I did not want to close the book on our sale of the house without commenting on One Two Six Design. It was a miserable and infuriating experience. They brought in dirty and ripped furniture. We saw cushions placed in opposite directions to try and hide the rips. Everything was really feminine, lots of pillows and throws, in cream and white colors, targeted to a single Caucasian woman in her early 30s. There was nothing to speak to males who are also potential buyers or other cultures that are very prevalent in our area and also buy homes. They would not accommodate our request for having some different sized beds for the different sized rooms or even making one room a kids room. All they had and were going to provide were queen beds. They left dents in the house door and window frame, paint chipping, lots of marks in all the rooms on walls, doors, cabinets and stairs, scratches on the floor, and black patches on the carpet, particularly when they were removing all the staging items.  And we had a full interior paint job done and all new flooring and carpet. They were beyond careless and even the new homeowners commented on needing to get the carpet cleaned due to the marks from the staging removal. The person they had doing the touchups was incompetent. He used the wrong sheen of paint and put way too much paint on rather than just a dab where the nails actually were for all the "paintings" they hung everywhere. It was so noticeable. And this staging company chose the paint colors  for the interior so there is no excuse for using the wrong paint. We had to have them come back to fix more as every room had very visible issues caused by the careless people they employed. We gave them a pristine house and they left us with anything but.  This cost us close to $9,000, and they caused damage to what was just fully redone (painting, floor, carpet) that we also spent a ton of money on and time to work with the real estate agent and service providers to ensure everything was done thoroughly and well before the staging company arrived.  There was also nothing personable about the ladies when they came to measure the rooms. They could not be bothered to talk with us or involve us in the process. Maybe this is the norm for staging companies but selling our house is a huge deal for us and very costly to prepare it for selling and we don't want or deserve to be treated just as a transaction. read more

The worse experience of our life, every piece of furniture was either dirty or broken or smelly, they came back changed some broken and dirty pieces but the beds and hideous art work did not changed and smell did not go away no matching pieces no harmony, mismatch outdated furniture. after twelve days and lost the momentum of our open house which was demolished they finally took their garbage smelly nasty furniture out and kept $1000. Of our money absolute ripoff, apology email send to us but way too late. read more

One Two Six is our go-to for staging (we know most of the stagers in the business as my business partner has been in the residential real estate business for approx. 30 years and I have been in the business approx. 10 years). They are absolutely fantastic and reasonable priced. We always get compliments on the staging for our listings. They have a file for the pieces/style we like and never disappoint. Steffani is amazing and always tries her best to get us our clients' ideal stage date. Vivian is professional and on top of things. I love that they have a huge warehouse and so many options. I have met several of the crew members and they are very helpful and respectful. I cannot say enough good things about this company. Attached are some photos from the most recent stage they did for us. read more

1. While they mentioned they would use my art for staging, one piece was removed and mishandled without my consent. The key piece removed is a fine art piece that cost me over $10k and has only been handled by fine art movers. The hand painted art piece was placed on the ground in my dirty garage on its side without any protection. It would probably be best if you check with homeowners first before moving art in case it is valuable. 2. Many price tags from Ikea, Ross, tj maxx etc were left on the items and were at times visible. While I love a good homegoods bargain myself, I think this cheapens the look of the staging service and is tacky. I didn't notice it initially since we were not living at the house. Seems like a very basic service to remove price tags, especially given the high price of your services. 3. Decor pieces were left on top of our toilets where the flush button sits. This left one of our toilets running for days without us noticing since we were not living at the home. Care should be taken in situations like this. 4. destaging was a disaster - so many pieces were left behind making it difficult for the movers to know which pieces were mine and which weren't. also, while they promised to patch holes, it was either not done or done poorly even after a return visit. 5. owner was hard to get a hold of, and did not respond to my feedback that i sent her directly. On the positive side, while the decor was not my particular taste, I did think it looked well put together and seemed to have been received well. The house neat and tidy after install, which I appreciated. They were also flexible with my moving install date. read more

