We stay at a lot of rentals on the Russian River and in Sea Ranch, and this was by far the worst experience we've ever had. We rented "Urban Escape" in November for my birthday, and were pleased the house was large enough for me and 9 of my friends. The house itself was fine, although a bit worn around the edges and not particularly clean. But we had agreed to bring our own linens and do our own cleaning to save a couple hundred dollars off the rental (even though most other property management companies provided linens and cleaning for less than $100). So the place not being clean in the first place was frustrating, as was the foreboding thought that if we didn't leave the place sparkling, we wouldn't get all of our deposit back. So on our last day we spent about 4 hours cleaning the entire house, including a bathroom that wasn't even used, floors, windows, fridge, etc. Most of what we "cleaned" was dust and such present when we arrived. When we dropped off the key, we made a point of telling the person on staff that we cleaned a ridiculous amount and left it far cleaner than it had been when we arrived. And what happened when our deposit was mailed back to us? Sure enough, $150 had been taken out of it for "cleaning". What a rip. I called to complain, and then had to wait over a week for a response in the form of a voice mail, that claimed there were "white dog hairs" all over the house. Now, they knew we'd had a dog, but the dog we brought had no white hair. Simple rip-off artists who apparently don't think they're making enough money charging over $400/night. Next time I'll go with Ramshead in the Sea Ranch area, we've never had an issue with them. read more

We rented a house up at The Sea Ranch through Ocean View Properties. It's something we do several times a year, though this was the first, and I can not stress enough, the last time we will rent through this terrible company. First, my fiance called to reserve the rental. They said they need payment, but that they'd hold it until they got the money from me. I then called approximately 10 minutes later. The man at the rental office told me the house I wanted was available and that he could rent it to me. I pointed out that my fiance had just called. He hadn't realized that. He'd told her he'd hold it for her, and then 10 minutes later offered it to another person, not knowing we were together. That should have been all the warning we needed. The house was a bit dirty when we arrived. It wasn't a huge issue, but there had obviously been little cleaning prior to our arrival. There were also numerous light fixtures with dead or missing bulbs. We've seen this in other rental houses, but not to this extent. Usually, we just note the issues at the office on the way out. We talked to the folks in the office on the day we dropped off our key. I told them about the cleanliness issue and the myriad maintenance issues, such as the lightbulbs and the badly scuffed and chipping paint. They spun a hogwash story about how they place was just so popular that they couldn't schedule maintenance. A few weeks later, I got a check for the deposit, less $90 for cleaning. We called and the rental office people told us that the homeowner would be gone for another week on vacation, but that they'd leave a message. Two weeks after that, I got a form stating that the house was left dirty and that the renter did not make a reasonable effort to leave the home clean. They also cited the presence of white dog hair. Not only had we spent hours cleaning before we left, we also didn't have a white dog at the house, or even guests with white hair. What can I say, but well played, folks. You sure screwed over those dumb out-of-towners. read more

I've had several nice stays at these rentals. I've stayed in Beachcomber and Beach Walk and have visited Bel Tramonto as well. All of these houses are lovely and comfortable. They are all a quick walk to the beautiful beach, they have hot tubs, and my actual stay in them was nice. Buuuuuut.... Good luck finding these houses! The only directions I could find were to the rental office (which is not where the actual houses are). If you have people coming up after office hours, how are they supposed to find the place? There is no sign at the entrance, and our instructions from the rental office was to look for a mileage marker which is very hard to do in the dark rainy night. Once you find it, the map they give you is the opposite of helpful. There are house numbers and lot numbers which add to the confusion. Also, out of the maybe 30 people that came with us, two had cell service (both on Verizon), so you can't call people to help them find the house. The houses have phones, but only for local calls, and the WiFi was spotty as well. Contrary to others' reviews, I've always found the houses nicely cleaned on arrival, though they do tend to charge you for cleaning after regardless of how clean you get it. And the BYOLinens thing is fine if you want to save a few bucks, but remember that that doesn't just mean sheets. You should also bring plenty of beach/shower towels, hand towels, and cleaning rags. read more

