    After emergency maintenance refused to come to my aid when my air conditioner went out in the sweltering summer of 2019 - followed a few months later by the community manager telling me I "didn't have to renew my lease" if I didn't like how Redstone at Santan Village was being ran (really?) - I knew this was a company that had severe internal flaws. Olympus self proclaims themselves as being the best and offering the best. Nope. Just isn't so. Instead, they try to bridge the gap between their shortcomings as a company (they are many and large) and reality by throwing an exhausting amount of manpower into their branding with endless, ridiculous cliche marketing; endless double-speak; and this notion that all of their "integrity", "trust", and company "cohesion" makes up for those shortcomings. Sorry, I have seen none of these traits from Olympus Property. In fact, quite the opposite. Let's throw on top of that, their infantile and cheesy company work culture (where the members of their "team" take an awful lot of excursions for scavenger hunts, losing weight, saving the rainforests, and furlough days for "team" building) and it's a recipe for a headache. They even have a "director of people" for crying out loud, which I'm assuming is their HR woman just with a cutesy, innovative title. No, sorry, you're not innovative or original, you're just trying too hard, Olympus. How about less scavenger hunts and more property walks. How about your "team" have competitions on who can cite the most amount of parking/garage violations? My biggest problem with Olympus Property is that they believe that they can mask over blatant community issues with a band-aid of corniness and puffery; they won't call complaints, issues or problems for that they are; they only refer to them as "concerns". Resident issues at my particular property, Redstone at Santan Village, are many - and voiced in many social media reviews on the property. I'd lay at the pool on a Saturday or Sunday and hear all of these unhappy residents who've complained about this or that, and a lot of them gave up because literally nothing was ever done about it. The two main managers of the property have a well entrenched reputation for making nice nice when complaints roll in but then the same problems persist. A hamster wheel of saving face and fake smiles. Well, not on my dime - I paid a lot of money to live at an Olympus Property and I began to speak up. And if residents get too brazen, and Olympus gets their feelings hurt for being called out, they are well equipped with threats of a certain kind of action (rhymes with Seagull) regardless of any form of grounds or basis. They seem to enjoy this lip service a lot more than, say, enforcing policies; fixing things in a quick and timely manner; hiring a full service crew (they are usually one man short at all times). While all the Olympus staff and higher ups are all playing Ring around the Rosie, singing Kumbaya and hash tagging OlympuysProud - their properties lay in disarray with disconnected managers, deferred maintenance, and lack of proper staffing. What's wrong with this picture? Making residents comfortable in the way it really matters, they know, is far too much work. Grown-ups have to go to work and no, work isn't always "fun" with endless "happiness" and "laughter". Work is work. Olympus, this is all so simple; it isn't your job to save the environment, save the rainforests, have endless drawings for all this ridiculous stuff and for all these ridiculous causes (like coerced reviews where kiss-asses can write good reviews and be in a "drawing" to win an Amazon gift card) it's your job to provide an apartment that is run with competence and procedure. An apartment that has enough maintenance personnel to compete service requests in a day. People want to come home from work after a long day and know they have somewhere to park - not stressing and competing with your short term visitors and sublet-ites who won't use their garage space - don't even get me started on the parking situation. Residents want to address their problems and issues to the community manager without being talked over, intimidated and gaslight into doubting themselves (oh, she's oh so good). These should be your priorities; not running around the city scavenging about then pontificating to recycle. These are good causes but it's not your job. It isn't your job to be Customer Centered - it's your job to have a property with order and structure (you seem extremely structured at collecting rent on time, I'll give you that) Redstone is far too big with far too may people to be so passive on enforcing policies - Too much time has passed and you now have a property that is chaotic and quite frankly failed. You are no longer able to ride on the coat tails that Mark-Taylor laid out for you - and you owe the residents more. A lot more.

