We closed a house ~ 1 month ago with Landmark Escrow. Communication upfront was okay, nothing special, but also easy to get ahold of when needed. What really sold us was closing day. We went to the Landmark Offices to read our closing documents. We were given a space to read the documents for ~1.5 hours. When we were ready, Michael sat down with us and went through every question we had regarding the documents, thoroughly addressing each question. This took another ~2-2.5 hours. In 35 years in Real Estate I have never had such a tough escrow. I represented the Buyers and one week before escrow was closing, the Seller decided that she didn't want to sell the house anymore. She asked us to cancel escrow and she would give the Buyer their money back and we said no. That is when the nightmare began. She tried everything in her power to not close this escrow. Let me start by saying that I hate writing bad reviews. Usually the side that messed up, makes an attempts to get things right. But this company didn't even do that. So, I feel like my experience needs to be shared so other colleagues of mine would be aware of quality of work of this escrow company. I am a broker and on this particular transaction I represented a buyer. Things were not great, but for the majority of transaction everything was okay with an exception of the fact that I requested draft of escrow instructions to make sure there are no mistakes there, and never got it - they just sent a final version straight to my client without sending me requested draft. One day before closing we ran into the situation where escrow company forgot to include one line on estimated closing statement. When addressed, escrow rep offered to redo closing statement when the buyer was literally already in the bank making a wire transfer. Instead of acknowledging a mistake and taking pro-active steps to avoid delays and interruptions in the deal, escrow rep acted like nothing happened at all, trying to play an argument that "more than likely there would have been no delay". Good escrow companies calm things down, bad ones - escalate them when it's not needed at all. As a buyer's agent, the last thing I need is to have things come up last minute, especially when they're caused by mistakes of escrow company. But the worst thing about this experience is the response of escrow company. They took a liberty of calling me, and trying to convince me that first it wasn't their fault, second it's not their responsibility, third it wouldn't have caused any delays, probably, and so on and so forth. A simple admission of guild would have done it for me, but they tried to pressure me into taking responsibility for their mistake. That's just too much, and too funny, in retrospect. Overall, reading their other reviews on Google, I'm not surprised to receive such a poor service. And maybe this company can even do better. But they have expressed no desire to do so, and hearing about my bad experience with them they just acted like "it is what it is". That's not good enough for licensed real estate professionals here in our city, and that shouldn't be a standard. read more

Total nightmare dealing with Steve and his team. Unprofessional and only care about their convenience. Absolutely no follow up when you ask for it. Wrong numbers used on their net sheet. They do not give you any kind of warning about due dates. They will call you the day something is due and if you can't do it, they make you feel like it's your fault. I had to delay closing on my loan because of this. Overall they do not care about you as a customer and only care about making it easy and profitable for themselves. DO NOT USE! read more

Extremely dissatisfied with Landmark Escrow. They sent out a net sheet on the sale of my home. This sheet is extremely important because it tells you where all the money from the sale is going including what you are to net after everything is disbursed. The sale of my home was agonizing, I had to sell because my husband passed away. I signed the net sheet only to find out (AFTER they closed escrow) that the numbers were WRONG. Monique would not honor the original numbers. Monique said, "they had made a mistake and there was nothing they could do about it". THIS IS NOT RIGHT, it was a very large mistake (over $1,000.00) DO NOT USE LANDMARK ESCROW. They have made a difficult time even more difficult. The net sheet was WRONG AND MISLEADING. read more

Update:10:42 pm: Apparently the buyers are suppose to tell the HOA that weare the new tenants even tho I spoke to them on the phone. I'm going to try to clear some stuff up because that would really be messed up that no one told s to tell HOA. But that still doesn't solve the delinquency issue. ******** morning: Whoa Whoa Whoa... I called my HOA management company and they said they never received anything from escrow! I closed on April 21st and it's May 21st. My money has been deposited and everything. I called and they sent me to the closing department answering machine. I really hope they get back to me soon. It's been a month. Once escrow closes, you are required to pay for everything - bills, HOA, etc. I got the gas and electricity taken care of and now I just need HOA and when I called HOA to talk about my fees, they said the system says it hasn't closed. They said it's escrow's responsibility. I really hope this is fixed soon. I don't want to be behind on payments especially when it's not my fault. read more
