and Lucille Vintage RV's Review: Note: Don't expect the office store to have the ice, charcoal, firewood, or night crawlers they advertise. We arrived at noon on Friday. We checked in and were told that we had been moved to RV's we didn't book on the other side of the amenities area right in front of the bathrooms. I'm talking 10 feet from our fire pit is the men's bathroom, and you could hear the farts from restroom all night. Men were walking through our campsite to get there. We paid an extra fee to choose our sites when booking to be close to the water and playground so we could see our small kids. Our view of these areas was completely blocked by the bathroom and shower building at the new sites. We were offered no refund on this amount, and told that the RV's we booked had a roof leak. Later, we saw someone had rented the RV's we booked, and were there all weekend at the sites we paid extra to be on. Upon unpacking into our RV, we found that we didn't have towels, extra bedding for the sofa bed, or a coffee maker. So, I went and got those from the office, and they took a coffee maker from another RV. Our RV smelled very strongly of urine. Twice, the staff told me it was from a previous tenant with 3 dogs, and that they couldn't get rid of it. They apologized, and gave me skunk away spray that never worked. It was so bad we sneezed all night and everyone got congested. Our friends didn't have running water and had to have it connected. Water pressure was so low that it just trickled inside, and leaked outside. Our bedding wasn't clean, and we had an ant infestation in both RV's. Both TV's in the RV's didn't work. I went and got more bedding in the morning and told them about the ants. We had to wait for the office to open get coffee cups and bowls from the store. Neither RV was stocked with dishes as advertised. We had one bowl in ours, and one coffee cup with bugs in it. When I went to make the bed with the new bedding, they had given me a twin fitted sheet for a full bed. They didn't have a clean full one. So, we ended up just laying on a flat sheet the second night. Super uncomfortable mattress. I said all weekend it was like a concrete egg carton. We had no trash can, no TP, and no paper towels. We bought all that at a gas station. The sleeper sofa in our RV was broken. You just rolled into the wall if you laid on it. We ended up having to take the mattress off the top bunk, and one adult and child slept on that tiny bed on the floor. They offered to move us to another camper that only slept 4 of the 5 of us, but it never got cleaned after the tenants checked out on Saturday, and no one spoke with us further after we brought all this to their attention Saturday morning and they made the offer to switch after one was clean. Then they closed the office early, and no staff was around. The patio cover was sagging on the minty and you couldn't stand under it. So we hung out at the Lucille camper. The sink didn't drain, and the toilet ran loud constantly. Right next to the bed. The window shades were broken or missing in the RV's. They brought a blanket to cover a window to give privacy for the kids from the construction workers at all the sites. The window sill in the minty looks like termites are eating it. The firepit area of one site was too overgrown to put chairs around it, and the one by the men's bathroom had about 100 cigarette butts in it and chairs folded and laying on top of it dirty. We had to wash them to sit around the fire and clean out the firepit to use it. If we hadn't paid a non refundable amount of $660 for the 2 nights, we would have left. But, we stayed and chose to go out to dinner since we couldn't utilize the kitchen for the meals we had planned for. Needless to say we took off before 8am on Sunday after a sleepless night and multiple ant bites in bed. Don't waste your money on the vintage RV. They should have refunded us for this fiasco, but instead, I was told to write a review, good or bad, and let them know what to fix when I told them all this in person. read more

We absolutely can't wait to come back!! This facility is so nice with countless amenities. There's lots of little details that make it one-of-a-kind. We stayed in the standard, $50 back in spots and loved it. Parked in 83 along the road and had great PM shade. Amenities: Premium amenities all over the place. Decent size pool with lots of umbrellas! Tons of seating both at the pool and surrounding the the pool. Turf with cornhole, dice, soccer balls. Pickle ball court with balls and rackets. Ping pong table with balls and paddles. Sand volleyball court with a washing station for the sand. Dog park. The pond was beautiful!! It had lots of Adirondack chairs, a fire pit, a tree swing. Plus poles for you to use to fish. The check in office was fully stocked with a small supplies, snacks, and tons of drinks including beer. Thoroughly impressed!! The sites were average in size, maybe a touch small. Park was quiet, even on the 4th of July. The grass on the sites was pretty spotty but no big deal. And lot of sticker burrs on the pup but luckily they were soft not spikey! Lots of dogs, all on leashes. All in all, can't say enough good things Open Air and we will definitely be back. read more

