Krista created a practical project plan tailored to my vision for the future of the property. She explained all aspects fully and responded quickly to multiple contacts from me to ask additional questions. Most of my questions were to compare materials and methods between my top two candidates for the project. I discovered that the items that made the other bid more expensive really made the job easier for their crew, but did not provide greater value to me. I had two crews for my project working inside, placing 7 piers, and outside, placing 18 piers. All the crew members were very quiet, polite and kept things very clean throughout the two days. I appreciate all the hard work done by Chris, Christopher, Justin, Glenn, and Dariun. Jairo, John, Michael, Antonio, Alejandro, and Humberto took extra care to keep everything progressing smoothly while responding to my questions or concerns. I did end up having some plumbing issues that were caused by the foundation lift. This was explained to me in detail before the project. The damage occurred during the lift and not during the preparations by Risen. I was so glad that I had chosen Risen, as I still had funds left for all subsequent repairs. 5-stars!

I recently bought a 1930's bungalow in East San Antonio which was recently renovated. I started…read morenoticing diagonal cracks and horizontal cracks on my walls, especially towards the rear of the house. Expecting the worst, I contacted Vantage for a consultation based on on their 5-star review on Yelp. It was more the content and context of the reviews that convinced me they were the right contractor for the job. I called once on a Monday and immediately got through to Derk. He said he'll have James come by on Wednesday to come take a look at the house. No waiting. No phone tag. No answering machines. Got through to a person and was immediately scheduled for a consultation. Two days later, James came by. Completed a thorough inspection of our home, which is on a pier & beam. Used a leveling rolley tool and inspected all the rooms. Went outside and put on his Ghostbuster suit, and jumped right in, or rather, jumped underneath our home. 15-20 minutes later, he made a few recommendations, none of which were any hard sells. Basically James told us it's a moisture issue, and to get vents installed underneath our house to dry the soil. That should fix most of the problem. After the soil is dry, call them back if we notice anymore shifting. Again, no hard sell. No doom and gloom scenario, which I was expecting, after hearing horrible horror stories from friends about foundation contractors. James and Vantage foundation are not like the others. And if you had the pleasure of living in a much older home, you know exactly what I'm talking about when it comes to shady contractors. You won't get that with Vantage. Instead, you will get honesty and the best customer service around with immediate callbacks and prompt scheduling. In conclusion, we are going to install vents first to let our soil dry and then call them back. I will certainly be recommending Vantage to all my friends and family for their stellar customer service, knowledge, and integrity.

The bedroom section of our home slants downward with our wooden floors bulging in some areas and causing crackling noises like never before. We hired this company because of favorable reviews but now realize you can't always count on this. We felt our home should have been professionally leveled, it makes no sense whatsoever adding new concrete piers on a totally unleveled structure. Even the engineer hired to do the final inspection overlooked the fact that there were two concrete piers missing from the intended amount. So much for professionalism.