I write as a long-time rental client of Ocean View Properties -- have worked with Ocean View Properties (OVP) as a renter for at least 50 Sea Ranch home rentals since 2009. My experience over the years has been variable, overall much more positive than not. But my most recent experiences have been truly outstanding. Having read the extensive number of reviews listed below, I wish to express my perspective from my years of experience so that the current quality of this excellent Sea Ranch vacation rental agency can be illuminated. Ocean View Properties has functioned under two distinctly separate ownerships. When my husband and I first discovered Ocean View Properties back in 2009, the woman who created the agency, Dorothy, and her staff, always treated us well enough. However, the quality of the rental homes and the level of cleanliness in the homes we rented was variable -- sometimes good, sometimes less than desirable. But when the new owners, Marianne and Steve, took over Ocean View Properties back in May 2015, we began noticing a dramatic change in quality of housekeeping and customer service immediately. And to this day, having rented an Ocean View Properties home on a monthly basis, I feel compelled to express my heart-felt gratitude for all the amazing improvements that have unfolded under Marianne and Steve's ownership. The quality of homes has increased exponentially. Here's why: though the homes themselves may be the same as before, Marianne and Steve strongly encouraged the homeowners to upgrade appliances, kitchen items, furniture, bedding, windows, screens, etc. These changes made the homes so much more immediately comfortable and livable for all renters, especially folks like us who come to Sea Ranch on a monthly basis and consider it our "other home". Also the level of housekeeping has lifted to a stellar degree. When we check in, the homes are spotless, well stocked with everything we need, and it is just such a pleasure to settle in and live our Sea Ranch life. The staff works so incredibly well as a team. I can feel that they all weave together their unique talents and skills in order to bring the best possible experience to us as renters. So to say I am grateful for this fantastic rental agency for the Sea Ranch homes we rent would truly be an understatement. For starters, here are you options for renting properties in Sea Ranch: Craigs' List, VRBO (vacation rental by owner), SeaRanchGetAway.com, and RamsHead. Use any of these and you'll do better than the losers we used. As always, I prefer to aim for sharing the facts, and to let readers of my posts decide for themselves... Heard about Sea Ranch from friends..."OMG...so beautiful! You gotta go for weekend..." Googled for a rental house. Found Ocean View Properties. NEGLECTED to check out Yelp prior to engaging them over the numerous options we all have (listed above). Did my online search for a house at their web site; chose a property. Booked it. Sent in the deposits, and signed contract, blah, blah, blah. Noticed some "fine print" on the contract that essentially boils down to 'we guarantee nothing, and you have no recourse." Read their contract, and you'll see exactly what I'm referring to. This verbiage concerned me a bit, because...well...to put it bluntly, I'm a bit of a Hot Tub freak. My friends don't care a ton either way, but for me the hot tub is about half of my fun during a trip like this. With this in mind, I wrote an email to the rental office (copies available by request) explaining that the hot tub is a big deal to me, and that I was concerned about the contract language in the event the hot tub didn't work. I got an email back telling me the hot tub works. (Copy available by request.) I replied that I'm sure I would be treated fairly in the event of a problem. Guess what...the hot tub didn't work. We called the rental office, who called the hot tub technician, who called us. Apparently we had inadvertently put the hot tub in "sleep" mode. OK...no problem. A few pushed buttons and off we go, right? Wrong. Seems this hot tub is special; we were told -- literally -- that "the heat element turns off when the jets are on." No shit. Well...that's a surprise to me. Never heard that one before. But the rental office assures me this is normal for this hot tub. Hmmm...ya think? After a few more calls to the hot tub tech, I was told -- literally -- that "I really don't want to go out there in the rain. I'm sure you can understand." No. I did not understand. Aside from the hot tub, almost all of the outdoor lights were non-functional. We called this in as well, and we were told -- literally -- that "the owner is having financial trouble." I explained all of this to the rental company after our rental was completed. We got a measly $25 off. These guys suck. Well...at least *I* think they suck. read more

We rented a home from Ocean View before seeing the reviews on Yelp. The service we received was impeccable. The home had everything we needed and more. The supplies we brought that were recommended before our trip were not needed. Upon our arrival we found a gorgeous home with the hot tub not only clean but hot as well. A few days after our departure we received our full cleaning deposit back and we even had our yellow lab with us during our stay. Our only disappointment is that we were the last people to rent this wonderful home due to it being sold. We definitely would use Ocean View again when renting at Sea Ranch. read more

