I called Justin to vet our mortgage (ARM or a traditional 30-year), to make sure our bank documents were right, and to figure out whether we needed additional title insurance coverage. I called Justin about just about everything, and to his credit, he always answered. He was extremely responsive, and he didn't just say yes or tell us what we wanted to hear. He gave us real advice that got us a better offer, a better deal, and the right home. On the first house we bid on, he encouraged us not to go higher. We did anyway. It was the wrong home for us, and thank goodness we didn't get it. It taught us a valuable lesson: Justin is a seasoned, smart, savvy realtor who knows what's best for his clients once they lay out their vision and what they want. He knew the neighborhood, the restaurants, and exactly what to look out for. Compared to the horror stories we'd heard from friends, he made the process easy and seamless. He went above and beyond, and I'll always remember that he put my wife and me in our first home. Best realtor I've ever worked with. I couldn't be more grateful.

As soon as we started working together, Justin tapped into his deep knowledge of the area to help us understand what neighborhoods and homes would best fit our preferences and needs. As a first-time home buyer, he also explained the process clearly and made me feel confident at every step. When we found the right house, Justin helped ensure we negotiated effectively so that we could make it a reality. He and his team kept everything on track and the whole process felt far less stressful because we knew Justin and his team were organized, knowledgeable, and dependable in our corner. Highly recommend working with Justin!

I'm a homeowner, thanks to Shanika Hopson and the incredible Coalition Properties Team!…read more Shanika is an phenomenal realtor. I became connected to Shanika through a recommendation to use Harrison and Coalition Properties from a friend. Shanika is knowledgeable about neighborhoods, real estate trends, and very well connected. Not to mention, has a confident ease and very personable. You can see that Shanika wants you to find your home, more than just make a sale. Early on, I said I was willing to look and live all over DC, but really wanted to stay in NW, love natural light, wanted a 2bd condo and near "things". (I don't have a car). Shanika listened to me, watched carefully when we went to see condos, started to underhand my likes and dislikes, and never made me feel silly with all my questions and lack of knowledge. We communicated regularly via text/phone and using a particular app, she was able to see they types of places I was interested in. I saw a condo that was going on the market in a few days, we saw it before it went live... and the rest is history. The Coalition Properties Team hand held me( literally) through the entire process. I was also getting EHAP/HPAP monies making it a bit more difficult. They were on it. I was so impressed and thankful. I also love that they work with and support many black owned businesses and contacts. (Shoutout to Tracey on the closing team at coalition, Kendall my lender, and Sheldon the inspector!) So, to say it long. I had a wonderful experience working with Shanika. I put an offer on and purchased my first condo. A 2bd/1ba in Columbia Heights. I'm a homeowner y'all.

Thank you, Franky and Team!…read more If you are looking for a house in the DMV area, Franky is the perfect agent! HE IS THE PERSON WHO HELP US TO FIND THE HOUSE JUST WITHIN THE 2nd OFFER in NICE AREA! My husband and I met Franky at one of the open houses in Washington DC. At that time, we didn't have any idea about the home-purchasing process. Even Though we searched online, we still got lost since we didn't know what the first step was and what our priority was. Franky helped us to understand the overall process, and encouraged us to think about our future life to set the goal of home-purchasing. Even Though we were not his clients at the moment, he gave us a 1-hour presentation of the whole process with the pamphlet. When we decided to go with Franky, he tried his best for us to find our FIRST HOME with some of our considerations. Since both of us work full-time, he made house-tour appointments or meetings (regarding making offers) after work hours. After our offer was accepted, Franky and his team gave sufficient advice regarding everything, such as locking the mortgage, depositing, final walk through, and the settlement! It took only 6 weeks to move into the new home since we started to look at the house to buy. As you can see my name, I am a foreigner and the whole process seemed overwhelming for me. However, Franky helped my husband and I to relieve the stress by communicating with the selling agent and title company. (Oh, I heard that he speaks English as well as Spanish). If my friend who came from foreign country asks me to recommend any agent, I will recommend FRANKY and his team! I am writing this review in my new, cozy room, where I dreamed about since I immigrated here. I can convince that if you work with Franky, you will never regret.

