Extremely Disappointed -- Drainage System Failed, No Accountability We hired Olshan Foundation Repair in 2022 to install a drainage system through their irrigation and drainage division. At the time, the system was never tested, but since we experienced 15 months with virtually no measurable rain, there was no immediate way to assess its effectiveness. Unfortunately, when we finally did get two significant rain events recently, the drainage system failed completely -- resulting in water entering our home. Prior to the most recent rain, their own sales rep came out to inspect the setup and admitted that their original design wasn't working as intended. Their solution? Ask us to spend an additional $5,800 on surface drains, despite the fact that we already spent $10,000 on a system that still doesn't work. Even more frustrating is that they acknowledge their system's failure, yet refuse to take reasonable steps to correct or stand behind their work. They're not interested in working with us to find a fair resolution -- just selling us more fixes to a problem they created. Adding insult to injury, I referred two major foundation repair jobs to Olshan, each totaling over $20,000. That's more than $40,000 in business sent their way -- and yet when we need help with a failed system they designed, we're left out in the rain (literally). I would not recommend Olshan for drainage work. They over-promise, under-deliver, and refuse to take proper responsibility for poor design and faulty performance. I believed I had a foundation issue so I called Olshan and another big named foundation company based out of San Antonio. The first company sent me out a predatory/pushy salesman who quoted me $21000+. Then Jarred Peeples from Olshan showed up and did his inspection and suggested nothing was wrong. He said one of Olshans core values is integrity. That being said I live almost two hrs away and I do believe they get paid off commission so what would be benefit telling me nothing was wrong. Absolutely Nothing. I then had a independent structural engineer come out and he agreed with everything Jarred told me. Jarred is honest, trustworthy and most of all has integrity. BLUF: they fixed my driveway structurally but cosmetically it looks worse. Their communication is hit or miss. I received a quote for poly foam to fill a void under my driveway. The driveway was not cracked and had no sinking. I got on the schedule about 2 weeks out. The morning of I received a call from the team and they said they were running behind due to some issues with the truck but they would call an hour out which they did. They showed up and did the job but by drilling into the concrete they cracked the joints and there were surface cracks. Also they overfilled it with foam so I had to ask them to clean up foam from my yard. I called to ask if a manager could come out and see if they could lay a seal over the joints they cracked so water wouldn't get in and make them worse. They scheduled me a manager to come out the following week and asked me to text pictures. The manager was supposed to come on one day and no one showed up. I texted the number I was supposed to text and no one replied. When I was able to call towards the end of the day I was told someone would call me back. When they called back they said they got caught up on another project and would come the next morning. The manager showed up the next day and basically said cosmetics are not covered in the contract but it the water gets in the cracks and the driveway sinks they'll come fix it. I also asked if they could refill the drill holes because they had air gaps in them. He said he would send someone out either the same day or the next and I never heard back nor did they come. I didn't even bother calling again. I can rest assured that my driveway shouldn't cave in with no support but it was disappointing they wanted me to pay extra to have them seal it to prevent expanding the joint cracks. Extremely disappointed with how this company handles quotes. I got a quote for scope of work 6 months ago and I didn't have the funds to pay for it. Now that I'm ready for it I am quoted literally almost $4,000 more. I was eventually told they could do it for only $730 more if they don't dig a trench which I wasn't told they needed a trench last time. Also, I was initially led to believe the foundation has a lifetime warranty but now I'm told half of it does and the other half only has a 5 year warranty. I'm so upset, we saved our hard earned dollars to do this job for the price I was quoted and now I'm told 6 months later the cost is higher just because. I feel so lied to and gaslit. I would save your hard earned money and go elsewhere. Who knows what the work really costs. I don't know if they work on commission or what. Got an estimate today for concrete lifting. The technician was very friendly and knowledgeable , there was no pressure. Price seemed fair and I have booked the repair with them. Today they sent Carlos , Freddy and Patrick and they did a great job and it was all done in less than an hour. We've been having very strange concrete issues in our garage with the surface popping off in pieces and revealing the rebar below. Happening over years and getting worse. We also noticed one crack in ceiling. The house is 45 years old. We had a well know large foundation company come out and do a sales pitch on a "fix" for $23,000 to over $60,000! They offered three levels of fix which I found odd. You either fix a problem or you don't. The salesman really tried to sell us on their method, etc. I felt it wasn't a completely honest quote so we got on the books with Olshan. Their rep., Mike J came out and did the same inspections and measurements as the first large competitor and sat down and said that the