    Rv resort was nice and clean. Had a small pool and was within walking distance if DQ which was nice for some ice cream. Was pretty warm in Fruita but not bad. Overall a clean rv park with large sites

    Normally on trips we camp but for thanksgiving we knew the weather would be too cold and wet so we wanted a dry/warm spot close to all the hiking and biking trails. This was the spot! They had 4 nights available for us and the best part is they have one cabin that is dog friendly! It's only $55/night. Showers and restrooms were super clean. The RV park itself was very quiet. Sadly the hot tub was broken and closed. We needed up leaving early and they have us a refund for the last night because it was within the 24 hour window of cancellation. We loved that everything was so close - grocery, liquor, restaurants, trails, etc. We would definitely come back for this cabin!

    Loved this place. Got in with no reservation. Really nice people. Park is clean and close to lots of stuff to walk to.

The day before our planned arrival, my husband was admitted to the hospital for emergency open heart surgery. I understand that parks have cancellation policies but this park already had my money for the stay, they would not be losing revenue on the site. Their policy is to keep the one night's fee and charge an ADDITIONAL $30 for short notice cancellation. I was told that if I'd have given them more notice it would not have been charged. I called them an hour after my husband was admitted. An emergency can't be foreseen 48 hours before arrival. The staff was friendly by not very understanding of the situation. No other park we have ever stayed at has this policy. Usually a cancellation fee is deducted from the deposit and the balance is refunded. I am pursuing action through my credit card company, will never stay here in the future, and plan on leaving reviews on every website I can find. Every other park I had booked for this extended trip was understanding and compassionate about my husband's emergency surgery.

    Get ready for rules, rules, rules. I have been traveling for 2 years and have never seen so many…read morerule signs about every little thing. From the pool, to the bathroom, to the playground, yet no one abides by any and I can't blame them for how much it costs. There are A LOT of sports teams that come through here and they are terrible. They let their kids do anything, run around and destroy things and run through your campground. This place is the most expensive place I have been, well over $1600 a month plus power if you should happen to stay longer than anticipated and they STILL charge for some kid activities..like how is that not included?! $2 for rock painting, $1 for ice cream socials and ALWAYS have a tip jar out. They nickel and dime you for everything and won't tell you about it until after. Anything after 45 days here they charge you $5 per DAY for mail service. I didn't know til after. Their store is extremely overpriced to be expected. Bathroom toilets never work. The showers you only get for 15 minutes..there is a timer that beeps every minute which is quite stressful. The pool, hot tub and splash pad are always being worked on and in repairs. This place is far from a resort, stay away. I do not recommend and won't be putting any positives today.

    This review is for the tent camping, not the cabin or other rental options here (now HTR Moab)…read more The tent area is right next to the highway and it is LOUD since the trucks are engine braking downhill and shifting gears to go uphill. We stayed here two nights and slept terribly. Even with the free earplugs, we couldn't get a good nights sleep. Everything is so close together you also have no space from your neighbors. When we arrived someone else was encroaching in our site. The shared kitchen and bathroom facilities are nice, hence the 2 instead of 1 star.

Two person table, love seat pull…read moreout couch, two queen beds, a bath tub, coffee pot, mini fridge, toaster, etc. Each room contains a mini split which works great at heating and cooling the rooms. The mattresses are what you'd expect for staying off somewhere, not too hard but not too soft. We brought our own pillows so I can't speak to those. The bathroom has hand soap, shampoo, conditioner, and body wash. We didn't use the community areas, but the setup looks great and it has a grill. Cons: Cleanliness is lacking, there are cobwebs throughout. The floor needs a good vacuuming and a heavy mopping done. It looks like only spot cleaning is done when guests leave the property. Seeing the lack of cleanliness made me question if our sheets had actually been washed and that's a gross feeling. The bath tub has no stopper, but using a wash rag worked just fine. The hot water is lacking. A quarter of the way filling the tub the water turned cold, and it took a good 45 minutes for the water to heat back up. With three people needing to bathe/shower, it was problematic and very disappointing after a long day of being out in Arches N.P. Be sure to watch a YouTube video on the Hamilton Beach Brew Station coffee pot before using or you will have watered down cold coffee. Unfortunately, I did this after making our coffee, and wasted the coffee grounds and collagen powder I had brought. There is a lot of road noise, so if you're a light sleeper bring ear plugs. I don't think we will be back here again for the price we paid.

    July 19, 2026 - Clifton, CO…read more RV Ranch at Grand Junction (in Clifton) is a bit of a mixed bag. We stayed for a week, and overall it was a pleasant stay. The rates are reasonable, the park is well maintained, and the staff was exceptionally helpful and responsive. The laundry room was spotless, and all of the machines worked well. The only frustration was the credit card payment system. One day it worked perfectly; the next it repeatedly gave me "card read error" messages before timing out. It may have been a Wi-Fi issue, but it made doing laundry more difficult than it should have been. We had a premium back-in site, which was level and included a small grassy area, trees, a picnic table, and full hookups. Unfortunately, our site backed directly up to a busy car wash. If possible, I'd avoid sites 118-127. They're adjacent to the frontage road along I-70, so there's a fair amount of highway noise, and the nearby railroad tracks meant train horns woke us up every night. Before booking, take a close look at the campground map (I've included a photo). Also note that some sites are "double-parked," meaning you're parked directly beside another RV with usable outdoor space on only one side. The grounds are attractive and well cared for. Amenities include horseshoe pits, a volleyball/badminton area, a playground, two fenced dog parks, and a swimming pool. The pool was welcome during the hot weather, but it is fairly small and was often packed with people and oversized floaties, making it feel crowded. There are quite a few long-term residents, and everyone we met was friendly. One thing that did confuse me, however, was the park's pet policy. The reservation information specifically stated that outside pet fences and exercise pens were not allowed, yet many long-term sites had pet fences set up. It would be helpful if the rules clarified whether there are exceptions for extended-stay guests. In the end, I gave RV Ranch at Grand Junction 4 stars. While the noise and a few inconsistencies kept it from being a five-star stay, the clean facilities, well-maintained grounds, reasonable rates, and especially the friendly, responsive staff made it an enjoyable place to spend a week.
