We have owned homes before in the 800k range and two rental properties. My father owned many properties and was a landlord for many years. We take pride in where we live, if it's rented or owned. My profession is mortgage banking, refinance and purchases, I am a Loan Officer by profession and have been in the industry 30+ years. John is a paralegal in the collection field and his expertise is contract law , he works with judgements and law suits for a living 30 + years in the industry. He was the one that reviewed the cost of the expense of other apartment and the deficiencies. The move was one of the worst experience I've ever had I wished we would have moved to a house instead. The maintenance website was not available when we moved here, we were required to email the management for maintenance requests so records of our requests were not recorded to their benefit. When we transferred to a new apartment unit , the cost that were charged from the other apartment was over and above normal wear and tear.. Our old apartment was in better condition than we first moved into it. They fixed it up brand new! New floors, new rug better paint job ...partially on the money you charged us. When we originally moved in, the paint was peeling only after a few month of moving in..the rug was NOT new like they claimed it was...it was older. The pergo was in places coming apart. Our cat is an inside cat and never goes outside.....when moving in and out of the unit and transferring to the new apartment somehow got infested with fleas. Yet they charge for exterminator to spray outside for fleas, I never see them here . There are other animals that live here which makes this place full of fleas. They charged us to flea bomb the unit a few hundred dollars. Was this our fault because Baywind spends less as possible to upkeep this property if it is not needed. ? What we're asking for is fairness. We moved into the transferred apartment and we still have things that maintenance fixed and are still not working properly, the blinds are still not fixed and broke again. The shower doesn't work when we turn it on, we have to use a wrench to turn it on. the screens to the windows a bent and doesn't fit the windows properly. I am being very picky since we know now to claim this on the maintenance website since this maybe will be deducted from the move out cost if we don't report it.

( and for hours)Even though Santa Rosa ( who now takes care of Santa Maria ) sent warning letters for this behavior , however because of no sfaff members on site to talk to them which seems like kids don't even care about warning letters. They still keep doing this ridiculous behavior. I called security patrol when it was so dark after 7:30 they still out there playing soccer and biking yelling without parents or adults with them ! I felt because of traffic on going was very unsafe for them I called security patrol but no security showed up. ( I was told to call but what is good if they don't show up and not like other community I have never seen security patrol come to this community to patrol. Ever !! ) Back side of parking lot they ( even non residents with young guys) smoking weed and playing loud rap music. In addition, we had homeless guy staying and digging dumpsters even though I spoke to Santa Rosa staffs they said call Irvine police. ( instead of they should take an action or call police by themselves. They acted like this is my responsibility. Unreal! )Recently ,residents been here many years telling me that they consider to move out because of the gradual declining living condition here in Santa Maria ! I guess Irvine company made huge mistake to get rid of residential service facility( what kind of community without its residential service ? ) and some residents so rude and mean here also that they give you dirty look for no reason. By the half basketball court kids were confronting each other and cursing also. Definitely don't feel like I live in Irvine ( supposedly great community) also there's no work out facility that many other apartments near by included with nicely equipped working out facility in apartment complex or infield golf course with this kind of high rent price we pay here. I had a deeply disappointing experience with the Irvine Company and their Woodbury Court property,…read moreenough to withdraw my application before even signing the lease. From the start, I informed leasing agent Steve that I qualified for their corporate discount through the Passport program. I even emailed him my discount code before any screenings were conducted. This program essentially waives two application fees and a zero security deposit. About five years ago, when I leased a different property with Irvine Company, they always handled the fee before we submitted any applications. However, he informed me that things had changed, and we trusted him since he is the AGENT. He assured me that the application fee would be refunded, but unfortunately, that never happened . In total, I was charged $335 for application fees. Later, I was told I hadn't submitted a paystub in time to confirm the discount, something Steve never mentioned was required upfront. I only found out I needed to submit proof after being charged, when another agent brought it up. Had I been properly informed, I would've sent it right away. On top of that, the unit was dirty when I visited it. Here are some pictures taken during our tour. By the way, the leasing center verified that this unit was move-in ready. For a company that markets itself as luxury and charges premium prices, the condition of the unit was completely unacceptable. The floors looked like they hadn't been cleaned, and there were visible signs of neglect. It gave me serious doubts about how well the property is maintained for current residents. Throughout the process, I was met with inconsistent communication, no real accountability, and minimal effort to resolve anything. Every interaction felt dismissive. The leasing team was not helpful at all, and I was left to chase down basic answers about fees and policies. I still haven't received one reply from them confirming the status of the fees and the refund they were supposed to give. I kept asking them if these issues would be addressed by our moving date, which was quickly approaching, and recieved no confirmation. In the end, I withdrew my application, and I'm relieved I did. If this is how they treat someone before move-in, I can't imagine what the actual tenant experience is like. For a company with Irvine's resources and reputation, the lack of professionalism, transparency, and cleanliness is honestly shocking.

