I would give Folmar Realty Co a negative score if I could. They are crooks. The manager kept $550.00 of my deposit. I had photos of the stains that were on the carpet when I moved in. He listed several petty reasons like touch up paint and a closet shelf that was broken when I moved in. My advice is RUN as fast as you can. read more

This whole company, from the man who owns it and claims to have taken "many Fair Housing courses throughout his career", to the property managers should not be allowed to interact with tenants. Or even people I imagine... Their entire purpose is to bend their tenants over in any way possible. My son wasn't allowed to move in to his townhome on the first due to Auburn Realty construction on the property. We said fine and we agreed on the move in date of the 10th. My son signed the lease. Come time to move in we realized the whole amount of the lease was still being charged for the first month. No reimbursement for the 10 days they took to construct. When I asked why I was paying for 10 days of rent for days we were not allowed to be in there, the owner of Auburn Realty stated, because "your son signed the lease. And that's what is in the lease." And when I asked why they left the full amount in when they were taking 10 days away from my son's lease? The owner said, "nobody made him sign it." I thought to myself, and said out load, "Wouldn't it be great if everything in this world worked that way? No accounting for 'gotcha tactics' like this - not having to be honest with people in anyway..?" Too bad I can't give a 0! DO NOT lease from Auburn Realty. Trust me, you rather live in a shack than have to deal with these people. I do not even know how it is possible to keep a business open that is so poorly run. First, they left us keys that did not even fit our apartment on our move-in day. Four hours later, when maintenance arrived to let us in, the apartment was left untouched. We found balls of cat hair, human hair, dirt, trash, food, you name it. We had to pay a $340 "turnover fee" for cleaning, we had to clean ourselves, and they still would not refund us this fee. Maintenance never comes, the staff is so rude and eventually ignored my calls. As if our experience had not been bad enough already, we move out and get our security deposit ledger saying we would not receive one penny from our $600 deposit. I had to get a lawyer involved and still only received $250. Worst. Realty. Ever. read more

If I could give 0 stars I would. Their a rip off. My roommate and I moved out in July, we waited 2 months for our $700 security deposit where they thought only $50 would be fine to give back. I sent in pictures and the original work order form to show that everything that was deducted was there at move in. We won the dispute but it is now January (6 months later) and we still have not received the rest of our security deposit. Really sad how a business is willing to rip people off like this. read more

Auburn Realty took over management of a condominium that I rented with other roommates. The people were generally nice but their record keeping was terrible. We had to prove to them multiple times that we had paid rent on time. They sent us an list of repairs that were completely false and made threats of collection (same issue noted by others on Yelp and other sites) just so they could keep deposits and shake down renters. I will absolutely not rent a property that they represent and I would not use Auburn Realty to manage my properties. read more

3 Issues we had while living there ROACHES! The pest control they provided was totally ineffective. I bought some stuff online that almost got rid of them. But what worked finally was when the next door neighbors moved. They evidently took their bugs with them. But we had tried to report this to AR (Auburn Realty) and nothing that actually worked was ever done, other than the neighbors' leaving. I know it's harder to get rid of them in apartments than stand-alone houses but ick! The best thing about moving out of that apt is to not have roaches! The pool was overrun by people who did not live there; we would see them walking down the street from the projects and then they would be swimming in our apartment pool! We might not have even known or noticed them if they weren't so loud! It was ridiculously loud. We would be trying to study and it would sound like a crazy party going on. And this was everyday. We called AR to complain and they just said call the police which we did. So it got to be a habit to call the police every afternoon. And sometimes it would take an hour or two for them to respond since of course it wasn't an emergency. So they would come and "run 'em off". We talked to the resident mgr and he said, "oh we have this problem every summer and at one time kept the fence gate locked but they just keep breaking the lock." It just seems like something could have been done. The grounds at our apartment were very pretty - lots of trees. But one very irritating thing was that they did not do any trimming. Branches overhanging our front door would slap us in the face. Also the same problem at the mailboxes so I know this affected all the tenants. It's annoying any time but when it had been raining that cold, wet branch slap was especially not fun. A positive was Tiger Transit stop right out front. read more

