    This place is probably the most poorly run property management company I have ever seen. I have been renting in CLT for over 11 years and these people give TR Lawing a run for their money. I have had to reach out constantly and repeatedly have been ignored about major repair issues such as black mold, water damage, ceiling repairs, broken window locks, electrical/wiring issues etc. I pay over $1700 a month in rent and had to breath in black mold for over a year because they refused to get the problem dealt with. They've shown up at my house completely unannounced on multiple different occasions. They have scheduled appointments to get repairs fixed (washer/dryer has been service and replaced over 4 times) and never showed up after I changed my work schedule and took days off to get repairs dealt with. They use some automated texting app to deal with all communications so there is nobody to call and speak to directly. Most of my texts were never responded to and when I placed maintenance requests on the online portal I was never contacted back. Myself and my three neighbors homes are all owned by the same owner and they all have complaints about this company. None of their staff is helpful or friendly. I can't believe they haven't been sued. Even if the problem is partially because the owner doesn't want to pay up for repairs it is legally their responsibility to enforce that the space is safe and liveable. I have never paid my rent late or had any problems or complaints against me. I have upkept the property beautifully and have spent a ton of money just fixing things myself because of how impossible it is to get them to help me with repairs.

    I have had a few positive experiences with Henderson as well as a few negative ones. All are…read moreoutlined below. Positive experiences: I have been treated with politeness and patience each time I've called in or emailed the assistant community manager. Setting up an account and payment information is complex, but they have helped with every step. Negative experiences: My car was involved in a hit and run in the parking garage that Henderson theoretically should maintain and manage. Henderson contracts the management of the parking garage to another company. There are no cameras, which makes me feel really unsafe. The employees that I have spoken with have been nice, but that does not change that I have sustained thousands of dollars in damage to my vehicle in their building. The community manager came off unsympathetic and responded with an "I certainly understand that this incident is troublesome". Troublesome? I could have been seriously injured in the incident and now cannot even park in my own condo's facilities without feeling worried about being mugged or followed or hit again. The same week, the ceiling in a shared hallway between condo units leaked so badly, we had to contact emergency maintenance. Going through Henderson's Emergency maintenance line was a nightmare, myself and another resident were sent to voicemail and never got a callback. We had to contact a member of our HOA board to get help. Emergency maintenance didn't show up until 3-4 hours after we first frantically contacted the service, during which time the leak grew and got so much worse.

Flooring repairs were started at my rental, but the work was left incomplete after demolition. The kitchen sink, cabinets, and dishwasher were removed and portions of the flooring were taken down to the subfloor. The home was left in a partially unusable condition for over a month. Despite multiple phone calls and written requests, I still have not received any response from the property manager. Work is now being scheduled, but only after continued follow‑up, and there has still been little to no direct communication or accountability from management. If repairs are required, be prepared to advocate for yourself and document everything. Communication should not be this difficult when a rental is left without essential living facilities.

    Trust me when I say: Go through ANY other company for renting…read more My boyfriend and I applied to rent a house before seeing it (it's 2013, there's Google Streetview and a virtual tour online). Apparently this wasn't "following the steps." Nowhere on the application did it say "You need to see this house before you apply to rent it." Regardless, they accepted our $60 to apply. We called 3 days before we were driving through the area to see if someone could show us the inside (we figured we would get the house since the day we applied the property was listed as "pending"). She told us no, that we need to go through a realtor. Problem: No realtor is going to show a house you already applied to through another company. I called her back and told her only her company could show the house, she said she'd send out an email to all the people who could show the house during the 2 hour window we had and call us back... Jump 3 days ahead and we hadn't heard back, but were driving through. I called back and she said, "I tried to call you Saturday... well, I called someone. This house is popular and I talked to someone who was interested." It wasn't us. Needless to say, we didn't get to see the inside. But she did inform us that we would be contacted the next day about the application. Of course we didn't hear anything the next day. So two days later we called back only to be informed that this company doesn't go with the whoever-applies-first (and is approved) gets the house. No. They go with whoever they feel is the "best" candidate, i.e. she had pushed someone else's application through so we wouldn't get it. And what about contacting us? Apparently, they mailed a letter. I was nothing but nice to this lady, but she was incredibly rude, short, and untrustworthy. I'm not saying this because we have bad credit, or can't afford this house, or anything like that. I feel very confident we (a professor and school teacher) were approved. Please don't rent/buy through this company. I should also mention, of course, the $60 application wasn't refunded.
