Why 5 stars? Because we're so happy to call this place home…read more --- --- --- This is Review #3,000 for me, so I guess that means I've punched my ticket to the Yelp Hall of Fame. In following the tradition of #1,000 and #2,000, it's a significant one: our home. If you had told me a couple of years ago, that I would be living in Montgomery, Texas, I never would have believed you. I grew up in Friendswood and had spent the last 15 years in Tampa. My wife grew up in Spring and moved to Tampa one year after I did. We met in Florida and both thought it was just the greatest place ever. Every time we'd come back to Houston to see family over the holidays, we both complained about it the entire time. When we'd like back at TPA, we'd breathe a sigh of relief. For years, we would try to convince our family and friends to join us, but no one ever did. And then we had a child. And then my wife joined me in the remote work force. Suddenly, we needed a larger house. And we wanted to live in a neighborhood with amenities for our son to enjoy. We looked in the Tampa Bay area for months, but just couldn't really find a good fit. So we, reluctantly, considered Houston. I took a trip to drive through every corner of the metro and look at various neighborhoods. We considered Sugar Land, Katy, Cypress, Kingwood and the Woodlands. My wife then took a trip of her own, and discovered Woodforest. It was hard to gauge from afar, because most of it is not available to see on Google Street View. And we weren't too keen on it because most of the neighborhood does not feed to schools with great ratings and it's wayyyy out in the suburbs. But after she checked it out, she knew it was the one. And from everything she told me + the photos/videos she sent, I agreed. We zero'd in on it and then I took a second trip to check out a couple of houses, one of which, we eventually came to call home. Other than the aforementioned location being so far away from humanity, living here is great. I think there are like 17 parks, most of which have playgrounds. We pretty much live at the pool all weekend in the summer. It's of a similar quality of a resort hotel pool with multiple water slides, volleyball, basketball, etc. There's also a lap pool next door and they are building a third pool to open in the summer of 2023. I walk the dog every day and the scenery is so pleasant with plenty of tree coverage. I do wish that all of the houses had sidewalks so we never had to walk in the street, but I'm sure our taxes would be higher if they had to put in sidewalks. But there are plenty of sidewalks all throughout the main sections of the neighborhood. The neighborhood events are pretty lackluster compared to what we envisioned when we moved here. But to be honest, we have enough things to do as it is. Overall, we love living here and would recommend it to anyone. Thanks Woodforest for copying all of the things that were done so well in the Woodlands, but with a much newer and more modern style!

We lived in WOFO from 2019-2021. It was our first home purchase, and I absolutely was more than…read morepleased with the actual home. Unfortunately, the location of our home turned out to be a nightmare in the end. The neighbors are WAY too close, and I mean ALL of them on every side. I am very social and friendly when appropriate, but personally, I am more private when it comes to my home/family/personal space. The people are like animals and act entitled to your property and personal business. So much rude and intrusive questioning and someone is always trying to stir up some kind of drama via Facebook, gossiping, etc. very gang-mentality type of environment. When someone has a problem, for example (this is real), someone's dog barks too To many times or someone has to park on the street in front of their house because there's no driveway space. Normal everyday occurrences would upset certain people and they would blast you on the neighborhood FB page instead of just either letting it go or talking to the neighbor directly if it's REALLY THAT SERIOUS... There are a lot of people who I would say this is their only chance in life to live this kind of "lifestyle" and the overall energy is high school. Lots of passive-aggressive, gossiping, turning against one family, gate-keeping opportunities like sports for kids. Also, if anything happens, just general everyday life mistakes, the gossip will follow and harass your kids at the school. There's a very odd and eerie energy in that place. I was never able to relax, feel comfortable, or feel like I owned my own home! The one uppers, someone's always trying to sell you something $$$ rude and weird unfriendly behavior from other's when I would take my kids to the park to meet people. Everyone is always drinking and flying around recklessly on those stupid golf carts. Overall, we were never initially properly welcomed to the neighborhood, just scavengers demanding our moving boxes to pack for their daughter's college... never even said thank you... we could have re-sold those moving boxes. To piggyback off of the A H., I agree with you 100% I saw 2 little spotted brand new baby deer someone hit and killed in our neighborhood because these assholes with huge trucks drive so fast down the main exit... I mean the speed limit is 25MPH... they manage to kill 2 baby deer. It was really disturbing to see because one of the main attractions for us was the blessing of living around wildlife. ...oh and I forgot to mention, there's also a really weird secret married swinger vibe around some of the people that live there. Lastly, it was a total financial gain for us because we bought at a very reduced rate and sold within 3 years and made $150,000, and moved out of there! 1 MORE THING! THE SCHOOLS ARE HORRIBLE! JUST BE PREPARED TO FIGHT FOR YOUR KID TO GET A FAIR SHOT AND OPPORTUNITY LIKE THE REST OF GATEKEEPERS KIDS. My personal opinion would be to find a home in Willis, TX. A 15-20 min. drive north still close to everything, but just far enough away to feel more country and relaxed.