The prices are high for its location, and some good amenities, with some inconsistencies - no soap in washrooms, very poor lighting at night, no cooking grill on site, wifi off and on, and transactions in person can be slow. Nevertheless, most of the campsites are spacious, paved camper pad, and clean. Each site has a picnic table, some are in good shape. The area is remote from major highway, but walking along the access road may be dangerous as there is no sidewalk on either side and book keeping. For Pokémon players there are some great options here. read more

Wow. Great resort. So many amenities. Clean, quiet environment. Nice concrete pads. Highly recommend!

If you plan on swimming during your stay make sure you call before arrival. The pool had been closed for 3 days before we arrived and we were never notified. A simple email or text would've saved us the 3 hour drive. They even failed to mention it when we checked in, I had to call and ask about the safety cones surrounding the green pool AFTER we set the RV up. It was 100+ degree weather and the pool was closed our whole stay. Management suggested we check out Krause Springs, bad idea. Lots of college kids, over crowded swimming area, murky/muddy water, not ideal for young kids and $10 per person. We fished in the pond at the RV site all 3 days, tried lots of different bait, nothin'. We didn't have the choice to turn around and go home but I wanted to. Over priced, bad communication, nothing else to do in the area. The only star I can give is that we got a full refund after requesting it. We won't be back. read more

Amazing! My husband and I chose this RV Park compared to some of the other similar ones in Austin because of the excellent price for the monthly stay. They have so many amenities compared to other parks we called about for a far lower cost. A quick rundown of why they are my favorite, there are 11 showers (front and back showers and restrooms), nine washers and dryers (you can use quarters or an app to pay), there is a stocked catch and release pond, quiet hours starting at 10, fire pits and free wood, a small store with lots of go-to items, a pool with an incredible set up for corn hole and tables to entertain guests, there is a little park, tennis/ pickle-ball, and volleyball. My kids love to ride their bikes around the RV park. The management has been pretty strict on speed and going the wrong way (a rule that my husband and I appreciate). I've walked through some of the units you can rent. Some of them are adorable; some are not my personal favorites. #To all my moms with small kiddos, I prefer the front units near the pool or the incredible tiny homes. The RV's may look small, but they are huge for a short stay, and each have their own personality. Cons: -it's a little far from Starbucks - haha -some of the washers have been broken since we have arrived read more

We wanted to test out the new Super C RV and Open Air Resorts was the perfect place to saddle up. The staff was over the top awesome and super friendly. The kids had a blast fishing, swimming, and making fire :) This is a newer park and has all the amenities. We had full hookups for the rig and sweet spot right by the lake. Highly recommend!! read more

Such a disappointment. We booked two nights here between Christmas and New Years as a little get away. Booking was smooth. The website was well presented. We chose to stay in a vintage Airstream. Leading up to our arrival, we had a positive experience. At arrival, things started to take a turn. At the front desk, the clerk just handed me an envelope and said "hear you go". No directions as to where the unit is. No explanation of the amenities. She noted they had a water main break that took out some restrooms and laundry but, this should not impact us for just two nights. After opening my envelope and reading through the various pieces, we found our RV. The door was unlocked - interesting. We tried to get it to lock to no avail. We had three employees show up to get this figured out. Finally, "we think we got this". Now we were in the unit. Looking to wash up, we turned on the hot water: it never came. There was no hot water in the unit - no showers, no washing dishes in hot water during a pandemic. Time for bed. Several window shades were either missing or there was no hook at the bottom to keep them down. As we settled down around 11pm, we noted there was still music playing. So much for quiet hours starting at 10. The music was on ALL NIGHT LONG!!! Turns out it was the music was coming from the nearby volleyball courts. The offender was the park management! In the morning, We made our concerns known before leaving for the day. We headed out for a long day of hiking at Colorado Bend State Park. Upon our return, I was relaxing, enjoying a big cup of water, reading my emails. There, in my inbox, was an "update" from Open Air about the water issue. It noted they were still having issues and to "continue to boil your drinking water"!!!! WHAT!?!?!? OFF I WENT TO THE FRONT OFFICE TO CONFRONT THE CLERK. I asked why was this not communicated at the time of check in?? Me and my family drank that water all day during our hike! With all the issues, the resort offered to cut our bill in half for our stay or free of charge if we did not want to spend our second night. It was 6pm and we were exhausted from our hike. We opted to stay. Yes, we had hot water. That night the music was off. At the time of this writing, I cannot recommend staying here in one of their RV's. I hope they get things squared away. UPDATE: Open Air responded to this review and did refund our entire stay. We appreciate this act by them. I hope we had a one off experience with them. read more

