We have been with Mysmartlease since 2012 and we just signed another lease with them. We were in our previous home managed by MSL for 6 years. The owner decided he wanted to sell the property and out of courtesy, they gave me 3 months to try and boost my credit to see if I could qualify to buy. That was really nice of them - they didn't have to do that but the owner wanted to give us the first opportunity to buy if we could. MSL was very informative throughout the entire process. I was so upset when I heard we had to move but I talked to Heidi and she said to give her a call a few months before the move out date to see what they had available so we could stay with MSL. We found the perfect home on the website, Taylor was super helpful when I called to inquire about what needed to be done as we were already tenants with MSL and we wanted to rent again with them. I did a walkthrough and it was absolutely beautiful. It was beyond my standards but MSL went out of the way to make sure it was all painted and refreshed by the time we moved in. I was completely happy with the yellow wall paint but Erika made sure to have everything taken care of beyond what I could ever expect upon move in. The place was painted a beautiful fresh white, it was all refreshed and ready for us. I didn't have to do one single thing except move my family in. Here are several examples of why MSL is an awesome company: 1. Heidi scheduled Justin to come out and do a pre move out inspection to let us know EXACTLY what needed to be done in order to maximize our return deposit. He was very informative and went over several things that needed to be done in order to not have those things charged to us. How awesome is that? In some of the reviews, I read that some people call MSL crooks and thieves. How are they crooks and thieves when they come out and let you know exactly what needs to be done so they don't have to charge you? That's time and money they don't have to spend fixing things, and that means you get more of your deposit back. How is that not helpful? How is that not showing you how to get your money back? Anyway, we cleaned as best as we could, but we knew there would be a cleaning charge. The average person does not have the equipment to professionally clean a home. When we moved into the home in 2012, it was turn-key. I tried my best but a cleaning charge is to be expected. I just don't have the equipment to leave the house that clean. 2. Justin was supposed to do a move out inspection on the actual day of the move out, however I informed MSL that my Mother, who lives with us, had been in poor health as of late, and as hard as she tried to pack her own things, she wasn't moving fast enough, which caused us to have to stop what we were doing to help her pack. We were running behind. Our worst nightmare ever. It was the day of the move out and a couple of hours away from the inspection and we weren't even ready. We were close, but it would have taken probably 6 more hours to move everything out. I called in a panic and asked Erika if we could have a few more hours beyond the scheduled time. This was on a Friday. Justin called me minutes later and agreed to come the next day on a Saturday and do the move out then, giving us 24 extra hours. That was such a relief for us. He didn't have to do that, but he was nice enough to come out on a day he wasn't working and do us a favor. That was really awesome. 3. Heidi did the same thing this year as she did in 2012 - she let us put our pet deposit on a payment plan, which is super helpful. After the moving truck, boxes, paper, tape, supplies, deposit, etc. there really wasn't much left of my taxes that I had saved for the move. She was kind enough to let us pay the pet deposit over time, which is really awesome. Thank you, Heidi. 4. I informed MSL that my Mother had a stroke and I requested permission to pay the rent a few days late in order to give her disability payments time to arrive. Heidi was more than understanding and notated that we would be paying the rent just a few days late so a notice did not go out. That was super helpful to us. Again, MSL didn't have to do any of this, but bottom line, you treat people right, you don't be a jerk tenant and call up demanding stuff, you don't swarm the property management with nasty e-mails or voicemails, and you can start building a trust or a relationship. As a tenant, you have to keep them informed. If you just don't pay your rent or pay it late without explanation, what are they supposed to think? They probably think you skipped out or you don't care. We care very much because our actions speak for us as people. I have never had a negative contact with the property management. I call up with questions, I'm courteous, I'm respectful and I get treated the same. I know they're a busy company and they manage a ton of properties. As long as I have used them for my rental property, which has been four years, I have never been disappointed. They are always courteous and have always explained things and put by mind at ease. I have found Tim to be very friendly and Holly very knowledgeable. She will always call or email me promptly when there is something to be discussed. They have always found excellent renters without much downtime in between. They have always collected the rent on time and followed with my check. When the renter was a few days late, a late fee was charged and collected and that is probably why this has only happened once! If something needs to be repaired or fixed, they keep a running tab on the time and progress. I am also very happy with their bookkeeping system. It provides all the information I need, plus some. The information needed to file income tax is concise, easy to understand, and complete. read more

We had the best experience with Tim from My Smart Lease property management. He was the best at taking care of our family home in Redlands. He helped us sell the property this year and made it virtually carefree for me and my sisters. We all live away from the Inland Empire. So it would have been very difficult for us to take care of many of the details necessary in selling a home. Selling our parents home was not easy for any of us and Tim made it very efficient and checked in with us on every decision. We got a good price and Tim handled all of the details for us. He even helped us with the storage unit so that we could store some of the family heirlooms for awhile. You couldn't ask for a more professional and caring company. We really enjoyed working with Tim and Heidi and would highly recommend them to anyone looking to lease, rent, or sell a property in the Inland Empire. They are the best! read more

My sister has a property under management with these crooks and she calls me all the time to get advice on what to do with them. They charged her a service fee for work done on another property that has the same 4 numbers in the address. When she asked for a refund they told her no, and refuse to discuss it with her. They will not return any calls she makes. They charged her for services she told them she did not want IN WRITING, but they said they felt the services were justified and hit her with hundreds of dollars of fees. They refuse to give her back the deposit from the tenant. She requested mediation to try and work this out and they closed her account and said nope, they wont mediate a closed account. When she pushes them on the contract they simply ask "Are you a lawyer?" with a condescending tone. This is a HORRIBLE company. read more

There is no way to thank the staff at my smart lease and the property owners that they deal with enough for there help in a Sebastian's time for our family . My wife got sick 3 years into our lease and we fell behind .. they worked with my family every way they could to help insure we had a home during that troubling time . Unfortunately my wife lost her battle And passed away due to the circumstances the owner and management company gave me the time at no fee to organize a new home for our family .. thank you with my sincerest regards to all of you that gave my family the time to grieve and re organize .they had no reason to do this other than I believe the family environment they bring to there small company is a rare thing in the business world .. thank you again read more

Mysmartlease has been a pleasure to work with in finding my new house to rent. We just sold our home in Arizona and had to relocate due to my wifes work. Was sad and we knew we wouldnt find anything close to what we had. Little did we know that was about to change. We found a house that was perfect on there website and called. We have been renting with Mysmartlease since 2012 and we've always had positive encounters/communication with Tim, Heidi, Chris, Gary, Erika, Taylor, Paul, etc. This was our first time ever renting and I remember the move in experience was a very positive one. The owner is now selling the house we are renting and we are going to try everything we can to stay with MSL. We've heard horror stories about other property managements and that's why we are going to try our best to move into another home managed by MSL when this particular lease is up. Great people and great service, nice online rental process too! Erica was extremely helpful, she was able to let the owner know that our maintenance situation was urgent, because of my three-year-old. Sometimes owners drag their feet because they want a lot of estimates which take a lot of time, but Erika helped make the process move along quick. MSL is a good company. I do see a lot of tenant complaints on the Internet, but it seems like a lot of them are just trying to get something for nothing. We love our house and really don't want to move when the lease is up but the service level is bad. It takes at least a week to get anything fixed and often longer. The staff doesn't seem to care about our needs. They get very rude with you when you mention that you're still waiting on a repair. read more