I was referred to One Two Six Design by Zoom Casa. For our particular seller, we got quotes from three different staging companies. Much to my surprise, One Two Six Design was the lowest price of the three, so our seller chose to go with One Two Six Design. In a down market, the property sold in one week with multiple offers. I told myself, "Going forward, I will always use One Two Six Design." That's exactly what I have being doing since. My most recent listing just went pending last week. While still in a down real estate market, my listing went pending in one week, with four offers, all over the asking price. Not only does One Two Six Design make your listing look absolutely stunning, but they are extremely easy to work with, they are flexible and accommodating, and they do they go above and beyond to make sure that your property shines and that it feels like home to any potential buyers. I have referred One Two Six Design to all of my sellers and to all of my fellow realtors. Why, because if you use them, your listing will sell fast, and most importantly, you will value their excellent level of customer service! I've been using One Two Six Design for many years and I love them! Vivian has a very elegant sense of design and so are her staff designers. They're flexible with scheduling, attentive to my needs, and have great services. Recently I have a high end listing in Palo Alto and used One Two Six Design for staging. Vivian and Sephia really made the house look gorgeous, and I sold the expensive house in 10 days! In the process of staging, we're very particular about the style, and Vivian and Sephia had put on a lot of efforts to accommodate to our needs. They deserve a five! read more

I strongly warn against working with this company. I had signed a contract to have my home staged from 5/1 - 9/7, but the company destaged my house without my knowledge nor permission on 7/1. They refuse to refund me for doing an incomplete job. Vivian, the owner, has refused to take responsibility and stopped responding to my emails. As a result, I had to take my destaged house off the market for 4 weeks and pay for second staging job costing me $$$$. And because she refuses to resolve the issue, I now have to work with a lawyer to get my money back. STAY AWAY FROM ONE TWO SIX DESIGN!!! read more

One Two Six Design's prompt communication helped make this whole process easier than I thought it'd be. Even for the consultation, Vivian showed up on time and took careful notes and lots of pictures. As you can see in my uploaded photos, One Two Six did a fantastic job staging my condo. I believe it helped potential buyers submit offers that was significantly higher than the listing price. My wife and I were so happy w/ their work, that we will be hiring them for some interior design help in our new house. read more

They created a huge nuisance that disturbed me and my family when a real estate investor tried to flip a neighboring house. They didn't follow any rules regarding building permits or work hours. Greedy disruptive people out to destroy what's left of real neighborhoods in the Bay Area. read more

As interior designer I work with 126 Design staging, Vivian and Sephia for 2 projects which will be in the market soon. They are highly effective and very responsive to our staging request. They have huge stock furniture even though in the hot real estate market when other staging company can't accept new order or make furniture change to exiting order for no stock reason. The reasonable price is also why I will continue to work with Sephia, Vivian and 126 team again for my future different style of design jobs. Their mover Yi Zhao and Mr. Xue are working hard and professional. They wrap our floor and door casing in case damaging our house. I will upload photos when the house is fully done and close. Highly recommend Vivian, Sephia, Yi Zhao, Mr. Xue, the 126 staging team. read more

Vivian at One Two Six Design is a design magician. We were listing our house for sale and used Vivian to stage our house. The result was nothing but amazing. Frankly, I don't even recognize my own house after the staging. It was straight out of one of the HGTV design shows. I have gone to many open houses since we decided to list our house. None of the other staging can compare to her design, furniture, paintings and accessories. They are so contemporary and gorgeous. Even all the walls are staged. I wish that she could stage my new house except that I could just keep her furniture, accessories and paintings! I firmly believe that her staging made a big difference in our sale. If you are selling your house, please do yourself a favor and get your realtor to use Vivian to stage your house. You won't regret it! read more

Vivian and her team are the best! We had very high expectations when in came to staging the house that we wanted to sell. We were fortunate to meet One Two Six Design. These guys definitely exceeded our expectations in terms of design, professionalism and customer service. At the initial meeting, the designer made some great suggestions on the look and theme that would bring out the best features of the house. They took into account our wishes to highlight certain parts of the house and assured us that they could make changes after the initial staging if we were not completely satisfied with the design. As it turned out, we were wow'ed by what they delivered. They brought just the right furniture pieces, and the color palette fit the house perfectly. The effect was a contemporary and classy look that was very inviting. Our open house went extremely well, and we got a great offer on the very first day of the open house - probably in part thanks to the staging that helped to influence the buyers' feeling about the house. I should also add that One Two Six Design is very professional and easy to deal with. Definitely would recommend to friends! read more

