This will be our second time to use Nesbitt Realty to manage our home while we moved away. As home owners, the peace of mind in knowing that our property is well managed has been invaluable. We have primarily used Stuart Nesbitt, who has been very responsive and professional. He gave us informed recommendations on amount to charge for lease, based on current market. They were discerning about applicants and helped us to select ideal tenants. When we returned to the house, after a couple years away, we were impressed by its good condition. Now that we're moving again, we're relieved to have Stuart assist us! Please recognize that the negative reviews left by disgruntled tenants do not reflect this agency. These reviewers are probably not the type of people you want living in your home. We rented a unit from Nesbitt for over a year, and have had the worst experiences by far in my decade of renting apartments and condos. A few tangible things for both owners and renters to consider: -Nesbitt took months to resolve a water issue that had significantly damaged the property; I was a renter, so only an annoyance but I would be very upset if as an owner the management company was so complacent in upkeeping my asset. -we had multiple reps from the company help us move in / sign the lease, manage it, and then move out. We moved into an incredibly dirty, poorly upkept place and noted general issues with cleanliness; but cleaned and fixed a lot of it ourselves out of good faith belief that investing in a relationship is generally a good thing to do. During the course of the lease, they started using a digital system where someone came and took pics of the tiniest details throughout the house; in our opinion, clearly a scheme to invent issues so that they could withhold portions of the security deposit. Renters beware, take extremely precise videos and pics to defend yourself as the management of Nesbitt seem to pride themselves on not being willing to work with you or communicate openly. -when dealing with renewals/issues, Nesbitt bullied us by waiting until a day before deadlines to respond and never had an honest discussion about how to resolve differences in opinion in an open and transparent way. Avoid this group at all costs, they seem to hire family/friends that are not qualified to do their jobs. read more

Horrible experience dealing with Nesbitt Realty. My fiance and I were really interested in renting a townhome through them but encountered incredibly suspect components of the lease and when we asked questions about why we would be liable for any repairs not due to us but due to "normal wear and tear" on a house we would not own and how we could get things properly inspected to ensure we weren't financially responsible for utilities that were on their last leg - we were met with aggressive and pushy tactics. This was shortly followed by a text to our realtor telling her that we were "A disaster waiting to happen". Well of course... who would want to have smart tenants who ensure they aren't taken advantage of. Will obviously be avoiding anything with the Nesbitt name on it in the future. Never a good sign when a company's Yelp page is littered with the owner trying to trash every person who writes a bad review... Yikes. read more

This is my now second review bc the first one had to be deleted since Nesbitt decided to serve me papers to sue me- bc of my yelp review while I was in contract with them. If you read other reviews seems they have done this before. It's completely against the law. My lawyer and judge told them that it's not even allowed to be in the contract they have. None the less- horrible family business. We had a huge water leak in our home and Nesbitt tried to pin the fault on us as neglect when it was an old water pipe that bursted. We lived in the house for 6 months and they wouldn't fix the damage. The case was ruled against them. The house had a hazardous amount of mold which we had to test our of our own pocket bc they didn't care about the health of me or my young kids. Worst experience of doing business with anyone in our lives. They're very rude they do not take care of things property managers are HIRED to do. We couldn't wait to get out of contract with this family business. Hopefully you do some research before doing any type of business with these people. To echo what someone else has already posted, was submitted a lease by Nesbitt in which there was language in the addendum stipulating that no disparaging comments be posted on the internet for 5 years. I did not sign the lease. Keep that in mind when dealing with this sort of company. Nothing disparaging to say here, but could be interpreted as a red flag. read more