problem was a concrete quality issue in the garage, not an overall foundation issue. While there was some settling in areas, nothing was terribly bad and there was only the one crack in sheet rock. No doors sticking, no bricks cracking, windows still perfectly sealed. He said trying to offer us a foundation lift could actually cause more problems than it fixed and advised to get people who know how to patch concrete to fix the chipping and gave advice on what a good job versus bad job looks like. We were very happy to get an honest discussion and feel better knowing there's nothing major wrong. I had planned to have Olshan do foundation work at my home. However, because the salesman misrepresented the work, I was surprised when at the walkthrough when the team arrived. The salesman had said that the clean up would leave my property as it had been before the foundation work. The onsite walkthrough indicated otherwise. Hmmm. I changed my mind about having Olshan do the work. Also, I hope that they become aware that when they speak Spanish, not only Hispanics but also many white people can understand them. The work done was adequate and I still need a good rain shower to test the work done . What I am unhappy with is the disconnect between their front office and the person who created the quote. He said there would be a 3-4% if I paid up front. I was originally going to finance it but I decided not to in order to get the discount. It was also not clear when to pay the bill either. When I asked about it before paying it I got push back from the lady and she was giving me grief for not paying for half the project prior to completion which I was never told. This same lady also blew up my phone while I was at work after I told her I'd return her call within 24 hours at a specified time. Very reasonable price, there was quite a large area that needed to be lifted. They scheduled the work and the guys showed up when the said they would. I had concerns regarding worsening cracks in my sheetrock, so scheduled an appointment with Olshan to take a look. John texted prior to confirm the appointment and showed up on time. Very friendly and took his time doing a comprehensive evaluation of the interior and exterior of my condo and the neighboring unit. Since the inspection is at no cost, I was expecting a quick walk-around, but John was very detailed in his inspection. We chose Olshan because they provided us the most affordable services without trying to up sell us on extra produces. We had our pier and beam house shimmed. When we submitted our contract, there was no responce. This was frustrating. The technician had left- it would have been helpful with a default email reply. When we called the office, a manager got us set up right away. The work was completed in one day. It was quick process and they were able to answer questions along the way. I was so pleased with the Olshan PolyLift system. We had just purchased our 14 year old home in San Antonio in the Blue Rock Springs subdivision, the driveway had settled about and inch and a half and I wanted to be proactive and stabilize any more sinking of the driveway and front sidewalk areas. After the job was completed the surface areas were raised to the original height as when the house was built, I was very pleased with that. We purchased our home a year ago and it had a few settling issues we were concerned about. Before we did repairs, we wanted to get the foundation evaluated. We contacted Olshan and they were very prompt with getting back with us to set an appointment. We live in a remote location so the appointment was a couple of weeks out. But, we received reminders about the upcoming appointment even sending us the name and contact info for the tech who would visit us. On appointment day, the tech showed up 15 minutes early and set out in his car preparing for our visit. It was very professional and friendly. He was very detailed in his inspection and the resulting report was very informative. He showed us the layout of our house and the measurements he gathered. It was his opinion that we could proceed to repair the visual things with our home without getting any expensive foundation repairs. The measurements were all within an inch. We so much appreciated that they not only didn't do a hard sell on getting work done but also used the time to explain other offerings they had that might be more applicable to our situation like water management and drainage. So when one shops for something as expensive, invasive and potentially life changing as foundation repair, you should always do your homework. I used to consider myself a pretty impulsive spender until the last year or so but nevertheless I really, really did my homework when it came to looking for a foundation company. I had another company come out and after 45 minutes of taking elevation measurements around my home, he basically told me that I needed to hire an engineer because if there were repairs to be done, the elevation wasn't telling him enough to figure that out. He actually told me I didnt need foundation repair at all but if I wanted an expert opinion, to hire an engineer. He gave me a packet of about 6 engineers and I called one of them. Before my appointment with the engineer, Olshan came to my home to do a walkthrough as well. This guy was pretty full of it when he started talking and I coudl tell. I mean I know a textbook trained salesman when I see them and this guy stunk of it. He took about 45 minutes to draw out the layout of my home, he took a few elevation readings (not nearly as many as the other company) and invited me to sit down while he went over his recommendations. What he presented me with was a comprehensive, $13,000 repair estimation that showed I needed deep-driven steel piers all