I am going on my second year living in a northcutt property. I would highly recommend them to people who are looking for lower rent near campus. My roommate and I pay less than 500 a month for rent and utilities (utilities can in fact get pretty pricy) and we are within a 5 minutes walk of central campus. I would agree they can be difficult to contact, specifically through email, but they will usually pick up calls. Your best bet to talk to someone is just to walk into the office, which works great since most properties are in a walking distance to them. We've had a few maintenance needs, such as a broken fridge shelf, and they will usually fix it within a few days of us pointing it out. They also send extermination about once a month to replace filters, which has prevented our older building from any issues with bugs. I've never had any issues with the portal we pay rent through, and they allow you to sublet if you alert them first. There are no pets allowed, but most people in my specific complex have dogs and cats. I stayed with them for around 15 months. They are least professional realty service providers that I have ever seen in US. They would never do maintenance, would bombard your email with non-sensical threats and useless notices. Three months before the lease end date approaches, they started bombarding my email with lease ending notices. They dont pay your security deposit back and would blame you for everything that is wrong with their property. Once a pipe was leaking from the apartment inundating the lower apartment and they blamed us for mopping the floors which caused water leakage on lower floors. read more

Parents, Northcutt is the only game in town and THEY ACT LIKE IT. Advice: get ALL dealings in writing, email is perfectly fine, but always ask your Northcutt contact to confirm receipt. Make certain ALL payments are made by check or other traceable form of payment. Finally, if you possibly can, choose dorm living, or purchase *something* for you or your student's duration at Auburn. I have been renting from Northcutt Realty for 2 years. Earl, Suzanne, Penelope, and everyone who works for this company are probably the best group of property management I've ever been with. They are dedicated to their job, fast to answer any concerns, and have made my living experience in Auburn incredibly painless. I can't recall all the times I had 5,000 maintenance requests that the ladies of the Maintenance Department here would send their minions out to fix it on the same day. Even when they hinted any hesitation on a late afternoon call, they always manage to get someone to take care of the issue. One time, after I had made 100 calls because every smoke detector in my complex had low battery, two Northcutt employees came over and did not leave my apartment complex until they figured out where each was coming from and fixed it on the spot. The gentleman who runs the pest control is always very courteous, friendly, and professional. I give him huge props for always coming around and asking for permission to make sure you were comfortable with him placing the pesticide in all necessary parts of the apartment. He also was the one who heard my smoke detector complaints that he took it upon himself to change the batteries on all the detectors to make sure I wouldn't complain anymore. Every time someone has had to fix my toilet, the thermostat, or resolve technical issues going on in other apartments that affected me--the employees are so fast to respond, you really feel at ease knowing you have a (paid) family in Auburn who's there to make sure you feel right at home. It's also a great feeling to pay rent every month and have the owner of Northcutt Realty greet you by name (even if that reason was because I always complained). It's wonderful to know that Earl is easily accessible and isn't sitting on a high chair somewhere giving orders. He's always about 5 feet away the entrance and is ready to hear you out at any time. For any person who is living on their own or coming to Auburn for the first time, please do yourself a favor and go straight to this company. When you sign a lease with them, they work for you. They make sure living in Auburn doesn't get in the way of your life. This is the standard of how real estate companies should be like and I am grateful for everything they have done to make my transition and departure from Auburn simple and satisfying. read more

Additionally, I have a service dog that I am unable to bring to work. I have to be at work at 0400 so I leave around 0415, given my dog is a SERVICE DOG and is used to being with me 100% of the time, he has separation anxiety so he barks when I leave. I just received a call from the reality company complaint, belittling me and talking to me as if I'm a child telling me that it's not going to fly and I need to figure it out. I'd like to see them go up against a federal law, the ADA. I doubt that will work out well for them. DO NOT rent from these people. read more

Do not rent from these people!!! They took a deposit and leasing fee from my daughter and sent an e-mail with the copy of the lease to me. No greeting in the email and no text...so since I didn't know they needed for me to fill out part of the paperwork, they gave her apartment away less than 24 hours after they had taken the money. Dont rent from Northcutt. I subleased an apartment last year for a semester, and they are screwing me out of my security deposit return. After talking to several people that have rented from them before, they seem to do this a lot. If you rent with them, dont expect to get your security deposit back. They have also have a "turn over fee" that comes out of your deposit that can be around 200 dollars. After asking some of the employees what it was about, they tried to dodge the question and just give the answer, "It was stated in the lease". Honestly terrible company, will never rent from them again, and i suggest no one does. read more