Me and my wife rented with Nesbitt Realty for 18 months. We dealt with Stuart Nesbitt. He was always very responsive when we contacted him. During are rental period the washing machine broke down. I was worried because we had a dryer break down at a previous rental and it took 6 weeks to get replaced. I immediately completed the maintenance request on the website. In 1 day I had a call from the servicing company they came out the next day. I was informed the day after inspection that a new washer and dryer would be installed. In just over a week we had a new washer and dryer. We loved the area where we rented so much that we purchased a property near our rental. This was the reason we decided not to extend our lease. We informed Stuart that we would not be renewing our lease. He scheduled an appointment to take some interior photos. He came by the house and took some photos he was very polite and congratulated us on our new home purchase. We had a good experience and would recommend Nesbitt Realty specifically Stuart. One thing I would recommend they can improve is their online bill pay. They do offer it but it is way to expensive. Overall great experience. read more

Did not have a good experience with Nesbitt Realty at all. They were on many occasions unprofessional, condesending and frankly just rude. They claim that they work for the home owner, not the renter, but I feel that a responsible business would want to satisfy anyone they work with regardless of the business relationship. Without ranting I have listed below an honest review of a few of the issues I had with them. If you choose to rent with them, I would make sure you document and keep all correspondance with them. -Took two months after I moved in to get a working smoke detector installed. -On move-in day I found out that all the kitchen cabinets were already full, the Realtors reply to this was "I didn't know they had things in them, just put the stuff in the closet". I had ZERO closet space the entire time I lived there because of this. -I had windows that spanned my entire apartment. The blinds were broken and had twelve inch gaps in them. Although I inquired to get these fixed many times, they were never fixed. Anyone could see into my entire apartment (including sleeping area) at night. -Had two "annual inspections" and a call for a third one. I had to take off work twice for these. Not sure why in a 10 month period I would have three scheduled "annual inspections". I wouldn't mind them if things got fixed. Nothing did. -Did not receive an itemized list of deductions from my security deposit by the date that the lease dictated. I had to ask them about it multiple times before they sent it to me. -Was told I would receive a fee of $100, was charged $150. -Was told that I never paid my $100 move-out fee (which I did and had a receipt for) and was charged $100 for that. read more

We used Stuart before when we were renting and we loved him then. Fast forward 11 months when we were ready to buy we used Stuart again and were just as happy. We had a budget and needs that weren't quite in line with each other and Stuart took us to over a dozen houses over the course of a month and never once seemed annoyed with us. We didn't truly know what type of house we needed but he took our feedback and finally found us an amazing home that was the perfect size and price for us. He walked us through the entire process as this was our first purchase and made sure we kept our bid competitive but not high. He even walked us through the process all the way to close and even got us a housewarming gift. I don't know who other reviewers are dealing with but we've had nothing but great experiences with Stuart at this realty company. read more

As a landlord who uses Nesbitt Realty to obtain tenants and manage my property in Northern Virginia, I am amazed by the low ratings shown on this site. When we tired of the very poor service of another management firm, we interviewed 3-4 firms who manage properties and Nesbitt got our business. Since hiring them perhaps 5 years ago, we have been consistently pleased by the service we get, their responsiveness, and the quality of the reports, monthly and annual statements. We have Stuart's phone # on our cells and use it regularly, and Kim is always there to answer a question about proceeds or bills incurred. While no firm is perfect, I give them 4 stars and continue to marvel at the comments here. read more

I have been working with Nesbitt Realty for about six months. They are property management for a property I own in Arlington. When I started out looking for a management company, it was overwhelming because so many companies had hidden fees. I had to read and read and review and research so many. The reason that I finally landed on Nesbitt Realty is because when I met with Wil, he was extremely honest and forthcoming. He told me exactly what to expect in the first year and explained about the market in the area and was overall just very kind and patient. When I was finally ready to put the place on the market, Andrew showed up the on the day I sent the email to finalize my decision to work with Nesbitt Realty. The whole process was quick and painless. He took pictures, copies of the keys and was good to go. Even during the renter search, Andrew was in constant communication and took the time to explain the pros and cons -- which I really appreciated because I had so many other things happening at the time. Even now, when I have questions on invoices or pricing, the responses are prompt and honest. AND on top of all of that... I get paid on time every month. I have been pleased with everyone at this company that I have interacted with up to this point and would definitely recommend to others. read more