We pay over $2200 a month for 1600 square feet and that includes the garage. They care more about the land lord than the tenants. When the lease is up we are out. I recommend everyone do research before you rent. Rent is always negotiatable if you're dealing with honest people! I will not attack anyone 1 person. From what my wife said, someone else in one of the complexes we're in is thinking of calling the health department because they're taking so long to do repairs.     So, I answered an ad on a home that stated they accept section 8 as I'm disabled and low-income. I…read moredealt with a rental assistance agent in India that seemed helpful at first. After passing all tenent screening and background checks they referred me to some pet screening company to verify my "pet" that is actually an Emotional Support Animal. I could tell very quickly that the pet screening service was a farce.. they asked for information and proof that is all the way protected by HIPPA laws. I provided an authentic ESA letter and they (petscreening.com) denied that letter. After explaining the situation to one of Sulthars agents in India, the agent got pissed and hung up in my face and then took it upon himself to cancel my application. Next I spoke with Sulthar himself after gathering the information on his employees and company to make a complaint to HUD. Sulthar was pretty cool and expressed that he owns the company and that he has no issues with me having a dog but that he follows what petscreening.com tells him. I looked into petscreening.com and saw that as I already expected, they have a terrible reputation and have been accused of fraudulent practices plenty of times in the past by other rental applicants forced to use that service to complete a rental application. (I've included a link to a thread about petscreening.com below) Also during my conversation with Sulthar he began to mention things that made me as an applicant slightly uncomfortable. He started saying things about Lawton's Section 8 office and inspectors. I personally appreciate Section 8 and it's employees as that program has literally saved my life and given me a place to live that is comfortable and free of hazards and issues. Section 8 actually protects renters against most slumlords who buy cheap properties and then rent them out without investing in upgrades and fixes that make those home liveable. All in all, I'm very dissatisfied witf DFW Property Management and I feel that if they have issues with low-income renters on Section 8 or renters with ESA letters Sulthar should not advertise that his rentals accept Section 8 vouchers. He absolutely should not complain to a rental applicant about the processes and procedures of the Section 8 office, nor should he state that they try to get over on him. His company tried to get over on me and the Section 8 program helps me! He went out of his way to tell me that Section 8 always demands that he lowers his rent and he isn't lowering his rent.. what does that have to do with me? Anyhow, the entire process has been a complete waste of time and petscreening.com is a scam. They tried to make me pay a $400 pet deposit I'm not required to pay and $25 extra per month by denying an authentic and absolutely valid ESA letter. I think they must be used to dealing with certain types of people.. however, I'm not that type. I wasted time applying with DFW Property Management. There's much more I could complain about here, but for what reason? I'm not going to go back and forth with rental agents in India and fake petscreening webites or pay $400+ $25 per month just to rent from someone who purchased a house for $60,000 and wants to nickel and dime low income tenants. I can just notify HUD and the other agencies as to DFW's issues and find a real and respectable property management company to rent a home from. Seems to me that they are trying their best to take advantage of Federal Housing programs and low-income tenants, otherwise some of their properties just sit there. If a resident's apartment needs a repair, it is fixed in the cheapest way possible. If you're looking for energy efficiency, keep looking. The "security" gates are frequently broken and standing open. The walkways in the buildings are stained and need some serious power washing. The landscaping around the office and pool look great but the rest of the property has dead or dying shrubbery in places. The management started allowing "back yards" for pets on some apartments, which meant some residents could just let their dog poop there and leave it, instead of picking it up every time. On at least one of them, the grass was completely destroyed (not my idea of upscale appearance). And then there was the resident with a back yard complete with an outdoor large screen TV, swim up bar appearance (without the pool), and giant blue canopy over the whole thing. No thanks. Just too many issues.

    Response to comment: Yes, I was informed that $50 of the $250 would not be refundable due to…read morebackground check etc. However, that is not what is being discussed in my review. What is being discussed is the $200 refundable portion. This matter has finally been resolved after 6 months and I have no further questions. The response did not address customer service issues at all. Renter beware.

Like who does that?! They want to charge for things that are out of my control and then send maintenance guys over that are total jerkfaces! I canNOT wait to get out of this expensive ass house!!! I pay TOO much money to not be taken care of!!!! When we moved in there it supposed to be "clean". Not sure what their definition of "clean" is but there was blood on the wall, dust EVERYWHERE, dirty floors, and many things that didn't work or were broken and need replaced. Some, most, still haven't been taken care of. OR they will come fix something a day or two before they do their walkthrough, which is crap. OH and do NOT forget that they use the CHEAPEST supplies possible! The paint comes right off the doors if you touch it at all, the blinds are crappy, the cabinets are CHEAP and fall apart, the plumbing is shit (no pun intended), and I could go on and on. They NEVER schedule anything with me. They just assume I will be there when they tell me to be. It doesn't work like that! I would not send my worst enemy to this place to rent/buy/lease/ or anything else! HORRIBLE!!!!!!!!!!!! Asked another member in the house what they would like to say...."You pretty much covered it.
