Let me preface this review with the notion that all these five star reviews for this poor excuse of an escrow company are most likely mothers, fathers, siblings, relatives or even pets of the owners or employees because if NEGATIVE stars could be given .... This entity truly deserves it!!!! Being somewhat "experienced" Real Estate investors. .... having purchased & sold in excess of 50 properties (SFR, multi-units, fix & flips, etc ) ... It was appalling to have to deal with such an unprofessional group of amateurs!!! Why we even agreed to substitute a large national escrow/title company with this 2 branch excuse of an organization was obviously beyond our better judgement!! EVERY escrow company we have dealt with .... Even outside of our state ..... has ALWAYS had the ability to arrange for MOBILE NOTARY signings!?! We thought it has almost become standard practice for title/escrow companies to provide this accommodation to their clients ... Especially with the exorbitant fees they charge!!! But NO accommodations from this group!!! The persisten delays, inability to perform their work as third party intermediary in rel estate transactions Needless to say .... We will RUN (not walk) away from this company should we EVER have the displeasure of their service again!!!! Update: TO THIS DAY .... We are suffering negative effects of closing escrow with this group!!! TURN & RUN AWAY as quickly as you can if they are going to handle your transaction!!! read more

Unprofessional and not diligent when it comes to being a reliable escrow company. Purchasing a home is already stressful and one key escrow makes it worse. They rarely call back. They wait until days prior to escrow closing to provide the final transfer amount, not allowing any time for the buyer to make the funds available, thus costing thousands of dollars extra in fees. My agent spoke to the owner (Harout) and he blamed their lack of follow through due to someone having an illness and then completely stopped responding. No apologies. There are a ton of escrow companies out there, so if your agent is using this company, do yourself a favor request a change. Will contact BBB as well. read more

It was probably one of my favorite experiences with an escrow company since I started working in mortgage! They gave quick responses and gave us whatever we needed. I would use a zero if it was allowed. AVoid this place if you can. We had a cancellation of contract in a timely manner. Usually the escrows will return the money within 48 hours. The cancellation notice was signed by the agents. I tried to call the escrow left a message For sherell on Friday ( 2 days after my cancellation) to follow up with them. They did not respond and call me back I waited through the weekend on Monday I called back to her. She put me on hold to look through her notes. After I was on hold for a while she got back to me and she mentioned that she is going to mail me my check. 1 week passed and no check!!!! I tried to call Sherell and her Assistant ama push, left a message for both No response!!! I reached through my agent to call them. My agent called them and emailed them no response to him either. After few times that I called and was being neglected, I tried to call again (2 week and half has passed from cancellation date!!!!) and Manoush picked up her phone. Not only she did not apologize that they neglected me but she was trying to put the guilt on me that they sent another cancellation paper that I needed to sign. As I know the cancellation is signed for the contract one time by the buyer and is delivered through the agent to the escrow. I did not know that this particular escrow requires an additional cancellation. Neither Manoush nor Sherell did not bother to one time call me and explain me this. This nature of Behaviour by your escrow is not professional at all. I am very frustrated to run after my own money like this!!!! read more

my newly acquired property is no longer covered by insurance. escrow alleged that they sent payment 2x but was never received by the insurer. granting the cheque was sent, it is not their fault though. however, as a service provider they should have followed up with the insurance company to make sure customers are covered. when we i was going thru escrow process they were very diligent following up my payment. following up up to 2x a day thru email, text & calls. now after payment has been completed they don't even bother to get follow through with the insurance to check if they received the alleged cheque they allegedly sent. in fact, same is true with my credit card. I have to follow up with them to pay my balance as agreed in the contract. customer service is worst. read more