As a long-time landlord who has used Nesbitt Realty for their services, I checked this post, and was a little surprised by the ratings/reviews. Keep in mind the nature of this business -- Nesbitt Realty is a company whose customers are landlords. Landlords pay a property manager to manage their properties by taking care of shopping contractors, properly dealing with tenant issues, and marketing the property between tenants. Although a good relationship with tenants is good business, a property manager's raison d'etre is having sometimes difficult conversations about the sometimes difficult relationship between landlords and tenants. In this respect, Nesbitt Realty has been nothing but reasonable in our history. They have two generations of experience of living and working in the area, which has given them the base of knowledge to recommend contractors through not only their business relationships, but also their own home maintenance. They have also been willing to entertain quotes from multiple contractors when the need arises. We're on or fifth year with Nesbitt. Shop around, but feel comfortable that they'll be responsive and responsible. read more

AMAZING! Will Nesbitt and the whole Nesbitt team are fantastic. Last year I moved to the west coast and hired another property management company to rent out my house in Alexandria. Long story short, It was a disaster. 6 months later, Nesbitt Realty came to my rescue. Will took over management of the mess my house had become. We had to evict the tenants and make massive repairs to the house. The Nesbitts were there every step of the way. I ended up deciding to sell the house and Will did an excellent job with that as well. The Nesbitts are friendly, professional, detail oriented, and exceedingly client focused. My roommates and I had been having numerous issues communicating with our landlord and seeing eye-to-eye on various issues for the duration of our tenancy. After interviewing 4 property management companies in the area, our landlord hired Nesbitt Realty for their property management services. Nesbitt Realty took over and our point of contact was Alan Clernix. Alan did a wonderful job managing a very difficult landlord and tenant relationship. My roommates and I especially appreciated Alan's guidance in the move-out process. He made sure we knew the terms of the lease and exactly what was required of us and by when. He was organized, professional, responsive, reliable, friendly, and respectful of our schedules. It was obvious that he was knowledgeable of Virginia landlord and tenant laws and seemed to always have a solution for the problems that arose during our tenancy. He was fair and professional with both tenants and landlord. I cannot recommend him highly enough. read more

My original review has been edited after I received a cease and desist notice from Nesbitt's attorney. One of my worst decisions that I made was hiring Nesbitt Realty but firing Nesbitt was among my best decisions. I paid Nesbitt Realty a year's worth of property management fees ($1,500+) to walk away dissatisfied with the services provided. Nesbitt didn't enforce the lease with my tenant to my expectations. For example, the lease stipulated that the tenant change air filters every 2 months; however, this didn't appear to happen. Instead, Nesbitt charged me $100.00 to remove filters after the tenant moved out. Next, the agreement between the tenant and me, provided by Nesbitt, ended up being more advantageous to the tenant than me, in some instances. For example, 67 days before the lease was set to expire, I reached out to Nesbitt to see if the tenant wanted to renew or move out at the end of the lease. Shortly after contacting Nesbitt, I received an email from the tenant via Nesbitt, stating the tenant's desire to renew the lease. At the time Nesbitt was managing my property, I was living outside of DC and was preparing to return when I contacted Nesbitt. Within days of retuning to DC--which was less than 45 days before the lease was set to expire--I received a notice from Nesbitt that stated the tenant would move out at the end of the lease. The lease could have required the tenant to inform the landlord 60 days of his/her intent to renew or move out at the end of a lease, which affords the landlord more of an opportunity to find a replacement tenant. The tenant indicated that they previously informed Nesbitt of their intent to move out, which Nesbitt denied receiving notification. This turned out to be untrue. Additionally, the lease did not require the tenant to notify the landlord of their intention to move out at the end of the lease. It goes without saying the financial burdens that were borne from the lack of notice. Next, less than six months after my tenant moved into my home, I received an email from Nesbitt that felt like a metaphoric "sky is falling," stating that I needed to replace major appliances. This was confusing since I had my major appliances serviced before turning over my home. After further probing, I discovered that Nesbitt sent (and thus relied upon the advice of) an electrician to diagnose problems with appliances. The appliances didn't need replacing after all. When I asked Nesbitt how sending the wrong specialist happened, I was told that Nesbitt "trusts a tenant" until given a reason not to. I'm not exactly sure why Nesbitt would rely on a tenant's knowledge of electrical or appliance problems, but it seems that this is what Nesbitt did. This was frustrating to me. Finally, after I received notice of the tenant's intent to move out, I asked Nesbitt to quickly list the house. Unfortunately, Nesbitt listed my home on the market in a less than desired state. I repeatedly asked Nesbitt how the property was showing or feedback. Nesbitt was unresponsive to my emails on this topic. This, along with the many issues I experienced with Nesbitt, led me to terminating my contract with Nesbitt. There are restrictions to the length of reviews, if I had more space, I'd share the poor communication I received from Nesbitt throughout my time. I hired Nesbitt because of the many positive reviews I found online; I wish I conducted a more thorough research of Nesbitt before hiring them. I recommend thorough research and for you to closely review any contracts signed with Nesbitt and provided by Nesbitt to ensure you are not unwittingly giving up any protections. read more