Do Not forget any of your belongings. You will get back something that is of no value and or garbage they no longer want. You will be lied to many times in the course of retrieving your item. Once retrieved you get slapped in the face with garbage for a replacement. You will also be told that if it was such a high priced item why did you leave it and not retrieve it immediately. They will keep your belongings and put you though many loops then burn you. You can go anywhere and get ripped off. With Ocean View you get to pay them for being dishonest. Oh and they charge you a rental fee for storing something they no longer wanted because they kept your item and want you to pay for something that should of been disposed of 20 years ago. So sad there business is of such substandard practice. read more

We found a Searanch rental with Oceanview. When we arrived our packet was ready to go. The house was great, aside from minor stuff like the mini-blinds being old and bent up. There was plenty of firewood for the chilly nights so no complaints there! Ive read some comments about Dorothy but everything went well and I recieved my full deposit less the service charge in just one week. I would rent a Searanch house from OVP anytime. Ciao! read more

never, ever rent from this agency. we spent over 4k$ to get away from a kitchen remodel for 2 weeks. half of the time we had absolutely no electricity, ie., no heating, no lights, no oven, no refrigerator (at least $300 in spoiled food), no charging of devices, etc--you get the picture....... i had also just had a full knee repacement so i had no ice for the swelling; no pool for my pt. when i requested a 20% rebate i was at first ignored and then totally rebuffed. btw--we were return guests--this was our 5th stay w/ this "business" the manager caimed to be christian but i'm sure she can't answer the question:"what would jesus do?" and i hope she remembers that what goes around comes around. the height of rudeness and just plain bad business practices. stay away. shame on this "business" read more

We rented a small home at Sea Ranch for three days in mid-January. The place we selected was available to book online. Ocean View Properties promptly followed up the booking with the necessary confirmation, contract and information about the rental. Additionally, they called within a day or two of the booking to make sure we understood the rental process. They have been friendly and helpful. The rental was clean and had everything we needed to make our stay a comfortable one. Obtaining the key from the Ocean View in Gualala was an easy process and we were able to check-in a few hours early. Having a company to contact in case something goes wrong with the rental gives me peace of mind. We have booked another rental through Ocean View for later in the year. I feel very comfortable doing business with them. read more

They are responsive, cheerful, flexible when at all possible, have a nice selection of rentals, and their homes fit their advertised descriptions. They work with us when we have an early or late arrival or another special need. Read the fine print, real ALL of the fine print. When I got back my deposit short $65 and called about it, it was pointed out to me where the charges were in the fine print on the contract and on the website so my bad for not paying closer attention. You get a statement with the rent and the deposit amount but in the fine print on the contract you'll see you even get docked a $15 administration fee from the deposit. Why they don't just put that on the charge for the rent, I don't know. It's not cheap to stay there to begin with so just be careful and read all of the fine print. I have to say I found the cleaning instructions a hoot, detailed down to wipe the finger prints off the windows. I should have read Yelp first..... read more

Never will rent through these folks again. Their attitude is that they are doing you a favor to take your money. No attempt to deal with house inadequacies and problems. House not clean when we arrived, but we are supposed to clean when we leave or pay them even more money. Use a different agency who actually cares for their homes and your satisfaction. read more

We'd rented from OVP before and found the experience fine, so I'm disappointed to say that our most recent experience was not good at all. The property we rented was dilapidated and in need of upgrades. It had a wooden tub that collects standing water. We cleaned the place from top to bottom and were still dinged $63 for 2 hours of additional housekeeping with no explanation provided. This is really unfortunate because customers have no recourse. It's your word against theirs. If I thought better of it (and had read others' experiences) I would have taken photos. Needless to say we won't be renting there again. read more