Both of them immediately responded "Alicia Lansford with Markham Realty in Huntsville!" Alicia sold my sister and brother in law's house and they were extremely happy with the job she had done for them. I contacted Alicia asking her to represent me. I shared with her my list of criteria for the home. She didn't even flinch. She went to work and soon had put together a list of over 50 listings. I was able to peruse these online and ask to see the ones that appealed to me. We looked at several properties and Alicia found "the one" for me! During the process, she communicated often and kept me informed about what was going on. She put me in touch with an awesome mortgage broker, and a couple of super inspectors. We closed on time and everything went very smoothly. I feel like she got the best deal for me almost as if it was her own money being spent. Here's the bottom line, I recommend Alicia Lansford and Markham Realty. If one of my family or friends engages Alicia as their Realtor, and for some reason are not satisfied with the job she does for them, I'll pay her commission. That's how pleased I am with Alicia.

We found one through our agent, but it is managed by Ms. Compians realty office (Remax). We liked the house so much we offered to sign a two year contract. Almost immediately, she told us that the owners weren't interested in that long a lease. I found that odd, considering the rent had been dropped due to the house sittting vacant. Anyway, we paid our $60 background check fee (even though our agent had run one). A few days later she told our agent that the fact we filed bankruptcy a few years ago made the owners nervous. To my knowledge, she never spoke with the company we currently rent from. Our agent tried calling and texting her multiple times. She ignored his attempts to contact her. He was finally able to speak with her today,, only to be told she had rented it this morning. This entire affair has seemed shady and suspicious on her part from the beginning. Mr. Anthony's professional, courteous and ethical actions allowed us to realize the purchase of the perfect home for our family.  Alex was absolutely committed to giving every effort to make certain we were getting the home we were hoping for, and for an amount that would most likely hold value in the midst of an extreme seller's market. For a family of five who just sold their home of 16 years, with three school age children moving in the middle of the school year, in the midst of a world-wide pandemic and around the same time as the great Texas winter storm of 2021, there was more than ample opportunity for discouragement... However, Alex helped us keep calm, stay positive and maintain patience. Mr. Anthony's advice on the qualities of each neighborhood we looked at and his honesty about the status and best practices with regard to visiting the various properties was invaluable.  He often gave us insights that we had not considered, even after being homeowners ourselves for many years.  We also appreciated that Alex was well-informed and knowledgeable of the area, had good relationships with other agents and has a complete understanding of the lending side as well.  The quality assessments, observations and feedback we were in receipt of could only come from someone who was truly invested in our success, and Mr. Anthony certainly was.  For us, Alex gave much more of his time and effort than we could have ever expected, and the result was absolutely fantastic.

In March 2015, I contacted Patti Shannon to schedule a showing for one of her listings in the Lake…read moreConroe area. While showing the home to my husband, mother and myself Ms. Shannon informed us that the home was purchased for $530K one year earlier and had $40K worth of upgrades. During negotiations to buy the home, our realtor requested a list of upgrades. Ms. Shannon denied ever giving us a dollar amount on the upgrades. She also informed our realtor (in writing) that we had contemplated not hiring her. While it is true that my mother had asked Ms. Shannon if the seller would discount the home if we did not use a realtor, there was absolutely no reason for Ms. Shannon to repeat that conversation other than to try to cause hostility between us and our realtor. During the showing, Ms. Shannon also informed us the sellers were moving due to a job transfer to the opposite part of the city. It appears the sellers sold their home because they were having financial difficulties since their new home was $200k less than the home they sold to us. It was also just 15 miles away and not across town as stated by Ms. Shannon. Ms. Shannon told us she was personal friends with the sellers so one would assume she knew the real reason they were selling. On the day of closing, my husband and I met our realtor at the property for a final walk through/inspection. Upon entering the home, we observed that the sellers were still in the process of moving their furniture and personal belongings out of the home. The home was very dirty, there was damage to the walls from moving furniture and some of the inspection items had not been repaired per our sales contract. My realtor immediately called Ms. Shannon on her cell phone. Ms. Shannon told her she had no idea the home was not move-in ready; however the sellers told us they had informed Ms. Shannon the day before that they were not fully moved out. Our realtor made multiple calls to Ms. Shannon's cell and office phone to discuss postponing closing but could not reach her. Ms. Shannon's assistant called our realtor back a few hours later to explain that Ms. Shannon was in meetings all morning. By that time, our realtor had taken things into her own hands and rescheduled closing. In summary, I would not recommend working with Ms. Shannon because I do not believe she has the seller's or the buyer's best interest in mind. By her actions, Ms. Shannon created a hostile environment between the seller and us/the buyers. She recanted on financial information that she had originally given us and gave us false information regarding the reason the sellers were moving; she tried to cause hostility between us and our realtor; she did not communicate her client's information to us that they were not moved out of the house on our closing day; and she was then "in meetings" and could not be reached ON THE DAY OF OUR CLOSING. It is also interesting to note that Ms. Shannon was not the buyer's agent for the seller's new home.