Unprofessional, and rude. If you happen upon these reviews too late and already in a contract with them, ensure that you document everything. They will deny anything that they have said in-person or over the phone. Protect yourself against their antics. Even with documentation they will avoid your calls and emails (especially when they are in the wrong). Do not let their bullying tactics misguide you (or think that you don't have certain rights). The worst offender in this company is Will Nesbitt ( I highly suggest that he is removed from any interaction with landlords and tenants, he doesn't know how to handle customer service with grace or respect). My experience with Nesbitt was as a renter. My property manager and everyone on their small staff was extremely rude. Many of my maintenance requests went ignored, and when I received responses they were never in a timely manner. I had to contact my landlord numerous times to complain about their lack of service. I even went to the office to follow-up. In person I was told by Will Nesbitt, "you are a difficult tenant and are welcome to find someplace else to live". Needless to say that is exactly what did, and of course did not use their realtor services in my search for a new home to purchase. read more

Don't waste your time dealing with this company. I had to call and leave my name and number multiple times regarding a rental property I wanted to see. I finally got ahold of an agent who said he would call me later in the day, but he never did. I called back the next day and was finally able to set up an appointment for the following day at 11am to view the property. I arrived at the place at ten minutes to eleven. I left at 11:37 after Stewart was a no show/no call. I attempted to call the office 6 times while waiting, and finally left a voicemail asking for a call back and an explanation. Nesbitt Realty is awesome and as good as it gets! I worked eight years in real estate and I can tell you its rare to find this kind of boutique, family-run company that is absolutely rooted in and runs off a high-integrity octane. I walked into their office without an appointment or even so much as a call. I was warmly and professionally greeted within a minute of my arrival despite their obvious busyness. One of their best business values is an authentic ability to "Listen". I could see they were engaged with other clients, probably more buyers and sellers and I was simply seeking to rent a home and quickly. Yet, I was given the time, attention and most importantly follow through as though I were buying a selling several mil-worth. Within the hour after departing from their office I was given a call back from an agent, Andy Patton who said he had time to show me several listings that afternoon in the section I sought. We agreed upon time and he too demonstrated a truly amazon penchant for listening, executing and following up. I also began to ponder whether I might like to purchase at this time but unsure as to the timing. He provided me with swift detailed info and even contacted a mortgage banker on my behalf to set up time to discuss, yet never pressuring me, in either the renting or buying regard, placing my priorities as his...that is unusual in sales but was not lost on me. I did not find exactly what I was seeking that day but upon waking the next morning, super early, I found an email awaiting me that informed me of a brand new listing and it was precisely what I was looking for. We went to see it and within about 72 hours I was signing a lease and receiving keys to move in. He moved fast and never hesitated to find out an answer to questions I had and most importantly to follow up, execute and deliver. I found this was the case with the principals at Nesbitt as well and can not say enough good about this gem of a company. I HIGHLY recommend this company to anyone seeking to buy, sell or rent. They go the extra mile to know their market, to listen to its customers and clients and deliver the goods. They will not disappoint. I will absolutely refer back to them for my purchase and any one I can help by way of referral. They are simply the best and truly set a gold standard in real estate. My boyfriend and I recently worked with Stuart on finding a condo to rent in belle view. He was very responsive, direct and patient with us as we looked at several properties over the course of a month. The best part of working with Stuart is that he is honest and not pushy at all. When looking at a property, he doesn't rush you and doesn't talk your ear off about all the "good things". He just lets you take it in and visualize your life there which is refreshing (coming from someone who is in sales). We were looking for something specific and were in a time crunch; unfortunately nothing opened up in time for us that met our full checklist so we ended up having to sign with a local apartment complex for now. When I told Stuart he was very professional and kind even after spending lots of time showing us multiple units. I would highly recommend him to anyone looking for rent of purchase a home, I wish we could have ended up signing a lease using him. read more

