Perry was very thorough and took his time inspecting the house. His report was detailed, well organized, and included clear explanations and photos of the issues he found. I especially appreciated that he identified and prioritized safety issues and areas that need further evaluation rather than simply pointing out cosmetic problems. The report gave me a much better understanding of the condition of my home and helped me determine which repairs I should address first. Perry was also helpful in answering my questions after the inspection and recommending that I get a termite/WDO inspection where appropriate. I would definitely recommend Perry to anyone looking for a knowledgeable, thorough, and professional home inspector in the San Jose area.

See the picture attached, that's bad electrical panel work. That's a potential fire 20 feet away from my kids bedrooms. See. How. Small. That. Is. SEE IT! or don't! PERRY FOUND THIS! Melting/bubbling sheathing around wire, from an electrician that didn't tighten the screw on the panel bar (which is required as part of their work). Resistance- heating wire- melting plastic. Eventually this would have resulted in serious consequences that I never would have caught until it was too late. Based on my experience the state of the trades out there doing these "smaller" jobs is nose diving in quality. Hiring Terry, or someone just as good, is a necessity if you live on the peninsula.

Buying a home is a time consuming process and being able to confirm my inspection date online asap was a huge stress reliever! On inspection day, Dave showed up on time and was very professional and friendly (he always wore cloth face mask when interacting with me, which I appreciated). Dave was incredibly thorough with his inspection and he took time to talk with me and point out some important items he discoverd. You could tell he was very experienced and knowledgeable. I called to schedule a home inspection and Connor was incredibly helpful, friendly, professional and prompt over the phone. I had a question about mold and asbestos testing that he was unable to answer fully, so he put a note on our appointment. Chuck called me back very quickly to answer my question the same day. We were able to schedule within just a few days, which is key when buying a house with a tight contingency period. An email confirmation and reminder was provided. Top notch speedy and clear communication from this company. Tony was our inspector. He arrived on time, was friendly and clear about the process and time it would take, and asked if we had any specific concerns for him. He spent about three hours inspecting the house, and did a thorough job. He explained his findings to us as he went, and the report provided was clear and well written. The report was provided within 24 hours of the inspection as well. Overall, we are very happy with Proview, and would certainly recommend their home inspection service. We have worked with other inspection companies and find Proview a top choice.

He is not buying or selling, he just wants to know what needs to be fixed in his Victorian SF home. David was on time, very curtious and knowledgeable, and a nice person to chat with. He was especially happy to be doing the work for someone who really wanted to know all the potential problems, instead of for a seller that might wish there were no potential repairs.     I'll be factual with my review and provide fair assessment based on my experience as a first time…read morehome buyer. Your experience may very and you may get a better experience. If you are serious about buying a home, please learn from my experience with this company or other companies. I paid approximately $585 or more for the home inspection for December 2025, hoping that they will find concerns about the home prior to me closing it. The home inspector came and he did a great job "photographing" my home like he is doing his "job" finding issues that needs to be addressed. The pictures and home inspection packet was professional. This is as far as it goes. It felt as though, you're hiring a professional photographer vs an actual home inspector that actually looks for concerns that needs to be addressed. Here are some of the overlooked concerns: -Death trap door, my bathroom door was a deathtrap, once you're inside the bathroom door and close it, it is very difficult for you to come out and you can be stuck there until help arrives. This was something so basic that was overlooked from a 5 star home inspection company. -The garbage disposal underneath my sink was leaking and it was not found. (Do your own "stress" test, let the sink water run and see if it leaks). It is not the company expertise to find that for you. I ended paying about $150 out of pocket to replace the garbage disposal. -Outside my window, there was obviously a "cage" that is a fire safety hazard that should of been removed and noted in the home inspection report. It was not and now I am "dealing" with it. Isn't that basic 101 home inspection? You're telling me that a clear and obvious "fire hazard" was not noted in the home inspection report? After contacting Golden Gate Home Inspection, he sent someone to temporarily "fix" my bathroom "deathtrap door," however, it came back soon after and was not permanently fixed. Spoke to the owner of the company about the garbage disposal, he said, his company does not do "stress" test to look for leaks and said, next time, do not buy a old home because their will be issues. It felt like the owner was "projecting" his accountability onto the customer instead of taking full responsibility to address it. If you do hire the company to do a home inspection, I suggest that you go inside the home first, do your own "stress" test on the pipes to find leaks. Don't depend on them to do it for you even though you paid them $585 or more for the home inspection. Lastly, the seller's agent requested a "report" of the home inspection and they provided it to the seller agent without my permission or even asking me how I "feel" about it. I paid $585 dollar for the home inspection report and the seller did not split this home inspection with me. Why makes you think the seller is "entitled" to a home inspection report that I paid for? Instead of asking me, "Are you okay with sharing the home inspection report with the seller?" They just provided it to the seller agent. It felt as if they can care less about how I feel as long as they got paid. After reading my review, do you feel that $585 is worth the home inspection? Please do not let your "guard" down, prior to them coming to the home, I suggest to do a walk through yourself and gauge any possible problems that need to be addressed and flag them for home inspection to note it in the report. In short, "do" their job for them and then pay them to note it in their home inspection report like they did their job. The whole experience only took them 1 hour or so and it felt so short and "rushed." It made me think, did Golden Gate Home Inspection really take the time to do their job or did they take your money as quick as they can and move onto the next home inspection to collect more money.