We rented a home called the "Sea PInes" and were literally flooded out on our 2nd night ( which was during their busy holiday season). It rained non-stop for several days--and consequently this property flooded in the living room to about 7" of standing water. We immediately called the rental office and were put into a very nice 2nd home for 1 night but were advised we would need to vacate the next day and be placed into our 3rd home! All of this was very tiring and completly took away the entire reason we rent at the Sea Ranch which is to get away from the insanity of the city! What most upoet us was the fact that this rental agency in all likehood KNEW of the past flooding issues with this home but rented it to us anyway! In fact, we were advised by the manager that the home was immediately re-rented right after we vacated and we pretty sure that neither the owners nor property managers bothered to fix the massive water flooding issue that had seeped in throught the exterior living room walls. To us, that was pure negligence and irresponsibly lazy management. I have been coming to the sea ranch for over 20 years and this by-far was the WORST experience me and my family have had with a rental and a property management company. Additionally when we checked in, the house smelled musty, the kitchen floors and counters were sticky, the dishwasher had not been emptied out and there was some kind of tooth paste or something sticky in the bathroom sink--- very, very poorly cleaned! There are many other rental companies in Gualala and The Sea Ranch area lodge that will provide clean, safe and well-maintained homes. I'd look at alternative rental agencies first before using them again. read more

While the people that work here are nice, their rental policies leave a lot to be desired. If you choose to clean yourself, the mop, vacuum, broom, etc. are often old or falling apart. We have always chosen to clean ourselves because we have not felt comfortable letting them determine how dirty the place was left. The houses obviously aren't checked before they are rented because we have always left them cleaner than we arrived. We have found nicer places with set cleaning fees on VRBO. It is nice to avoid the middle man and deal directly with the owners who care about repeat business. read more

I am surprised at the comments from E C in San Francisco. When you call Ocean View Properties to rent a house they clearly ask you if you would like to bring your own sheets and towels or pay a nominal fee to have them supplied for you. We have rented from them twice before and have had wonderful experiences both times. The house was clean when we arrived and we left it clean. We have always received our cleaning deposits back less the $15 admin. fee that is also clearly spelled out in your contract. I also find it interesting that Yelp puts the negative comments on the front page, some of them over two years old, and the positive comments have to have a code entered before you can read them. Our company (an education non-profit) stayed at the Rosemary Bluff property for 4 days for a company retreat and it was incredible. The most amazing part of the home was the location and the view from any room. The large and plentiful windows made it easy to enjoy the ocean. The house comes fully stocked with all the kitchen supplies you could need. The bathrooms were well stocked to accommodate all 6 of us. It was very clean. It is clear that the property owners and company treat this home as it is their own. We felt completely at home and welcomed. We highly recommend this property and give it 5 stars. read more

Before we could live full time at Sea Ranch, my husband and I had our bluff house on a rental program with OceanView. Dorothy, the owner, handled everything that came up in a responsive and professional manner. She would personally run over to the house to make things right. For example, the gas company hadn't come to fill the tank so she brought over small tanks of propane from her garage. Most renters expressed, in our guest book, how much they loved the place. But there were those that Dorothy had to contact to fess up about breaking the glass table top or glass surround of fireplace. Some things that went missing or got broken we simply wrote off as part of doing business with renters. It's what happens when people think that just because they're paying to stay, they can be cavalier about how they treat things. When I rent other people's flats or houses as a traveler, I consider how I would feel if someone mistreated my home. read more

We have rented at Sea Ranch for over 15 years at various properties. We have always cleaned ourselves, if there was an option, and the cleaning deposit was always fully refunded. In August we rented a property managed by OVP. We opted to clean the house so we wouldn't have to pay for cleaning - we even dusted (which hadn't been done) and wiped down the windows. OVP deducted 3 hours for cleaning anyway. When I asked them to explain why it was necessary, they talked to the cleaning service but didn't have an explanation. I feel like Peter S, who posted a review earlier about this problem, it is an additional way for the property managers to make a few dollars. We've rented many houses from these folks over the years and have had issues now and then. Mostly it has to do with the houses not being very clean, (although I will say we always got back our whole deposit). The last house we rented had a huge ant issue in the kitchen and half of the windows were rusted shut. When we complained they didn't seem to care at all. The last time my husband went into the office to pick up the keys two of the office staff were in a huge screaming fight in front of him. It was like he wasn't even there. A very embarrassing and unprofessional experience. My last contact with them was my last. I'd reserved a house and then I received an email that the house I wanted had just been rented to someone else. Obviously there was a communication issue internally, (which may explain the screaming match), and when I complained I was told that they wouldn't cancel the other party's reservation but there were other, (more expensive) houses I could rent. Well, we just rented another house through another agency where the people were friendly and professional and the rental cost was cheaper. Hopefully it will be a better experience. They also rent some of the houses we rented through OVP in the past... maybe the owners went with a more professional agency with better customer service! read more

