    Warning to new tenants - When you move in and are completing your move-in report make sure you note…read moreEVERYTHING, regardless how insignificant you may think it is. We moved into Terra Nova (the original apartments, not the remodeled ones). Walls are dirty, kitchen cabinets are gross, old tape on the wall, stove drip pans were rusted and black, ceiling tiles had yellow water stains, etc. It was hard to pinpoint which items to note on the move-in report as everything was old and worn. 12 months later we moved out and received a charge for dirty drip pans (they were unclean-able, believe me I tried). We explained they were like that when we moved in but didn't note it because they were in the same bad shape as the entire kitchen. Apparently that wasn't good enough. Perhaps some of the money they charge tenants at move-out should be used to replace the worn items instead of pocketing it. Oh yeah, forgot to mention dealt with roaches the entire time. On a positive note - we did complain to management about several things (roaches, broken air, leaking water heater) and they do send over maintenance to take care of the problem. The maintenance crew are nice people.

If you are currently under lease with them, be very vigilant at end of lease. They kept our deposit plus sent us additional charges with most of the figure being "labor" but with no substantial proof of the time their employees worked on the property.

    I am going on my second year living in a northcutt property. I would highly recommend them to…read morepeople who are looking for lower rent near campus. My roommate and I pay less than 500 a month for rent and utilities (utilities can in fact get pretty pricy) and we are within a 5 minutes walk of central campus. I would agree they can be difficult to contact, specifically through email, but they will usually pick up calls. Your best bet to talk to someone is just to walk into the office, which works great since most properties are in a walking distance to them. We've had a few maintenance needs, such as a broken fridge shelf, and they will usually fix it within a few days of us pointing it out. They also send extermination about once a month to replace filters, which has prevented our older building from any issues with bugs. I've never had any issues with the portal we pay rent through, and they allow you to sublet if you alert them first. There are no pets allowed, but most people in my specific complex have dogs and cats. Free parking with a yearly pass, and key pads instead of keys (which is great for a forgetful student like myself)

They would never do maintenance, would bombard your email with non-sensical threats and useless notices. Three months before the lease end date approaches, they started bombarding my email with lease ending notices. They dont pay your security deposit back and would blame you for everything that is wrong with their property. Once a pipe was leaking from the apartment inundating the lower apartment and they blamed us for mopping the floors which caused water leakage on lower floors.