We spent a week at this lovely place and loved it! We rented a retro trailer that was awesome! My kids had a blast and upon leaving I asked how they like it they all gave it five stars. We loved the amenities and the great linens. Our friends stayed at another trailer and each are uniquely redone and cool! Each trailer had a deck and a picnic table. The kids spent most of their time riding bikes, swimming in the pool and fishing at the stocked pond. It was a quite and relaxing week. It was a great location with easy access to different things to do locally. This place was also clean, every morning I would wake up to go and shower and the staff was cleaning and serving everything they were super nice! read more

In Spicewood. What a disappointment. Pool wasn't even filled and no one mentioned. No shade, scrubby ground cover. Yech. Update: the business owner called me to apologize for the closed pool and to make good on our visit. While that was not my goal in posting a poor review, I sincerely appreciate that and will try to make a visit in the future. read more

Update to Owners Response: Such a rude and unprofessional response from an owner. Rest assured that I was never a previous employee with Open Air. My review would have appeared on google had they not suspended low reviews due to COVID. Probably how they maintain a fake 4.6 out of 5-star rating. Hence the reason that I created a Yelp account to let others know they should not visit this resort. I am now frequently staying at La Hacienda in Austin and recommend anyone looking for a place to camp come here this campground is fantastic and will be my second review on Yelp. We have visited this park multiple times in the past however, after our most recent experience we will not be coming back, and we would recommend anyone thinking about visiting think twice. This Park has been through multiple managers in the short time that it has been open. For a brief period, there was a manager couple who cared and took care of the property. They made sure the grass was mowed, the store was stocked with anything you may need, the pool was always clean as was the rest of the property. Since they left, we have stayed twice and each time the property and staff get worse and worse. The owners have no clue how to run a RV resort if you can call this place a resort. They let all their staff that cared about this park go and instead have kept Meth Heads on staff. We saw their housekeeper shooting up meth while we were camping there. We have seen the new lady manager sitting by the pool drinking wine all day long. It seems no one is in charge anymore for what they charge per night you would certainly expect more than what you are getting at this time. Hopefully, they can get this place back on track. read more

This was my first RV trip and I'm glad I chose to take it to Open Air RV Resort. It's conveniently located so it's not far from all the cool stuff to do in this part of the state plus the managers were super friendly. The landscape is well kept and even though you're next to people I still felt like I had my own piece of solitude. The on-site amenities were awesome and the bathrooms just as clean as the ones at Buccess. I'm definitely coming back here again soon because I felt at home. Thanks Open Air RV. read more

We had an incredible week long stay at Open Air Resorts! The park has plenty of RV spots with full hook-ups as well as an assortment of tiny homes, Airstreams and other vintage motor homes that are fully renovated and available for stays through Airbnb. There's a long list of amenities but our favorites had to be the pool and dog park. The staff was friendly and had plenty of information about local attractions like Lake Travis and some cool wineries nearby. There's laundry on site which could be used with quarters or a really cool app if you're short on change. Kiddos will enjoy the playgrounds or the stocked fishing pond (catch and release only) where they can use the bamboo fishing poles that the park has available. We will definitely be back to stay again! read more

I stayed 2 nights in the avion unit. Overall I love the idea and enjoyed my stay. The unit was very clean, well furnished, and comfortable. The kitchen was far better furnished that I was expecting- they've done a great job anticipating what you might want. The AC worked very well. The bathroom is hilariously tiny but functional and clean. The pool is cute and clean. Everyone I encountered including the staff was very friendly. The whole property had a very positive atmosphere. There were a few minor maintenance issues which I reported to the staff, hopefully those kinks will get ironed out. Also it may help to be aware that you may not get good cell reception or WiFi inside the unit. I imagine this is structural and no ones fault. But if you are expecting to work remotely, it's good to have realistic expectations. The property is remote enough to feel quiet and peaceful, but close enough to several fun things to do and plenty of good food. I visited Pace Bend Park and Austin Pedal Kayaks in Lakeway and had a great time at both! read more

