Don't expect to get any repairs or anything done around your rental home without a fight! It took MONTHS for 360 to remove a dangerous tree that was leaning over my house (I made them aware of it in August and repeatedly annoyed them with emails, calls, and texts, until it was FINALLY removed in FEBRUARY). I had to plug my washer into an extension cord because there was not a grounded socket behind it, crappy windows with no screens let all kinds of bugs in the house, and I even found a large snakeskin when I opened the attic door. If you decide not to re-sign, they will drive you crazy with constant tours to prospective renters (and no regard for your schedule at all). And finally, I was told when I signed my lease that I could get a small amount of paint to cover any nail holes that needed some filling in at move out. I texted multiple times asking for this at move out time and was ignored. Then I had $85 removed from my security deposit for "paint touch ups". I'd like to know where they buy their beige paint that 5oz of it causes 85 dollars. Also, they made no mention or thanks for the TONS of yard work I did to make the yard a safe place for my dog. It was covered in poison ivy, kudzu, and privet, and had a dangerous metal fallen structure that was covered in fire ants, which they neglected to remove despite my constant complaints (same deal as with the dead tree). I finally removed it myself. I fully expect the yard to be back in disrepair within 3 years if left in 360's care. Expect to do the work yourself at any rental property of theirs, as the owners and management do not seem to care at all. And expect high power bills because of the lack of insulation and sealed windows in some of their properties. read more
