We chose this over Sentral West Midtown because it was so beautiful/ close to Georgia tech/…read moredowntown/ & new. Staff is friendly & it reminds me of San Fran. Then apt flooded due to someone hitting the sprinkler system on the higher floor. No word on how long this will take to fix/paying for short term stays/rent discounts/ rent credits. It's a luxury apt so I feel they need to step up to the plate & do more besides just repair. Those fans are loud/ must run all day. Imagine working from home with all of that noise! I can hardly hear during phone calls/ Rabbit Ears (aka apt work area) closes at 6pm instead of open 24 hours. There are plenty of hotels/ Airbnbs for them to place us while they repair. We didn't cause the flooding & are stuck with the aftermath. Flooding & property loss is already tough & stressful. Most people know insurance claims are not a speedy process/ not all insurance companies pay for short term stays/ gathering receipts for a claim is a headache. I'm just asking for them to show more compassion/ sympathy/ give us a break & refund this months rent. We already suffered from property loss/ flooding. Only repairing the place is not enough. Step up Stella.

You don't feel like your moving into another dingy apartment. The staff is flexible, and they sincerely want to make you happy (definitely not the case with most other apts). Fire alarm issue mentioned in other reviews seems resolved and they worked hard to fix it. The maintenance is the best - extremely prompt and thorough. The property has dealt well with any security concerns. There haven't been any issues in some time. On the Westside, this apartment has the best location as well as staff and apt units/amenities. The other folks living here are nice/courteous. Lots of young professionals. Tips: Consider noise when choosing your unit. Being right next to the train or huff rd can be noisy. We're on the courtyard and have no problem with noise The lower floors' parking levels can get crowded. If you're on 3/4 especially you may have to go higher up to park.

One-Star Review…read more Unfortunately, I can't recommend Mattress Factory Lofts. My AC has been out for over a day, and I have received no communication from emergency maintenance--or what is supposed to be emergency maintenance. That is completely unacceptable, especially during the summer. The ongoing issues with the property are frustrating as well. There is frequently trash sitting at the building entrance, the gates are rarely working, and the pedestrian gates off Grant Street have reportedly been broken for over six months. The pool didn't even open until July, which is disappointing for residents paying to live here. There is also a persistent smell of dog urine in the common area between the Grant Street building and the main building. Overall, the lack of maintenance, communication, and basic upkeep has made living here extremely frustrating. For the price, I expected much better.

My boyfriend and I lived here for the past two years and would like to provide an honest review of…read moreour living experience, with a detailed breakdown of our reasoning below. We hope this helps any prospective tenants in making their decision Reasons for 4 stars (the good stuff) It's quiet and peaceful. After having lived in Midtown, we both wanted to get away from the chaos. Calibre Woods is a nice quiet and peaceful complex that is still close to most things we care about but is far enough away from Atlanta proper that we can stay away from the night life and party scenes. The neighbors here are friendly and we have never had to deal with any excessive noise The apartment is affordable. My boyfriend and I shared a Fillmore Deluxe floor plan (~$1800/month with water included). We both work from home and therefore spend the majority of our time in the apartment. This floor plan was plenty enough space for both of us to have our own separate workstations. Parking is free and there is no amenity fee The employees at Calibre Woods are good. We especially like Kristy, the property manager. She knows us by name and face, which makes us feel like valued residents. We also like Jordan and Angel, who have done maintenance work for us. They always respond to maintenance requests in a timely manner (within a day or two) and do a quality job. The property is well maintained. It is a very green area, with lots of trees. The complex, parking lots, and breezeways are always clean. Residents are respectful and do not leave garbage lying around. We did not have any major issues aside from the occasional bug that gets in sometimes, which is mostly just a byproduct of living near the woods The tennis courts are very convenient. We are both tennis players and probably have spent more time utilizing the tennis courts than most other residents here. We have spent many hours playing on these courts and it has been a great way for us to keep up with our hobby and stay active Proximity to Toco Hills. Toco Hills has almost everything we need. Personally, I don't like driving so find it very convenient to be able to walk to Kroger and/or Publix. There are also a lot of other shops and restaurants in that plaza Reasons for docking a star (the bad stuff) Tennis courts are in poor condition. They are not maintained enough to play a proper match. There are cracks in the courts, one of the courts has a missing net strap, and the lights are awful. We have tried numerous times to put in maintenance requests to get the lights and nets fixed. It always takes a long time, and the moment they fix something, something else breaks. So we figured it was a losing battle and just made do with what we have. Don't get me wrong- we spent many hours on these courts and we appreciated them. But these courts are not good enough to play a real match where the score matters Something is always broken. The most common occurrences are the gate or the trash compactor, which means we have to toss our trash into a makeshift trash container. To the leasing office's credit, they are also quick to inform us when something is broken, but it's one of the reasons why I wouldn't give this place 5 stars Apartment is old and worn down. This place has been around for a while and you can tell. Our doors were lopsided and falling off their hinges. There are threads coming out of the carpet. Our patio got replaced because water was leaking when it rained. Our dishwasher was almost always broken. If we really wanted to get these things fixed, we could have put in a work order. But like the tennis courts, keeping up with the apartment was a losing battle and we didn't like having maintenance in our home all the time. It would be nice if everything just worked instead of having to be fixed all the time Prices got too high. We had a pretty good rate for the two years we lived here. In addition, we got a deal when we signed our initial lease for one month rent free. But the rent has increased steadily over the 2 years we were there