My dog alerted me that something was on the other side of the patio door, and when it moved it knocked over two dog beds I was drying - and I saw what looked like dried blood, rodent poop and evidence that this animal had found somewhere to reside. After a desperate call to Management, these men came prepared to help - found the animal, cleaned up the mess and thankfully offered to discard the dog beds that may have been contaminated by any disease this animal carried. I am one who doesn't hesitate to complain but I also commend when an opportunity presents itself such as the help I received. These men took my upset seriously, located the animal and said Animal Control would be called. Please note this animal looked larger than a cat. When it walked it wasn't upright, it hunched as if it were injured and one of the men said it hissed when approached and its conformation just wasn't one of a household cat - Miguel guessing it's weight to be 30 pounds!! The biggest issue has been our air conditioning. What started as intermittent failures turned into weeks without a properly functioning AC system during the summer. Multiple maintenance visits were made, and after each one we were told the problem had been resolved, only for the system to stop cooling again shortly afterward. Two weeks later with no solution, we were instructed to stop using the AC entirely because it was leaking water into the unit. At that point, our upstairs reached temperatures around 90 degrees, and we were left relying on portable units that were not sufficient to cool the entire townhome. We both work and live here, and it became incredibly difficult to sleep, work, or simply be comfortable in our own home. The most frustrating part wasn't just the broken AC--it was the communication. We were repeatedly told the issue had been identified, only to learn later that another repair was needed. Timelines were vague or unavailable, updates often had to be requested by us, and we frequently felt like we were the ones chasing information instead of being kept informed. Every time we thought there was finally a solution, another setback followed. As of today 4 weeks later, after yet another vendor visit, we are still without a fully functioning air conditioning system despite previously being told that repairing the condensation line would resolve the issue. Instead, we were informed that additional repairs are now needed, extending an already exhausting process. While individual maintenance issues can happen anywhere, what matters is how they're handled. Unfortunately, our experience has consistently been one of delayed communication, repeated repairs instead of lasting solutions, and a lack of urgency. I recognize that some repairs require outside vendors. However, from a resident's perspective, that doesn't change the fact that we've spent weeks living in uncomfortable conditions while paying full rent. We were also told that discussions regarding rent reimbursement would not happen until repairs were complete, leaving us with no clear resolution while the problems continued. When you're paying a premium to live in what is marketed as a luxury community, you expect basic systems like air conditioning to function and, when they don't, to be repaired promptly with clear communication throughout the process. Our experience has been overshadowed by preventable maintenance problems and the way they have been managed. I sincerely hope management improves both its communication and its response to serious maintenance issues, because no resident should have to spend weeks wondering when they'll be able to comfortably live in the home they're paying for.

i have lived here for about six months now and i am pretty happy with the experience. it ain't…read morecheap but nothing about irvine is. the community is very clean and well maintained. it is quiet and the maintenance crew is very quick to respond and fix anything that you need to have done. waste disposal is plentiful and spread throughout the property for ease of use and convenience, and it is picked up daily. if i had ONE niggle it would be that parking is really tough if you have multiple cars. we have a three bedroom but only one reserved space (a detached garage with a single car space which has a little extra space and a shelf for storage). the other two spaces we are given are a parking permit but there aren't reserved spaces, so they don't really check to see if you need a permit because guests can park anywhere there is an open spot (covered or not). so keep that in mind.
