    I live at 627MKT and have since 2/2022. Since 4/2022 I have had the issues described in the attached photos. Additionally, I have included photos of the damage. Sure, I'm moving out this month but I felt that everyone looking into their properties deserved a word to the wise.

    Attached are photos from my move-in date…read more My apartment was $1800 monthly. I would place the value of domicile at around what $1200 *should* get you. As a veteran, I've lived in plenty of apartments, and I have to say that even with recency-bias, Top of the Hill is in my bottom two. **1 Washer and 1 Dryer, per building with 6 units having to fight for time to use them. $2 to wash, $2 to dry, the machines are very small, and better believe people do not set timers to pick their stuff up.** - You will NOT be allowed to use the paths for U-Haul or car. Grocery runs and move-in could be at least 150 yards, not exaggerating. - Apartments (at least my unit) were built in the 60's and it's VERY adamant. There WILL be black mold (see pictures). - Little to no cleaning or prep was done prior to our move in (pictures attached) both bedrooms had human hair painted over the walls, not kidding. - Walls are paper thin, so you'll definitely be up-to-date with the neighbor drama and vents connect units so you will ALWAYS know when your neighbors are cooking fish. - AC/HVAC units are EXTREMELY dated. In October 2024, our AC went out during a Wilmington heat advisory for 4 days. The highest temp that week reached 94 degrees F. I was told, while I was at work with my pets home, that the air conditioning would be fixed. I came home 8 hours later to an 85 degree apartment with my pets inside, with ZERO call or email from the staff letting me know about delay. What if my kids were home? The apartment was out of motors for our unit (unit constructed in the 60's, so they had 60 years to restock...) so they offered to comp us a hotel stay before telling us to USE THE POOL?!? We declined, decided on a portable AC unit, was given the OK by the leasing staff, only to be told "No" by Kerlene (properly mgmt) AFTER we purchased it (she was on vacation, lucky her.) An A/C unit is magnitudes less costly than a hotel stay. I had to provide emailed receipts from the leasing office to Kerlene for her to cave and offer me $50, which we OBVIOUSLY pushed back on, and FINALLY got reimbursed $200 (as a rent credit) after 10 back and forth emails. I even used my Veterans Discount to lessen the cost. Units are old, they had that much time to have spare parts. I have my emails of this archived and this was our reason for refusing to renew. - Trash service is abysmal and as I'm writing this the dumpsters are overflowing and it's raining. Your mileage may vary dependent on how little of the Delaware Tennant Landlord you know. Study this and your lease. Honestly I could go on and on. Some of the leasing staff employees are very kind, but man; that property manager... she's definitely the right kind of person for the job. Check out Whitney Apartments in Claymont instead. That's where we relocated and we are paying $50 less for $5000 more in peace of mind and a far less predatory rental agency. Thanks, Panco! Sam

My toilet seat broke twice. They replaced it twice with a sturdier one other than that I have nothing to complain about Dee Dee is so nice. You ask her for anything and she's willing to work with you and make sure the job gets done. She's the best keep up the good work Dee Dee. The only thing I wish they did was pull up the carpet on the porch and whatever else is underneath the carpet and put something new down. I guess I'll have to do it myself. Unless I asked Dee Dee and see if she can help me with a solution for that

    I was hesitant after reading the reviews on multiple boards, but due to the location I did it...I…read moresigned a one year lease. I had never visited the building and I am from out of town. I haven't experienced any of the negatives that are included in the other reviews. Personally, I highly recommend this building to anyone that wants a downtown location. I went for the one-bedroom, a view of King Street, and up pretty high. The leasing staff was very accommodating and the maintenance staff for some minor requests are the best I have ever experienced. While North Market is still a work in progress, this is a great building and fantastic location. I walk to work everyday and have lived in the building for more than two months. I included some generic pics from my own apartment before I moved in too many things. The views are from my actual apartment.

