When I called to schedule, I was able to get the inspection done the same day (in the afternoon). The inspection was thoroughly done (2hrs+) as all areas of the house (interior and exterior) were meticulously inspected. Mr. Aime generated an inspection report less than 24 hrs post-inspection, which was categorized by locations of the home and provided photos. He then summarized items that were either defective or marginal. He also provided a supplemental certificate of termite inspection. Lastly, he made himself available for a phone call to discuss the report as needed. I highly recommend Aime Tech Inc!

Hope they would be master of inspections for my new house purchase. The inspector was nice, answered all questions. That's why I gave 2 * instead of 1. However, after I moved in the house I believe that there are some small things to fix. 2 weeks later, the national grid came to turn on our meter and then he locked our all gas due to he found out gas leaks and wrong installation. The fixing problem is more than $10k. Just one of the most things need to fix, but this part the inspector didn't tell us before. And we couldn't have gas for almost 3 weeks due to fixing and holidays( thanksgiving) Go back to the inspection, we read again. Yeah. He wrote some improper installation, gas leakages. But why he didn't mention about I should've done the gas fixing before any gas company came so that we will not get no heat, gas, hot water for 3-4 weeks. The inspector only recommended to move the dryer and washer out then we will fix the problems, estimates cost $2-3k. So we didn't think this was a big problem.

Larry Ubell inspected my house 2 weeks ago and, not only explained to me what is causing the problem, but he also educated me about brick and how houses operate. I had a new water problem in a different room the following week and he came over again. This was caused by a different problem and, once again, he explained me why this problem occurred. In both instances he supplied me with a report so that I know what to ask of whoever I end up using to solve these problems. He is very knowledgeable and I am confident that what he said the solution will be is going to fix the problems.

John did a thorough inspection of a 3,500 sq ft detached single-family home. It's a 2015 build with…read morea fully finished basement, multiple bathrooms, an attic, a garage/portico area, and a sauna. This was not a simple walkthrough; the property had a lot going on, and John covered every inch of it. The 82-page report was incredibly detailed and well-organized, broken out by section: interior, bedrooms, bathrooms, kitchen, laundry, HVAC, water heater, electrical, roof, attic, exterior, grounds, foundation, basement, and even the sauna. Each area had individual line items rated Good/Fair/Poor with written observations and photos documenting any issues found. What impressed me most was the range of issues he caught -- from the obvious (gutters sagging and damaged from ice weight at the front of the house, a cracked sink in the master bath) to more subtle findings that a less experienced inspector might miss, like the attic air handler's condensate pump lacking an emergency pan and water sensor, a sagging joist underneath the garage/portico vinyl wall opening, water intrusion and damage at the back of a cantilevered balcony, and vertical step cracking in the yard's stucco block wall indicating settlement. He was also upfront about what he couldn't test and why -- the AC compressors weren't tested due to cold weather temperature restrictions, the sprinkler system was winterized, hose bibs were valved off for winter, and an upstairs shower body had been locked out by the seller. That kind of transparency is exactly what you want. John didn't just flag problems, he gave practical recommendations: cap the weathered exterior door frame with aluminum for maintenance-free protection, install a drip edge on the cantilevered balcony to divert water properly, upgrade a non-GFCI receptacle on the exterior, and have sunken pavers reinstalled. These are actionable items you can hand directly to contractors. The report summary up front was a huge help for quickly identifying the most significant findings before diving into the full details. The home was occupied and heavily furnished at the time, which can limit visibility, but John noted that clearly and still managed to be extremely comprehensive. Highly recommend John for anyone buying a home`. He's thorough, professional, and the report gives you real leverage for negotiations.

We decided to get a few quotes as a starting point and reached out to a few people. When we reached out to Mark, He responded very quickly and offered a very reasonable price. We ultimately decided to use him and we're glad we did. Not only did he come in with the best price, but he made himself available to do the job at our desired timeframe which if you are purchasing a home know it has to be done quickly. Mark remained very flexible the whole time and when we needed to reschedule our first date, he came out a different day with no issues. The most important thing for us was an inspector who would actually be thorough and that is what we got. The inspection took about 2 hours and Mark was extremely friendly, professional and most importantly, knowledgable and skilled. He had everything he needed, wore a mask and made the whole process very easy for us. He started outside and inspected every little thing. Once inside, he made sure everything was working, every outlet, every piece of equipment, checked every crack, every piece of paver, attics, tiles....you name it, he checked it. He took photos, created a list and at the end he sat down with us and went over all of his findings one by one. Anything major he made sure to then reshow us what he found so we knew what we were looking at. Mark was very professional and very conscientious of our new home. Bottom line is, we would not only use Mark again for any future home purchases, but we would highly recommended him to others as well. Thanks Mark! The Sotos