DO NOT RENT FROM THESE HORRIBLE PEOPLE!!!!! I rented from them while attending Auburn University. My apartment was broken into 3 times in one week, along with many others in the neighborhood. I pulled police reports to prove so. A neighbor even had a bullet left on her door step as a threat. I came to the owners of Northcutt realty and begged them to please let me out of my lease as I could not sleep or stand to be in this unsafe environment. The repairman who fixed my kicked in door even said that he has fixed multiple doors from break-ins in the area. As a 20 year old girl I did not feel safe there, but Northcutt would not let me move anywhere else or get out of my lease. I had never been late on a payment or had any issues as a renter. So the only thing I could do was leave, but could not afford to pay rent on two places, while still in college!!! Northcutt Realty took me to court, and made me pay for the rent plus court fees and lawyer fees. The total came to around $4,000. They also tried to say in court that I broke into the house myself... which is insane & tried to get us to pay for the door to be fixed in those fees. These are horrible heartless people. I learned this through getting to know each one of them personally by visiting multiple times to beg them to please let me live somewhere safe! Worst customer service, I was doing lease renewal with my new roommate. Even if I was staying there since 1 year, they increased rent by 80$ at once. But for Some of my friends in the same apartment complex they just increased 30$ which was really unfair. I tried to talk with them and everyone is so rude. Manager is even worse. They dont have any reason why they increased rent just for me. I tried to reason them out regarding everything they said. They knew they were wrong and unfair but they were so stubborn. I saw some american guys talking about the same problem with them a day before, but they were so nice with them and they even gave them discount. You can say they not just have worst customer service but they are racist too. I hate them more than ever. read more

Northcutt gave me a horrible experience. I had obnoxious neighbors who constantly barged into my room at late hours to ask if i had any "beers for sale". The maintenance men walked into my apartment without my consent to "replace" our blinds that were not in any way broken. We have had multiple friends park outside our room for 15 minutes max at late-night hours (12:00am -3:00am) and have gotten towed by an unmarked tow truck with it's lights off. Edge West is a very nice apartment, however I feel that I pay way too much money to receive the below-average service that I do. If I were the average parent looking for an apartment in Auburn, I would suggest looking at other realty companies besides Northcutt! read more

As far as day-to-day activities go at Northcutt, they appear to be exactly what you would expect out of a realty company. Most of the office staff is polite, the maintenance workers do a satisfactory job, and maintenance issues are usually addressed in a day or two. However, a few incidences led to the 1-star review. First, when I moved into one of the apartments I was given the key but no parking tag. When I asked about the parking tag, they responded with, "we just ordered them so you will receive them later this month when they come in." Not having parking passes ready to go for the start of fall classes is a demonstration of their incompetence. Classes start approximately the same time every year, and most Auburn leases start in August. Anyone with an ounce of common sense would understand that enough parking passes need to be ready at the start of August to accommodate every tenant. Instead, since my lot was one of the closer ones to campus, I had to park at other places than the complex I was paying for because non-residents realized that parking tags had not yet been sent out. Secondly, if you are graduating in December, or looking for someone to take over your lease for the summer months, be prepared to feel mugged when they assess all of the fees. One of the fees stated that it was because Northcutt would help in finding someone to take over the lease. I found someone myself, and they still would not come off or even down on the steep fee. They stated another one of the fees was for cleaning and basic preparation for the incoming lessee. However, I can tell you that no cleaning was done. So again, they're taking fees, but not giving you what you pay for. When I talked to Van Northcutt about coming down on the fees, he threatened to not approve the re-lease and cause me to be stuck paying for rent in a place I wasn't living--what an unethical guy. Finally, when I did move out I had to wait upwards of 2 and a half months in order to receive my security deposit back after being assured several times that it would be sent in the mail "soon." In summary, if you will be in the apartment for the full 12-month lease, you might not have too many problems. However, if you're not going to be there for the whole twelve months, do not lease here unless you are prepared for several "headaches." read more

My wife's family purchased a condo in Auburn for our son to live in while he was in school there. He has since graduated and moved on and we wanted to keep it as an investment. I spoke with some other owners and they recommended Northcutt Realty to manage the property. I called the office and spoke with Amy who was super nice and she said I need to speak with the property manager Trey. I left him a voicemail and never got a call back. I left a second voicemail and again no call back. I was in town on business and decided to stop by the office. I was told by the girl upfront by his office who was short with me that he was on the phone. I then realize who he was and was sitting there waiting and I could hear some of his conversation and it had nothing to do with business. I decided then that I would not do business with them and I would let other owners know as well. I was at the condo a few weeks later and I saw one of their guys working and asked him about this guy and they didn't have nice things to say about him at all. I have heard good things about the Northcutt's but how they let a guy like this work for them and bring down their business is beyond me.
