    I've lived here for several years and didn't have any issued until a SLUM LORD (PAC) took over…read moremanagement. Let me start by saying this used to be primarily an adult building with teenage youths. We dont have a play yard or area on the premises. However NEW tenants think the pool area is a childs playground. We used to have fair pool rules such as only two outside guests per unit. This would keep the noise level down as well as letting the rest of the tenants enjoy the pool we pay for, as we are responsible for all the pool water usage! The pool hours were from 8am-8pm, reasonable for working tenants who live around the pool area. And there was NO alcohol allowed which again kept the noise level down! NOW, TENANTS LITERALLY HAVE A LARGE GROUP OF OUSIDERS MONOPOLIZING THE POOL WITH SEVERAL YELLING, SCREAMING, CHANTING, CRYING KIDS! WHILE THEY ARE BOOZING IT UP BEING JUST AS LOUD!! IT IS LITERALL A POOL PARTY ATMOSPHERE EVERY SATURDAY AND SUNDAY!!!! I live literall 10 feet from the pool and all I hear is commotion! To top it off the onsite managers are NOT AVAILABLE SATURDAYS AND SUNDAYS!! So basically Everybody gets away with anything while tenant living around the pool have to suffer! I have complained to the managers as well as the management company (PAC Properties) but my concerns have fallen on deaf ears! I suggest you DO NOT live here unless you like dogs barking…read morenon stop all day every day, gates slamming, and your water being shut off for hours at a time almost every couple of weeks! One time the water was shut off from 10:00am until the next morning at 8:30am and they always blame it on being an unexpected emergency! One time, I was awoken at 9:30am by a text saying the water is going to be shut off at 10:00am! I was so upset and like I said all they do is say it's "an emergency"!!! I understand dogs are allowed here, but wow! I have a newborn and we can't even nap in our living room because the other residents have dogs that bark all day! We have had mice droppings on our balcony and for the past 4 months since we have lived here, we can't step foot on our balcony because of the constant mice droppings! Only once, pest control came to leave a trap! We had to catch the mice on our own because no one ever followed up! Some people are also so inconsiderate when it comes to the washers & dryers! I washed clothes and had to wait almost 2 hours just to dry them because some other resident left their clothes in both dryers!! Another time, I couldn't even use the washer because again, someone washed and just left their clothes in there like they are the only ones that live here! I have had enough! I am waiting to find another place to move to and I have only been here 1 year!!

Over the last 24 months alone, management has shut the water off more than 25 times, sometimes for days at a time. This property is operated by Essential Management, and they show little to no concern for their tenants. Rats have been found dead not only in the parking structure, but even in the pool, YES, the pool!!! The hallways and walls are filthy, and communication from management is practically nonexistent. I have sent emails and written letters repeatedly, yet they never respond. Despite these ongoing issues, they still expect tenants to pay full rent, even when there is no access to water or hot water. By law, rent should be prorated when a unit becomes uninhabitable, and lack of running water or hot water absolutely makes a property uninhabitable. Save yourself the stress and frustration. Stay away from renting here.

The old managers still live in the building, and are always pleasant to see and talk with. The new managers are some of the most terrible apartment managers I have ever had and could learn a lot from the previous managers. Here are a few examples of the issues: They are extremely difficult to get a hold of. When you call them, they usually don't pick up the phone, or if the phone is picked up, it is picked up by their children. When you report an issue to them over the phone they act extremely dismissive and rude. They act as if you are bugging them. The managers have dogs (along with other tenants) and neither of them pick up after their dogs after their dogs have defecated on the grass (this is illegal). It can take a very long time to get issues taken care of. The water is constantly being shut off without proper warning, the water heater has had to have been repaired dozens of times rather than getting a new one, their are holes in the walls where the pipes are exposed, the "secure" gates have holes in them, the carpets are heavily stained from water leaks, etc. The water issues in particular happen about once a month. The cost of rent was increased by about 20% for everyone in the complex recently, and yet the conditions have gotten even worse. I believe the management company puts extreme restrictions on the managers, and gives them very little leeway for repairs/improvements. So because of this I cannot completely blame the managers, however, their attitude and communication could be much better. Because of all these issues tenants are constantly looking elsewhere to live. Newer complexes are being built down the street and are looking more and more attractive. If they want to be competitive there are little things they can do to make tenants happy like having an after hours emergency number, have better communication of issues, possibly consider having a meeting with the tenants to discuss their issues and vet them, etc. We don't expect luxury apartments, but having basic things work is helpful. I don't recommend anyone rent here.

    What sets Kingsbury Villas apart from other places is their manager Jennifer. She is the most…read moresweetest person and makes sure everything runs smoothly at this apartment complex! There is a swimming pool, laundry, and bbq grill on site. Street parking can be packed but tenants get a parking spot so it wasn't an issue for me. I also had a storage unit in the garage, which came into great use. Ralph's grocery store and many restaurants are super close to the building. The landscape is well taken care of and everything is kept very clean. You can expect a pleasant stay here with an awesome manager like Jennifer!

The move in processes is super smooth too, because she gives you a folder with everything you need..from bath tub cleaning instructions to some food places she recommends! I no longer live here anymore, but one day one of my package got sent there by accident. She helped me collect it and kept it save in her office until I came to pick it up! She's legit the sweetest. The only downside living here is if you have two cars in your family, there's only one parking space available, so you'll have to find street parking for the other car/cars (which can be a real pain since there are so many apartments tenants fighting for the same street parking) All in all, nice apartment complex with a nice on site manager.

    I'm genuinely disappointed with the way this property is being managed, especially given the rent…read morebeing charged. Many of the same issues have already been raised repeatedly in Google reviews, yet they continue: amenities being used by people who do not appear to be residents, vandalism, security concerns, and an overall lack of accountability. One of the biggest issues is the parking garages. During tours, these garages are presented as controlled-access areas, yet the gates are frequently left wide open. At that point, it hardly feels like controlled access at all. Leaving garage entrances open for extended periods makes it incredibly easy for unauthorized people to enter the property and creates an environment where vandalism and theft are far more likely. This past weekend was a perfect example. A person who appeared to be homeless rode a bicycle directly onto the property, entered the parking garage, and began going through the dumpsters inside what is supposed to be a "secure" area. Regardless of anyone's circumstances, the bigger issue is that someone who was clearly not a resident was able to freely enter the property and garage without being stopped. That should not be happening in an area being marketed to residents as controlled access. Security has also been extremely disappointing. From what I have personally observed, guards frequently appear more interested in sitting on their phones than actively watching the property, monitoring who is coming and going, or addressing obvious problems. When residents are paying premium rent partly for the expectation of a secure, well-managed community, that is unacceptable. The frustrating part is that these are not isolated complaints. Multiple residents have raised similar concerns publicly, yet it feels like management either does not understand the seriousness of the problems or simply does not care enough to meaningfully address them. The property itself has a lot of potential, but the rent is simply too high to justify dealing with recurring vandalism, uncontrolled access, non-residents using amenities, and security that does not appear engaged. At this price point, residents should not have to repeatedly ask management to provide the level of access control, security, and property oversight that is already being advertised.