DO NOT RENT FROM AUBURN REALTY!!! We should have listened to the reviews before renting from them. The day we moved in, our apartment (Eagle Point) was a total dump. The walls had holes in them the size of basketballs, the walls also had paint half way ripped off of them. There were 28 light bulbs missing, missing light fixtures, no covers over the outlet plugs, ceiling fans were broken, the dryer was broken (including lent backed up that was a serious fire hazard), bathtub drains in each bathroom were broken and did not hold water, the sinks were clogged, and the smell of marijuana (from previous owners), and the list could go on. While living at Eagle Point our air conditioner broke, washing machine broke, took a month to get ceiling fans. In the living room, where some of the light fixtures were missing they seriously took the others out of the bedrooms to replace the ones in the living room. We still have no covers over the outlets, bathtubs are not fixed and we had to fix the dryer on our own. Before the ceiling fans were fixed, we called multiple times wondering what the hold up was. We were told that the owner took their name off the lease and they weren't aware of it. First off, an owner can't take their name off of a lease without letting the rental agency know. The staff in the office is very unprofessional. Michelle Batchelor, the property manager, is extremely unprofessional and just rude. She argued the day we moved in with our parents and didn't handle situations in a respectful, professional manner. Most of her comments when we had to speak with Auburn Realty was extremely sarcastic and insulting. Our families had to pay for our own hotels when we moved in since nothing was ready. The way you pay for rent each month is also a pain in the butt. We currently still live here and we can't wait to move out the day our lease is up!!! I will never rent from Auburn Realty and I will certainty never recommend anyone to. I honestly have no clue how this place is still in business and it needs to be shut down or taken over. These "realtors" have got to be the most incompetent, unorganized, and all-around un-enjoyable people I've ever had the great misfortune of interacting with during my time at Auburn. This is just a giant money pit, scamming students of money left, right, and center. Avoid interacting with this sham of a business AT ALL COST. Here's how these folks operate: 1) You sign a lease and make the security deposit. 2) You pay your rent every month, on time. 3) You graduate, get a job, and move out. 4) You never get the security deposit back, but you think, "Okay, that's fine, I'll move on". 5) TWO YEARS after leaving the property, you're hit with a collection notice for "damages" Let's face it, these are college apartments. None of these units are Grade "A" when we walk into them, and that's okay. However, Auburn Realty slowly upgrades these units on the backs of the students. They put in no effort to do it at their expense. In addition...not once in the TWO YEARS since vacating the property has Auburn Realty attempted to contact me about the damages. Not once in the TWO YEARS since vacating the property has Auburn Realty attempted to contact me about the additional payment needed. Finally, they employ a half-rate collections agency that sends no notification. I've had apartments since graduating TWO YEARS ago, and not once has this notice been on my record. These people suck. Don't give them your money. Find a realty group with more knowledgeable staff and save money for going to Sky. So in conclusion: KEEP AWAY! It's not worth the money that you already don't have. As a professional adult who has rented from a number of rental companies, I've definitely experienced better. Don't get me wrong, the repair technicians who come to help are courteous, polite, efficient and timely. When I had an emergency call with sewage backing up into my house the first week I lived there, the emergency guy was great. The problem is the rental managers. It seems that after years of dealing with irresponsible renters, they assume that everyone is a reckless idiot who is trying to destroy their rental properties. When I called about a toilet that was continuously clogged after less than a month of living in one of their properties, I was informed that I would have to pay for the service call and also told to buy a plunger. The property manager's treatment was insulting and disdainful, and frankly, you get what you give. So if you plan to throw giant parties and destroy your rental property, by all means, rent from Auburn Realty. It seems to be what they expect, and you wouldn't want to disappoint them by being a careful tenant. If you want respectful customer service, go someplace else. read more

If you sign a lease with them they will make you pay for the entire first months rent, but not let you move in until August 17, Tasha Frizzell (the real estate agent) will never respond to your emails because she is "too busy," and their answer to every question is "look at your lease." The realtor showing us the properties was excellent and friendly. It was post-viewing when Auburn Realty truly disappointed us. We immediately put in an application for a property we viewed that was available, and was told our application fee would hold the property for us. We were told it takes about 24 hours for an application to be reviewed. We did not hear back from Auburn Realty for seven days. When they did contact us, it was to inform us that a handful of other people were interested in the property and whoever could turn in rent and deposit and any fees first, would secure the property. First, Auburn Realty misled on us our ability to secure the home by putting in the application and it's fee. Second, they failed to contact us within any reasonable time. Third, upon contact, it was to tell us we would have to beat others to the counter with all our money. I am sure this tactic allows them to bring in a handful of applications fees without actually holding a property for anyone, pending application approval. We were given the indication that if we were approved (since the house was still available!) we could rent it. That was a sham. Additionally, they have some of the highest pet fees and deposits in Auburn. HAYLEY MANAGEMENT COMPANY IS MUCH BETTER! read more

AWFUL AWFUL experience First, our lease was up in August and in the JANUARY prior (eight months before) they demanded that we renew our lease or they would start showing our apartment to other people. We weren't able to commit so early to another year so they DEMANDED that they show our apartment even with my pleading that they wait a few months. I was 9 months pregnant and I didn't want people coming through our apartment at random times, especially with a newborn. They told me that my reason wasn't good enough and they had to show it anyway so they could make sure it was going to be rented in August. Keep in mind that this was 8 months before our lease was up. You should only have to give a months notice if you decide not to renew. Horrible and violating! One day they gave us an hours notice that they were showing our place. Horrible. I didn't feel safe in my own apartment while trying to care for my newborn. Second, they charge an arm and a leg for basic maintenance requests. We had ONE instance in the two years we were there that we needed to call a repair man and they charged us for a repair that took literally 3 minutes. Third, we left our apartment in awesome, impeccable condition. Nothing broken and it was scrubbed from head to toe but they still took out $400 of our deposit for "blinds, and lights"??? That should NOT come out of our security deposit!!! Total scam. These are just three of the many complaints we had during our time at our apartment. These people need to be shut down. Everything went well for my first year in the house, and then we were told we were getting a new property manager and things started to go downhill. We rented an inexpensive house that had its problems and we learned to live with them. This backfired when we requested a repair and were told that it was our fault because we didn't notify the company that our window frames were aging. Two of the windows had cracks in them (outdated, old metal frame windows) and when we notified auburn realty they billed us for them. After a lengthy argument they made us pay for a portion of one. After moving out we received an extensive list of charges, about half of which were window blinds for the whole house - when we moved in 5 of the 7 blinds were missing. They also charged us to replace a repair that they half-assed earlier in the year, and for an air filter in the kitchen hood. I work in construction and property management and our company would never treat our tenants like this. I am extremely disappointed in this Auburn company. I have appealed my charges and will update this review when I receive a response. For now - stay away. read more

