The bigger their project, the worse their experience. Amirite? I'm here to tell you, we are the unicorn that actually loved our contractor. We did a major remodel, addition and ADU project with Hubert / Plus One Construction. Which turned out more complicated than a clean tear-down and re-build. I shudder to imagine how it would have gone without Plus One. Hubert was a true partner. Someone we could trust had our best interests through all the surprises that inevitably pops up on a large project. We decided to go into this project without a designer. As it turned out, we were a bit in over our heads. But Hubert takes the time to outline all the options, pros and cons. Way more specific, practical and actionable compared to the dozens of reddit comments you might rabbit hole into when you're posing as a designer. Plus One is not the cheapest per se. We would know because we vetted and received proposals from over 10 contractors. And while I'm usually unreasonably cheap, we just got the right vibes from Hubert. And the vibes were correct. He doesn't ridiculously mark up the work that goes beyond scope. I am a sticker for not getting ripped off, it's almost a psychological hangup. And I never felt Hubert was pulling a fast one. In fact, he goes out his way to go the extra mile, even on things that should have been our responsibility. Even after the "end" of our scope of work, he had his guys come back several times to make sure everything was right. This alone might make him the best value in the long run, even if his starting proposal is not the cheapest. Hubert is pro-active i resolcing issues that might arise with an over-zealous city planning department. According to our neighbors, we live in such a city; but I wouldn't know, mostly thanks to Hubert. He knew our city's codes and how to work with them. In fact, he was offered a job by our city's planning department, they liked him so much. I suspect we got a friendly ref's whistle, so to speak, because our city planners just straight up liked Hubert. I write this after just completing a year+ long project with Hubert and his guys. And I'm not going to lie, we're a bit sad that they will not be in our lives anymore. Ask yourself, have you ever heard anyone say that about their contractor? We were lucky... but you can be too! Hire them and thank me later! (By the way, he did not ask me to write this. I felt compelled. The least I can do to return to return the favor. He did not build it; he made it happen.)

They took care of the permits, structural, plumbing, electric, etc. The entire project took about 5 months and we had good communication with Hubert throughout this time. We selected the materials (flooring, fixtures, paint, appliances, etc) and bought them - then Hubert's team would pick them up. The work was structured in about 6 phases with 10% or 20% payments at the completion of each. We also received competing quotes from 3 other GCs and Plus One Construction was the most reasonable while still giving us peace of mind.

My previous contractor had disappeared after demo (no calls, no texts for over a month, left their tools behind). Dan put together a detailed estimate and took the time to explain and talk through different options for the things that needed to be done. Throughout the project, he was prompt, communicative, and fair. Sterling and Phil came in and tackled all the quirks of a 100 year old house with experience and humor. When there were additional challenges (previous homeowner had screwed sheetrock over plaster in some places so the walls and ceiling were uneven, counters were not square or level, filled mismatched molding joints with putty) - they took the time to fix the old work and redo it correctly. They worked efficiently, paid attention to detail, and everything turned out beautifully. All three were professional, kind, and respectful throughout. I will definitely call on them in the future.

There are 2 times that I tried to provide concern or feedback on the project and Dan yelled at me in a disrespectful manner, basically he told me to step out of his way and he had the right to do whatever he want because he runs the project.