Stayed here over Labor Day weekend. Beautiful, quiet country setting. Great clubhouse area and pool. Bathhouses are first rate. Staff was extremely friendly and helpful. I would like to thank the owners and the staff for lack of a better phrase moving heaven and earth to make our stay a great one. read more

We stayed awhile back for a few months. Seems like when new management came in, things went down hill. The new on-site manager would constantly harass us and we'd over here her bragging about how "she pissed off lot 70" and would laugh about it. We left and never returned because of her. She would say one thing and then act out another or try to add on charges to our bill. So we left. Paid our dues and didn't bother finishing the month out. No warning. Just unhitched, paid and left. She had the audacity to say ,"well I wasn't aware you were leaving. Did you notify us." NOPE. We saw enough with how she treated lot 70 and bragged and laughed about making them mad and bragged about throwing trash in their truck. It's a no from me. They say no window units yet you see some with windows units (I have photos I can add to support my claim) and no parking on grass (once again more photos I can add), no items on grass or parking on it (more photos of it and the ruts in the grass people left), no parking in lots you're not in (yes, more photos of these offenses too), one rv has a deep freeze outside but they claim they don't allow it, playground around the time we were there had a few broken items (I will attach photos when I find them), the showers some times have globs of hair within them. Only thing positive at that place was the maintenance guys. They were always so polite and friendly. They deserve a huge raise. read more

This RV resort is so wonderful for families. They have awesome Airstreams and Spartans they've fully refurbished, and the kids feel like they've been transported into a different world! This place definitely has that cool factor. It is immersed in the beautiful Texas hill country with a great fishing pond, and amenities for the entire family. There is a really nice and shaded Gaga Ball pit, Racket ball court, and the best pool!!! Their staff was friendly, professional, and worked hard to keep everything immaculate and clean. HIGHLY recommended for a family looking for that unique getaway! read more

Calling this a "resort" is a stretch. All I can say is it's more like a trailer park with bad management rather than a resort. The owners need to monitor their on site managers a little better and remove the word "resort" as it is very misleading. read more

DON'T GO HERE.... There were construction workers from a project in the area that come and go all day and night using the showers and restrooms. I had to endure the smell of marijuana all day and all night for 2 days straight. There's no security. This has been a one year experience. They opened 6/15/2019, we reserved a specific spot 3 months prior and the day they opened we pulled in to see someone else already set up in our spot. Since we had already paid, we stayed in the spot next to it because they told us they weren't going to make him move. The owner did come over to our RV with a bottle of wine and apologized for the debacle on the grand opening day. We left for in the middle of August 2019 to have some work done to our RV. When we left, our credit card on file was charged for electricity but we had a prorated amount that covered the amount we owed. We contacted management who reversed the charge immediately and applied the over payment. I returned in September and stayed in a different site. I was told the price of the site was $550 by the previous manager Michelle but I was being charged $600. This site was probably one of the worst sites on the property because it is so close to the road and I could hear the traffic all day/night long. When I realized I was overcharged for 6 months, I was given a $100 credit and I had to switch sites. The site that I had moved to was infested with chiggers and biting insects because there is no exterminators so I asked to move the following month. I did move to a higher priced site which was the site that we initially were supposed to have back in June 2019. During this COVID-19 outbreak the prices have increased $200 in 2 months after already being raised from the initial price less than a year ago. We paid $500 in June 2019, it went up 2 months later to $650, and again in July 2020 by $100 and will be raised again in August 2020 by $100. This is the price for people staying long term but new people are paying a higher rate. We found a place closer to the lake and town for $300/mo so we moved 5 days prior to end of the month and again had a prorated credit. Our credit card has another unauthorized charge which now since we are disputing it, one of the new managers has been emailing me with cussing and threats to me and my wife about 'seeing y'all on the road' etc. We are under the impression that they think they can do and say whatever they want with no consequences. read more
