not sure what happened to this company but we have been with them for the 20 years we've been in our house then Covid hit, our termite inspection was farmed out to someone that was helping them, we paid for a 10 year treatment, never received call from certified for the next yearly inspection. I've called this company at least 5 times, keep getting jerked around. First they can't find us in the system then they've transferred all their termite inspections to another company then they say our bond is worth nothing because we haven't had inspection (meanwhile they don't call you to schedule the inspections, you have to remember to call. Like they are hoping you will forget) , then they agree to honor the bond and set up an inspection appointment with their new company, then they say that they will email me the terms we discussed on the phone , nothing received, no appointment has been scheduled. They never follow through with what they promised . I'm the one initiating contact. Super ridiculous. I just want my yearly inspection done and for my bond to continue to be honored. I guess this is what we get going with a mom and pop business instead one of the more well known businesses around central Florida. I'm not one for leaving reviews typically but I'm totally fed up with this company. read more

Hello, I only write a review if something is great or if something is really terrible, and I am here to report that OUR EXPERIENCE WITH CBI HAS BEEN AWFUL. I am giving them one star because zero stars is not an option. For my dear neighbors - (that's you, reader) I strongly advise that you DO NOT RISK DOING BUSINESS WITH THIS COMPANY. They have proven to be highly incompetent, unethical, and unprofessional. Certified Building Inspectors has treated us, their customer, with utter disdain and I am appalled by their lack of concern and terrible customer service. Here is what happened: We were given a glowing home inspection. In fact, our inspector said that the house was in such great condition that he would buy it himself. ...Within a month's time of moving in we had to replace a water heater, an air conditioner, we have lights that flicker (indicating an electrical issue), and a couple of the buttons on our oven have never worked. The biggest insult though, is that sewage (literally sewage!) backed up into our showers the very first weekend that we moved in and we are currently unable to flush TP. We have to tear up our yard, driveway, and neighbors yard to repair the lines. We will have to then repair those things too. Every single service person who has visited our house to address these issues has asked, "What's up with your inspector?" Our realtor relayed this info to CBI, and according to her, they agreed to refund our inspection cost. The realtor gave me the owner's contact info to make arrangements for the refund, so I called Cynthia. Cynthia made it clear that she was not happy to receive my call and then followed up with a snarky email in which she made false accusations against us and basically deflected all blame. Incredible! Certified Building Inspectors missed many issues during their inspection of my recently purchased home, including an electrical issue that could have burned down the house, leaks in the ceiling and a WDO issue. After reaching out to make them aware of the issues and seeking an amicable resolution, rather than empathize, the president of the company told me that I needed to understand the limitation of the inspection agreement and WDO report (ie - whatever is discovered after they conclude the inspection is not their responsibility and would not take ownership of missing anything). I had already read them carefully and the amount of caveats in there basically indemnify them for anything they miss. Not saying CBI is any different than any other inspector, but we went with them based on their reputation as one of the best in the area. While they did refund half of the inspection fee, they cost us more money than that in repairs that we would have had the sellers make had the issues been discovered during the inspection. They failed us and we were incredibly disappointed. The president also didn't seem to care that not discovering the electrical issue put my family in danger, including two children under the age of four. I do not post anything negative unless I feel that others in the community should be keenly aware of something. In this case, that is how necessary I felt it was to share my experience. read more

If your looking for a CSI dissection of of a home, this is the company to call. Impressed by the companys candor, they have a link to every employees license so it saves you time if your concerned. There was a prior inspection on the home I was looking at by a licensed highly rated yelp competitor but they missed several of the items picked up by the Rick our inspector. He was early, detailed , thorough, & explained everything that showed up on the report plus provided suggestions that weren't inspection related. read more

I have never written a Yelp review before, but I feel obligated to share my experience with CBI to hopefully save other people from repeating my mistake of working with them. They missed a couple of issues during their inspection, and as a result, I had to pay a couple of thousand dollars more on repairs for a property that I purchased. When I contacted them to try to work things out in an amicable way, they were rude, confrontational, and defensive. As someone who has used CBI in the past with more than one property, I can say with certainty that they do not provide the same consistent service from property to property, and they are willing to pinch pennies rather than provide a more thorough inspection. Do yourself a favor and go with a different home inspector. read more

I gave a review on their FB page on 3/18/16: They cost us $4,650 for an new partial roof, plus another $1,500 to have an in ground oil tank removed from the property that they didn't inspect or tell us was even there. Both issues were a complete miss on their part and a large expense to us to repair/remove when we could have negotiated the repair/removal during the purchasing process. These expenses came within 10 months of purchasing the property. They responded to me on 4/27/17: Ms. Meyerhoffer-Baker, our office has no record of an inspection done for you. We are sorry to hear you've had a bad experience with a home inspector. We are a family owned and operated company for over 40 years and pride ourselves on our customer service. Certified Building Inspectors/ Certified Termite Pest Services in Maitland, Florida. CBI I would not use this service. They canceled my inspection with less than 24 hours notice and I was told that was within their right to do so. They changed their price after I signed their contract. I agreed to the new price, signed the new contract but wanted to speak to the owner of the company, when the staff could not answer my questions. The office staff was offended and I was told 5 days later that they would not be doing my inspection because they were offended by my email. The office person did not like what I said about the lack of training in their office and took it personally. She said my email was condescending towards her and that it was not her job as an hourly employee of this company to have the answers I needed. I wrote in the email that they should train new staff on pricing (because they blamed my agent and a new girl for the wrong price) and they should be able to explain pricing differences to customers. Not a mean or nasty email, just my opinion on what I considered poor treatment and bad practices. I apologize for the hurting their feelings but I believe that I am right and this is not professional. I have used this service several times, but will not use them again because this may now affect my closing. She wouldn't let me speak manager responsible for canceling my service for myself and hung up on me, although -full disclosure- she did tell me that she was going to hang up on me, because she had "another call". I think training is a necessity in any business and I apologize if you don't agree with me. read more