Like others, we had a bad experience with this rental agency. The house was not clean - we had to wash the windows and the dishes and the linens we rented for $80 were old and funky. The house was poorly stocked and their was no CD or music player, despite the $500 per night price tag. But the worst part was the lousy attitude of the rental agency. We've rented at Sea Ranch for 5 years but never from this agency and we won't use them again especially when there are several others with properties in better shape - insult to injury - they charged us a $15 processing fee to return our deposit. read more

I have rented Sea Ranch homes for many years and have never lost a deposit before this experience. When I questioned why I had lost $85 , I was told in a very rude reply that we did not clean the bathrooms before we left and didn't empty the waste cans in the bathroom. We paid $400 a night for Urban Escape, and we were supposed to clean the bathrooms when we left! I don't believe it! Although the house was basically fine, it wasn't that clean when we arrived, a kitchen cabinet door fell off and landed on my bad shoulder. When my friend opened the sliding glass door, the handle fell off in his hand. The dishwasher didn't really get the dishes clean, etc. Try Sea Ranch Vacation Rentals across the street. INFESTED WITH BUGS!!! DO NOT USE OCEAN VIEW PROPERTIES !!! We rented the Canyon home advertised on the Ocean View Properties website in Jan. 2015 for 4 nights. We have rented in Sea Ranch before through other companies during the winter months and had amazing experiences. Unfortunately, this home and company were nothing less than a beautiful disaster.After traveling 4 hours from Sacramento, CA. finally reaching the Ocean View Properties rental office (about 4 pm) we then drove to the home and immediately started unloading all of our gear, strategically placing it in the general area it would be in for the duration of our vacation (this took about an hour or so). The food items were priority since they required refrigeration. After the kitchen was up and running, naturally we began organizing inside the home.We then noticed there were a couple of dead Rollie Polie's on the carpet in the living room stairway. Didn't think much of it as the home was located in the meadow / ocean area. When we finally started to get our bedding onto the beds is when the situation got real. From the start, we opted to do our own cleaning upon checkout and bring our own bedding since OVP charges for it and thank goodness we did... As we started to remove the comforters and mattress pads from the beds in the home we noticed that there were dead rollie pollies EVERYWHERE (pictures available upon request). I was floored and disgusted, I made my husband move the dresser and the bed and there were hundreds .It was as if this house had just had been treated for bugs and no one bothered to clean up afterwards.. I was so embarrassed that I had invited friends for a nice little get away and now we all had to deal with this. I called the office immediately but of course they had already closed. We grabbed the vacuum and went to work on all 3 bedrooms, the living room and the closets and we kept the lights on at bed time. First thing the next morning (Friday) my husband spoke with OVP and advised them of our experience, they did apologize and told us that in order to compensate us, they would take care of the cleaning upon our departure. My husband advised that cleaning in addition to refunding one night of our home rental fee would be appropriate since we have already cleaned there home better than the home had ever been cleaned already and we lost an evening of our planned vacation dealing with this ridiculous issue. OVP said they would make note of our request but they would have to discuss this with the manager and call us back. Neither one of us received a call that entire day. The next day Saturday, I called myself to follow up and was told that we needed to talk to the manager on Monday when we checked out since they did not work weekends. I advised them that that this house had an infestation as we were now seeing live rollie polies everywhere. They said it must be the time of year because they currently had 5 other homes that were having the same problem however; they then offered to move us to another one of their homes... I declined because now 2 days into our 4 day vacation why would we then risk wasting more time on our "vacation" trying to re-pack and get moved into another home that may have had the same problem. We decided to stay the last two days and talk to them again at checkout. Checkout Day- Even though OVP advised that they would take care of the cleaning, we still cleaned that home from top to bottom. Garbage's were emptied, dishes were cleaned, rugs washed, everything was returned to its rightful spot and looked fabulous. Spoke to OVP Monday, they told us that the owner was "out of the country" and they would follow up with us. I called them Tuesday for specifics, when will the owner be back in the Country, when would this be addressed? They told me that the owner was traveling to Japan, and would not be back until Feb. 2nd 2015. Their contract said security deposits were returned within 10 days of checkout. Now, because "Management" was suddenly out of the country we again were given the run around. I called on Feb. 3rd, owner was not in, told them to call me, no call...Called Feb. 4th 2015, spoke with Dorothy (the owner) ... I reiterated the situation again and requested a complimentary night + the cleaning charges covered by them. Dorothy advised that her company spent 3 1/2 hours cleaning the Canyon home after our departure and that should be compensation enough therefore they were not incline to refund us one night and we should have called right away, I said I did but the office was closed so I called first thing the next morning, she stated that I should've called the after-hours number which I did not even know there was (this was not displayed in our home) and we should have moved if it were that bad and we already received our deposit back so they would not be giving us a free night. I told her we had not gotten anything back to date, she finally stopped arguing and said she would refund us...REALLY read more