I've lived in an apartment owned by Auburn Realty for 3 years now. It took them two years to fix a leak in my apartment. This was a constant leak, as in I had to keep a bucket under it and dump water out every few days. I've also had my cat with me for the three years I've lived here. They called me recently and demanded $300 for having a cat, which I had previously paid when I moved in, but the records mysteriously disappeared. This company is terrible. I, too, hate Auburn Realty! They are in dire need of money and will do anything to rob the students. We made the mistake of renting an apartment for my daughter two years ago. The place was a "dump" and to get any maintenance done was non-exsistent. When she and her roommate moved out we had mold and mildew around all of the windows! Her roommate's parents and my husband and I went in to move them out and clean the apartment. We did things to the apartment that Auburn Realty had never done. We cleaned windows with Clorox, moved the refrigerator and vacuumed and mopped, cleaned the carpets with a carpet cleaning machine and left the apartment in "move-in" ready shape. After we didn't receive our deposit money for a month or so, we pursued the issue. After constant long distant phone calls, we received $65 from our $250! They accused our daughter and her roommate of stealing a refrigerator shelf! How STUPID is that? Why would they want a shelf from the refrigerator? There were other "infractions" they made deductions for and came up with a number of $65. This year, to my sorrow, my daughter found an apartment they liked and it happened to be managed by Auburn Realty. They were told that for $25 they would be put on a "special" list to receive a call when they could get the apartment. When the girls called this week, they were told that there were no apartments available. When the girls asked if they would get their money back, they were told, too bad! My daughter knows of others who were "taken for a ride" and wouldn't receive money back! I tell everyone I know not to rent from AUBURN REALTY!!!!!!! read more

The Property Manager, Brooke is very rude, unprofessional, manipulative, selfish and poorly experience with customer service. Auburn realty has great staff. They are all friendly and always willing to help when you need it. However I have had some hiccups along the way. Our move in process was a disaster because when we got to our unit the door had been left unlocked, it had not been cleaned, and no necessary repairs had been taken care of. We had to contact the manager and get him to come inspect that these things were true. After that, everyone was willing to help. Also, I was emailed by a staff member being accused of having a dog that was not allowed in the unit when I did not. Also, our unit went up for sale as we were living there and there was a 50 percent chance we were going to have to move units, luckily we did not have to, but I was unaware that something like that could happen. I will still recommend Auburn realty to others because they do have good managers and staff. But do be aware of the issues that happened for me along the way. read more

Terrible describes most of their customer service but it doesn't explain their blatant lack of concern for professionalism. Un announced visits, un available staff during business hours, non existent maintenance service, and further more just aggressive people in general. They don't even pretend to care. They just want your money. These people are aweful! Don't give them your business! Any other company would be better because I'm not even sure these people are legit. They just charge you money for no reason and their staff is terrible. I work hard for my money and I'm sure you do too. Do yourself a huge favor and don't do business with these people! You will be all the wealthier and more successful for NOT, I repeat NOT, doing business with Auburn Realty! Anyone else! Even if you have to pay a little more it's worth it. If you are a parent sending your kid to live somewhere to enjoy their college experience these people will ruin it for them and you presently! Through your wasted time and effort you will end up spending more in cost than any sum of money. I cannot stress enough how terrible this business is. Don't give them your hard earned money! Look them up their best rating on a google search is 2 stars out of 5 at best which is generous. Auburn realty is just depressing. A prime example of how not to run a successful business. They left my house with leaks and no heat for a full 2 months in the coldest winter this country has ever seen! The property manager had my car towed from my apartment's parking lot, even when I had a hang tag showing, and was parked in between two white lines. I called First Realty after the tow company told me that they couldn't issue a refund, and I was transferred to the property manager. I was told that the parking spot in which I had parked was not a parking spot, and the towing company would reimburse me if they didn't have pictures. When I informed her that the towing company had told me they didn't have pictures, her tone immediately changed. From then on I was repeatedly and angrily told that not parking in that spot was "common sense" and that she couldn't issue me a refund. Upon asking if First Realty could put a sign by the spot in question to tell people not to park in it, her response was, "We can't just put up signs in our parking lot telling people where and where not to park." First Realty is not a good company to work with at all, and I recommend that you not let them steal your money. The only reason this company is in business is because this is a college town, where realtors can treat people like this. read more
