As once one settled in, its hard to do the cleanup and changes. As a part of the changes, we have asked for the Oven maintainence, Bathroom repair and carpetr change. Now, here what happened next. 1. In Auburn , lease end date is 31st of July and the move in date is 13th of Aug, where no one is reponsoble or will ever manage your accomodation for 13 days. 2. You have to pay the rent before you move in, and the next month due from 1st of Sep, which means , all of us are paying for 13 days for actually nothing. 3. We moved in, and its been almost a week, still the stove and the bathroom is not fixed. We are following up every day, sometime the manager does not pick up the phone, sometime the person just transfer the call knowing its not going to go anywhere. When we met them in person, the excuse was, there are lots of unit they have to manage. 4. Last but not the lease, for the oven, someone came and verified already, and after that, its been 5 days nothing happend, when we follow up (of course in person, and phone will do no good to you), they said that person is sick now, and someone new will come to do the same thing again and then it will take time to have things fixed. So, here we are, 13 days we have stayed in different friends place, Airbnb, spending money to buy food and to stay. Now its almost a month, we do have a place now to stay, but no option to cook and still spending money to eat outside and have no options.

One possible…read moreclue: Hayley emailed current tenants offering entry into a giveaway for four Auburn football tickets if they posted a Google review and submitted a screenshot with their name and email. To be fair, the email did not expressly require a positive review. It simply placed free football tickets on the table and requested public feedback. Readers may decide for themselves how organically that particular crop of cheerful Google reviews grew. My experience has been considerably less festive. I timely submitted a Move-In Inspection Form identifying 54 items requiring assessment. Hayley's lease then creates a wonderfully sealed administrative loop. Paragraph 1.45 makes the inspection form part of the lease, and the form states that repaired items will be removed and no longer considered pre-existing damage. Meanwhile, paragraph 1.13 makes the tenant responsible for notifying management when a repair was ineffective and follow-up is required. After maintenance visited, I asked for a list of what had been addressed so I could inspect the work and comply with paragraph 1.13. Management responded, "We do not provide a list," and told me to submit more work orders. That leaves two choices: assume maintenance repaired everything--mostly ineffectively--or assume it repaired nothing. Without knowing what maintenance claims to have done, I cannot determine whether a repair was effective, request the contractually required follow-up, or know which conditions management may remove from the pre-existing-damage record. Bless their hearts--it is a remarkably efficient system, provided documentation and landlord accountability are not desired outcomes. Despite maintenance telling me to submit work orders for anything needing attention, several requests were canceled as duplicates or dismissed because the conditions appeared on the move-in form. Management then directed me to resubmit everything through the work-order system, preferably bundled together, while declining to guarantee an itemized response. Thomas from management subsequently called to complain that I was submitting too many work orders and that "that simply won't work." He attempted to reassure me that everything on the move-in checklist would remain pre-existing damage, despite the form's actual language. The workmanship has been equally awe-inspiring. Maintenance replaced a malfunctioning keyed knob on the front exterior door with a non-locking closet passage knob. The manufacturer confirmed that the product is not rated for exterior use. Hayley canceled the follow-up request because the door has a deadbolt and management considers the passage knob acceptable outside. Apparently proximity to a deadbolt grants interior hardware full-weather resistance. A leak beneath the kitchen sink was also documented at move-in. The damaged cabinet bottom was covered with thin plywood, but the leak remains active and water staining continues. Concealing water damage is, regrettably, still not a viable plumbing repair. Communications have gone unanswered for more than a week at a time. Meanwhile, I have had to photograph conditions, preserve packaging, contact manufacturers, research records, and repeatedly request written documentation just to determine what was repaired and what remains classified as pre-existing damage. One star--not because rental properties never have problems, but because competent repairs and basic maintenance records should not require this much persistence. At this point, I am not demanding perfect records; the existence of any meaningful maintenance record would be progress. Football tickets may generate Google review entries. They do not create accountability.

They dont pay your security deposit back and would blame you for everything that is wrong with their property. Once a pipe was leaking from the apartment inundating the lower apartment and they blamed us for mopping the floors which caused water leakage on lower floors.

I would agree they can be difficult to contact, specifically through email, but they will usually pick up calls. Your best bet to talk to someone is just to walk into the office, which works great since most properties are in a walking distance to them. We've had a few maintenance needs, such as a broken fridge shelf, and they will usually fix it within a few days of us pointing it out. They also send extermination about once a month to replace filters, which has prevented our older building from any issues with bugs. I've never had any issues with the portal we pay rent through, and they allow you to sublet if you alert them first. There are no pets allowed, but most people in my specific complex have dogs and cats. Free parking with a yearly pass, and key pads instead of keys (which is great for a forgetful student like myself)

They did not, however repair in the drywall where the water leaked. The first problem with Liberty is that you cannot mail in your rent. All three kids mailed a payment at one time or another and EVERY SINGLE TIME it was never received and a late fee added. This is important to remember when the kids are home for summer or over the Christmas holidays. Also they will immediately contact the primary parent on the lease and demand payment at 8am on the 6th of the onth. You should also be aware that you will get back a minor portion of your deposit. The kids will be charged at least $200 for them to clean (even though the apt may be spotless when they left). Also there will be a charge for them to paint for the next tenants, even if there is nothing wrong with the walls. Also, there were multiple trips by maintenance to fix the refridge drip pan and it was never resolved. There was a $288 fee for drip pan replacement.

I notified the management company immediately (early morning) and minutes before office closing, I was informed by the cooling company that they cannot come out for repair until Monday due to the management company's refusal to pay for what they consider "emergency repair". Well, I consider going the entire weekend without air an emergency! I contacted the management office and spoke with Claire who lacks any basic customer service skills. She began by telling me this is "standard procedure". Not once did she apologize for the inconvenience or offer any accommodations. After my initial shock of her tone and response, I shared that I expected a higher level of service. She then proceeded to yell and ask what did I mean. When I'm paying nearly 2,000 in rent, I told her at the bare minimum I expected an apology for the inconvenience. She continued with her apathetic response and still never offered an apology.