around the entire foundation of my home. He began telling me all about the advantages of their lifetime transferrable warranty and whatnot until I interjected. I told the man that while this was all good information, I was also scouting other companies to do the work. He began trying to explain their differentiation from others when i also told him I was waiting for an engineer to come assess the home next week. His face turned bright red and then began an immediate back track that was epic. He quickly changed his story from you need all this to a flat out question of "You know you don't need all of this right now right?" He began explaining that he made these recommendations so that IN CASE we ever had anymore issues we could have solved them preemptively. He then further back tracked to say that he would love to see the engineers report when its done because he could then tailor the proposal to meet the requirements set forth by the engineer. So in a nutshell here's what happened...the guy came in and tried to sell me on an entire home's worth of foundation repair like I was some kind of sucker (after being told I didnt even need foundation repair already!). Then when I told him that I was in fact doing my homework and hiring an engineer, he tried desperately not to look like a freaking fool. Sorry buddy, you failed miserably. If Olshan is in the business of selling full-home foundation repairs to people who don't need them, what are they selling to their customers who DO need them? I'll NEVER....EVER call this company and I will most certainly never recommend them to anyone who needs or thinks they need foundation repair. read more

I needed my driveway leveled. Called all the big names I could find and Olshan was the only one that was responsive. Took pictures to show my driveway, they gave me an estimate. Came out and gave an actual estimate where they could take dimensions and the final estimate was less than the one they originally gave me that I had agreed to. Two gentlemen, very professional came out and within a couple of hours had my driveway all leveled which actually makes the whole house look so much better. They cleaned up before they left and I am extremely pleased with the outcome. I am quite sure that they have improved the value of my home. Met with the salesman to discuss leveling my pier and beam house he explained that they use a pre-poured concrete base 1 foot tall by 2' x 2' wide it would take two days to do the work one day to dig the holes and install the footings the next day they would come put The CMU blocks which is just a fancy word for cinder blocks and level the house putting shims as needed sounds good as everyone else wanted to use sono tubes wait 3 days for concrete to cure and then come back and level the house So they arrive to work First thing the guy says to me when they pull in the driveway way how you going to pay. Got the half down payment arranged with the secretary and they went to work came back outside about an hour later and noticed they were mixing concrete I asked about the pre-poured footings and he said no we pour everything on site I told him that's not what the salesman said but he assured me they would be 1 foot tall by 2' x 2' wide had my doubts that the concrete was going to cure overnight because everyone else said three days. About 2 o'clock the guy came to me and said they ran out of concrete and they would be back tomorrow to finish for sure. They poured only 4 of the 12 bases! How are they going to finish tomorrow? I assumed they would bring some quick hardening concrete to finish the same day. They arrived the next day with plenty of concrete on the truck same concrete bags as the day before nothing about quick hardening started working unloading the concrete about an hour past went to check on them and they were putting the same concrete blocks that the house was originally set on inside the hole! The blocks are only 4 inch thick by 16x16 and they drilled holes in them for the rebar I thought for sure as soon as they put the house on the blocks they would break right where they drill the holes .The guy told me they were going to put the cinderblocks on top of those instead of pouring the concrete base I told him that's not what y'all said y'all was going to do I wanted the 1 foot tall by 2' x 2' wide base which I had been told and he said that was fine he would pour concrete I told him if he had to come back the next day which was Saturday that was fine I just wanted the concrete base like I was told. So they ended up pouring The rest of the piers and leaving. Next Day they arrive and start working finish putting the cinderblocks and start leveling the house finally get it level and they put so many shims they could've actually put another concrete block and then a couple of shims...... So for anyone that has pier and beam House just know they pour the concrete on site and then in less that 24 hours they're going to set your house down on the concrete there going to put plenty of shims to make sure your house is level also I forgot to mention the cigarette butts around my yard Yeah he smoked camel! And the uneaten lunch they left in my yard where they took their breaks and one of the handles for the Jack to level the house also they left one of the blocks that I had used to level the house Under the beams still supporting the house hope you have more luck than I did!!!!! read more