I used One Two Six to stage a condo I was selling and I do believe it helped sell my home because I believe many buyers do not have an imagination to visualize a home's potential with no furniture. I think they did a good job staging, they knew their business, however, a few issues as follows: -- A bit unorganized, original person could not make appointment and sent someone else last minute that wasn't prepared. -- I was told I would be advised of the design before but I wasn't, it wasn't what I expected but it looked nice. -- They also notified me prior that I had not paid and they would not stage without payment, however, I had paid right away and they had already cashed my check, they identified the error. -- The furniture used in staging while visually appealing had loose chair legs and the couch leg was broken which I advised them same day they staged and they did offer to fix. People touring a home often sit and a few times I checked on the home to find the leg collapsed, kind of dangerous and this shouldn't happen. -- The movers did not clean up after staging nor did they clean after removing the furniture. They did fill in most of the holes in the walls from pictures, which I appreciated, however, scraped some areas of walls and left pencil marks on the newly painted walls. Holes I expected but scrapes and pencil marks I did not. I would recommend but suggest being there when they stage and when they tear down to ensure furniture is in good condition when it arrives and is clean when they leave. They did apologize at one point and sent me a coffee gift card, however, that didn't really make up for the time it took out of my days to have to clean up and reset the couch leg on several occasions that was loose after potential buyers visited. Nice job staging though and they were pleasant to deal with. read more

I hired OneTwoSix Design to stage my house in Mountain View last summer. They did a good job until the day they removed the stage. It was a mixed stage, so they took away 7 of my cushions by mistake, and one of them used my bathroom without flushing... It took them a month to return only 5 of the cushions with an email saying sorry that the other two could not be found.... I found the two cushions by accident on one of their displays for another house on my realtor's website the other day. When I told them, they replied that they have a large inventory going in and out everyday. I hope they are keeping a better record of their inventory as I am still waiting for my cushions to be returned. read more

By far the most professional staging company in today's market! We have used them to stage 100+ homes and will continue to use them! Not sure what Kyla is talking about since they do NOT open their warehouse to their clients. There is no need to visit their warehouse since they are so professional and bring several possibilities and combinations to each of the homes they stage. That way, we can pick the combinations on-site! Convenience for us and them - a win-win situation! Anyone that has the time to go to their warehouse to pick items clearly has too much time on their hands and obviously doesn't leave the work up to the professionals. Their selection is plentiful and definitely suits the tastes of today's buyers! Their staff are also very professional and EXTREMELY efficient! I have never seen homes stage at a quicker pace! read more

One Two Six Design is absolutely amazing. They stage all of my listings which always look GREAT, the stagers show up on time, clean up afterwards, and are careful with the houses. They also match difficult colors such as unusual tiles, paint colors, etc. and they fill odd spaces well like a modern house I just sold with a long 8-foot wide hallway. Their prices are fair and Vivian is very friendly with clients. Many other top producers in my office use them as well and I've never heard a negative comment. They make me look good to my clients, are great to work with, and I would give them six stars if I could. read more

OneTwoSix Design was recommended by our realtor and what a difference they made for our recent home sale! We were selling our parents home which was built in 1959. We were really concerned about competing against more contemporary houses and those with major upgrades. We had heard many discussions about home "staging" and just weren't sure about its value. We had a limited budget on making upgrades and debated on whether our dollars were better spent on making upgrades rather than the staging. Ultimately we opted on foregoing some of the major upgrades like redoing the kitchen and bathrooms and hoped that the staging would compensate for the "less than modern" designs. Vivian, our consultant from OneTwoSix came out and really listened to our concerns and goals. She quickly surveyed the house and not only laid out a suggested furniture and decoration staging plan, but she also made recommendations on paint, flooring treatments, window treatments, and other design elements. With their help, the result was a home we barely recognized as our own. It was contemporary, bright, and appealing to all types of buyers. Our realtors were astonished at what we were able to accomplish with her guidance. But the real proof of their design help was once the house went on the market. The open houses were full of people that saw the pictures online and were very impressed. We had people lined up out the door waiting to get in to look at the house. In 2 weeks, we got an offer at our full asking price! I am completely convinced that the staging played a huge role in our success. I would recommend OneTwoSix Designs to anybody selling a home today in this challenging market of depressed values. It's a small investment to make compared to other things you could spend your dollars on. read more

