We hired Inspectagator on 5/31 to perform a new home inspection. While obviously the builder will…read more"handle" any issues that occur in the first year, we wanted to get a head start on anything we missed during our walkthrough. Safe to say, after we moved in on 7/11, it's been a disaster of fixing things. Between moisture in the walls due to leaky windows and a toilet, to a hole in the subfloor resulting in the builder needing to rip up flooring. We had a bathroom exhaust vent condensing and leaking water (yes, you read that right). We have horrendous water pressure in the upper two floors. Condensation inside our dryer. I didn't expect them to catch everything, but the report I received was mostly cosmetic things they caught and things the builder and I already taped off during a walk through. Yes, Inspectagator will warranty some items but that's useless on a new build. The inspection was supposed to give us some nominal peace of mind, but it did nothing other than take my money.

This company claimed they could not go by the full inspection, that cost us quite a bit of money. So they charged us another $190.00 to come back out. We have had nothing but problems since we moved in, everything they "supposedly" inspected doesn't work. For all the money they charged us, they didn't inspect anything. Beware of them!

I had Passen Inspections perform the following services; Property Inspection, 4-Point Inspection, Wood Destroying Organisms and Wind Mitigation Inspection. The 4-Point Inspection and Wind Mitigation was needed to get a better rate on property insurance costs. Bo Passen conducted the property inspection for me and I found him to be personable and very knowledgable in all areas.  Bo was punctual and did not rush the inspection.  He made sure everything was inspected including the roof, exterior walls and windows, spa operation, plumbing, electrical, HVAC and major appliances. I was so impressed with Bo that I recommended him to my Sister who is buying my 1st house in The Villages from me.  She was very happy with Bo's services as well. Bo gets a 5 out of 5 star rating from me and I would not hesitate to hire him again. Don C Village of Duval