Hello. I am an owner of a property that Ocean View Properties handles. We have had our home under Ocean View management for over 20 years. In that time we have had only a couple of complaints about our home. We followed up on one complaint by personally inspecting the property after the tenant vacated the rental. An example of one of the complaints was the tile floor had a 1/4 nick where someone probably dropped someting heavy enough to nick the surface. Rental homes are used by 100s of people each year. . I think there is a possibility that a small percentage of renters make complaints thinking they should get a reduction in rents. I have checked out other rental companies in the area and found that all of them have had negative comments from time to time. The rental business is a demanding business and most of the problems are caused by renters not the rental agency! We have had windows broken(5x5) picture window, damaged garage door, water stains on cedar wood and more, and the renters denied any damage! Thank goodness 99% of the renters we have use the house, enjoy there stay and take care of the property as if it were there own. Our thanks to all the renters that fall into that catagory. Oceanview Properties has been in business for over 25 years and have an excellant return business. They have done a great job for us. One comment above suggests that a house that they rented and flooded after a major rain storm was rerented immediately after they had relocated is plain old hog wash! read more

Have used Oceanview numerous times and had a good experience. I thought it was strange that YELP doesn't list Oceanview unless you try a few different searches. Had fun at Urban Escape about a month ago, Bones Restaurant, and playing at the beach. Will use Oceanview again. Not sure why all the negatives, but we had a good time. read more

In the last few years we rented Spyglass whenever it's available because it has a nice vibe, close to town, the golf course - and a 15 minute walk to the wonderful Del Mar swimming pool. We had a great experience with Ocean View Properties. The house we rented was immaculate, the hot tub worked great, the kitchen was stocked with all of the amenities, and the rental was easy to find. We cleaned the place well when we left and got all of our money back. Sea Ranch is beautiful, quiet, and peaceful, and we couldn't have been more pleased with the weekend. We just rented a house from Dorothy Spalding. This is the fourth time we have contacted her for a vacation rental for our family. We will be a group of 6 adults and 2 children. Our experience with Oceanview has been just excellent. Upon arrival, we have found a comfortable, spotless home and have enjoyed our stay enormously. Do NOT use this property management company. My family has stayed in several rental properties on the beach, mountains, etc. and we have never had an experience like this. The biggest issue was the cleanliness of the house. It was very poor. I took pictures of things that would turn your stomach and then when we left, we cleaned the house better than we got it, and they still deducted $140 from our deposit for "cleaning". The house was also not in great shape. Lots of cosmetic work to be done. We understand now why they were a cheaper rental company. We made the huge mistake not to look at Yelp first on these people. Most of these reviews are surprising. We always rent from Oceanview for two reasons. One, you bring your own linens which I prefer. Two, they give you the option of cleaning yourself and thereby avoiding cleaning fees. We have rented maybe 5-6 times and only once did we not get the entire deposit back. The one time was due to sand in the hot tub which was accurate (we have kids). I'm not doubting the reviews of others - just providing my own experience over the years. The rents tend to be less expensive at this place as well. read more
