This is the WORST COMPANY EVER!!!!!! I would also like to give ZERO stars. If I could do a negative 20 I would! I moved here to TX from another state and I have had nothing but problem after problem with these people. They don't want to fix a damn thing but they sure expect you to pay every cent on time. They will not respond to calls/texts, and also lie about the communication that they have had with me in the past. I got roped into a 15 month lease as well, because "they only renew leases in December" and it was that or nothing. I should have known better! The damn lease is like 30 pages long! Like who does that?! They want to charge for things that are out of my control and then send maintenance guys over that are total jerkfaces! I canNOT wait to get out of this expensive ass house!!! I pay TOO much money to not be taken care of!!!! When we moved in there it supposed to be "clean". Not sure what their definition of "clean" is but there was blood on the wall, dust EVERYWHERE, dirty floors, and many things that didn't work or were broken and need replaced. Some, most, still haven't been taken care of. OR they will come fix something a day or two before they do their walkthrough, which is crap. OH and do NOT forget that they use the CHEAPEST supplies possible! The paint comes right off the doors if you touch it at all, the blinds are crappy, the cabinets are CHEAP and fall apart, the plumbing is shit (no pun intended), and I could go on and on. They NEVER schedule anything with me. They just assume I will be there when they tell me to be. It doesn't work like that! I would not send my worst enemy to this place to rent/buy/lease/ or anything else! HORRIBLE!!!!!!!!!!!! Asked another member in the house what they would like to say...."You pretty much covered it. They complain about every little thing, communication is non existent, they are money hungry dillweeds that don't care about anything but that next dollar hitting their bank account!" My end unit was beautiful and quiet, the perfect fit for a professional. Red Team uses an online app that makes requesting service, as well as paying lease fees efficient and easy, even for older residents. Early in my lease, I placed 1 service request and it was handled beautifully and quickly! I felt comfortable in corresponding with the team, especially love Jennifer's as my property manager. this company took over managing the duplex i live in. they are absolutely horrible! they never answer the phones. it took over two weeks to get my dishwasher fixed. i didn't even want to give them one star because they don't deserve any at all. they were a month late with my lease renewal. they charged incorrect late fees and then when i made them aware, it took them over a week to correct it. i asked where they got the fee from and they never answered. they are forcing us to participate in a tenant benefit program and pay $49.99 per month. and they are charging the tenants here $199.00 to renew our leases. i wouldn't hire this company to manage the rocks in my front yard. this company is complete trash!!!!! i would not recommend them to my worst enemy!!!!! you guys suck and the best thing you can do for everyone concerned is dissolve this horrible company. nothing but a bunch of money hungry thieves!!! it's a wonder how they sleep at night! no wonder all of the reviews are bad... read more

Wish I could give ZERO stars, like a previous reviewer stated. This company sucks, to put it bluntly. Unfortunately, I blindly "inherited" this management company after my previous company closed and transferred their accounts to these people. I first became suspicious when they started claiming an excessive number of minor maintenance issues, supposedly reported by the tenant. In one year with them, I was billed over $5,000 for fence replacement, roof repair, and the final straw, a $1,500 water heater at weekend plumber rates, that could have waited. I canned them immediately after that and found someone legitimate to manage my property. Do not hire these people! They will scam you for excessive maintenance repairs. Can't prove it, but it became obvious to me over time. They should be reported to the Texas board of realtors. read more

Several Issues with this property management company. I would give ZERO (0) if that was possible. Their focus is on client's money in every transaction, not client's interest. Be prepared to pay management fee for all the remaining lease term for all units including months post termination no matter when you terminate. In this situation I ended up paying 2 property managers after I switch. Red Team charges extra percentage point(s) from what is listed in contract until you notice and ask. They charged me 14.28% more than what they were supposed to charge as per the agreement for my properties. This money wasn't refunded even after I informed. Request was conveniently ignored Red Team also managed one of my properties without any agreement and charged accelerated management fee for that property as well! Red Team made too many accounting errors and blames owner for not catching earlier, they split repair work so that the amount never goes above the amount mentioned in the agreement so that they don't have to notify landlord. They tap into the tenants security deposits to pay for outstanding dues etc... Red Team locks you into expensive multi year contracts with third party vendors without your consent though they are not authorized to do so Oh by the way, they don't respond to your emails or texts and when you send reminders, you will be threatened to be sued for harassing with too many texts/emails. Michael the owner of Red Team outright said I care about the owner and not about the tenant but will follow state rules. Well to be honest he cares about neither. As a tenant the house we got looked great on the surface but just about everything that could be broken has been. Some things get fixed and taken care of while others get brushed aside. Fixes get delayed because they don't want to pay the fee for the repairman to come out to one house. I regret renting a house with them and would advise against using them as a owner or renter. They do not take care of properties and their 'house cleaner' doesn't even properly clean. It is like she only wiped down the counter tops and left everything else dirty. Dead bugs, spiderwebs, urine, food remnants, and dust was left behind after being 'cleaned' by their house cleaner. The yard had weeds as thick as sunflower stalks and up to my waist because they hadn't maintained it. It was supposed to be mowed before we moved in and it was not. Mold under the sinks have not been sprayed. Holes in the weather stripping have caused water to come in through the door and has yet to be fixed. I have tried to call and email them and I just get ignored. Save yourself the stress and headache do not rent from Red Team as a tenant or use them as an owner. They only care about making money, they don't care about your property and they do not care about you as a tenant. read more
