My review is from the owner/landlord's perspective: Kareem was very proactive when signing my property and eager to get it listed. His background check was thorough, and the tenants were responsible. However, once signed, I had to constantly email, text, and call Kareem to get answers. The rent deposit was nearly always late, though the tenants maintained they sent the check on time. There were times when the rent deposit was less than the full amount, and I had to email and text Kareem after the fact to send me proof of repairs and receipts. At one point, the condo association had to have access to my unit at a very specific time window, with weeks of advance notice. I asked Kareem to be on site -- but no one was there, and I was charged a locksmith fee. (Which Kareem paid, but I still had to go through the hassle of intercepting the calls, getting the "bill due" notices from my association, telling Kareem he had to pay it, etc.). With all of these issues, he is slow to answer texts, emails, and phone calls, and I often resorted to doing all three. Sometimes, I still never heard back from him. The final straw was when my tenants gave notice -- I had no idea. As usual, I texted him to find out where the rent was that month, only to find out that they moved out weeks ago. Kareem claimed that he forwarded their email to me, but he "mistakenly" forwarded it to the wrong email address. (This is hard to do in Gmail with an established contact, but it happened to him anyway.) Even if this was an honest mistake, why was he not sending me other emails in the meantime about the status of the apartment, the security deposit, any repairs that needed to be done, or what he was doing to get it on the market? Why did he not check in with me about my plans for my property? He was days away from moving in a new tenant when I first learned that the old tenants had moved out. Bottom line: he was more work than having to deal with tenants. read more

This review is from a renters perspective on a property manager by Kazo. While I live in an old garden apt, I usually have had the immediate response of the owners. While Kareem has attended to the care of the building it has always been a pain getting things done in the apt. The response is delay or none. I asked for repainting due to an AC unit and I had to end up calling the guy. Also a cabinet door in the kitchen needs fixing and 3 weeks have gone by with no action. While he has acknowledge they will take care of me, nothing gets done. Honestly If he cannot handle property management, it should change hands. Things seem bright but these really late response are getting me beyond upset. I personally don't recommend the company. Therefore one star read more

For the past 3 years Kazo Properties LLC/Kareem Flemming has been the property manager for the property we were leasing. He was very attentive, timely, professional, and courteous with any repair request we had. My only disappointment is that he could not be the property manger for our residence. After having a poor experience with another property management company, I was so thankful to find Kareem at Kazo! He is always one step ahead of me and is very pleasant, professional, and easy to talk to. I especially like that he is just as responsive and helpful to the tenants as he is the owners. It is so important to treat the tenants well so you can get good people in your home who stay a long time! Lastly, he does everything electronically so he is able to do all the legwork of renting our home while we are in another state (this saves us a ton on plane tickets!). read more

We hired Kareem and Kazo to manage our rental property, and we were quite disappointed. While Kareem is a nice enough guy, he's not very organized and seems like he's a little green when it comes to property management. He is responsive when he chooses to be, but when it's not in his interest it can be hard to get a response from him. He also did not come across as very detail oriented. We had a horrible tenant which made us aware of some of these issues, so it is possible that with a good tenant Kareem and Kazo may be adequate. When we first met Kareem, he came across as competent and vested in finding the best tenant and taking care of our property. We chose to hire him and listed our property for rent. At first he was very responsive when we requested updates, and when a tenant was identified he was in contact with us constantly to get the lease agreements signed. From there things started to go down hill. We almost immediately had issues with transfer of funds and it took a few months before Kareem could get it sorted out. After this was sorted out, this was followed by months of late rent payments without any action taken. We had to contact Kareem to explain where the rent payments were and at times he would not respond. Though he told us that the tenant had some extenuating circumstances and that they had been informed that future late payments would not be tolerated, late payments continued to be an issue and Kareem never took action. In the end, the tenant asked to use the security deposit to cover the last of the rent which Kareem recommended that we accept. This was a mistake and I don't think that if he had our best interest in mind that he would have recommended. When tax time came around, he never provided us with the tax information that the management contract outlined. When he did send us information to review, it was grossly inaccurate and seemed to be populated based on the assumption that the rent was paid regularly. We had to correct much of the information. In the middle of the lease, we received an urgent call that there had been flooding in one of the bathrooms due to a leaky flapper. His description of events was a little misleading. We had to request additional information from him as s leaky flapper by itself should not overflow the toilet and it came to light that the tenant had clogged the toilet and left it clogged which allowed it to overflow. Once we got things going in terms of filing a claim with the insurance company, we found that he didn't appear to know how to interact with the insurance company. He forgot to submit estimates/invoices, he didn't keep track of all the services, and it took us an extra six months to finally close the claim. As the end of the lease approached, we told Kareem that we did not want to renew with the tenant. In response to this, he suggested a month-to-month lease as we wanted to consider whether we wanted to continue renting out the property given the experiences of the past year. We felt that he was pressuring us to retain the current tenant which we did not feel was in our best interest. After the tenant moved out, we told Kareem that we wanted to view the property after the move out cleaning had been completed. We stopped down to view the property after he said it was in condition for showing and were woefully disappointed. There was still dirt on the carpets, tenant installed fixtures which had not been removed, and damage to the wall in one of the closets and in the garage. With no security deposit to cover the remaining damages, we had to pay for these tenant incurred expenses. Kareem said that he would work to get the additional expenses from the tenant, but needless to say we never heard back on that item. The year that we had Kazo managing our property was a difficult and eye-opening one. Over all we felt that Kareem had the tenant's interests in mind and that he was not organized enough to be managing properties. If you're a prospective tenant, Kareem and Kazo may work well for you. If you are a landlord, look elsewhere. His competence in managing, bookkeeping, and dealing with problem tenants is questionable at best. Many of the issues we had came to light as a result of a bad tenant, so if you get a good tenant you may be satisfied with Kareem and Kazo. But don't bet on that as you think about hiring a property manager. read more
