The management always work with you when you were not able to pay your rent on time. But there is no comment about how understanding they were about that. Yes I will agree that there is some things that need to be addressed and the park is working on it. I have lived here for now almost 4 years. You made a judgement after 13 weeks. 1-Star Google Review…read more I am extremely disappointed with what I have witnessed regarding Lot 55. My brother entered into what he was told was a four-year lease-to-purchase agreement. He was told the monthly amount would be approximately $1,150, with $650 going toward lot rent and $500 toward the home, and that he would be able to make improvements and build equity because he would eventually own the property. After he paid his $2,000 deposit and moved his family from New York to Florida, the written paperwork did not appear to match what had been explained to him. There are also inconsistencies with the dates and terms of the lease-option paperwork that he has repeatedly asked management to clarify and correct. The monthly charges have also increased beyond what he says he was originally told, with additional fees that were not clearly explained to him when the deal was presented. On top of that, the AC at Lot 55 has been an ongoing problem since he moved in. He has repeatedly requested that it be repaired. A contractor was finally sent out, but no repair was completed, and the AC remains an issue. What concerns me most is that my brother has documentation of the conversations and promises made to him, including texts, emails, recordings and video, yet he is still trying to get someone from corporate to sit down with him and resolve the discrepancies. I believe anyone considering a lease-to-purchase arrangement should get every promise in writing, review the entire contract before paying a deposit, and make sure every fee and condition is clearly explained. I hope management takes the situation at Lot 55 seriously and works with my brother to resolve this fairly. At this point, based on what I have personally witnessed, I would strongly encourage anyone considering this type of arrangement to proceed very carefully.

That simple convenience took away a lot of the initial stress of driving a big rig and is a huge plus. The park itself is top-notch. Our spot was absolutely huge, giving us plenty of room to spread out. The entire resort is super clean, and the restrooms and showers were spacious and spotless--a real pleasure to use. A major bonus for us was that they even have designated areas for tent setups, which meant our "tent camping" friends were able to join us for the weekend. But the true magic of this location is its unbeatable proximity to everything. We were within easy walking distance of fantastic shopping, dining, and even some fun bar hopping with fancy distilleries nearby. The Marina is also just a short stroll away, where we spent time sitting and watching the otters and sea lions--it was absolutely beautiful and so relaxing. We were so close to every amenity and attraction that we didn't even unhook the truck from the camper the entire weekend! Finally, I have to give a massive shout-out to the amazing host. He greeted us the second we drove in and personally walked us to our spot. He even offered a 50-amp 'dog bone' adapter because he noticed my camper was 30-amp--talk about thoughtful service! Every time he walked his adorable boxer, he would stop to greet us and check in, making sure we had everything we needed. He was consistently available and incredibly friendly. I did love the playground for our littles--we got lucky and got camp spots right next to one. River access was easy. Does get packed due to the fact they allow day users to access as well. We checked in on Sunday and stayed until Thursday. Give or take 3 whole days/night of the bathroom not being cleaned. Showers had clumps of hair, razors left on the floor--just gross honestly. I brought it to the attention of the maintenance guy to kindly ask when they would be cleaning next, to be answered with," I'm not sure, you can drive to the other bathrooms." Brought it to the attention to the guy in charge at the front, where I was then rudely spoken over as he answered the phone mid conversation, to then continue with their regular lady has Covid and he's had complaints about this maintenance guy a few times now. He did ask to give us free ice but I declined and said I just wanted clean bathrooms. Then to top it off, as any camp night slows down around a fire, laughs are had and stories are told, a worker comes over to tell us to be quit and accuses us of being on drugs(acid) to be exact. SMH. What a completely ignorant moron. Yes we were laughing and being a little loud, but no excuse for a worker to speak to any guest this way. Owners apologized but like I said for what we paid, the cleanliness, the distance some of us drove and how we were treated--would not waste my money again.

I called 25 times and got a different greeting every time. Some sound like an actual human, but none of them let me leave a message. It's like the talking Barbie... you pull the string and it says a different thing every time! That's why I called 25 times, to hear the different messages. One of them just says "Yo!"... giggle Anyway, there's no way to get a hold of them to see if they have availability.

Showing up with pickups loaded with construction demo debris, the manager herself, Judy Newell, stating it's Marlins RV park staff (there's no construction of ANY kind at the park, FOR SURE!). *+-Read the LEASE!-+* It states anyone on the property needs to be authorized by way of sending a pic of their i.d. to the managers before entering (they came knocking on the door and asked my guest 21 questions while I was at work, never notifying me or law enforcement or anyone else). *+-No advance notice of visiting your space-+* Both brother and sister "managers" walking in front of my trailer about 18times in less than 1hour; taking pictures with their cell phones out, driving and stopping, walking around the trailer on foot, for whatever reason. I finally had enough and told them they could pay me to leave or I was going to take them to court. After writing a lengthy, but shotty contract, they asked me to sign it, take pictures of my cleaned out space after a 2-day notice, then neglected to pay me the money their pointless contract said they would.... An absolute dismal nightmare to ever be forced to endure with these people. I almost forgot. Utilities are extra here- about $340/month just in electricity charges. Despite my rv being ran on propane the entire time, I still got slapped with na astronomical electric bill every month! And so have other neighbors there! DO NOT move here! I ended up selling my trailer because i could not handle these scamlords micro managing everything about my daily life- including calling my employer to ask if I've been at work or not due to my rent not being paid (even though it wasnt even late)....