I used Nesbitt Realty for both renting my home and, more recently, for the sale of my home. I found Will and Stuart to be very responsive, they kept me apprised of all and any issues, they promptly handled any repairs that needed to be made, and were very good at finding new quality tenants with lease terms ended. When the time came to sell my home, I used Stuart as my realtor. He provided me with all of the assessments for comparable homes in the area and spoke at length with me to come up with a suitable price. He took the time to discuss the sale and possible open houses with the tenant, and was extremely considerate of the Tenant's time and home. Stuart was able to sell the home in under two weeks during the off-season for close to the list price. Everything about the sale went very smoothly. I'm very pleased with the work that Nesbitt Realty provided both areas property managers and as real estate agents. I would recommend them to anybody who needs rental, property management, or real estate services in the Northern Virginia area. read more

I went through Will Nesbitt Reality as a renter. I felt like this was one of the first times they had been a property management company. When first viewing the apartment they were great, as we dealt with a Realtor, but as soon as she stepped out and we were handed off to Stuart who had to be Wills son, it was all down hill from there. They were very unprofessional and threatening in many emails and phone calls. Our appointment to get our heater fixed was cancelled due to a mix up in units, our response from stuart was just "its 52 degrees outside, you should be ok without a heater", no apologies (this was the second time our unit had been mixed up with others). We also got a threatening email telling us they would keep our security deposit and give us a bad recommendation if we did not allow our apartment to be viewed within 20 min, a clear violation of our lease. It was unfortunate that we had such a bad experience with Will Nesbitt Reality. We loved the apartment and the neighbors, but could not live in the unit anymore due to the property management. read more

We had a brief encounter with the Nesbitt team, not by choice... they were the listing agents for a condo we were interested in renting. Stuart Nesbitt, via our leasing agent, asked us to go through some negotiations on the rent... which was odd to begin with... because usually a renter would simply pay the asked price and that's that. But we liked the place so we went up a little bit in our offer for monthly rent. After the negotiations, Stuart Nesbitt told our agent via email that the landlord would accept us as tenants and that he, Stuart, would draw up the lease. Two days later, Stuart told our agent that another potential renter had offered $50/month more, and that if we matched the price, then negotiations would be over. We weren't comfortable doing business this way, so we walked away. Ultimately, we're not sure whether the Nesbitt team or their client is to blame for going back on their word. Regardless, the Nesbitt team did not help matters... through their tardiness in returning phone calls and their apparent passivity in a tense situation. Not recommended. read more
