I moved in on 7/19. The apartment was under construction so I had to wait to move in and could not…read morelook at it first. The apartment I saw in person was on the walk up level. When I leased my apartment I called the leasing office to make sure the location of the apartment I wanted and what I leased was the same. IT WAS NOT. I am located on the ground level which I have to use the elevator to access. I work from home, and need my work computer connected directly to Ethernet port. The morning after move in that was an issue as well. They use community WiFi through Spectrum. Even though my computer was plugged in, it would not let my computer connect to the network. The leasing office opens at 9am so of course I couldn't get anything even started to be fixed until after the time I was supposed to be working. It took about an hour for the situation to be resolved. The doors move constantly when someone enters the hallway or enters/leaves their apartment. I've tried to have maintenance fix it and it just made it harder to close the door. My closet shelving kept falling down. I expected more after paying $500 in application fees for me and my husband. And don't get me started with how hard it was to set up insurance and electricity at an apartment whose address won't pull up correctly in any system. A few days later, more neighbors began to move in and we realized the BIGGEST FLAW of the community. It was not built correctly to withstand such close living. ALL DAY AND NIGHT LONG I can hear my upstairs neighbor stomp around his apartment. He works from home as well so it is constant. I can hear him through my work headset and even over clients on the phone. I feel like I live in a fish tank with all the thumping and distorted TV sounds. It happens even during the "quiet hours" (ex 12am,2am, 5am...which the leasing office is not even open to call). I can also hear my next-door neighbors TV and her moving clothes in her closet. I feel like I live in a fishbowl. (&& if you're wondering if I contacted the leasing office I did. I also understand people are moving in. This is now a constant thing. I've even talked to the neighbor who seemed really nice this place is just not built right) Then, 3 weeks later I'm dealing with another WiFi issue. Couldn't contact the leasing office because they were closed. Contacted spectrum only to find out the issue could no be solved remotely (their typical method) and that a technician needed to come to my unit. This could take up to 24/48hrs to happen. There goes my work day!!!!!! I even spoke to a supervisor... the issue is assumed to be a select issue and not community wide. Finally get in contact with the leasing office and then dispatch from spectrum calls to tell me that the office needs to set up the appointment for the technician to come out since they manage the WiFi for the complex. I call the leasing office back and they say they don't set up appointments & the rep must have been misinformed. So now I'm in this fishbowl and can't even work to keep me occupied. All I can focus on is the thumping above me and not getting paid. If you haven't gotten the point of this review here it is spelled out for you clearly....DO NOT MOVE HERE!

From the moment I moved in, the staff has been friendly, responsive, and genuinely helpful. Any maintenance requests I've submitted have been handled quickly and professionally, which really makes a difference in day-to-day living. The property itself is always clean and well-maintained, and you can tell that management takes pride in keeping everything in top shape. Glenda communicated to me they were making updates to the community, gym, and pool... and guess what? She did exactly that! That's a rare thing in this industry. The amenities are a huge plus--everything is modern, accessible, and adds real value. I especially appreciate how quiet and safe the community feels, while still being conveniently located near shopping, dining, and major roads. Overall, this has been one of the best apartment living experiences I've had. If you're looking for a place that combines great service, a welcoming atmosphere, and a well-kept environment, this is definitely worth checking out!

Very disappointing experience overall. My normal rent is around $1,400, yet they are trying to…read morecharge me nearly $2,400 for just 25 days because I didn't give a full 60-day notice. I understand lease policies exist, but management completely refused to work with me or show any flexibility whatsoever. For a place that already charges high rent, the customer service is terrible. On top of that, the apartment is right next to train tracks, so you constantly hear loud trains throughout the day and night. The noise is enough to disturb sleep and shake the building at times. The walls are also extremely thin, so you can hear neighbors talking, walking around, TVs, music, and doors constantly. There is very little privacy or quiet here. The office staff is also unfriendly and unhelpful anytime you try to discuss concerns. Definitely not worth the price