I was also lead to believe that I had a great inspection, but there were many incongruities that arose between inspection, purchase, and even after purchase. A few aspects concerning old code were not brought up to me, leading the house to being uninsurable by nearly every insurance provider in the area due to the presence of a fuse box. This was presented to me by my insurance broker, NOT CBI. When reaching back out for clarity, they stated that yes, it is not favorable, but acceptable in homes today. Acceptable--if you don't want an insured home! When pointing out more incongruities, their manager quoted aspects of the inspection to back up their findings. I'm sorry, electrical outlets not working in the bedroom do not constitute bathroom lighting fixtures not working! All in all, I have not and will continue not recommending them to my friends who are at the home buying stage. They are unacceptable from the inspector side as well as the management side. read more

Take this review for what it's worth. I have no experience dealing with home inspections since this was my first time doing this. I went with this company based on the recommendation of my realtor and it proved to be a good choice. CBI was easy to schedule with. I requested an appointment through their website and they scheduled within 24 hours. My inspector was Rick and he showed up 10 minutes early for the inspection. The whole process took about 2 1/2 hours and he explained everything to me the whole way around the house. When he was finsihed, he gave a verbal summary to my realtor and me. That was followed by a detailed report the next day. The company's communication was excellent and always friendly throughout the entire process. If you are buying a home, I recommend using CBI! read more

We called CBI on Monday and by Wednesday afternoon the inspection was complete. We had the full report in hand by Thursday morning. James was thorough and was kind enough to take the time to explain his findings to me as he went through the house (he also did not seem to mind my daughter asking 100 questions along the way ). James not only inspected the house, he was kind enough to show me key areas of the house to include the main shut off boxes. His report was well written and extremely informative. What I thought was a great inspection came back to haunt me. After closing on the property and moving in, I turned on the shower for the first time to find that nothing on one entire side of the home would drain. The drains were completely clogged. After running the water for 10 minutes I had back up in all toilets and tubs. CBI obviously did not run the water long enough to notice the issue and now it has cost me. If you choose CBI make sure things like this are not missed. read more

I was looking to use them for an inspection for a 203k loan on a house that I have an active contract on, after my realtor suggested we use this company because James Hartford is an excellent inspector and is certified for 203k loans. I have 15 days to get the inspection done, and I when I called CBI, they said "oh the girl that schedules those inspections is in her break and we can't see those inspections because she is the only one that schedules those, she will call you back." A few hours go by and still no call" I called again at 330pm, before they close at 5pm, and they tell me "oh she is really sick and had to go home early, she will call you first thing Monday morning." Monday morning rolls around and still no call. I waited until 1130am and called, I was told that she was still sick and will be in tomorrow. I called my realtor, worried about the 15 day limit, so she called James, turns out he was no longer with the company and as of the time when he left, there were no other 203k certified inspectors employed with CBI. So to me, it seems as if this company was literally stalling every way the knew how, and potentially ruining my chance to have a home inspection, all because they were too proud to admit they didn't have anyone to do the inspection. Interested to see what they are going to say when (if) they call me back tomorrow. read more

Purchasing a home in a local 55+ community, on the recommendation of the realtor, we hired this company to inspect the mobile home prior to purchase. The inspector, Rick, arrived and we talked for a few minutes and I made it very clear that I knew nothing about mobile homes and the I also wanted him to pay particular attention to the membrane roof. The inspector went about his inspection process, going under the home looking for leaks, removing the access panel to inspect the hot water heater, opening the A/C access panel to check it for temperature differentials, opening cabinets looking for leaks, then he went on the roof. A few minutes later he came down and pronounced the roof to be in good shape with no problems, qualifying his pronouncement saying "I really don't know much about membrane roofs!" We purchase the home and a short time later, several dark, wet spots appear on the ceiling. We call a roofer and the roofer inspects the roof and tells us that the membrane roof is actually a ROOF-OVER with a shingle roof under the membrane and that we need to remove the membrane to determine the actual origin of the leak. He also told us due to the fact that there is actually another roof that has to be removed, it can get pricey since they have to remove two roofs. I call the inspection company and talk to Chris asking him if it is their normal process to disclose to prospective owners that the home they are considering purchasing actually has a ROOF-OVER, He says, yes! I relay my problem to him and he begins to tell me that they are not allowed, by state law, to lift anything or move anything to complete their inspection. HUH? Chris then goes on to tell me that the community where we purchased the home is pervasive with membrane ROOF-OVERS! I tell Chris, in no uncertain terms that had the ROOF-OVER been known or disclosed during the inspection, we would have walked away from the purchase. His answer: WE'RE GOING TO CHANGE THE LANGUAGE IN OUR INSPECTION DISCLOSURE! read more
