Ryan explained everything in great detail and educated me on things like where rodents could get into the house, what they like to eat, the difference between mice and rats (who knew rats were so intelligent), different kinds of traps, etc. We walked around the house and identified spots that should be sealed up. He offered practical solutions like chicken wire and expanding spray foam (typically used for insulation). He asked me if neighbors were setting out poison because he saw several dead critters in my crawl space. It turns out, a week later I did see a poison trap set up a few houses away from me. His down to earth approach on problem solving resonated with me. There's no black and white answer when you have rodents. Ryan was very patient and made sure I understood all of the options. It's been a month since he came out. Since then, I caught one mouse, sealed up the obvious spots around the house, and haven't seen any new activity. If the rodents do come back, I feel much more prepared to deal with it the next time around. If I can't, I won't hesitate to call Ryan again.

Ramon was SUPER communicative and responsive, gave reasonable timeline expectations that he met or exceeded, and provided clear explanations for what he and his crew were doing. Ramon checked in with me at different points in the installation to give me the chance to see the work in progress, point out factors impacting the installation process (e.g., removal of tree roots), and did a thorough walkthrough afterwards and provided me with the post-work elevations for documentation. Wore shoe coverings in the house and laid out work paper to avoid tracking dust/dirt. Ramon also pointed out that they did not end up needing to do some work that was in the original estimate and so put in a change order to reduce my invoice / get a refund. OVERALL: Glad this team was working on my house. Communicative, responsive, clear, honest.

We contracted with Groundworks to accomplish a lift and stabilize our house, which is between 4"…read moreand 51/2 out of level. The job was described in detail. We were told that the downstairs room, with a concrete floor, would have small holes that may need to be puttied. They did not say, at that time, that the inside stairs would need to be pulled out. After the job started, they showed me how there were existing piers that they would need to cut off at the top to accomplish the lift. They said that those original piers would still help with the horizontal integrity and their piers would stabilize the vertical movement. That they would re-attach the original piers after the lift. They took out the concrete exterior steps and estimated $12,000 to rebuild them after the lift, a change order. They asked if it was ok to put the back wall piers inside of the wall, because they were worried about the dirt collapsing in on them. The holes are big, roughly 2' (or more) in diameter. There are at least 5 big holes in the downstairs room, and also some, at least 3, on the downhill outside. They also pulled out some asphalt in the driveway, at our request. Then I got the call that they ran into too much concrete from the original foundation and could not accomplish the job. At our request, they worked one more day. I've asked for a plan going forward. They didn't even try to convince us to be happy with just stabilizing. I then told them that I'd like them to just put it back, as close to how they found it as possible. For 2 weeks, I've been waiting for some kind of proposal of what to do going forward. I do want to accomplish the lift, have waited 30 years to do this. At this point, we just want them to clean up the job side, fill up the holes in the floor and outside, possibly rebuild the back steps. We are extremely disappointed. Every day I cannot rent this space is a loss. At this point, the communication could not be worse. We have called and texted, have gotten almost no response.

Chris called me that same night and also responded to my email. The next day when we connected, he was flexible with his schedule and booked me for the next day (Saturday) even though he typically doesn't work weekends. I was impressed by Chris' customer service right away! The paperwork was easy and conveniently done all online through links sent to my email and when Chris showed up on time for the appointment on Saturday, he was professional and thorough in his inspection. He took the time to walk me through the property after his inspection was complete and explained all of his findings as well as provided me with recommendations. I was so impressed with Chris' service I even asked him for an appraisal referral. I would recommend West Coast Property Inspections to anyone in the Monterey bay area looking for a property inspection. All in all, Chris conducted a thorough property inspection, roof inspection, mold testing, and air quality testing for my property. Thank you so much, Chris!

I emailed several inspectors asking for bids; Trevor was very prompt in his response to my request, and his quote was very competitive. Best of all, he worked with my schedule and was able to come out within three days (some of the appointment dates from other inspection services were as much as 3 weeks away). On the day of the inspection, he showed up exactly on time, then spent about 10 minutes explaining the process to me. He then began the inspection, which included electrical outlets, appliances, structural features of the house and retaining walls, and even climbing up under the house to look for dry rot and examine the insulation. He was at it for about 2 hours, and after he finished, he sat down with me for another 20 minutes and went over everything he had noted, and also took time to answer my questions. As promised, about 48 hours after the inspection, Trevor provided a thorough 35-page report that included multiple photos and detailed notes. It is excellent, and even though the report identifies a few things that need repair, I believe it will help me when it comes to selling the house. It actually helps me feel confident about selling, because I now know exactly what the condition of my house is and that I'm not misrepresenting anything. In short, Trevor was extremely professional and his pricing is very competitive. He was friendly and easy to work with. I highly recommend him and will call him again when I'm ready to buy my next home. Five stars!

Most comprehensive and specific report that I have ever received. He definitely found problems that I hadn't expected (not fun), but he thoroughly explained the significance of all issues. He clearly demonstrated excellent knowledge of the various parts and systems in the home while keeping it simple for me to understand. He also saved me $11,000 by helping me investigate a known problem with my furnace. On his advice, I had the HVAC company come back for a second round of troubleshooting. They found exactly the problem he suspected which was a MUCH cheaper fix than what the HVAC company initially recommended.

Their plumber was unable to complete the installation in my master, but while attempting the job he scratched my countertop and damaged the new faucets. Even though they couldn't get the work done, the owner, Greg, still charged me $350 per faucet because it was "time spent." No compensation made for my scratched countertop nor damaged new faucets. When I pointed out the damage--right there on the spot--the plumber admitted he had to use a wrench that slipped and scraped the countertop. I even showed Greg photos proving the scratches weren't there before, but he kept insisting the damage was pre-existing. Instead of taking responsibility for damaging the brand-new faucets, the owner dismissed them as "cheap" and said they were "$30", which was both inaccurate and insulting. To make matters worse, they didn't even reinstall my old faucets, leaving me with a non-functional sink. I had to hire another plumber, who finished the job without any issues. I will add that the installation of the new faucets and angle stops in my guest bathroom and powder room were fine. I'm extremely disappointed and will never hire them again. I empathize with the difficulty of the faucets install in my master and just wanted them to acknowledge their error in damaging my countertop and new faucets, but instead, I received rude and insulting messages from owner. This company is careless, overcharges, and takes no responsibility for their mistakes.

Since we took possession on 8/12. Since we have discovered the following that should have been highlighted in the report. 1. A plumbing leak in crawlspace under the lavatory caused by an improperly used saddle Tap valve Under the house. 2. Broken sewer line for same lavatory underneath the house. Both theses items where within 5 feet of the crawl space entrance and clearly visible to the plumber we had come out and investigate a water leak issue we suspected. The cost to fix was approx 3K. 3. Dry rot to a structural 6x6 deck post that needs to be replaced at a cost of $1600. This is disappointing as both of these issues should have been highlighted in the inspection and it makes me concerned that there may be more issues that arise as I feel the inspection was not done as thoroughly as it could. I understand a home inspection will not cover everything but in the above cases these issues should have clearly been caught.