I find it ironic that all of the recent five star Google reviews have popped out of no where when I…read moreknew of 20+ residents excited to end their lease and/or try to end it early due to how management has handled things at the Lincoln. I lived at the Lincoln for two years and it was wonderful for the first year until Willow Bridge took over. The garage gates were constantly broken allowing anyone to access the building making myself and other residents feel unsafe - on top of this, there were a couple occasions where non-residents would enter the building when gates were broken and dispose of their human waste in the stairwell. The broken gates also led to car break-ins on multiple occasions. Communication from the leasing office is horrendous. The morning of September, 16 this email went out to residents: This is a friendly reminder that, as previously communicated, the fire alarm may sound intermittently from September 16, 2024, to September 19, 2024, as we continue to address the issues uncovered during last month's annual fire inspection. Please do not be alarmed when the fire alarm activates during this period--it is part of the necessary repairs and safety checks. Ironically, there was an actual fire that night at the Lincoln and many residents did not evacuate immediately due to that email. I personally had to run back into the burning building to grab my cat as I believed too this was testing as stated in their email earlier in the day. The icing on the cake from this night is two members from the leasing office were seen walking around the building laughing after residents were displaced and uneasy from a hectic night. A couple members of the leasing office are rude - they'll be nice to you when you tour. Once you're a resident, you're an inconvenience to them. One instance - myself and another resident went to grab a package from the office and the leasing agent working did not say hi when we walked up to the desk, but instead put his hand in our face and said "hold on". The apartments desperately need to be updated. They have outdated appliances and warped cabinets. I was told for a year and a half that my cabinets would be replaced due to warping - ironically they were replaced the month I was moving out. Residents were excited for office spaces to be added to our mailroom. However, the construction inconvenienced residents for several months only to be told they had to pay around $50 a day to rent the office spaces. When I was touring other complexes in South End/Dilworth, all of them thought that it was unheard of to make residents pay to use office spaces in an apartment. Not to mention, all of these apartments had nicer office space amenities. You can see in other reviews about illegal activity happening, pictures of dirty walls and overfilling trash cans as well as other instances when staff treated residents as an inconvenience. I have some photos from my experience living there below - The one positive thing about this apartment was their amazing maintenance team. They do not get enough recognition. There are many more issues I've had with the Lincoln but these were some of my biggest concerns when living there. I would not recommend this apartment to anyone as there are many other apartments in the area to choose from.

Which, they would've never given it to me if I didn't copy corporate on my 5 emails asking where it is. They gave me excuses that made no sense. 1. Maintenance takes forever to fix anything-my HVAC was broken for 5 months-they were too lazy to come and look at the actual unit in my place until I had no heat in the dead of winter. Didn't get fixed. In the summer, They just put free-on in the unit on the roof to put a bandaid on it, and it still ran poorly. 4 maintenance requests later, they finally put a portable fan in for a week before they actually fixed my unit. So I had a very high electric bill for half a year. There was a broken door handle in my stairwell so you couldn't get in from the stairs. It was sitting there for 2 months. Probably still on the ground. And dog poop everywhere within the community. 2. Drain gnats-they live in the pipes and don't go away 3. Parking and registering guests-you think there is ample parking for your guests. But you have to register them every time and regardless, some of them get booted anyway. The parking for residents is atrocious. There are more compact space than anything. And more SUVs than compact cars. My car got scraped because there was no way for me to get out of the parking spot unless I wanted to hit a van. And don't even think about parking in the visitor spot for lack of parking-you will get booted. 4. The leasing staff are terrible. They are either never at the front when you walk in, or if they are, they don't acknowledge your presence for 20 minutes. The only people they have respect for are the ones signing a lease. So after you sign with them, be prepared to be treated like a non-human. Also, not sure of the package situation now, but when I was there, you better pray for your package to be in a locker because when you go to the office to pick it up, they act like you're a problem for asking for it. There are so many other communities in the Dilworth area that are worth looking at-with comparable amenities and pricing before you settle with this place. I moved as soon as I could, and that wasn't soon enough.

The Francis Apartments: Luxury Pricing Meets Third-World Living Conditions…read more If you're considering moving to The Francis Apartments -- let me save you the pain, frustration, and absolute embarrassment of calling this place "home." This isn't luxury living -- it's a case study in management failure. What You Actually Get: A glorified dog park wrapped in a poorly maintained building, managed by people who treat residents like an afterthought -- if they're even around at all. Leasing Office? Nonexistent. The leasing office is closed more than it's open. Need a guest parking pass? Be prepared to either stalk the property for staff or cough up $64 a day to park in your own garage. And if you do catch the leasing agent (especially the white female agent)? Expect gossip, oversharing of residents' personal business, and blatant admission that they care more about their "other property" down the street. Management is M.I.A. -- completely detached from the day-to-day issues here. Residents are left to fend for themselves. Parking = Full-Blown Nightmare * Resident garage gates are temperamental at best -- stuck open one minute, refusing to open the next. * Guest parking is straight robbery at $64 per day. * Event nights? Expect large trucks blocking the garage with zero help from management. * Security is laughable -- cars have been broken into, stolen, and oh yeah -- a homeless man has been living on our floor (4th) for over a month. No management response. Amenities? They Should Be Ashamed. Everything they show on tours is a bold-faced lie: * TVs? Broken. * Fire pits? Haven't worked in forever. * Gym? Half the equipment is out of order. * Grills? Most are completely dead -- if one works, it's pure luck. Six on property but only two work. Only working grills are on the rooftop - fyi. Ask tour guides to turn amenities on. * Pool area? 85 degrees outside and not a single piece of pool furniture to be found. Dog park? It's a poop minefield with broken fences, missing gates, and no enforcement of cleanup rules. Daily Life Here is Gross. * Elevators reek of sweat, wet dog, and whatever trash juice leaked that day. * Trash chutes smell so bad you can catch a whiff from down the hall. * Valet trash? More like valet biohazard -- dirty diapers and rotting food sit for days before pickup. * Carpets? Covered in mystery stains -- think roadside motel vibes, but you're paying luxury rent for the privilege. The Only Things Keeping This Place From Collapsing: * Front desk staff -- friendly and doing their best despite zero management support. Recently, there have been long stretches without any front desk staff. Don't forget your key, because you won't be able to get in. Why isn't there a call box on at least one door, like every other luxury community uptown? * Maintenance -- responsive and professional. Final Verdict: The Francis Apartments are the textbook definition of paying luxury prices for slum conditions. Mismanagement is the theme. Everything is broken. No one cares. And if you do move here -- may God be with you. This isn't luxury living. This is survival. ZERO STARS IF I COULD. Wondering why this dump has any positive reviews? Simple -- management is literally bribing residents with $1,000 rent credits for leaving 5-star reviews. Mention an employee's name? They get a bonus too. So while you're reading glowing reviews about "luxury living" and "amazing staff" -- just know it was probably bought and paid for like everything else here. The truth? The Francis Apartments is the biggest scam in Uptown -- overpriced, poorly managed, and absolutely not worth the headache. Save your money. Save your peace. And most importantly -- believe the bad reviews. They're the only honest thing about this place.