A big thank you to Brittany G., who came out to our home to provide the initial estimate. She was thorough, honest, and took the time to explain everything clearly. Shelby made the scheduling process smooth and stress-free, which I really appreciated. Shelby's communication from the very beginning put us at ease, since this is the first time we had to work with foundation/concrete repairs. Kurly and his crew, Albert and Zach, did an outstanding job installing the pillars. They were hardworking, respectful of our property, and clearly skilled at what they do. We appreciated that Kurly took the time to explain all aspects of the project step-by-step and let us see how the pillars were installed. Valerie and Rene followed up with the poly-fill and concrete repairs for both our driveway and back patio. Valerie made sure to keep me updated and laid out expectations from the very beginning, bringing everything together for the final phase of the project. It's not often you come across a company where every single person you interact with delivers such a high level of service. UPDATE:-March 2026 well, yesterday was D-Day and Marco and Gabriel arrived ahead of schedule,…read morewhich was great as it allowed our project to be completed in the same day. We are went back together and looked at the area that was needing repair. I had the consultation and estimate made last December and since I've slept since then it was very helpful for them to review exactly what was going to happen. In fact it cleared up something that I had confused in my head. Once we discussed the project and I was clear on the steps they would take and the outcome expected they proceeded to start to work. I had some paperwork projects myself to complete so I was able to sit in my living area and observe them as they worked. I'll say one thing it doesn't look like a very easy job. In my limited capacity, they initiated the day by starting to drill holes in the cement about every 10 inches apart. This would allow for them to go under with some foam to lift the cement that was severely cracked and completely dangerous to any foot paths.-Which was the primary reason for spending the money to have this project done? It was definitely a trip/stumble hazard for my husband and I who are elderly along with anyone else who happened to be on the patio. This took some time and generated a lot of very loud noise, but it wasn't preventable. When it was complete, they began to lift the area with the foam and level out the surface. They literally laid down the ground to do this and used the level over and over to make sure things were proceeding as they should. Once that was done, they went over a couple of areas with something like a sander for cement to smooth them out there were only a couple small areas that didn't completely level up, but that sanding helped tremendously. After that, they again invited me to come out and take a look and brought out little samples of what the next step would be, which was to use a special expandable filler to protect the cement from having further water damage. There are several colors to choose from in one very readily matched with the rest of our patio and deck. They proceeded to install this- Then we reviewed the timeframe for drying to ensure the areas that they had filled were able to completely dry which is going to take 24 hours. Then comes the part. I didn't really understand it the beginning. I just don't think I grasped it when we had the assessment and estimate of cost. For some reason I had in my head that they were going to be applying a topcoat that actually was colored to make it look more aesthetically pleasing. That is not what I ordered. I did order a sealer which was going to be applied and would be somewhat dry in an hour or so. The biggest area of confusion for me is that I thought somehow that cracks were going to completely go away. I don't know how I got that in my head is unless she put some kind of overlay on top of the area repaired. I don't think you'd be able to do that bottom line is that when they left about six hours after they started, everything was level the large cracks in multiple areas were filled and the topcoat/sealant that was explained to me as similar to rain guard that you would put on the windows of your car so that the water just rolls off when it does rain. Marco kept me informed and invited me to come out and look multiple times during the project. My deposit was subtracted from the total cost And the balance was exactly what I expected from the estimate. My son and daughter-in-law came by that evening and were very happy with the outcome and even made some suggestions as to how to make it more aesthetically pleasing since I spend so much time there. We would definitely recommend Baird Foundation to anyone needing foundation repairs and or repairs and upgrades of any cement surrounding your home.

Extremely Disappointed -- Drainage System Failed, No Accountability…read more We hired Olshan Foundation Repair in 2022 to install a drainage system through their irrigation and drainage division. At the time, the system was never tested, but since we experienced 15 months with virtually no measurable rain, there was no immediate way to assess its effectiveness. Unfortunately, when we finally did get two significant rain events recently, the drainage system failed completely -- resulting in water entering our home. Prior to the most recent rain, their own sales rep came out to inspect the setup and admitted that their original design wasn't working as intended. Their solution? Ask us to spend an additional $5,800 on surface drains, despite the fact that we already spent $10,000 on a system that still doesn't work. Even more frustrating is that they acknowledge their system's failure, yet refuse to take reasonable steps to correct or stand behind their work. They're not interested in working with us to find a fair resolution -- just selling us more fixes to a problem they created. Adding insult to injury, I referred two major foundation repair jobs to Olshan, each totaling over $20,000. That's more than $40,000 in business sent their way -- and yet when we need help with a failed system they designed, we're left out in the rain (literally). I would not recommend Olshan for drainage work. They over-promise, under-deliver, and refuse to take proper responsibility for poor design and faulty performance. Anthony O'Neal / Jason Posey

Extremely disappointed with how this company handles quotes. I got a quote for scope of work 6…read moremonths ago and I didn't have the funds to pay for it. Now that I'm ready for it I am quoted literally almost $4,000 more. I was eventually told they could do it for only $730 more if they don't dig a trench which I wasn't told they needed a trench last time. Also, I was initially led to believe the foundation has a lifetime warranty but now I'm told half of it does and the other half only has a 5 year warranty. I'm so upset, we saved our hard earned dollars to do this job for the price I was quoted and now I'm told 6 months later the cost is higher just because. I feel so lied to and gaslit. I would save your hard earned money and go elsewhere. Who knows what the work really costs. I don't know if they work on commission or what. I feel price gauged and still paying off the previous work they did. All I want is the scope of work done for the price I was quoted.