She had to sign something stating that if she broke the contract with the realtor before finding a home, she would be charged a fee. On the realtor's instruction, she took a new home buyer class that she had to pay $75 for. My sister wanted to check out homes in Waldorf, but her realtor didn't want to because of the traffic. My sister was interested in homes in other areas of Maryland & when she found one she really liked, she wanted to put an offer in it. It turned out that the mortgage would have been in a range that would have been an over-extension of what she could afford & her realtor suggested that she change her w-2 to where she would get more money during the year...who does that!? My sister told her that she wasn't doing that & she wanted to stay within a certain budget...she didn't want to be "house poor." Instead if the realtor searching for other houses for her that could be more inline with her budget, she told her she was cancelling her contract with her because she didn't have the time to devote to her. Seriously!? Clearly, this realtor was very inexperienced & instead of just dropping my sister like that, she should have let her know from the beginning that as a new home buyer, she should have a realtor with more experience with first time home buyers and Maryland properties. New home buyers or buyers with budget limits...watch out for new realtors with this agency! She will only take you to limited places & does not want to put in the work unless you go to places she wants to go to & you have a salary over $65,000 a year! Sorry about the long review, but I'm very angry on my sister's behalf...AND she wasted $75! Keller Williams, you need to better train your realtors because the one she had was inappropriate AND unprofessional!

I mentioned this because I think that it established my credibility to critique this brokerage firm given the number of transactions I have done with them. I had a great agent who was with them and he handled the first three transactions I had with them. Unfortunately, he decided to pursue another career less than a year ago and another two real estate agents took over from him (Jeanne and Phil). Even since these two agents took over, my experience with the quality of service and responsiveness has changed dramatically. With the sale of my condo, I had several issues including non responsiveness once a contract was ratified, last minute notification of appraisal, lack of follow through of some of the home inspection items. Then with my pending purchase of a new home, these two agents did not track the various important dates that I had to remember, they didn't notify the builder of my current email address, they were not forthcoming on whether they would be accompanying me on some of the required meetings, they also did not proactively follow up with the builder on my settlement date. Then I decided to email their broker to have him address the issues. He did not respond to me until after I sent him my third follow-up email. He then claimed that his agents provided me good service and have met their obligations. He chose to overlook his agents' shortcoming and did not make an effort to address the issues objectively. All he cared about was to keep his commission. I am a firm believer of rewarding people's good work and have worked with several great agents over the years. I know that the level of service I have received from these two real estate agents at Coldwell Banker Capitol Hill did not meet the basic standards required of real estate agents. Furthermore, the way the broker handled my complaint was another reflection of the lack of professionalism and unacceptable customer service level of this brokerage firm. I would never do business with them again and I will do everything I could to make sure that others know the truth so that they would not have to experience the same thing as I have.

COMMUNITY MANAGER -LOUIS PEREZ…read more Dear Mr. Montuori, As a resident of this community at Meridian Park Apartments for the past 20 years, I was extremely disappointed to learn that our Community Manager, Louis Perez will no longer be with the company. During my many years of living here, I have seen different management styles and numerous changes, and I can sincerely say that Louis was one of the best Community Managers we have had. Under Louis's management, I noticed much-needed improvements that made our building feel more comfortable, better managed, and, most importantly, safer. His presence in the building made a noticeable difference. It was reassuring to know that our Community Manager was visible, approachable, and accessible to residents. One of the things I appreciated most about Louis was how easy it was to reach him when there was an issue. As a resident I did not feel as though my concerns were simply being passed along or overlooked. Louis listened, responded, and made an effort to address the problems. That level of accessibility and personal attention helps create a stronger sense of trust between residents and management. After living here for two decades, I know firsthand how important good community management is to the quality of life within a residential community. The positive changes I witnessed during Louis's time here has not gone unnoticed. He had a genuine concern for the building and for those of us who call it home. I am truly saddened and disappointed to see Louis go. He was truly an asset to the management team. The presence of having him here as our Community Manager will be greatly missed. Sincerely, Cheryl Grant 20-Year Resident