Coordinating move in, securing packages (and there are a ton), sending food delivery up, and providing email notices about local events.... They're just all around a huge help. One concierge rep that stands out for me is Christina. She's organized and efficient and has an awesome personality. Security, Arion, is awesome as well. He's so friendly and courteous! Leasing staff are all super nice. They've recently had some changes with their phone system so if you're trying to lease here and are getting frustrated with contacting via email, please give them a break. They're equally as frustrated but when you connect with them they will give you a great experience. The amenities are very glamorous. HUGE pool and pool deck which does get very busy in the summer. There are a ton of non-residents but everyone is really friendly so I haven't been bothered by the non-residents hanging around. Great gym, lots of equipment and space so crowding is rare. Towards the end of 2023 The Apartment Life team put on some awesome resident parties. I made some great friends and the turn out is always really great. There is a lot of thoughtfulness that goes into each event and those details really shine. Neighbors are very quiet and I hardly ever cross paths with anyone in the hallways. Elevators always work unless it's a moving day in which everyone should pay attention to the concierge notifications for their local elevator reservation times. There are a fair amount of homeless that wander out on the boulevard but they've never bothered me... I also have a bigger dog so that could be why. All in all I've 100% decided to renew my lease because I cannot imagine having a better experience anywhere else. I moved here from Dallas never stepping foot in NC and this community was the best choice considering the close walking proximity to work, bars, restaurants, and the light rail literally attached to the leasing office makes for easy commute to NoDa and Southend.

I leased here because the property heavily advertises its controlled-access parking garage and…read moresecurity. Unfortunately, my experience has been the complete opposite. My seven thousand dollar bike was stolen from the "secured" parking garage after the garage access door had reportedly been broken for about two weeks. Residents were never notified that the garage was unsecured. What was most alarming was that after my bike was stolen, I had to be the one to tell the property manager the garage door wasn't working. She told me she was new and had no idea the access door had been broken. The door was repaired the very next day after I reported it, which only made me question why it wasn't discovered and fixed sooner. It left me wondering whether routine property inspections are even being done. Management's response was just as disappointing. I suggested notifying residents about the theft so they could take extra precautions, but I was told no notice would be sent because mine was the only reported incident. Resident safety should not depend on multiple people becoming victims before management communicates a legitimate security concern. Unfortunately, this wasn't an isolated issue. I've submitted two maintenance requests to fix the broken lock on my apartment door and even spoke directly with the property manager in person, explaining that I couldn't properly lock my apartment and was worried about someone breaking in. Despite multiple requests and a face-to-face conversation, the lock still has not been repaired. It's incredibly frustrating that something as basic as being able to secure my own apartment has not been treated as an urgent safety issue. There have also been other signs of poor management. The pool opened about a month late because required inspections weren't completed on time. From my experience, residents are the ones constantly having to point out problems and push for repairs instead of management proactively maintaining the property. After my bike was stolen, I expected management to be more attentive to my safety concerns. Instead, I felt even more neglected. Between the lack of security, poor communication, delayed maintenance, and disregard for resident safety, this has been one of the worst property management experiences I've had. If you're considering this property because of its advertised security or professional management, I would strongly recommend looking elsewhere. If you want to feel safe, heard, and supported as a tenant, this is not the place.