The property itself is on the older side, it is set up like a cabin in the woods. The units have been updated. Community is wooded, so cold weather brings in the critters! I rarely leave reviews, but after living here for a year, I feel obligated to share my experience…read more The most frustrating part of living here has not been any single issue, it's the constant cycle of recurring problems. It genuinely feels like there is something to complain about every week. Over the past year, residents have dealt with flooding and water intrusion issues, elevator outages, internet outages lasting multiple days, security concerns, sanitation issues, and ongoing pest problems. One of the most concerning issues has been building security. The garage entrance door that requires a key fob has frequently malfunctioned. At times residents cannot use their fobs to gain access, and at other times the door does not properly secure at all, allowing anyone to simply push the door open and enter the building. Most recently, the dumpster was allowed to overflow to the point that trash accumulated in the area and residents are unable to properly dispose of their trash and are leaving bags of trash in the chute closet, causing it to overflow into the hallway. There were gnats, ants, and even maggots present around the waste areas. This is also not the first time the dumpster has gone without being emptied in a timely manner. I have also noticed ongoing cleanliness concerns throughout the property. There have been occasions where trash remained in hallways for multiple days before being removed. Some hallways and common areas have noticeable odors, and I have seen full garbage bags left in the parking garage, likely due to issues with residents being unable to properly dispose of trash through the chute system. My own maintenance experiences have also been frustrating. I experienced flooding through my balcony door during rainstorms. Despite repairs being completed on several different occasions after having to reach out to regional, water intrusion continues to occur when it rains. I also spent months requesting replacement of a ceiling fan that made excessive noise, only to repeatedly be told that it was functioning as intended before it was eventually replaced. My washing machine stopped working and had to be replaced. While it was eventually addressed, being without a functioning washer for an extended period of time is extremely inconvenient when residents are paying for units that include in-unit laundry. Pest issues have also been a recurring concern. There have been ants, large numbers of black insects entering from outside, excessive amount of gnats/flies, and even centipedes throughout common areas of the building. What is most disappointing is that these issues do not feel isolated. They feel ongoing. Just when one problem appears to be addressed, another one arises. For a property that markets itself as a luxury community and charges luxury-level rent, I expected a much higher standard of maintenance, responsiveness, cleanliness, security, and overall management. I recently renewed my lease only because I plan to move out of state in the near future and staying put made the most financial sense. Had I been planning to remain in Atlanta long-term, I would have seriously considered moving elsewhere. I sincerely hope management takes these concerns seriously and works to improve the experience for current and future residents.

Landlord experience would naturally vary from tenant to tenant. Units have one or two bedrooms, some are townhouses and others are converted factory lofts. Each unit has one or two assigned spaces in the gated area (covered in the case of the townhouses). There are two guest spots on site plus access to street parking. I'm a little surprised that the other reviewer didn't understand how two Siberian huskies barking at 3 in the morning or a jam session with drums and guitar in the middle of the night would offend neighbors. Also sad to see that when there's maintenance on water or electric, the other reviewer wouldn't understand that the system would be shut down. While she was correct to say "be careful" about walking around at two in the morning outside, I feel it's irresponsible to say "carry a gun" when the neighborhood has less crime than many other areas of Atlanta and she herself had never been a victim of any crime. Can't say much about her conflict with another resident, but that seems to be a personal issue and yelp is an inappropriate forum for that. Loved living here, 10 minutes from downtown, set in a real neighborhood where people walk to work. 12 blocks from Reynoldstown/Inman Park Station. I've been loft owner here since 2002.