Vivian and Stefani are such professionals. I have staged over a dozen homes with them this year alone! Vivian always takes copious notes when we do our initial walk through at the clients house. She is always pleasant and professional. Her team is on time and very flexible to work with. It is photo ready. My listings look sophisticated, cheerful and updated after her team completes the stage. If I should require something additional, they are always responsive and helpful. My listings always sell within 10 days and the staging is the most important piece, which contributes to a quick sale. Vivian's fees are extremely fair and she will work with my clients if there is a special request to do so. I look forward to working with them in 2015! Thanks for all of your hard work. read more

LOVE LOVE LOVE these guys. The designers are fantastic. The team who sets up and takes it down does an absolutely fantastic job. They are so respectful of my clients home and leave it way better than they find it. They patch walls when I ask and go way above and beyond. It is far the best bang for the buck in getting a home ready for sale. Nothing else equals staging. Not paint, landscape etc. It all matters, but staging is #1. My clients love the way their homes look after they are completed. Many want to move back in. Yeah... that doesn't work so well. So as a Realtor I have to tell them after OneTwoSix comes in to stage you can not keep your house. We are selling it. But I will find you one that looks as good or better when we are done. I sell homes faster and at much higher dollar amounts when they are staged. It is now a requirement of me listing a home for sale that my clients stage it. If clients are going to require that I get the absolute highest market value than I need all tools at my disposal and OneTwoSix is one of my best resources. Did I mention I LOVE, LOVE LOVE these guys! Pam read more

Had to find a staging company in quite short notice, called One Two Six and Stephanie was very helpful and the quote was quite reasonable. We tried to accommodate the consultant's schedule when they said the owner was going to be out of town and had to change dates. Hence I was expecting the consultation to be with the owner but it turned out to be some other designers. When the sellers wanted some items of the staging changed, they said they would prefer not. This is quite ridiculous as it is stated clearly on the contract that up to 3 items could be changed. Had to postpone the appointment with photographer and open house dates due to the delay with switching furniture. The designer was obviously not professional enough: how can you go to a consultation without even bringing any photos or album to show the clients? This is probably the reason why the design didn't click with my clients and lead to all the changes and hassle. read more

My home just sold and I have no doubt that the staging by One Two Six was key in the process. I had moved out of my condo so had to rely on pictures and my realtors assessment. Our Realtor strongly endorsed One Two Six Design to do the staging for our home about to be listed for sale. The owner, Vivian, spent barely 20 minutes at our home on two quick visits. Vivian asked no questions, wrote no notes and took not a single photo of our home. One week later her team arrived. No sign of Vivian. Her team proceeded to distribute a motley assortment of mismatched furniture and cheap looking accessories. It looked to us as if they had grabbed 5 beds, 3 sofas and some tables almost at random from their warehouse along with a most unappealing set of art prints and cheap looking bowls, vases etc. The careless staging - with no thought given to the space or to colors - actually made our home look unattractive. We were stunned when we saw the result. Sad to say it truly looked horrible. We still have the photos of this 'Design Not.' Our Realtor was embarrassed and also upset at the result. Not one word of apology to us from Vivian or anyone at One Two Six Design or offer to come back and redo the staging. We had no choice but to hire another stager and delay putting our home on the market. In asking around we learned too late for us that One Two Six Design has a mixed track record. On some projects Vivian and her team execute very well but on others they mismanage the process with disastrous results for the client. Based on our own costly experience, we suggest you use One Two Six Design only with great caution and be prepared to be let down and disappointed. read more
