Overall, so far it's been a decent experience and the price was right!…read more Pros: * Friendly staff * Pleasant neighbors * Lots of other young couples with dogs (obviously only a 'pro' if you're a dog person) * Well maintained, and maintenance will usually respond quickly to any requests/issues * Very reasonably priced * Appliances all working, AC and heat work well enough (see Con) * Located near a few parks (including a dog park), and very close to the Bay Hills shopping center * Quiet neighborhood, not a lot of noise from cars etc (we just moved from the city though so our perspective might be a little skewed!) * Located in the Broadneck school district * Plastic bags are left out for community use for dogs, and most people are really good about picking up after their dogs. Plenty of space to walk your dog around the property! It's a very dog friendly community! (Did I mention we like dogs?) * Electric bill has been very low because of efficient HVAC system and use of community washer/dryers as opposed to in-unit appliances * Parking is never an issue * Management has done a good job of stopping solicitors Cons * We've had major bug issues since we moved in months ago. Maintenance investigated but never found the source of our cricket problem. We have incredibly large camelback crickets (cock-roach sized). When we moved to Bay Hills we found about 15 dead ones in the carpet, we notified the leasing professional and maintenance and were assured it was not an infestation, that the crickets must have gotten in during the carpet changing or some other maintenance of our apartment that occurred before we moved in. Well it's been about 4 months and we still have had many crickets, maintenance could not find the source and we've just been dealing with it. While they're not dangerous they're definitely massive, disgusting, and very hard to kill. see wikipedia: https://en.wikipedia.org/wiki/Rhaphidophoridae * The AC and heat vent doesn't reach our bedroom well, we notified maintenance and they investigated that too but never really followed up. We just sort of gave up on getting it fixed. Basically we just have to make sure we leave our bedroom door open when possible to equilibrate the room with the rest of the apartment. * Virtually no amenities, just an option to join a golf/pool club. * Walls aren't very good at blocking sound from neighboring apartments. Fortunately we've had pleasant neighbors, and we personally have only had to turn our TV lower once. However if the sound of occasional dog running around or barking at night is going to bother you it's something to consider. Other Comments: * We've lived in two apartments prior to this one. All three have had an item in the lease agreement that makes you agree to allow maintenance or management into your apartment for repairs, emergencies, etc. While it's always annoying, I'd say so far Bay Hills has not abused this, and has been the least intrusive out of the three. Our previous apartment was notorious for failing to notify tenants before maintenance would enter and we had many issues with maintenance coming in and leaving muddy footprints on furniture, or turning off the AC for repairs and failing to turn it back on again while we had pets at home! Bay Hills has so far notified us of maintenance visits for most instances and only once did they leave the place dirty (upon HVAC upgrades we found something that looked like fiberglass all over our kitchen counter and dirt tracked in through our carpet and kitchen floor). Compared to our previous experiences though, Bay Hills has been the least intrusive with maintenance visits! * The apartments are situated across the street from an elementary school (could be a pro or a con) * I've been told by some residents that their dogs have been getting ticks from the tall grass behind the buildings, we've just stayed away from that area and it hasn't been a problem for us personally * I don't know the layout of the other apartments, but our apartment's living room is quite large and has no built-in lighting. So the living room has to be entirely lit with lamps which is a little tricky, but we also have a large patio door that lets in plenty of light during the day, so it helps save on electricity Overall: This is a very reasonably priced apartment complex in a nice area. Maintenance staff are friendly, the community has been great and if you have dogs this is one of the few apartments that seem to go out of their way to make their community dog friendly. Our only major gripe is the bug problem, but we've had worse elsewhere (and living in a ground-level apartment is probably a contributing factor).

Do not move here. I lived here for about four years, 2014-2018 and it was a nightmare. Firstly, the…read moreleasing office is very deceiving, your apartment will look nothing like that. The floors are uneven, walls are cracking, the paint contains lead (which you will sign a form acknowledging), and the walls are paper thin. You will hear everything from the apartments around you. But the worst part is the management. The property manager Ms. Parker is horrid. She's very snobbish and condescending. She will enter your apartment at will when you're working and without notice. She makes rude/nasty comments that I will not repeat. I do bot recommend, go elsewhere!

They caused a water leak from the second floor bathroom to the first floor, which damaged the ceiling downstairs; the tiling and grout in the bathroom was installed extremely uneven and crooked; they cracked the toilet sewage waste pipe while trying to uninstall the old flange; they installed a fractured joint for the new shower plumbing; and they used an older technology that most other contractors (that we've talked to to fix everything) no longer use to finish the shower pan. And that was just the bathroom!! In the other rooms, they damaged the doors while trying to install new door hinges and painted them with the wrong type of paint, the paint is peeling off on every door (not even two months after they were painted). The crew installed new ceiling lights (which we now have to pull a permit for ourselves since the contractor "didn't plan on doing it")(also they are an older canister style fixture that is still produced but not the most modern thing; they don't sit flush with the ceiling) that are not properly secured to the ceiling, so they pose a falling hazard, PLUS the crew removed the cases from each light fixture where the wires are supposed to be protected, so now there are exposed, very lightly protected wires that pose a fire hazard if their coating gets sheered (which is apparently pretty easy to do since the wires aren't properly protected), PLUS they failed to staple the wires down (despite repeated reassurances from the contractor that they had) which only exacerbates the previous issue of a potential fire hazard. In addition to the craftsmanship concerns, the contractor's crew was ultimately very unprofessional. They sat a heavy saw down on hardwood floor in one of the bedrooms and operated it there, causing noticeable scratches to the floor; they smoked indoors without any sort of permission; they threw cigarette butts in the driveway, street and flowerbed in front of the house; they used our personal gardening tools to mix concrete and then failed to wash the concrete off properly; they poured excess concrete next to the side of the house (where it solidified on the grass).

Since I'm not familiar with painting or wall repair, I asked my boyfriend--who has 25 years of construction experience--to speak with him about the scope and cost. My boyfriend, who is currently stationed overseas, was able to negotiate the price down to $1,800. Bill claimed that $600 of that was just for materials. Given that cost, I expected the walls to be properly prepped, primed with drywall primer, and imperfections repaired. Unfortunately, that didn't happen. While I appreciate that his team removed the old shelving, they left the hose mount on the wall and got paint on the door frame. They also failed to leave me the extra paint I had paid for, which I needed to address missed spots and repairs. I reached out to Bill via text three times. He initially said he would bring the extra paint but then stopped responding. I ultimately had to take a piece of damaged wall to Sherwin-Williams to get a color match and fix it myself. To make matters worse, when I expressed my concerns and asked him to speak with my boyfriend directly, he was dismissive and unprofessional. I've since had other painters look at the job, and they agreed I was overcharged for the quality of work delivered. Lesson learned: If you decide to hire this company, make sure you're either knowledgeable about painting or have someone experienced with you to avoid being taken advantage of--especially when it comes to labor and material costs.