    Overall - good if you just want somewhere clean, modern, quiet, and reliable to live in. A small…read morenumber of bad things that really don't affect my living that much. PLUSES The kitchens are very modern and nice. The appliances seem new and big. I was happy with all the stuff in the kitchen, and there was lots of counter space and kitchen cabinet space. The actual room condition was nice too. The sq ft I got was large, with a big bathroom and walk in closet. The carpet inside the room and the wood floors seemed new and not scratched up. The ceilings are high. The rent is kind of high for living in Wilmington, but nothing ever broke down, and I never needed to use the maintenance request (except during move-in, where I had to get the hot water and dishwasher working). The laundry in-unit is very convenient. There are large windows. The walls are very thick. I have almost never heard a sound from my neighbors. I play loudish music later in the night and have never heard any complaints about it. The WiFi wired by the company WhyFly is very fast and much better than Comcast A lot of cute dogs in the building The gym is very big and very nice, apparently the biggest in Wilmington's downtown for an apartment and I used it frequently. MINUSES Slightly expensive for which is a horrible, horrible city for young people. I am leaving the city after only 10 months because if you are in your early-mid twenties, you will feel like you are 40 yrs old with kids. A boring and dumpy city which has no entertainment for bars for yuppies. All the bars are filled with old businessmen or mid 30 year olds who are trying desperately to reclaim their youth. If you don't care about this then you can live in Wilmington. If you live on the inside of the "U" shaped building, you will have to put blinds down all the time, and you will not get a lot of sun because the other side of the building is blocking the sunlight. Therefore the windows have no point. The windows don't have screens so bugs can come inside when you open them. The elevator situation was terrible but seems to be mostly fixed now. They have taken maybe TEN OR ELEVEN months to finish putting in the new elevators, which is an extremely ridiculous length of time. Most of the time there were only 2 elevators working. Sometimes only 1 elevator working because someone was moving in on the King Street entrance. The King Street entrance is NOT wheelchair accessible. The fan is extremely loud when the A/C or heat comes on, to the point of it waking me up at night sometimes. The bathroom mirror is kind of small The front desk person doesn't unlock the door for you even when he sees you have a big package or are holding something for you. He could be more attentive. The doors close very quickly so it's hard to get in and out with something. They need automatic doors. The king street entrance sometimes has a terrible smell due to the trash being taken out. I've complained about the smell because I exit through this entrance for work, but they never really seem to do anything about it. THINGS THAT PEOPLE MIGHT CARE ABOUT BUT DIDN'T BOTHER ME On my floor, the carpets in the outside hallway weren't in great condition. They had some stains and scratches. They were supposed to be fixed but I didn't see any fixes yet. The hallways sometimes smell like marijuana when people are smoking, but this seems infrequent.

There are a mix of owner / renters at The 1401 and the residents are comprised of all ages. I've owned for 20 years and am now retired. When I moved in I made renovations which included replacing the original single pane with double pane windows, of course anyone living in the city is going to hear sirens. The sirens were louder with the original windows. We have 24 hour security and parking under the building. I find the valet parking a luxury and never have any issues with our staff who are friendly, competent and professional. We have a strong Council and a great property manager who doesn't put up with any nonsense. Yes there are rules and condominium regulations - the service elevator is for deliveries and bringing groceries up using grocery carts. The 1401 is within the bounds of Trolley Square and is walking distance for restaurants, groceries and several drug stores. And when I worked downtown, I walked to work. I am very happy with my home at The 1401 and Wilmington city living!

I have no smoke detector in a few rooms, screens missing from windows, holes in walls/doors. There is mold everywhere and rather than call an environmental specialist or mold specialist to come out and see, they simply had the head of maintenance instruct the painters to paint over any mold or tar. The head of maintenance gave me a pack of sticky notes to point out everywhere that needed to be cleaned. How is that acceptable to give a tenant an apartment in that way?

It's frustrating because the apartment walls are thin. I can hear everything that's going on outside. I don't really like to confront people about what they do with their lives but cmon, 1 in the morning though??? I Moved in not even a month and here is my experience living here so far. Walls are thin, can hear neighbor kids screaming. Windows have cold air coming out through the slits at night time, washer and dryer squeaks when it's being used, there were ants in the bottom closet area where the old floor board lays, the paint is cheap. Will come off immediately if you tape anything on to the wall. The counter top is dirty when we moved in, the wall sockets aren't able to hold the chargers in place, the dish washer is small and doesn't clean very well and the dishwasher is placed in a spot where it's annoying to open, your kitchen is extremely small. The floor board creak when you walk upstairs/downstairs. The bathroom grows mold under the crevices. We were told that we would get new carpet but the carpet was not new when we moved in (the previous owner's drawer indents the carpet upstairs so we knew it wasn't new.) Good things: Parking is ample, there's a lot of natural lighting in the townhome, gym + pool ( haven't used it yet but it's there to be used.) They do door trash pick up for $25.00 that you have to pay and if you have bigger trash to throw, they do have big trash areas that you can throw your garbage at. The grass and lawn is always cut and clean. I feel safe living here. What I am paying: I do not live in a renovated townhome. I do have a washer and dryer upstairs. 2 rooms 1 bathroom. $1200+ is what I am paying to live here. Also you have to pay for your own electric and gas but everything else is included in to your rent. Usually it's another $100+ Office staff is cool though.