Olshan, San Antonio came to my home in fall of 2019 and repairs began in February 2020 at a cost of nearly $18,000 for 24 exterior cablelocks. On October 2020 they had to come back because the cracks had reappeared and the back door would not open. Work was scheduled and completed in January 2021 adjusting 7 pilings. Early part of September 2022 cracks began to appear in all areas originally and supposedly repaired. I called on Sept. 26 and went to voice mail and left a message. They returned the call on September 30 and scheduled the service call for November 15. Called again on October 11 because both back doors were not opening. The desk told me that someone would call and come to look at the situation. Never received a call back. On October 20, I called again asking for someone to come out and at least try to check on the doors as it is a safety issue when neither one of the 2 doors to the back of the house are not opening. As of today I am still waiting for a callback. I am extremely disappointed and frustrated after I have spent $18,000 and I am back to ground zero with no response from Olshan, San Antonio. read more

First off let me start by saying that I filed a suit against Olshan and they owe my husband and I a considerable amount of money and we will never see a dime. They filed Bankruptcy within 3 months of our arbitration judgement award and we were told by our lawyer that we would still get our money and that too was a lie. Marc presented me with was a comprehensive, $14,000 repair estimation that showed I needed 10 deep-driven steel piers all around the NW north and NE side of my foundation of my home. He began telling me all about the advantages of their lifetime transferrable warranty. Now, they won't support me on a statement made to me to wait three months prior to fixing the inside of the property for the home to settle out. Drives me crazy when they can so easily take a years worth of rent money, and not follow up. (And this was the only company - the ONLY company that the city would recommend for this particular flat foundation, no basement repair.) SAFECO Insurance has cancelled me. read more

First they should change the name to Old Scam. I had an older relative notice a couple of settling cracks in the house so they contacted around four different foundation repair companies. Every company had a different price and a different floor plan showing the alleged varying elevation changes in the slab. Most companies provided pricing from about 6k to 10k. they all said it wasn't the entire slab that needed to be adjusted. Then John Campbell from Olshan showed up and gave the shock and awe story and a bogus sloped slab drawing. He said they would have to drill and set numerous steel piers throughout the slab and that one side was several inches lower than the other side. And the price would be $25,000 !!! Wtf?? I found out and finally convinced my relative to spend the 600 dollars for a professional engineering survey. The engineer came out and surveyed the house and slab. His report basically said that is a slight slope, but it is all within tolerance. Isn't there a local law that penalizes companies that try to screw older people out of their money by overcharging them? So lesson 1 Spend the 600 bucks to save yourself 25k if you contact Olshan. read more

This was an AWFUL experience. I am a knowledgeable female, in a large field of experience. I have ran a construction company, and Built cars. I feel this information is relevant as it is not often that I feel offended, when Men talk to me like I don't know what I am talking about in their field. However, the man that arrived at my house was arrogant and uninformative. FIrst it started off that: When I came to the door, he popped out from the side of my house and startled me, when asked who he was (he arrived in a plain white car) said " What you had an appointment!" Then proceed to haphazardly toss his card at me. He took measurements of my home drew on his paper. He made sideways comments about how my dogs were mistreated because I placed them in a Kennel while he was here (they are two pit bull mixes). he took his little yellow box and took more measurements. When I asked him what their process was he relied "long" .. little more frustrated, I asked how do you fix foundations, and listed the options I was aware of including the Pillar system - he looked at me blankly and said " You have bad dirt, we will take a pole and pound it into the ground and jack up your foundation. Your housed sloped one way, IF the middle sloped in then we would have to dig in your house." I swallowed hard, and said Yes HOW are you going to fix it, he simply restated that we have bad dirt, I explained I knew this. I decided to change the line of questioning. I asked how much would this cost, even a range was fine. He said a Gazillion dollars, - Literally that was his answer - Very frustrated " ok i get you cant give me a direct number, what is the typical range for something like this?" again replied with the Gazillion dollars. said that the company has been in business around 80 years and he has worked 80 of those. chuckled and said no really I have worked 18 of years with this company. I said ok. Then said ok well I will email you your estimate. NO email , 4 days later.. Still nothing. Took a couple of trys to get someone to call me back but the service was great. They sent me a list of Engineers and I was able to get one to come out the next week. Once I got the engineers report back I sent it to Olshan and they scheduled some one to come out and go over repair options with my husband. Their recommendation was to do nothing right now - that attempting a repair could do more harm than good. I was shocked. I had 2 other companies come out and one said everything was fine (which it most certainly is not) and the other wanted to charge $17k for the repairs and acted like it was an emergency to get it done NOW or more damage could be done. It was refreshing to have someone be honest with you and tell you what was best for you instead of just trying to make a sale. Will definitely call them back out if we experience any changes.
